
不動産市場の状況をHAR.com は、毎週毎にデータ分析をします。現在、第 35 週目の数値が発表され、2022 年 8 月 30 日から 2022 年 9 月 5 日の週を 1 年前の同じ週と比較しており、ヒューストンの不動産市場が冷え込んでいることを示しています。新規掲載(売りに出されている住宅)の数は13.5%減少しました。保留リスト (現在契約中の住宅) の数は、33% と大幅に減少しました。買い手が見つからなかったために家をあきらめて市場から引き下げた売主は、昨年の同時期と比較して12%増加しました。 2021 年の同じ週の 2,429 軒と比較して、今週中に成約された住宅は 2,070 軒のみでした。

HAR.com does a great job at analyzing data on a weekly basis to let us know how the real estate market is doing. The numbers for Week 35 are out and they compare the week of Aug 30,2022 – Sept 5, 2022 to the same week one year before. The data shows that the Houston real estate market is cooling off. The number of new listings (new homes on the market for sale) went down by 13.5%. The number of pending listings (homes that are currently under contract), went down a huge 33%. Sellers giving up and pulling their homes off the market because they couldn’t find a buyer increased 12% compared to the same time last year. The number of closings also fell, nearly 15% with only 2070 homes sold during this week compared to 2429 the same week in 2021.

Takeaway: If you have been on the sidelines waiting to buy, right now you may have a chance. There seem to be less competitors compared to last year, but the prices are still very strong and projected to go up again in 2023. We probably will not see 20% appreciation like we did 2020-2022 but we may see something closer to 5-8% according to most economist. That’s still big for Houston who traditionally sees 3-5% appreciation rates pre Covid.



The Houston real estate market continues to soften. The lastest data shows us week 32 of 2022, from Aug 9-15. The number of new listings on the market went down 10.7% compared to the same week last year. This drop marks the third consecutive weekly decline. Not only did the number of new listings to the market decline, but the number of homes that went under contract also declined, by a very large 30%. The number of sellers who tried to sell their home but then pulled the home off the market because they could not sell them increased 13.7% from the same time last year. The number of closings were down nearly 20%, the number of showings was down 7.4%, and even the number of views on HAR.com went down by 33.8%. This tells us that the market has slowed way down. People are looking less, sellers are putting their homes on the market less, realtors are showing homes less, and homes are selling less. We think this might be a good chance for buyers to get back in to the market and try again to buy!
