These Annoura Realty Group Welcome Buckets are a labor of love! We order things such as toilet paper, paper towel, dishwasher soap, laundry detergent, sponges, trash cans, snacks, water, Cup Noodle, utensil sets, shampoo/conditioner/body soap, even Texas BEER! All items are put into a Texas Bucket from Lowe’s and branded with our company sticker. This time again, we partnered with AMCAP Mortgage Laura Haines for any of our newcomers who may become homebuyers after their lease is up. With our new supply of Welcome Buckets, are ready to welcome our next wave of new expats!
The JBAH (Japanese Business Association of Houston) held their Texas Kai Golf Tournament on Sunday September 18 at the Oakhurst Golf Club. Joe came back from UT to participate, and Susan also played in a separate foursome. It was a shotgun start so Susan began on hole 16 to shakey start- double, triple, double. Oh no! Coming around the front 9, she managed to shoot a 30 year best 41, then ended with a total score 96 (haha). With the special scoring system, Susan came in 3rd place for the ladies category and Joe’s 39-45 earned him 10th place in the men’s category. All in all, it was a very fun day and Susan was happy to win one of the ‘near pin’ par 3’s and the ladies long drive contest. Yay!
毎年恒例のテキサス不動産協会会議は、2019年以来COVIDのためにキャンセルされた続けましたが、今年はテキサス州フォートワースで先週開催されました。同時に、女性不動産協会も年次の州会議を開催しました。スーザンとマリコは両方に出席し、ミーティングからミーティングへと走り回る5日間となりました。ヒューストンの女性不動産協会の会長として、スーザンは POWER III セッションと選挙に参加し、次期のテキサス州における代表となる人々に投票しました。そして テキサス不動産協会 グローバル委員会の副会長として、オースティン在住 Socar Chatmon-Thomas 会長、McAllen 在住 リエゾン Jonathan Lindley、ルイスビル在住 Brenda Taylor 前会長と共に、グローバルフォーラム と グローバル委員会における会議を行いました。夕方には、多くのネットワーキング、ハッピー アワーやディナー、ストック ヤードとビリー ボブズでダンスを楽しんだり、特別なパーティーが行われました。 テキサス不動産協会は、メキシコの AMPI (メキシコ全国不動産協会) から 3 人のゲストを迎え、それぞれの都市とメキシコでのビジネス方法について話し、10 月に開催される会議に招待してくれました。みんなで行くのが楽しみです!多くの人々が、新しい情報を学ぶことができ、新しくコネクションを作ることができ、テキサス州での不動産関係者との絆を深めることができた、とても良い経験となりました。
The annual Texas Realtors Conference took place last week in Fort Worth, TX, after being cancelled because of COVID since 2019. In conjunction, the Women’s Council of Realtors also held their annual state conference. Susan and Mariko attended both, running around from meeting to meeting. As President of Houston’s Women’s Council of Realtors, Susan participated in the POWER III sessions and the state elections, voting for the next slate of Texas leaders. As Vice Chairman of Texas Realtors Global Committee, Susan helped run the Global Forum and Global Committee Meeting with Madam Chairwoman Socar Chatmon-Thomas of Austin, Liaison Jonathan Lindley of McAllen, and immediate past chairwoman Brenda Taylor of Lewisville. In the evenings, there were many networking happy hours and dinners, dancing at the Stockyards and Billy Bob’s, and special receptions. Texas Realtors welcomed 3 guests from Mexico’s AMPI (Mexico’s national real estate association) who spoke about their respective cities and how to do business in Mexico, and who invited us all to their national convention in October. I think we are all going to go! It was a very successful conference. We all learned a lot of new information, made new friends, and enjoyed bonding with our real estate colleagues from across Texas.
前回のニュースレターから 2 週間、案浦不動産は市場が変化する中でも常に多忙な日々を過ごしてきました。スーザンは、夏の間ずっと探し続けていた購入希望者のために、ベレアにある豪邸を成約しました。一方、シュガーランドにて、もう1人の買主が希望価格よりも $10,000高くオファーを提出しましたが、他 7 つのオファーの中で選ばれることはできませんでした。ドライデンは、希望価格での売却ができなかったため賃貸に変更。新しい入居者は 9 月 1 日に引っ越しを完了し、弊社の管理下に追加しました。真理子はディキンソンにあるコンドミニアムの賃貸契約を完了させ、スーザンはクリアレイクの家の賃貸契約を完了させました。退去後に入居者を迎えるための補修工事を終えるため、8 日間、その家には塗装会社、床の張り替え、何でも屋、パワーワッシャー、造園家、清掃会社などが何度も出入りしましたが、入居日までに全ての作業を完了させました。安田医師とその家族を医療センターにも迎える準備をし、ベイラー医科大学で仕事を開始しました。スーザンと真理子は、クラレ アメリカの新しいカップルがクリアレイクで新しい物件を見つけるお手伝いもし、スーザンは医療センターのアパートに 100% バーチャルでもう1人の日本人医師のアパート契約を完了しました。彼は 9 月末に UT Health で働き始めます。リッチモンドにある真理子のリスティングは現在、賃貸および販売に出されており、マイヤーランド近くにあるスーザンの売却物件も同様に賃貸に出す可能性があります。ほとんどの売主が苦戦している中、金利の上昇、買い手がよりリースに転向するため、賃貸ブームとなっています。
In the two weeks since our last newsletter, Annoura Realty kept busy in light of the slow down in the market. Susan closed on a beautiful home in Bellaire for buyer clients who searched all summer long but kept getting priced out. The slow down really helped these buyers have a better chance at competing and winning. On the other hand, things didn’t go as well in Sugar Land for Susan’s other buyers who put in a bid $10,000 over asking price and still was not able to win among 7 other offers. Our listing on Dryden joined the August statistics of withdrawing for sale after we ended up leasing it out instead, unable to sell it for the price the sellers wanted. The tenants moved in Sept 1 and we added Dryden to our property management portfolio. Mariko closed on a condo lease in Dickinson while Susan closed on a house lease in Clear Lake. Together, they oversaw the make ready to turn the house between tenants. Turning a house is a lot of work! We had a painter, floor guy, handyman, power washer, landscaper, and maid in and out of that house multiple times for 8 days, but we made it! The team welcomed Dr. Yasuda and his family to the medical center where he recently began his job at Baylor College of Medicine. Susan and Mariko helped a new Kuraray couple find their new home in Clear Lake and Susan signed another new doctor to an apartment in the medical center 100% virtually. He will begin work at UT Health at the end of September. Mariko’s listing in Richmond is now for lease and sale, and Susan’s listing near Meyerland may be heading that direction as well. All of the latest action feels heavy on the lease side as most sellers struggle, interest rates stay high, and buyers turn more to leasing.
Many of you may know that Koh used to be a professional keirin cyclist in Japan. After moving to America, he retired from bike racing for 10 years until he suddenly decided to literally, get back in the saddle! He has been competing in the U.S. Masters Track Championships for the past few years and has won several national titles in the men’s sprint category, including this year where he successfully defended his gold medal in Indianapolis in June. His next big challenge is coming up in Los Angeles at the VELO Sports Center, the 2022 UCI Masters Track Cycling World Championships. This time, Koh will be racing for Japan in two categories: the 500m Time Trial and the Men’s Sprint. He has been training hard for this race and we wish him good luck! Several of his bike racing colleagues will be coming to Los Angeles to compete as well, so this will be exciting!
