Nearing the halfway mark for 2024, I have to say I don’t feel like the market has slowed at all. The last four listings I have put up, went under contract in single digit days and for very strong prices. Both our listing in Towne Lake as well as our listing in the Heights made it out of option last week. We are targeting a July 1 close date on both of those homes. In exciting news, we put up a listing in Clear Lake in the Bay Glen subdivision and found a buyer in the first few days, negotiated all repairs, and closed it in two weeks! Congratulations to one of our all star investors who decided to ride the seller wave and unload one of his rentals after his tenant moved out. A fourth victory was the closing of Baltic, also owned by one of our investors. This couple actually lives in Koh’s hometown in Japan and bought Baltic with a different real estate company. After being severely mismanaged, they Googled to find Annoura Realty and immediately engaged us in helping them turn their situation around. We were able to take over management, lease the home the home, stabilize the financials, then when the tenant moved out, got the house remodeled and put it on the market for sale. June 6, with Mariko at the helm, Texas Title helped us get Baltic closed with a remote online notary and a power of attorney for the Japanese sellers. Aside from these four active closings, we had two lease backs end. We bid farewell to the Iwata Family, who turned their home over to their buyers on June 12, then moved to Michigan. We also congratulated Robert Gondo who took possession of his golf course home on June 7th, and immediately started remodeling. I hear a wine wall will be going in to the formal dining room and I am excited to see how that turns out! Over on the leasing side of things, our Tokio Marine expat moved into his Galleria area highrise on the 14th and we welcomed a new Kuraray expat into his predecessor’s home on the 15th. Our two new Daikin expats will be moving into their new digs in a couple of weeks, and two new Mitsui expats have chosen their apartments and are now just waiting for their move in day to come! Coming up on the horizon, we have our next wave of expats, several are doctors at the Texas Medical Center, and newcomers from Nippon Steel, Benichu, and NOEX! 2024年も中盤となり、市場が減速したとはまったく感じない日々を過ごしています。私が市場に出した最近の4件は、非常に高い価格で、更に1桁日数で契約が成立しました。先週、タウンレイクでの物件、そしてハイツでの物件がオプションから無事に抜け出しました。両物件とも7月1日の成約を目指しています。嬉しいニュースとして、ベイ グレン内に物件を出し、最初の数日で買い手が見つかり、すべての修理について交渉し、2 週間で物件を無事成約しました。売主の波に乗り、テナント退去後に賃貸物件の1つを降ろすことに決めたオールスター投資家の方、おめでとうございます。 4 番目の勝利は、同じく当社の投資家の 1 人が所有していた Baltic の取引を完了したことです。この夫婦は実際に日本の攻さんの故郷に住んでおり、別の不動産会社を通し物件の購入をいたしました。管理会社の不手際があった後、彼らは Google で案浦不動産を見つけ、すぐに私たちに状況を好転させる手助けを依頼されました。管理を引き継ぎ、自宅を賃貸し、財務を安定させ、入居者が退去する際に家をリフォームして売りに出すことができました。 6 月 6 日、真理子が指揮を執り、テキサス タイトルは、リモートのオンライン公証人と日本の売り手への委任状を使用し、取引を完了しました。4 件のクロージングとは別に、2 件のリースバックが終了しました。私たちは岩田家に別れを告げ、6月12日に家を買い手に引き渡し、その後ミシガン州に引っ越しました。また、6月7日に物件の引渡しを行い、すぐに改装を開始したロバート・ゴンドー氏もおめでとうございます！フォーマルなダイニングルームにワインウォールが設置されると聞いたので、どうなるか楽しみです。賃貸の面では、東京海上の駐在員さんが14日にガレリアエリアの高層ビルに引っ越し、15日にはクラレの新しい駐在員を前任者の引っ越しを終えました。ダイキンの新しい駐在員 2 人は数週間以内に新居に引っ越します。三井の新しい駐在員 2 人はアパートを選択し、現在渡航の準備中です。次の駐在員さん達の波が迫っています。数名はテキサス メディカル センターの医師、そしてNippon Steel、 Benichu、NOEX からの駐在員さん達です。毎回のことではありますが、私たちは皆様のご紹介に大変感謝しております。ご紹介の際にはどなたからご紹介を受けたか弊社に連絡するようお伝えください。紹介してくださった皆様に感謝のプレゼントの準備中です！

どこからスタートしたら良いのでしょう！？ 案浦チームは、スーザンと真理子の二人が NAR の不動産立法会議のためにワシントン DC に出張していたため、過去 2 週間非常に多忙でした。 出張中も仕事が休ますことはありません！真理子は多くのクライアントをリモートサポートするのにとても忙しい2週間となりました。 海外の方がヒューストンに移住する際には、手助けすべきステップが沢山あります。 アパートやお家を見つけるのは、多くのステップのうちの 1 つにすぎません。 私たちはクライエントの方々が申請をし、承認を受け、賃貸契約書への署名、ライフラインの接続、そして入居日までに支払う資金の支援までアフターサポートを心がけています。 各クライアントの入居までの必要事項はとても長く、 今週、通常では起こらないいくつかの新しい問題に遭遇しました。 例えば、新築アパートでは、弊社クライアントと賃貸契約を結んだ後、予定通りに建設を完了できず、入居を 1 か月遅らせる必要があると連絡をいただきました。 私たちはクライアントに代わり交渉し、同じ価格でより大きなユニットを元の入居日での契約を完了いたしました。 別のケースでは、収入が証明出来ないため承認がな降りないと報告を受け、駐在員の方の申請を拒否しました。私たちは、十分な収入があることを証明し、 月々の家賃の5倍の収入がある方の保証人要件を回避するために、日本からの補助金付きの内定通知書を提示することができました。 3 番目の珍しいケースでは、アパートのコンピュータ システムに問題があり、海外在住のクライアントの申請が処理できませんでした。 私たちは問題を解決し、最終的に彼の申請書を手動でプッシュすることができました。 弊社のクライエントの中にはまだヒューストンへ向かう途中の駐在員が 15 人ほどおり、入居を待っている人が 7 人います。販売面では、ブルックモールへの契約は来週末に成約する予定で、新たに 2軒市場に出す予定です。 タウンレイクの特別なお家と、ダウンタウン近くのホワイトオークにあるコンドミニアムです。 タウン レイクの物件は、義両親のスイートやゲスト ハウスに最適な 2 軒の家を備えた「多世代住宅」です。 ホワイトオークのコンドミニアムは、ダウンタウンで働く人には最適です。 おそらく、前回のニュースレター以来最も嬉しいニュースは、ロバート・ゴンドウの物件成約完了したことです。 素敵な建物、インテリアに関わらず、ゴルフコースの素晴らしい景色を眺めることができ、そして、彼の両親の隣に位置しています！サプライズ！ 私個人としては、彼ら全員、特にご両親がとても楽しみにしていますが、これ以上嬉しいことはありません。 おめでとうございます！

Where to start!? Team Annoura had an incredibly busy past 2 weeks with Susan and Mariko both traveling to DC for NAR’s Realtor Legislative Meetings. While there though, the work never stopped! Mariko was super busy helping many clients virtually. There are so many steps to help with when expats move to Houston. Finding the apartment or home is just one of many steps. It’s the after support that we take pride in- helping people apply, get qualified, sign their leases, set up their utilities, pay their balances. The to do list is always very long with each client. We ran into several new issues this week that don’t normally happen. For example, one new lease complex signed a lease with our expat client then told us they could not finish construction on time and needed to delay move in by one month! We fought back on behalf of our client and were able to negotiate a bigger unit for the same price. In another case, one apartment denied our expat’s application saying he could not qualify because of a lack of income.We were able to show an offer letter with a grant from Japan to prove he had enough income to qualify and to avoid their requirement of having a guarantor who made 5x the monthly rent. In a third unusal case, the apartment’s computer system had a problem and the our expat client’s application could not be processed! We were able to work through the problem and finally get his application pushed through manually. We still have 15 or so expats on the way to Houston and 7 waiting to move in. On the sale front, our Brookmall listing is set to close at the end of next week and we have two new listings that hit the market: One is a special home in Towne Lake and one is a condo on White Oak Dr. near downtown. The home in Towne Lake is a “multi-generation home” featuring TWO homes that would be perfect for a mother in law suite, or guest house. The White Oak condo would be perfect for anyone working downtown. Perhaps the most exciting closing since our last newsletter is the closing of Robert Gondo’s house! not only is the house itself absolutely drop dead gorgeous with stunning views of the golf course, even more awesome than that is the fact that it sits right next door to his mom and dad’s house. Surprise! I personally could not be happier for all of them, especially the parents, who I KNOW must be ecstatic. I know I would be!

Each new client has been telling us how they found us and usually it is a referral from a previous client. Because of this, we are planning our Referral Rewards Program soon! とても大忙しな2週間となりました！  まず、少し遅れましたがマイカさんとタリークさんの家の購入に成功しました！ 家族が日本にいながら夢に見たお家を購入することが出来てとても嬉しいです。おめでとうございます! また、私たちのお気に入りのお寿司屋さんのオーナーががロイヤル オークスで彼のニーズにあったお家の契約を結びました。 オプション期間を無事に通過できたことに非常に興奮しており、現在は物件の査定に挑戦して成約まで辿り着くよう交渉しています。 今週はピーターさんと、ガクさんの成約を行う予定で、スムーズな終盤を向かえるために全力を尽くしています。 3件の売却はいずれもリースバックを伴うため、先に3件とも成約し、後日鍵を取得する予定です。 上場の面では、世界で有名なバレリーナであるチャールスさんの物件の契約を完了、Balticは現在、物件の査定がが入るのを待っている保留状態となっています。岩田夫妻は南西部のCinco Ranchにある自宅の売却のため、スーザンを雇いました。 そして数日以内に複数のオファーを受け取りました！ 現在（月曜午後 7 時）がオファーの締め切りとなっており、明日までに契約が完了するはずです。 賃貸面では、先週複数の入居がありました。 カネカからの駐在員さんは、弊社の非常に人気のあるクワイエット グリーンに入居し、案浦不動産管理下での契約となりました。 そして、三井からの新しい駐在員さんは、ガレリア地区の美しいアパートに引っ越し、彼女のレンタル家具の設置までお手伝いいたしました！ KDDI からの新任駐在員さんはスーザンと一緒にアパート探しをし、日本式の風呂付きの素敵なアパートを見つけました。 シャワーとバスタブは同じガラス張りの中にあり、ユニットの眺めも素晴らしいです。 承認を得るのは通常よりも少し困難でしたが、優れたチームワークのおかげで承認を得ることができ、先週の金曜日に入居完了しました。 Daikinからはヒューストン内でのお引越しをお手伝いするため、リピーターの押見一家の物件探しをお手伝いしたエージェントの蛭子　稔、お疲れ様でした。 真理子は、Daido Steelの駐在員さんと日本ピラーの駐在員さんのアパート探しをお手伝いし、今週はベイラー医科大学の新しい日本人医師と物件探しを行う予定です。 一方、スーザンは東京海上の新しい駐在員さんと物件ツアーを行い、関西電力からの駐在員さんのお手伝い、さらに日石化学の駐在員さんのお手伝いを予定してます。

What a whirlwind past two weeks! Since our last newsletter, several exciting things have happened. First off, we successfully closed on Maika and Tareek’s home after a small delay in the wire. Congratulations to this sweet family on closing while still in Japan! In other extremely exciting news, our favorite sushi supplier DID win his bid for the most perfect home in Royal Oaks. We are so incredibly excited to have made it through the option period and now have our eyes set on challenging the appraisal and making it to closing. On the horizon this week we have Peter’s Bay Oaks closing and Gaku’s Katy closing and have our fingers crossed for a smooth end game. All three sales involve lease backs, so we will close all three first and get keys at a later date. On the listing side, our star ballerina Charles found a buyer for Felt, and our Baltic listing is now in pending status as we wait for the appraisal to come in. The Iwatas perfected their home in Cinco Ranch Southwest and hired Susan to list it, and within single digit days, we are holding multiple offers. Highest and best is right now (Monday 7pm) and we should be under contract by tomorrow. On the leasing side of things, we had multiple move ins last week. Our newest Kaneka expat moved into our super popular Quiet Green listing and will stay under ARG property management. Our newest Mitsui expat moved into a beautiful apartment in the Galleria area and we were happy to help her even set up her rental furniture. KDDI’s newest expat went apartment hunting with Susan and found the perfect apartment with a Japanese style bath! The shower and bath are in the same glass enclosure and the view of his unit is awesome! Getting approved was a bit trickier than normal, but with some good teamwork, we got it done and he moved in last Friday. We had a repeat Daikin client who moved to a new place from his original place and kudos to our agent Mik Ebisu for getting the Oshimi Family across the finish line! Mariko closed on her Nippon Pillar client as well as her Daido Steel client and has a new Baylor College of Medicine doctor to tour this week. Meanwhile, Susan toured a new Tokio Marine expat and is working with a new Kansai Denryoku client and will meet the newest member of Nisseki Chemical this week.

前回のニュースレターから 2 週間が既に経ちますか？前回以来、ヴァンとチェイスは火曜日にコンローにある新居を無事に獲得しました。とてもかわいいカップルは、私が到着する前に準備を整えてサインをし、終わったらすぐに家に直行するようにトラックに荷物を詰めていました。新しいお家で新生活をスタートさせた新郎新婦様、本当におめでとうございます！同じ日に、スーザンは 45号線を再び下り、市内の韓国開発業者数名と会い、AREAA ヒューストンと HAR グローバルのメンバーに済州島でのプロジェクトに関する情報を発表しました。イベントはBoriという、とても美味しい韓国料理店で行われました。とても興味深い情報だけではなく、食事も素晴らしく、文句なしのイベントとなりました。水曜日は、ヒューストン全域にある 8 つの高層ビルを見たいという三井物産の新駐在員の方と一緒に、丸 1 日アパート探しをしました。お気に入りの建物は見つかりましたが、7 月の空室状況を確認するには早すぎたので、現在は彼が完全に戻ってくるまで監視して待機している段階です。別の賃貸に関するニュースでは、真理子さんは日本ピラーの新駐在員のお客さんと、メモリアルのアパートを見学して申し込みをしました。そして新しいクラレの新駐在員さんが、クリアレイクにある前任者の現在の家を引き継ぐことになっており、5月の入居に向けて手続きが進められています。弊社管理下ではオークチェイスに新しい貸主が入居し、クワイエットグリーンにも新借主が4月中旬に入居予定です。管理内での契約を更新するため、キャベンディッシュテナントは さらに1年更新希望、家主は同じテナントで 3 年目の契約を獲得することになります。購入面では、マイカとタリークは先週、CDが完成するのを待った後、無事にサイプレス近くの家の購入が完了しました。 管理熊井から準備される証明書の準備が間に合わなかったため、取引に遅れが生じ、すべてが順調であれば取引完了が先週の金曜日から明日 (火曜日) に成約予定となっています。その他にも、ドイツからの駐在員である、ピーターがついにベイ オークスで夢のお家を見つけました。初日に内覧に行き、売主側エージェントを個人的に知っていたため、契約を結ぶのに役に立ちました。無事に契約し、先週オプション期間を乗り越え、現在は4月末の購入に向けて準備を進めています。Balticの上場の冒険には終わりがなく、3 番目の購入希望者がオプション期間をちょうど終了しました。彼らの FHA ローンは少し不安定な気がしますが、私たちは今後の審査と、最終的なローン承認に向けてしっかりと準備を整えていく予定です。そして最後に、私たちの日本人投資家である渡井氏が素晴らしいハッピーエンドを迎えられたことをお伝えさせていただきます。私たちは先週の火曜日にミスティ メドウズの取引完了、+22% の価格上昇で彼をネットアウトしました。弊社の管理下で 5 年半にわたってキャッシュフローに成功し、日本の特別税法に基づいて 4 年半かけて改良を減価償却しました。その後、販売価格が 30 万ドル未満であり、彼の購入者が実際の自宅として購入したため、FIRPTA を回避することができました。それは彼にとって損のないことだらけであり、私たちはこの取引全体の経過にこれ以上満足することはできませんでした。おめでとうございます！

他にもご報告したいことは沢山ありますが、ここ案浦不動産には退屈な時はない日々を過ごす毎日です。中には、オファーを提出した、購入希望者のあゆみさんにとっては悲痛な結果となり、振り出しに戻りました。ロバートは、更に物件を発見し購入できることを祈るばかりです。間もなく、クリアレイクのエグゼクティブ住宅が賃貸に出され、今日市場に投入される予定です。そして、Cinco Ranch Southwest に素晴らしい住宅が売りに出される予定です。これらすべてのストーリーやその他 (KDDI、三井、日立、三菱の駐在員) に関する最新情報は次回のニュースレターでお知らせしますので、お楽しみに!

Have two weeks gone by since our last newsletter? Since our last talk, Van and Chase did close on their Conroe home on Tuesday! The super cute couple was ready and signing before I could even get there, and had their truck full of stuff to go straight to the house as soon as they finished. So happy for this newlywed couple starting off their new life with a new home! On the same day of the closing, Susan whipped back down I-45 to meet with some South Korean developers in town to present information about their project on Cheju Island to AREAA Houston and HAR Global members. The event took place at a delicious Korean restaurant called Bori. Not only was the information interesting, but the food was great and the company was unbeatable! Wednesday was a FULL day of apartment locating with our newest Mitsui expat who asked to see EIGHT highrises throughout Houston. Although we found our favorite building, it was too early for them to see JULY availabilty so now we are in the watch and wait stage until he returns for good. In other leasing news, Mariko wrapped up her Nippon Pillar client, touring and applying at an apartment in Memorial. Our newest Kuraray newcomer will take over the current house of his predecessor in Clear Lake, so that process is being handled for a May move in. Our newest Oak Chase tenant moved in while our Quiet Green tenant is above to move in. Our Cavendish tenant will be renewing for one year, so our lucky La Jolla landlord is scoring a third year for the same tenant! On the purchase front, Maika and Tareek were safely assigned a home near Cypress last week, after sucessfully waiting for their CD to mature. Their transaction had a delay from the HOA certificate not being ready in time, moving their closing from last Friday to tomorrow (Tuesday) if all goes well. In other exciting sales news, our German expat Peter finally found the house of his dreams in Bay Oaks and it paid to go view on day 1 and to know the listing agent! We successfully got his house under contract and made it through option period last week, and are now shooting for an end of April close. The adventures of our listing on Baltic never end, with our third buyer just making it out of option period. Their FHA loan feels a tiny bit shaky but we have our eye on the prize and fingers crossed tightly for the upcoming appraisal and their final loan approval. And finally, praise the Lord for an incredible happy ending for our Japanese investor, Mr. Watarai. We closed on Misty Meadows last Tuesday, netting him out at +22% price appreciation. He sucessfully cash flowed for 5.5 years under our management, depreciated his improvement over 4.5 years under a special tax law in Japan, then dodged FIRPTA because the sales price was under $300k and his buyer was an owner occupant. It was a win-win-win-win for him and we could not be happier for how this whole transaction went. OMEDETOU!

So many more things to report, but suffice it to say, there’s never a dull moment here at Annoura Realty. We bid and lost to a heart breaking result for Ayumi san, so we are back to the drawing board. Robert has his eyes on a beauty in Royal Oaks that we may be trying for. Coming soon for lease will be an executive home in Clear Lake that we will be bringing to the market today. And, right around the corner is a amazing home for sale that we will list in Cinco Ranch Southwest. この記事を作成時点では、合計14軒取引中であり、多忙な時期となっています！ 日本から新しい駐在員の方々がヒューストンに渡米する季節となり、案浦不動産にとっては3月・4 月は一年で最も忙しい時期です。 真理子は、真鍋先生から紹介された MD アンダーソンの新研究員、宮川先生を含む多くのお客様たちの物件探しに貢献しました。案浦不動産は新たな日本企業 (大同特殊鋼、日立製作所)からの依頼を受け、紹介してくれた方々に日々感謝するばかりです。 日石化学から1 名のほか、三菱から 2 名、三井物産から 2 名、クラレから 1 名、日本ピラー (こちらも新たな日本企業の方からの依頼で、とても嬉しいです！)から 1 名がヒューストンへ赴任予定となっています。 ダイキン工業、三井プラスチックス、カネカはいずれも新しい駐在員の方々を迎え入れており、現在3社とも契約中、数週間以内に入居予定となっています。 販売面では、Misty MeadowsとBalticの日本人投資家が最近買主との契約を結び、 現在両方の修理交渉を進めているところです。 忍さんはダラスに無事引っ越しましたが、購入者の IRS 成績証明書に小さな問題があるため、リッチモンドの自宅の成約が少し遅れています。 今後数週間以内に問題が解決されることを願うばかりです。 VanとChaseは来週の火曜日にコンローで新居の成約予定、私たちのパナソニックファミリーはWest Katyでの4月の成約に向けて順調に進んでいます。 もう一つのニュースは、マイカさんと旦那さんが家探し下見ツアーのためにヒューストン訪問いたしました。真理子は1日内覧ツアーを行い、彼らは夢のお家を見つけました！日本へ帰国する飛行機に乗るまでに、物件の契約をすることに成功しました。

At time of writing, we have 14 deals under contract and things are are just starting to get even busier!!  March/April is always the busiest time of the year as the Japanese fiscal year changes over April 1 and new expats start pouring into Houston. Mariko has done a fantastic job of handling many newcomers including our new researcher at MD Anderson, Dr. Miyagawa who was referred by Dr. Manabe. Daido Steel is another new company Annoura Realty was blessed to be hired by and HITACHI is yet another new company that tapped us for help. We are expecting a newcomer from Nisseki Chemical as well as two from Mitsubishi, two from Mitsui, one from Kuraray, and one from Nippon Pillar (this will be a new company for us to take care of and we are excited!). Daikin, Mitsui Plastics, and Kaneka all had new expats come through our doors and all three of them are now under contract and expected to move in in the coming weeks. On the sale side, our Japanese investor iowners for Misty Meadows and Baltic both found buyers recently. We are navigating the contracts and repairs for both of those now. Shinobu san moved to Dallas and her Richmond home’s closing is delayed due to the buyer’s IRS transcripts having a small issue. Hopefully that will be cleared up in the next few weeks. Van and Chase are scheduled to close on their Conroe home on Tuesday of next week, and our Panasonic Family is still on track for an April closing in West Katy. One more bit of exciting news is Maika san and her husband coming to Houston for a quick home hunting tour. Mariko toured them one full day and they found the house of their dreams. We were able to get that under contract by the time they boarded their flight back to Japan!
