Well, I just saw my homeowners insurance renewal come through and it is crazy high! I have read in so many different publications that homeowners insurance is becoming a major problem throughout the country for homeowners. In some places in Florida and California, insurance companies are leaving the market and not offering insurance policies at all anymore. At the same time, the insurance companies who ARE staying in the game have increased their premiums sometimes 2-3 times their previous rates. This is causing trouble for homeowners who can no longer afford insurance, but have to have it because they have a mortgage (loan) and the lender of course requires it. Sometimes this leads to the homeowner having to sell the home. High insurance premiums and high interest rates have created an environment where a lot of people are shifting to renting instead of owning homes. It is an affordability issue that has only worsened because of the lack of affordable homes to buy. A recent news article commented that now in 90% of local market in the U.S. it has actually become cheaper to rent than to own a home! Younger people polled commented that they were happy renting apartments because they did not need to be tied to a long mortgage and because they had the flexibility to move wherever they wanted without having to be tied to a home in the same city for years and years. Wow, maybe the American dream is changing?!

The latest numbers are out and this is a great place to share them with you! These are the numbers from HAR.com, who tracks all the housing data in Houston each month. New listings were up 4% compared to March 2022 while Active listings were way up, increasing 22.6%. An active listing is where a listing is sitting on the market for sale, not under contract yet. The fact that they were up 22.6% shows that the market may be slowing down with less active buyers to put them under contract. Interesting though, the average list price did NOT go down! Conversely, list prices were UP 2.2% compared to March of last year. The average list price for a single family home in Houston right now is $428,048, compared to to $419,023 last year. 

週末のドライブ旅行をお探しの方におすすめ情報です。家族でブルーボネットを見に行った時、、マーブル フォールズの近くにあるペリッソス (https://www.perissosvineyards.com/) という美しいブドウ畑とワイナリーを見つけました。ペリッソスは、聖書に登場するギリシャ語です (エペソ 3:20)。「期待、想像、希望をはるかに超えて、豊かに超えること」を意味します。なんと素晴らしい意味でしょう！敷地内は美しく、試飲の選択肢が沢山あり、24ドルで最新のワインを6杯飲むことができます。予約は必要ありませんでした。大きなテイスティングルームがあり、屋外のたくさんのピクニックテーブルの1つに座ることもできます。天気が良かったので、ブドウ畑を見渡す外に座ることにしました。シャルキュトリー、サラダ、サンドイッチなど素敵なお食事メニューもあり、素敵な午後を堪能できる、日帰りで楽しめるオススメの場所です！

A quick recommendation for you if you are looking for a weekend road trip! While on our family bluebonnet hunt, we stumbled upon a beautiful vineyard and winery near Marble Falls called Perissos (https://www.perissosvineyards.com/). Perissos is a Greek word found in the Bible (Ephesians 3:20) meaning “exceeding abundantly, beyond what is expected, imagined, or hoped for.”  What a great meaning! The grounds were beautiful and there was a tasting option that for $24, you can have a pour of 6 of their current wines. No reservations were needed. There was a big tasting room (beautiful) or you could opt to sit outdoors at one of their many picnic tables. The weather was nice so we decided to sit outside overlooking the vineyard. There is also a nice menu where you can order charcuterie, salads, or sandwiches. We went for a small charcuterie! It was a nice little afternoon and highly recommended if you want to just get away for a day!

イースター休暇には家族が集合する良い機会となりました。案浦家では毎年恒例の大規模なイースターエッグハントを行っており、息子３人ともに卵を求めて全力疾走したり、ダイビングしたりしていますが、ジョーが今年は帰省をしないため、初めてエッグハントを中止し、オースティンまで卵を探しに行く代わりに代わりに丈を探しにいきました！テキサス ブルーボネットが満開の季節を堪能するため、オースティンに行く途中に寄り道し、美しい自然を満喫できる最高の旅となりました。私たちは攻をホビー空港で降ろし、スーザン、泰、ザックは車でで向かい、飛行機に乗った攻とどちらが早く到着するか競走しました。バストロップで大渋滞に遭わなかったら、おそらく同時到着でしたが、攻が勝つ結果となりました！読者はおそらく笑っている方も多いかと思いますが、実はプロモーション用コンパニオンパスを入手するためのサウスウエスト航空からの特別企画の一環でした。攻は出場資格を得るためには5月までにもう1つ獲得する必要があるため、挑戦は続きます…オースティン到着後、家族一族はマーブルフォールズに行って有名な農家を見に行き、それからインクス湖まで車で出かけ、そこに向かう途中でとても綺麗な滝を見つけました。午後のワインテイスティングのために立ち寄ったペリッソスというブドウ園もとても楽しかったです。これを書いている時点では、私たちはまだ泰の進学先から結果を待っています。彼の第一希望（海軍兵学校）からはまだ返答がありませんが、上海（中国）キャンパスへの入学を認めたニューヨーク大学から連絡がありました。今週末にはケースウェスタンとWPIへの訪問を予定しています。最終的な選択がどのようになるのか、そして泰がどの道を選ぶのかを待っている今は、案浦にとっては不安な時期となっています。

もう一つの大きなニュースとして、攻は土曜日に、韓国と日本へ出発しました。ダービーホイールと呼ばれる新しい世界規模の競輪リーグがスタートし、彼はそれに挑戦する予定です。 57歳という年齢で、競輪レースはもうやめたと思われていたかもしれませんが、彼は今も競輪を愛し、また競い合いたいと思っています。もし選抜された場合、攻のレースはマンチェスター・イングランドで行われることになるが、すべてはまだ非常に暫定的なものです。レースが決まり次第、見に行く準備をします！頑張れ、攻！

Easter holiday gave our family a chance to get together. The Annouras usually have a big Easter egg hunt at the house with our 3 boys sprinting and diving for eggs, but with Joe not coming home for the holidays, we decided to nix our egg hunt for the first time ever and go to Austin to find Joe. The season was perfect for Texas bluebonnets so it was a great time to hit some of the Texas backroads so soak up some beautiful nature. Heading to Austin, we dropped Koh off at Hobby Airport so he could fly there, while Susan, Ty, and Zach raced him in the car. If we wouldn’t have hit heavy traffic in Bastrop, we probably would have tied him, but Koh beat us! Readers probably think this is crazy but it was part of the Southwest Airlines special to get a promotional companion pass. Koh will need to get one more one way in by May to qualify so the challenge continues… The family went up to Marble Falls to see the famous farmhouse, then drove out to Inks Lake and on the way there, found a very cool vineyard called Perissos where we stopped for an afternoon of wine tasting! At time of writing, we are STILL waiting on Ty’s college decisions. His #1 choice (The Naval Academy) has not answered yet, but we did hear from NYU, who admitted him for their Shanghai (China) campus. We have visits scheduled for Case Western and WPI for this weekend. This is definitely a stressful time for all of us, as we wait to see what the final choices will be, and to see which path Ty chooses to go.

In other big news, Koh left for Korea and Japan on Saturday. There is a new world wide KEIRIN league starting called Derby Wheel that he will be trying out for. At age 57, one would have thought he was done with competitive keirin racing, but he still loves the sport and wants to compete. If he makes it, his races will be in Manchester England although everything is still very tentative. We shall see if he makes the cut first and go from there!  Gambare, Koh!
