多くの個人的な活動やボランティア活動でとても忙しい日々の中、スーザンとチーム案浦は、活発的に活動する2週間となりました。 稔とスーザンはタッグチームで、パーランドの住宅の成約を完了し、数日で 1 桁の驚異的な価格とリースバックを獲得しました。 数か月後に日本に戻る予定のイソカさんとショーン、おめでとうございます。 アナミさん、ご紹介ありがとうございます！ 次に、スーザンは再びミックと協力してテキサス メディカル センター内のコンドミニアムを市場に出し、2 日目に複数のオファーを獲得しました。 現在、オファーレビュー中で、どちらを選択するか、どのように対応するかをオーナーにアドバイスしています。 リピーターのアンジェラさん、スムーズな交渉とクロージングを祈ってます！ 過去のクライアントとといえば、アビー グラブさんから、彼女の両親が所持する物件の賃貸依頼もいただきました！  8 月 22 日に市場に公開され、その 4 日後に最初の申込書をいただきました。 賃貸後には弊社で管理する予定です。 販売面では、真理子さんは12 戸の住宅ポートフォリオの販売に取り組んでおり、 レイバーデーの直後に予定されているクロージングに向けて、最終段階となっています。 スーザンはテキサス州デーモンで売却物件を引き取り、数週間の準備を経て8月24日に市場へ出しました。 物件は4.4エーカーの敷地にあるこの4000平方フィート、寝室5部屋、浴室3部屋のカントリーハウスです。 何週間もかけて持ち物を整理整頓し、綺麗にする売却準備を完了しました。準備完了後、スーザンは写真撮影準備のため最終調整を行いました。写真撮影は大成功となり、8月26日と27日の2日間のオープンハウスの後、この特別な「赤い納屋の家」に1、2件のオファーを受けることを期待しています。 掲載物件は以下のリンクからご覧ください！: www.har.com/89982771。そして9 月初旬に新たに 2 軒市場に出す予定です。 どちらもカリフォルニアの投資家が所有している物件で、今週末に両方のテナントが退去後、改装、その後売却を支援する予定です。 賃貸面では、スーザンは三井物産の新駐在員の方のガレリアエリアのアパート検索のお手伝いをしました。 スーザンとミックは、ダイキンからの駐在員さんのアパート申請のお手伝い、 スーザンはまた、ダイキン一家がヒューストン内のある場所から別の場所に移動するのを手伝いました。 日本政府から 新たに2名駐在員さん、クラレから 1 名、そしてダイキンからもう 1 名が賃貸契約を予定しています。 9月も夏に勢いに負けず、お手伝いさせていただきます！

Though busy as a bee with many personal and volunteer activities, Susan and her team were very productive these past 2 weeks! Teamed up with Mik Ebisu, Annoura Realty Group helped close a home in Pearland, fetching a fantastic price in single digit days and a very convenient lease back. Congratulations to Isoka san and Shawn, who will be moving back to Japan in a couple of months. Thank you Anami san for the referral! Next up, Susan teamed up with Mik again to list a condo in the Texas Medical Center and fetched multiple offers on day 2! We are now doing side by side comparisons and advising the owner on which one to choose and how to respond. Fingers crossed for our repeat client Angela, for a smooth negotiation and path to closing! Speaking of past clients, Abbie Grubb asked us to help her parents lease their home in Richmond. That listing hit the market on Aug 22 and we just got our first application four days later. Once we get this one closed, we will add it to the Annoura Realty property management portfolio. On the sale front, Mariko is working on a 13 home portfolio sale to one of her buyer clients. They are in the home stretch now with closing slated for just after Labor Day. Susan picked up a listing in Damon, TX, which hit the market on Aug 24th after going through weeks of preparation. The owner will be downsizing from this 4000sf 5 bedroom 3 full bath country home which sits on 4.4 acres. He spent many weeks de-cluttering and simplifying his belongings, and then soon after, Susan sent in her crew of vendors to get the home ready for the market. After a very successful photo shoot and a two day open house on Aug 26-27, we are hoping this special ‘red barn house’ will attract an offer or two. Both are owned by California investors, so we will help them remodel then help them sell, after both of their tenants vacate at the end of this week. On the lease side, Susan was excited to help a new Mitsui E&P expat find his Galleria area apartment. Susan and Mik helped a new Daikin expat apply for a nice Memorial area apartment. Susan also helped a Daikin family move from one place to another within Houston, which was also very rewarding! On the horizon for leasing are two new expats from the Government of Japan, a new expat from Kuraray, and one more new expat from Daikin. Lots going on and our team is always excited to help. 8月も中旬となり、非常に忙しい毎日を送っています。スーザンの親友であるマクガリティー夫妻は、前回のニュースレターの日にクリアレイクの新しい家の購入をしました。そして、イソカさんとショーン・ウェルチは今週後半にパーランドの自宅を売却予定となっています。スーザンはテキサス州デイモンで新しい売却物件を受け取り、来週末（8月25日）までに市場に出す予定です。弊社の業者であるマイクとミシェルは、市場に出すに向け、最後の仕上げを行う予定です。田舎暮らしに興味があるなら、デイモンにあるこの家は約 4050 平方フィート、ベッドルーム 5 室とフルバスルーム 3 室、駐車場 3 台付と必見な物件となっています。敷地面積は 4.4 エーカーで、家畜用の小さな納屋もあります。 案浦不動産は、このプロジェクトを引き受けたことにとても興奮しており、HAR.com で公開され次第、リンクを掲載する予定です！駐在員さんについては、ダイキンから中根さんが先週ガレリアのアパートに引っ越し、平田さんはヒューストンにてミックと事前見学、お気に入りのメモリアルエリアのアパートへ絞り込みました。スーザンは金曜と火曜に新任の望月さんを日本領事へ迎え、アパート探しのお手伝いをガレリア、メモリアル、メディカルセンターエリアで行いました。その中から気に入った一件へ、先週の金曜日に無事引っ越しを終えました。弊社のお客さんの中ではアンジー・バンさんはメディカルセンターのコンドミニアムを近々売却したいと考えており、ハイ・ホアンさんの妹のヴァンさんはメディカルセンターのタウンハウスを近く売却しようとしている他、アビー・グラブさんの両親はリッチモンドに新しく購入した自宅を賃貸物件として掲載するお手伝いをさせていただいています。

スーザン氏は販売と賃貸業のほかに、水曜日に日本のJARECO不動産業者のグループを前にズーム講演を行い、ヒューストンのハイライトやヒューストンの最新の不動産データについて講演を行いました。このオンラインイベントに私を参加させてくれた全米不動産協会と西川ナウマン弘子さんにとても感謝します!

Halfway through August already and the market is still quite busy for us. Susan’s good friends, the McGaritys, closed on their new Clear Lake home on the day of our last newsletter. Meanwhile, Isoka and Shawn Welch are scheduled to close on their Pearland home later this week. Susan picked up a new listing in Damon, Texas, which should hit the market by next weekend (Aug 25). Mike and Michelle will be doing some last loving touches to it to make it beautiful for the market. If you’re interested in country living, this house in Damon is nearly 4050sf, 5 bedrooms with 3 full bath, and 3 car garage. It sits on 4.4 acres and even has a small barn for farm animals! Annoura Realty is super excited to be taking it on will post up the link as soon as it is live on HAR.com. In relocation news, Mr. Nakane of Daikin moved into his Galleria apartment last week and our newest Daikin expat Mr. Hirata came to Houston and pre-toured with Mik, narrowing down his favorite Memorial area apartment. Susan toured the newest Japanese Consul, Mr. Mochizuki on Friday and Tuesday visiting multiple apartments in the Galleria, Memorial, and Medical Center areas. He picked his favorite one and moved in last Friday! On the listing front, Angie Ban is looking to sell her medical center condo soon, Hy Hoang’s sister Van is looking to sell her medical center townhouse soon, and Abbie Grubb’s parents just signed to list their newly bought home in Richmond for lease. That home should be hitting the market around August 23!

Aside from doing sales and leases, Susan made a zoom speech on Wednesday to a group of JARECO realtors in Japan, discussing the highlights of Houston and the newest real estate data for Houston. Thank you NAR and Hiroko Nishikawa Naumann for including me in this online event!

7月下旬となりますが、案浦不動産は沢山の方々の入居準備に大忙しです。 クリアレイクエリアにカネカから新駐在員さんのために、巷で人気のワード小学校学区内に位置する素敵な賃貸物件を見つけるのを真理子がお手伝いしました。 一方、スーザンは、ダイキンからの新駐在員さんがメモリアル大人気の高層マンションの手続きのお手伝い、東京海上からの駐在員さんには素敵なショッピンセンターの近くにあるアパートへの入居準備のお手伝いをしました。 売却面では、スーザンの古くからの友人であるクリスとマイクがクリアレイクの家をミドルブルック内で最高値で売却し、今日ノースフォークに新居を購入予定です！ おめでとう、クリス！ ミックとスーザンは、パーランドの 521 番地にあるイソカさんの家の売却手続きの続行、オプション期間と評価を乗り越えました。 成約に向けて全力で取り組んでいます。 真理子は、投資家の 1 人のために 12 戸の住宅購入の契約中です。 また、ダイキンから新しい駐在員 2 名、日本総領事館の新しい職員の方の物件探し中、そして前川から新しい駐在員の方のお引越しのサポートの依頼をいただいたことに大興奮しています！ 既にヒューストン在住の方で、賃貸契約を更新するか、解約して新居を探したいという方のお手伝いも喜んで受け入れさせていただきます。 毎日様々な依頼をいただき、とても光栄です。 ヒューストンに引っ越しを考えている方、または賃貸、売却、購入に関してサポートが必要な方をご存知の際は、是非案浦不動産のご紹介お願いいたします！

Wrapping up July with several new move ins. Welcomed a newcomer for Kaneka to the Clear Lake area.  Mariko helped find a nice rental for him zoned to the popular Ward Elementary. Meanwhile, Susan helped a new Daikin expat move into a very popular new highrise in Memorial and a Tokio Marine expat into a nice apartment convenient to Whole Foods and Trader Joe’s. On the sale front, Susan’s good friends Chris and Mike sold their Clear Lake home for one of the top prices in Middlebrook and if all goes well closed on their new home in Northfork TODAY! Congratulations, Chris! Mik and Susan continue the sale of Isoka san’s house off 521 in Pearland, making it through option period and the appraisal. It’s full steam ahead for that closing. On the horizon, Mariko is working on a 12 home portfolio for one of her investors. We also have two new Daikin expats on the way, a new officer from the Japanese Consulate, and we are super excited to be able to help a newcomer from Mayekawa. Several others who already live here in Houston need help to either renew their lease or end their lease and look for new housing so we are very happy to be helping them. チーム案浦は相変わらず、テキサス州ヒューストンへの引っ越す方々のお手伝いで忙しい2週間となりました！稔とスーザンは、北海道大学からの新しい教授がケイティにお引越しするお手伝いをしました。取引はすべてバーチャルで行われ、彼が選択したお家は、なんと案浦不動産のエージェント、ナンがグランド レイクスに出していた物件でした。ナンと家主とのつながりのおかげで、私たちはすべての書類手続き、光熱費、エアマットレスと寝袋を備えた家の準備まで、すべてを 1 週間以内に完了することができ、家族 4 人全員が、空港から直に新しいお家へ入居することができました！一方、真理子も忙しい2週間となりました。2件目となる1031 Exchangeの成約完了、さらに賃貸物件５件（案浦不動産管理内内で 4 件）契約完了しました。スーザンがヒューストンを離れている間も、クライエントに内覧ツアーを行ったり、市場に出す準備や、スーザンと一緒にオープンハウスを開催したり、９０軒近い案浦不動産管理物件の管理のお手伝いも行なっています！先週の金曜日、スーザンは過去のお客さんの 1 人が購入した郵便番号77024 内の物件成約のお手伝いをしました。この日本人家族は長年賃貸生活を続けた後、購入する決断をし、リースバックの条件を決めることができなかったため、最終的には 3 か月間契約してからのクロージングとなりました。多くの難関を超え、AMCAP 住宅ローンのローラ・ヘインズさんは何とか、購入に間に合うようローンの契約を完了させました。更に、スーザンの最新売却物件は月曜日にミドルブルックに市場に出したばかりですが、1週間以内に契約を締結し、オプション期間を無事終えることができました。7月中にゴールラインに到達できることを願っています。最後に、パーランドに3部屋/2浴室の物件が近々市場に出る予定ですので乞うご期待…！

Team Annoura is on the run! We are helping people move left and right to and from Houston, TX. Mik and Susan helped a new professor from Hokkaido University move to Katy. The entire transaction was done virtually and the home he chose was one that Annoura Realty agent Nan had on the market in Grand Lakes. Thanks to Nan’s close connections with the landlord, we were able to get the whole thing done in less than a week, all paperwork, all utilities, even set up the home with air mattresses and sleeping bags. The new family of 4 was able to go from the airport directly to their new home! Meanwhile, Mariko has been super busy as well with several closings this past two weeks. She completed the second transaction of our client’s 1031 Exchange, and FIVE leases (four inside the Annoura Realty Group portfolio). She is such a hard worker, stepping up to show several homes while Susan was out of town, helping to stage a home in Clear Lake, helping to hold an open house with Susan, and helping all of our landlords keep up with all of their tenants, almost 90 of them! Last Friday, Susan closed on a home in 77024 with one of her past rental clients. After many years of renting, this Japanese family decided it was time to buy. We could not work out terms of the lease back so we ended up pulling the closing out 3 months! After much drama, our lender Laura Haines with AMCAP Mortgage was able to go to her Plan B and C to get the loan to go through and close! Another good news is that the home Susan listed in Middlebrook on Monday went under contract within a week and we just made it through the option period. Hopefully we are full steam ahead and can make it to the finish line in July.  Coming soon to the market will be a home in Pearland, 3BR 2BA, set to hit the market in the coming days!

前回のニュースレター以来、売主/家主側の事態は激化しています。私たちが管理している住宅の多くは、夏の間は住人の入れ替え時となります。そのため、私たちは各物件を修復し、再び市場に出す準備を整え、市場に上場し、新入居者探しのため大忙しです。更に、市場が人気の内に家の売却を支援してほしいという依頼も多く受けています。新しいカネカ駐在員家族は、最終的にクリアレイクの弊社管理物件を選択し、新しいパナソニック/I-Pro駐在員家族も、パティソン小学校にゾーンされているケイティの管理物件の選択をしました。リーグシティのブルターニュ湖に新しく塗装されたレンタル物件を掲載しました！(www.har.com/15637371)　もう一軒リーグ シティにある賃貸物件を売り出しましたが、すでに複数の申込書をいただきました。そして、クリア レイク高校に隣接する810 Oak Harborも新たに市場に登場（www.har.com/97425690）、ディキンソン近くの賃貸コンドミニアム (www.har.com/8768376) も新入居者募集中です。販売面では、メモリアルの市内中心部にある美しいタウンホームが今週金曜日に成約予定、そしてミドルブルックに一軒売却予定です。また、パーランドで売却予定の物件のお手伝いの準備も進めているところです。更に、スーザンはファーナムパークにある日本政府の邸宅を新たな価格で再上場しました (www.har.com/46801568)。アパート面では、バッファロー・バイユー近くの新しいアパートに三菱商事の新駐在員広木氏をお迎えし、メッドセンター人気のアパートに新任の日本人医師住井先生を迎えました。東京海上の新しい駐在員さんのアパート探しのお手伝い、稔はメッドセンター/ハーマンパークエリアで新任のロシア人医師のお手伝い、真理子は数人の投資家がフリップを購入したり1031エクスチェンジのために忙しく過ごしています。夏は特に案浦不動産の中でも忙しい時期です！物件購入、賃貸、投資、売却のお手伝いを必要としている方をご存知の際は、是非弊社までご連絡ください！全力でお手伝いさせていただきます！

Since our last newsletter, things have been heating up on the seller/landlord side. Many of the homes we manage have renters who come and go in the summertime. That makes us extremely busy to turn each property around, make it ready for the market again, list it to the market, and review new applications. In addition, several sellers have approached Annoura Realty to help them sell their house while the market is still hot. Our new Kaneka expat ended up taking our listing in Clear Lake. Our new Panasonic/I-Pro expat ended up taking our listing in Katy which is zoned to Pattison Elementary. We listed a new rental in League City’s Brittany Lakes and it is showing well after a nice paint job and deep clean (www.har.com/15637371). We also brought to market a rental property in League City’s Countryside, and it already has multiple applications. Also, new to the market is a rental home at 810 Oak Harbor zoned to Clear Lake High School (www.har.com/97425690). One more rental new to the market is a rental condo near Dickinson (www.har.com/8768376). On the sale front, we have a beautiful townhome in Memorial’s City Centre that will close this coming Friday. We will be bringing a home in Middlebrook to market for sale this week. We are also working on a new listing for sale in Pearland. In other exciting sales listing news, Susan RE-listed the Japanese Government’s mansion on Farnham Park with a fresh new price (www.har.com/46801568).  In the apartment locating space, we welcomed a new Mitsubishi Corporation expat Mr. Hiroki to a brand new apartment near Buffalo Bayou and a new Japanese doctor Dr. Sumii to a popular Med Center apartment. We are also working with a new Tokio Marine expat to find his apartment. Mik is helping a new Russian doctor find an apartment in the Med Center/Hermann Park area and Mariko has been busy helping several investors buy flips and do 1031 Exchanges.
