Here in Houston, the top place to find properties for sale or lease is on HAR.com and its mobile app. Other cities may use websites such as Zillow and Realtor.com but for Houston, the number one up to date site is HAR.com because all Houston realtors use this platform when listing properties and tracking sales. To give you an idea, the Har.com mobile app gets over 10 million visitor session per month, logging 54 million listing views.  When the public see properties they like, they can contact the listing agent directly, which comes to us agents as a lead.  In May alone, Houston realtors received over 440,000 leads. The IRS typically adjusts the cents-per-mile rate each year, but has made a change effective July 1 due to quickly rising fuel prices.  The IRS has announced an increase in the optional standard mileage rate for the final 6 months of 2022. Taxpayers may use the optional standard mileage rates to calculate the deductible costs of operating an automobile for business and certain other purposes. For the final half of 2022, the standard mileage rate for business travel will be 62.5 cents per mile, up 4 cents from the rate effective at the start of the year. These new rates are in effect from July 1, 2022.In recognition of recent gasoline price increases, the IRS made this special adjustment for the final months of 2022. The IRS normally updates the mileage rates once a year in the fall for the next calendar year. The optional business standard mileage rate is used to compute the deductible costs of operating an automobile for business use in lieu of tracking actual costs. This rate is also used as a benchmark by the federal government and many businesses to reimburse their employees for mileage. Taxpayers continue to have the option of calculating the actual costs of using their vehicle rather than using the standard mileage rates, although this does require extensive recordkeeping. Midyear increases in the optional mileage rates are rare; the last time the IRS made such an increase was in 2011. Further details are available in Notice 2022-03.

5月27日に77歳の誕生日を迎えたスーザンのお母さん、マリオン・クォックに案浦不動産からお誕生日おめでとう！コロナが始まり、外出を控えていたお母さんですが、スーザンのお兄さん・ロブと家族 (妻・カレン、双子・サムとマックス、ジャック、そしてオードリー)とスーザン一家 (夫・攻、丈、泰、ザック)、そしてお爺ちゃんと台湾から来ている伯母さんのピン、お母さんの親友であるヘザーと一緒にチャイナタウンでお気に入りのレストラン・アルコ シーフードでお祝いしました。お誕生日おめでとうございます。これからも元気で長生きしてください。

Annoura Realty Group wants to wish Susan’s mom, Marion Kwok, a warm HAPPY BIRTHDAY!  Grandma Kwok turned 77 on May 27.  Since COVID she has not been out and about in public out of an abundance of precaution.  Susan’s brother Rob and his entire family (wife Karen, twins Sam and Max, Jack, and Audrey) as well as Susan’s entire family (husband Koh, Joe, Ty, Zach), plus Grandpa Kwok, mom’s sister Aunt Ping visiting from Taiwan and mom’s dear friend Aunt Heather all got together at our favorite restaurant in Chinatown, Arco Seafood. It was a very nice family get together and again, HAPPY BIRTHDAY MOM!!

18年間という月日が経つのは驚くほどとても早く、ついに案浦家の長男が高校を卒業しました！案浦 丈は、スーザンの母校でもあるクリアレイク高校から2022年5月25日に卒業しました。 卒業式はチャレンジャースタジアムで行われました。 丈はクラスの上位3％となる栄誉で卒業し、今秋、テキサス大学オースティン校で経済学部へ進学します。 本当におめでとう！お父さんもお母さんも丈を誇りに思っています。

It is almost unbelievable that 18 years have gone by and the Annoura‘s first son just graduated from high school! Joe Christopher Annoura graduated from the same high school Susan graduated from, Clear Lake High School. The ceremony took place on May 25, 2022 at Challenger Stadium. Joe graduated in the top 3% of his class with many honors and will head to the University of Texas at Austin this fall to study economics. We are very proud of him!
