    本格的な夏が始まり、多くの海外駐在員がヒューストンに移住する季節となりました。案浦不動産はそんな皆様からご連絡いただきとても嬉しいばかりです！多くのお客様からは、モデラフラッツ、ヴァンテージメッドセンター、レーンズボロ、ディストリクトアットグリーンブライアー、アスパイアポストオークなどの場所が大人気です。また、前回お話ししたホテル在住中のCEOのお二人もついに新居を発見し、無事契約完了となりました。販売面では、案浦不動産のエージェントであるシャンテル・ルッカーがダブルクロージングを行いました。フレンズウッドで家を売り、翌日、新しい家の購入のお手伝いをしました。その間、真理子はタウンホーム購入のお手伝いをしました。スーザンと真理子は、日本の投資家が所有するコンドミニアムユニット6件をヒューストンの別の投資家に売却するお手伝いをしました。 7月中旬には次の6つのコンドミニアムを販売し、さらに5つのコンドミニアムを販売するための新しい物件も取得しました！エージェント1人1人が多くの取引を行い、皆様のサポートに感謝するばかりです！購入、売却、賃貸、投資を希望する方、是非弊社までお問い合わせください!!海外にお住まいの投資家のためにも問題ありません！リモートオンラインクロージングも可能です。

    We are so grateful that they have found Annoura Realty to help them find their housing! One by one our clients are arriving and moving in at places such as Modera Flats, Vantage Med Center, and Lanesborough, as well as District at Greenbriar and Aspire Post Oak. We also FINALLY moved in two CEO’s who had been in hotels waiting for good inventory to pop up. On the sale side, Annoura Realty agent Shantel Looker had a double closing, helping one client sell their home in Friendswood and then turn around and close on their new home purchase one day later! Meanwhile, Mariko helped a new buyer purchase a townhome investment property. And, speaking of investments, Susan and Mariko helped an investor in Japan sell her 6 condo units to a different investor in Houston. Coming up in mid-July, Susan and Mariko will sell their next 6 condos and they also picked up a new listing to sell 5 more! There are so many transactions going in, we are so blessed!  If you know anyone wanting to buy, sell, lease, or invest, please tell them to contact us!! We handles remote online closings as well, in case the buyer or seller is in Japan, it’s not problem!  With the summer now in full swing, we have many international expats moving to Houston.

    The IRS typically adjusts the cents-per-mile rate each year, but has made a change effective July 1 due to quickly rising fuel prices.  The IRS has announced an increase in the optional standard mileage rate for the final 6 months of 2022. Taxpayers may use the optional standard mileage rates to calculate the deductible costs of operating an automobile for business and certain other purposes. For the final half of 2022, the standard mileage rate for business travel will be 62.5 cents per mile, up 4 cents from the rate effective at the start of the year. These new rates are in effect from July 1, 2022.In recognition of recent gasoline price increases, the IRS made this special adjustment for the final months of 2022. The IRS normally updates the mileage rates once a year in the fall for the next calendar year. The optional business standard mileage rate is used to compute the deductible costs of operating an automobile for business use in lieu of tracking actual costs. This rate is also used as a benchmark by the federal government and many businesses to reimburse their employees for mileage. Taxpayers continue to have the option of calculating the actual costs of using their vehicle rather than using the standard mileage rates, although this does require extensive recordkeeping. Midyear increases in the optional mileage rates are rare; the last time the IRS made such an increase was in 2011. Further details are available in Notice 2022-03.

    5月27日に77歳の誕生日を迎えたスーザンのお母さん、マリオン・クォックに案浦不動産からお誕生日おめでとう！コロナが始まり、外出を控えていたお母さんですが、スーザンのお兄さん・ロブと家族 (妻・カレン、双子・サムとマックス、ジャック、そしてオードリー)とスーザン一家 (夫・攻、丈、泰、ザック)、そしてお爺ちゃんと台湾から来ている伯母さんのピン、お母さんの親友であるヘザーと一緒にチャイナタウンでお気に入りのレストラン・アルコ シーフードでお祝いしました。お誕生日おめでとうございます。これからも元気で長生きしてください。

    Annoura Realty Group wants to wish Susan’s mom, Marion Kwok, a warm HAPPY BIRTHDAY!  Grandma Kwok turned 77 on May 27.  Since COVID she has not been out and about in public out of an abundance of precaution.  Susan’s brother Rob and his entire family (wife Karen, twins Sam and Max, Jack, and Audrey) as well as Susan’s entire family (husband Koh, Joe, Ty, Zach), plus Grandpa Kwok, mom’s sister Aunt Ping visiting from Taiwan and mom’s dear friend Aunt Heather all got together at our favorite restaurant in Chinatown, Arco Seafood. It was a very nice family get together and again, HAPPY BIRTHDAY MOM!!
