12月は賃貸・売買どちらも好成績となる、とても素晴らしい月となりました。 以前も紹介させていただいた、メモリアルのバンカーヒルエリアにある新しいマッキンリーアパートが沢山の日本人駐在員の方に大人気！その新しいユニットと豪華な設備で、この地域でこれ以上良いものを見つけるのは難しいです。 ディキンソンで、案浦チームであるジャネット・フォルティンは、同チームメンバーである藤田真理子との賃貸契約を初めて2件完了させ、日本人投資家のキャッシュフローを維持することに成功しました。同コンプレックス内から2022年第1四半期に、合計5ユニットを売却予定となっておりますので、乞うご期待ください。 売買に関しては、案浦不動産史上最古の物件となる、築101年のモントローズの趣のあるコテージの購入のお手伝いをいたしました。 案浦チームメンバーの蛭子　稔は、スーザンと協力し日本の久留米からのお客さんのためにクリスマスイブにペアランドの物件を発見、そして複数のオファーがある中での物件獲得のお手伝いをしました。  1月中旬に購入を目指しております！ 多くの日本企業が1月と2月に駐在員の方々を入れ替えるため、管理物件内の多くの物件が今後数日で市場に出される予定となっています。  2つはクリアレイク高校学区内、2つはワード小学校学区内、2つはリーグシティのバウアーシュラグ小学校学区内と計6件の予定です。 賃貸へのお引越しを検討している方、または検討している方をご存知の方は、ぜひ案浦不動産までご連絡ください！

December was a great month for leasing and sales.  As expected, the beautiful McKinley Apartments in Memorial’s Bunker Hill area was very popular with our Japanese expats. With its brand new units and gorgeous amenities, it is hard to find anything better in the area.  Down in Dickinson, Team Annoura’s Janet Foltyn closed her first two leases with Mariko Fujita, keeping our Japanese investors happily cash flowing. We will bring five units to market in 2022 Q1 so stay tuned! As for residential sales, ARG set a new record for oldest home sold, closing on a quaint cottage in Montrose that was 101 years old. Team Annoura’s Mik Ebisu teamed up with Susan to help our Kurume, Japan buyer win a multiple offer bid for a house in Pearland on Christmas Eve.  We are aiming to close this one in mid-January!  With many Japanese companies shuffling their expats in January/February, we are expecting many houses in our portfolio to hit the market in the coming days. Two will zone to CLHS, two will zone to Ward Elementary, and two will be zoned to Bauerschlag Elementary in League City. If you know anyone looking to lease, please let them know to contact us!

We spent several days assembling our Christmas cards and company magnets to our past clients.  I hope you received your’s! If you are an expat and plan to go back to Japan, please do let us know so we can update our mailing list.  Taking a look at our current inventory, we have two units for lease in Dickinson as well as a single family home in Clear Lake for lease, and a beautiful fully furnished condo in Midtown. Coming up for lease on February 1 we will have two townhouses inside the popular Park Shadows neighborhood, which is a gated community next to University of Houston Clear Lake.  If you know anyone moving to Houston, please let us know so we can help them find housing!

11月も案浦不動産にとって忙しい月となりました。賃貸物件を２件、１件は家主を代表し(Misty Meadow)、もう１件はテナントを代表させていただきました。(Chickory Knoll) そして、日本人投資家の所有するポンデロサ フォレストにある３件のコンドミニアムの売却完了、さらにMD Andersonにてお勤め予定の日本人研究者を弊社おすすめの物件の一つである高層アパート Vantage Med Center へのお引っ越しのお手伝いをいたしました。他にもこれまでになく築年の古いお家の購入手続きをお手伝いすることとなりました。トレンディなモントロスに位置する、内装が完全にリモデルされた物件で1920年に建築されたお家です。魅力と個性あふれる、とても築101年とは思えないほどの物件です。全てうまくいけば年内に購入完了となります。頑張りましょう！

November was another busy month for Annoura Realty.  We closed two leases, one where we represented the landlord (Misty Meadows) and one where we represented the tenant (Chickory Trail).  We closed the 3 unit portfolio at Ponderosa Forest on behalf of our investor seller in Japan.  Additionally, we welcomed a new Japanese researcher who will be working at MD Anderson to one of our favorite highrises, Vantage Med Center. In other exciting news, we went under contract for our oldest home to date. This fully remodeled home is in trendy Montrose and was built in 1920.  Full of charm and character, this home is an incredible 101 years old! If all goes well, we will close by the end of the year! We successfully closed on the home in Bay Glen last week!  This home is zoned to the very popular Ward Elementary and is very convenient to the Clear Lake H-E-B. 3 bedrooms, 2.5 bath, 2 car garage. 不動産市場は現在もとても強く、特に30万ドル未満の範囲が非常に人気です。今月は、市場価格を数千ドル上回り、なんと市場に出してから数日で契約済みとなったディキンソンにある物件の売却となります。最初の購入希望者は最初の数日間でオファーを取り下げましたが、幸運にも複数のオファーがあったため、すぐに次の購入者と契約を結ぶことになりました。投資家目線では、30万ドル未満の良い投資物件を見つけることがますます難しくなっています。先週、お気に入りの近所内に物件を発見し、購入契約を結ぶことに成功しました。現在修理内容の交渉中であり、11月16日に現金購入者であり日本人投資家とのクロージングを目指しています。購入後、早速賃貸物件として準備を開始し、管理物件に追加する予定となっております！

The market is still very strong, especially in the under $300,000 range.  This month, we are closing on a house in Dickinson that sold in single digit days, a few thousand dollars over our listing price.  Although our first buyer backed out during the first few days, we luckily had multiple offers and went immediately under contract with our next buyer.  On the investor side, it has becoming harder and harder to find good deals under $300,000.  We did find one in one of our favorite subdivisions last week and successfully got it under contract.  We are hoping for smooth negotiations on the repairs and are targeting a November 16 closing with a cash buyer in Japan. Immediately after closing, we will put the house on the market for lease and will add this home to the Annoura Realty Group property management portfolio!
