日本にいる間、1992 年から 2007 年まで住んでいた福岡を訪れました。 攻の両親とその親友の口石さんが福岡空港まで迎えに、そしてスーザンはその後 48 時間かけて昔のお友達やお気に入りのレストラン、人気スポットを訪れました。 その後、スーザンはヘッドマッサージに行き、元ビーチバレーボールのパートナーである伊之坂ミキさんに会い、ミスタードーナツでドーナツを食べ（チョコレートココナッツとストロベリーポンデリング、私のお気に入りの2つです！）、ザラで買い物をし、スーザンの元職場 (Love FM 76.1) 訪問しました。その後、西通りにあるツナパハのヌードル カレーをシェアした後、オフ ブロードウェイに立ち寄り、1992 年以来の友人であるルイス・マトス、トモコさん、ブルース・ヘンデルに会いました。 1日目の締めくくりとして、スーザンはホームスパンで攻の両親と口石さんと夕食#1に行き、それから源平に向かい、親友の伊藤くん、柴田マキさん、攻の競輪先輩である薙野裕昭さんを訪ねました！2日目は、健康診断から始まり（血圧が少し高く、医師によると、より多くの睡眠をとり、ストレスを軽減する必要があります）岩本仁さんと伊藤くんと会って、とんかつランチを食べた後、奈良屋の隠れた逸品であるカレー屋さんで2回目のランチをいただきました。その後、奈良屋の隣人と会い、今週行われる土地交換について話し合い、隣人の土地の売却スケジュールを確認しました。家族三世代で話し合った結果、土地交換後も案浦家の土地を引き継ぎ、来年は新居を建てることになりました！とても楽しみなニュースです！この不動産会議の後、仁さんはスーザンを迎えに行き、のこのしまアイランドパークに向かいました！コスモスの花が満開で、スーザンは公園の所有者で長年の友人である久保田晋平さんに会いたいと思っていたので、姪浜のフェリーに飛び乗り、博多湾を越えて能古島に向かいました。 コスモスの景色は息を呑むほど美しく、とても素晴らしいツアーとなしました。 晋平さんはアイランドパーク内で一晩滞在できる 10 つの新しいモダンな日本の家屋に 200 万ドルを投資しました。私たちは島を離れ、フェリーで本土に戻り、小戸にある昔住んでいたお家を通り過ぎ、夕食のために街に戻りました-新鮮な刺身とイカの踊り食いをいただきました！ 1人1000円の博多川クルーズが新しくなったのでチェックしてみましたが、皆様にもお勧めします！オープンエアのボートは 11 月の涼しい夜にぴったりで、川を上って中洲の街灯を眺め、川を下ってベイサイド タワーを見に行きました。屋台でとんこつラーメンを食べて、街を散策してから家に帰りました。アクション満載で最高の超楽しい48時間の福岡旅行となりました！

While in Japan, Susan squeezed in 60 hours to visit Fukuoka, the place where she lived from 1992-2007. Koh’s parents and their best friend Kuchiishi san picked her up at the Fukuoka Airport and Susan spent the next 48 hours visiting all her old friends and her favorite restaurants and hot spots. In 48 hours, Susan went for a head massage, met her ex beach volleyball partner Miki Inosaka, had donuts at Mister Donuts (one chocolate coconut, one strawberry pon-de-ring- my two favorites!), went shopping at Zara, visited her old workplace (Love FM 76.1), shared some noodle curry from Tsunapaha on Nishi Dori, then stopped by Off Broadway to see friends she has known since 1992- Luis Matos, Tomoko, Bruce Handel. Capping off day 1, Susan went to dinner #1 at Home Spun with Koh’s parents and Kuchiishi san, then headed over to Genpei to visit best friends Ito kun, Maki Shibata, and Koh’s keirin senpai, Nagino san. Day 2 kicked off with a full body physical (blood pressure a little high, need to sleep more and carry less stress according to the doc). Met up with Hitoshi Iwamoto and Ito kun for a tonkatsu first lunch, then sneaked in a second lunch at a hidden gem in Naraya, Japanese curry. Following that, met up with our Naraya neighbor to discuss a land exchange that will happen this week and to review the timeline for the sale of the neighbor’s land. After family discussions among three generations, we decided that the Annouras will keep their family land after the land exchange and build a new family home next year! That’s exciting news! Following this real estate meeting, Hitoshi picked up Susan and they headed to… Nokonoshima Island Park! The cosmos flowers were in full bloom and Susan wanted to see park owner and long time friend Shimpei Kubota so they hopped on a ferry in Meinohama and crossed over the Hakata Bay to Nokonoshima, where Shimpei graciously picked them up and drove them up to the park. The cosmos were breathtaking and the tour was amazing. Shimpei just invested $2M on 10 new modern Japanese homes that visitors can book and stay overnight inside the Island Park. We left the island, ferried back to the mainland, drove by my old house in Odo, then went back to the city for dinner- fresh sashimi and live squid! There is a new Hakata River Cruise for 1000 yen per person so we decided to check that out.  HIGHLY RECOMMENDED! The open air boat was perfect for a cool November night, and took us up the river to see the lights of Nakasu then back down the river to see the Bayside Tower. Got done and hit a yatai for some Tonkotsu Ramen, then walked around the city before heading home to pack. It was the most action packed, super fun 48 hours of Fukuoka experience!

スーザンは東京に滞在中、案浦不動産の投資家の何人かと会うことに成功しました。ヒューストンで物件の管理をしていますが、実際に顔を合わせることは初めてとなります。スーザンの最初の出会いは、ヒューストンで 4 つのユニットを所有している清水氏でした。清水さんは印刷会社（ポケモンカードの印刷会社）を経営しているだけでなく、浅草にあるナベノイズムというミシュラン2つ星のフランス料理店も経営しています。スーザンと少人数の友人グループ (計10 人) はディナーを予約し、ライトアップされた東京スカイツリーを見下ろしながら絶品のフランス料理を楽しみました。NASA の近くに一戸建てを 2 軒所有している中村さんと、リーグシティに一戸建てを所有している山田さんとお会いしました。六本木で人気のグランドハイアットに泊まるのは、六本木ヒルズ内に飲食店が集まっているので便利でした。案浦不動産が管理するクリアレイクに一軒家をお持ちの渡邉さん。待ち合わせ場所として人気のリゴレット バーを選び、間もなくテキサス州プラノに引っ越す友人を連れてきました。二人に会えて本当によかったです。その後、10 月 29 日の土曜日、スーザンは もう1人の投資家と会うことができました。素敵なお寿司屋さんで、彼の所有している物件７件と彼の新しいビジネスの取り組みについてお話ししました。最後に、HIT Partners時代のビジネス パートナーである T. Watanabe 氏と再会。約 6 年前にモントローズで 6 プレックスを購入し、購入以来 40% 価値の値上がりしました。代表団が日本を離れた後、スーザンは草津への短い遠足に連れて行ってもらい、温泉と紅葉を楽しみました。皆様とお会いすることができ、とても多くの素晴らしく多くのことを勉強できました。東京を拠点とする他の投資家の方達と出会う時間がもっと欲しかったです！

While in Tokyo, Susan found little pockets of time to meet up with some of our Annoura Realty Group investors.  We manage their properties in Houston, but do not get to see them face to face. Susan’s first meeting was with Mr. Shimizu, who owns four units in Houston. Turns out Mr. Shimizu not only owns a printing company (printing Pokemon Cards!), he also owns a 2 star Michelin French restaurant in Asakusa called Nabeno-Ism. After learning this, Susan and a small group of friends (10 of us) booked a dinner and enjoyed some exquisite French food, overlooking the lit up Tokyo Skytree. Next up, Susan met up with Mr. Nakamura, who owns two single family homes near NASA and Mr. Yamada, who owns a single family home in League City.  Staying at the popular Grand Hyatt in Roppongi was convenient because of all the restaurants inside Roppongi Hills.  Mr. S. Watanabe owns a home in Clear Lake that Annoura Realty manages. He chose the popular Rigoletto Bar to meet up at and brought a friend who will be moving to Plano, TX soon. It was nice meeting the both of them. Then on Saturday Oct 29, Susan was able to meet up with Mr. M.S. at a nice sushi restaurant, to talk about his 7 homes and his new business endeavors. Finally, Susan met up with her former HIT Partners business partner, Mr. T. Watanabe, who bought a 6 plex about six years ago in Montrose that has appreciated 40% since purchase. After the delegation left Japan, Mr. Watanabe took Susan on a short excursion to Kusatsu to check out the hot springs and fall foliage. So many wonderful discussions and experiences were had, face to face. I just wish I had had more time to meet the rest of our Tokyo based clients, maybe next time!

この記事を書いている頃には、丁度来日したところです！スーザンとヒューストンの約 35 人のリーダーは、東京の日系企業を訪問しました。その多くはヒューストンに北米本社があります。代表団を率いたのは、ヒューストン市長のシルベスター・ターナーとグレーター・ヒューストン・パートナーズHP CEO、ボブ・ハーベイでした。他にも、ドナ・コール、グレン・ゴンド、ロバート・ゴンド、ヒューストン・ファースト、ヒューストン・エアポート・システム、および数人の市議会議員のディレクターも出席いたしました。一行は、米国大使館、JETRO、三菱重工業の横浜ハードテックハブ、千葉（ヒューストンの姉妹都市）、東芝、住友重機械のステラファーム、ダイキンを訪問しました。特別な楽しみとなったのは、東京文化会館で開催されたヒューストン・バレエによる「白鳥の湖」の特別公演でした。ターナー市長は、米日カウンシルの年次総会でダイナミックなゲストスピーカーとして参加し、ハワイ州知事と一緒にステージに立ちました。代表団は、さまざまな人々によるいくつかのレセプションを楽しみました。特に、ダイキンとのフィッシュ バンク東京でのレセプションと、ヒューストン ボールは思い出に残るものとなりました。 東京アメリカン クラブ (主催者は斉藤康彦と明美氏) で、もう一つは六本木のグランド ハイアットです。旅程はアクション満載で、私たちの代表団 + ヒューストン バレエ団 + バレエ パトロン グループで、先週東京には 175 人以上のヒューストン市民が集まりました。この旅がきっかけとなり、ヒューストンにもっと多くの日系企業が進出することを期待しています。

Just off the plane at the time of writing this article! Susan and some 35 leaders from Houston visited Tokyo and several Japanese companies, many who have their North American headquarters in Houston. Leading the delegation was Houston Mayor Sylvester Turner and Greater Houston Partnershp CEO Bob Harvey.  Others in attendance included Donna Cole, Glen Gondo, Robert Gondo, and directors from Houston First, Houston Airport System, and several City Councilmen. The delegation visited the US Embassy, JETRO, Mitsubishi Heavy Industry’s Hard Tech Hub in Yokohama, Chiba (Houston’s Sister City), Toshiba, Sumitomo Heavy Industry’s Stella-Pharm, and Daikin. Another special treat was attending a special performance of Swan Lake put on by the Houston Ballet at the Tokyo Bunka Kaikan. Mayor Turner was a dynamic guest speaker at the USJC (US-Japan Council) Annual Conference, where he shared the stage with the Governor of Hawaii. The delegation enjoyed several receptions put on by various people, notably one at the Fish Bank Tokyo with Daikin, and two others with the Houston Balle; one at the Tokyo American Club (hosted by Yasuhiko and Akemi Saitoh) and one at the Grand Hyatt in Roppongi. The itinerary was action packed and with our delegation + the Houston Ballet troop + the ballet patron group, there were upwards of 175 Houstonians in Tokyo last week!  All in all, it was a successful trip and we hope to see more Japanese companies open up shop in H-Town!

There is a significant uptick in the rental real estate market in Houston recently.  First, let’s take a look at single family home rentals. The September single family home average lease price went up slightly to $2180/month. This 3% increase in price was not a big increase from last year September. But noteworthy is the the number of leased listings. That number increased over 25% in September, compared to September of 2021.  The takeaway?  More homes are leasing but the prices, while increasing, are not increasing proportionately. Another interesting note is the townhome/condo rental market. The average lease price for a townhome/condo went up from last year 8% to $1935 (wow, not so much less than a single family home), while the number of leased listings for townhome/condos only increased 4.3%.  The takeaway?  Rental condos/townhomes are more expensive now, with fewer units being leased. Might be a good time to buy an investment condo/townhome!

At the time of writing this article, the trip has not started yet, but by the time you are reading this, Susan should be in Japan! The City of Houston and the Greater Houston Partnership + a group of Japanese related company leaders are currently visiting Tokyo.  The goal is to showcase Houston as a great place to open a branch and do business. A group of 37 delegates include Houston Mayor Sylvester Turner and GHP President and CEO Bob Harvey are traveling together.  A few planned stops include the US Embassy, a JETRO seminar, a visit to Houston’s sister city Chiba (it’s the 50 year anniversary of this sister city relationship), a bullet train ride (Texas is planning a bullet train line), visits to several companies (Sumitomo, Mitsubishi Heavy, Daikin), and a special performance to watch the Houston Ballet perform Swan Lake.
