案浦不動産最も嬉しい情報は、12月1日金曜日に行われたクロージングです。1年半近くのマーケティング、内覧ツアー、交渉を経て、案浦不動産は郵便番号77024に日本政府公邸の売却に成功いたしました。この特別な物件には、歴代の総領事が滞在しました。ハリケーン・ハービーによって家が床上浸水するまでの過去35年間、日本総領事たちにお世話になりました。多くのプライベートパーティー、会議、イベントがこの美しいお家で主催され、ヒューストンの歴史において、そして日本との関係において大きな意味を与えました。案浦不動産を信頼してくださった村林総領事、デニス・マッキティ氏、そして日本政府職員の皆様に心より感謝申し上げます。日本を代表して、この物件を売却することができてとても光栄に思います！官邸の売却は過去 2 週間で最も刺激的なものとなりましたが、、他にも多くの不動産関連の出来事がありました。スーザンとミックは、カリフォルニアの投資家との契約とオプション期間を無事乗り越えました。スーザンはまた、デイモンにあるかわいい赤い納屋の家を再度契約完了させ、そのまま保留状態にしました。現在は査定が完了し、買主の融資が承認されるのを待つばかりです。賃貸面では、メモリアルエリアに新たに三井からの駐在員さんを迎え、メディカルセンターエリアには佐賀からの新たな駐在医師が入居しました。賃貸の面では、過去 2 週間、クリア レイクにあるマリオのウォーターフロント コンドミニアムを賃貸用に、ベイ グレンにある 5 ベッドルームの住宅を賃貸に、そして住宅を販売するということで、非常に忙しかったです。販売中の住宅は来年の夏までテナントが入居しており、人気のクリアレイク高校学区内となります。: www.har.com/38179541。近いうちに、リーグシティの物件も売りに出す予定です。現在テナントが入居中ですが、1 月末までに空室になる予定なので、投資家だけではなく、実際に住むことを希望している買主からも購入可能となります。ミックとスーザンは今週、DMG Moriからの新しい駐在員さんの住宅探しを手伝うことになり、スーザンとマリコはポンデローザ フォレスト内でさらに 2 戸のコンドミニアムを販売する予定です。10ユニットパッケージを購入してくださる投資家を募集しています！今年は終わりに近づいていますが、私たちは勢いを緩めるつもりはありません！

The most exciting news of all is a special closing that took place on Friday, Dec 1. After nearly 1.5 years of marketing, showings, and negotiating, Annoura Realty sold the Japanese Government’s official residence in 77024. This special home was home to all of the Japanese Consul Generals from the past 35 years up until Hurricane Harvey when the home unfortunately flooded and was destroyed. Many official parties, meetings, and events had taken place in this beautiful home, giving it great significance in Houston history with Japanese relations. Special thanks to Consul General Mr. Murabayashi, Dennis McQuitty, and the entire Japanese Government staff for your trust in Annoura Realty. It was an honor to represent Japan and to get the home finally sold! While the sale of the official residence was the most exciting sale these past two weeks, we also had a lot of other real estate action take place. Susan and Mik got Olympic Forest under contract and through the option period for our investor in California. Susan also got her cute red barn house in Damon under contract and directly into pending status. We are now just waiting for the appraisal to come through and for the buyer’s loan to be approved. On the leasing front, we welcomed a new Mitsui expat to the Memorial area and had a new expat doctor from Saga move into the Medical Center area. On the listing front, we were super busy the past two weeks, taking to market Mario’s waterfront condo for lease on Clear Lake, a 5 bedroom home in Bay glen for lease, and a home for sale. The home for sale is tenant occupied until next summer and is zoned to popular Clear Lake High School: www.har.com/38179541.  On the horizon, we will be bringing to market a home in League City for sale. It is currently tenant occupied but will be vacated by the end of January, so it will be ready for an end user to buy it. Mik and Susan will be helping a newcomer from DMG Mori find housing this coming week, and Susan and Mariko will be getting two more condo units to sell inside Ponderosa Forest. We will be looking for an investor to buy this 10 unit portfolio! The year might be ending but we are not slowing down!

In Annoura Realty news, we welcomed a new Mitsui expat to the River Oaks area last Friday. Mariko did a fantastic job touring him and finding him a great room for a great deal in a very nice building. Good job, M! Susan and Mik are currently negotiating an offer for Olympic Forest.  Hopefully we can come to terms in the next few days.  As for our listing in Damon, we have an offer back on the table and we are working through terms on that one as well. On the horizon, we have several listings coming up! First of all, our favorite AC vendor, Affordable Comfort owner, Mario has hired Annoura Realty to list his waterfront condo in Clear lake for lease. His professional photo shoot is scheduled this week and it will hit the market soon after. We also have a single family home in Bay Glen that will be hitting the market after it undergoes some foundation work. Our Japanese investor owner has a year or two left of accelerated depreciation so we will lease it for one more cycle before helping him with the disposition. On the sale front, one of our Japanese investors has hit year 5, meaning he has successfully depreciated his entire improvement thanks to a special Japanese tax law. He has instructed us to go ahead and put them on the market to sell! Coming soon will be one home for sale in League City and one home in Clear Lake. So exciting to see this project come full circle from the days of HIT Partners, when Susan and her business partners bought dozens of homes, flipped them to Japanese investors, leased them, managed them, and are now helping to sell them. Halfway through the first month of Q3 is where we are in the year! Most of the past two weeks was working through contract negotiations. One by one, our listings went under contract (Cypress Pond, Country Green, Mulworth, Farnham Park), but that is just the beginning! It takes 4-6 weeks to get from contract to close and there are usually two tough hurdles. One is the inspection and one is the appraisal. Either one of those hurdles can blow up the deal. Cypress Pond made it through both and closed last Thursday the 19th. Country Green made it through inspections and is now waiting for the appraisal to come in. Mulworth made it through inspections and also waiting for the appraisl to come in. Meanwhile, the most exciting news of all is Farnham Park went under contract last week. We are still in early stages but hope to have good news by the next newsletter in two weeks. In expat relocation news, Mariko helped an Inpex newcomer move into her new apartment. She is also working on helping a second Inpex expat. Mariko is also handling a new Mayekawa expat who is nearly done with the application process. Coming up this week we have several new Daikin move-ins and a newcomer from the Japanese Consulate this Friday. We also have an investor from Japan, Mr. Yamada, coming to visit us!

案浦不動産では、スーザンはヒューストン不動産協会で 50 人近くの不動産業者に CIPS を 3 日間かけて教えました (対面授業 + Zoom の聴衆!)。各クラスは 8 時間かかるため、全て終了する頃には声が出なくなっていました。 CIPSは、海外の顧客との取引に特化したい不動産業者のための特別な資格です。 Certified International Property Specialistの略です。今年、スーザンは世界中でこのクラスを教える資格を取得しました。売買取引の面では、MurworthとCypress Pondの両社は契約を締結しており、この記事が公開されるまでにオプション期間が終了していることを期待しています。 Country Green には交渉中のオファーがあります。東京では、ファーナムパーク17番地のオファーに、私たちの提案についてついに決定を下そうとしています！リース面では、NAI からの駐在員はクリア レイクにある家具完備の新しいアパートへスムーズに引っ越し、ダイキンから平田氏はメモリアル エリアの美しい高層ビルの鍵をスムーズに入手しました。真理子は先週、Mayekawaからの新しい駐在員である諸岡さんに会い、彼のオフィス近くのウエスト・ケイティにあるニーズを満たす美しいアパートを一緒に見つけました。私たちはまだ、Inpex の駐在員 2 人の承認に取り組んでいます。また、新たに Daikin の駐在員 1 人が自宅を選んだが、入居まであと少しあります。今週、クラレの新しい駐在員が到着し、クリアレイクで家探しを始める予定です。また、ベイ グレンでは 2 軒の賃貸物件が、販売面では 1 軒ノース ヒューストン (テキサス州ポーター) 市場に出る予定です。

In Annoura Realty News, Susan spent three days teaching CIPS at the Houston Association of Realtors to nearly 50 realtors (full class in person + a zoom audience!). Each class is 8 hours long so by the end of 3 days, she had lost her voice! The CIPS designation is a special certificate for realtors who want to specialize in working with international clients. It stands for Certified International Property Specialist. This year, Susan became certified to teach the class worldwide. On the sales transaction front, both Mulworth and Cypress Pond went under contract and will hopefully be out of option period by the time this article comes out. Country Green has an offer that is being negotiated. Tokyo is about to make a decision (hopefully!) on an offer we have for 17 Farnham Park. On the leasing transaction front, NAI’s Mr. Kusakabe smoothly moved into his new fully furnished apartment in Clear Lake and Daikin’s Mr. Hirata smoothly got his keys for a beautiful highrise in the Memorial area. Mariko met our newest expat from Mayekawa, Mr. Morooka, last week and together found a beautiful apartment that meets his needs in West Katy near his office. We are still working on approval for two of our Inpex expats and have one new Daikin expat who picked his home but won’t be coming for a couple more weeks. On the horizon we have a new Kuraray expat arriving this week to start his house hunting in Clear Lake. We also have two rentals that will hit the market in Bay Glen and a home for sale in North Houston (Porter, TX) that will the market this week!

This past couple weeks, Annoura Realty Group has shifted to helping people SELL! Susan brought to market three homes for sale.
