毎年恒例のテキサス不動産協会会議は、2019年以来COVIDのためにキャンセルされた続けましたが、今年はテキサス州フォートワースで先週開催されました。同時に、女性不動産協会も年次の州会議を開催しました。スーザンとマリコは両方に出席し、ミーティングからミーティングへと走り回る５日間となりました。ヒューストンの女性不動産協会の会長として、スーザンは POWER III セッションと選挙に参加し、次期のテキサス州における代表となる人々に投票しました。そして テキサス不動産協会　グローバル委員会の副会長として、オースティン在住　 Socar Chatmon-Thomas 会長、McAllen 在住 リエゾン　Jonathan Lindley、ルイスビル在住 Brenda Taylor 前会長と共に、グローバルフォーラム と グローバル委員会における会議を行いました。夕方には、多くのネットワーキング、ハッピー アワーやディナー、ストック ヤードとビリー ボブズでダンスを楽しんだり、特別なパーティーが行われました。 テキサス不動産協会は、メキシコの AMPI (メキシコ全国不動産協会) から 3 人のゲストを迎え、それぞれの都市とメキシコでのビジネス方法について話し、10 月に開催される会議に招待してくれました。みんなで行くのが楽しみです！多くの人々が、新しい情報を学ぶことができ、新しくコネクションを作ることができ、テキサス州での不動産関係者との絆を深めることができた、とても良い経験となりました。

The annual Texas Realtors Conference took place last week in Fort Worth, TX, after being cancelled because of COVID since 2019. In conjunction, the Women’s Council of Realtors also held their annual state conference. Susan and Mariko attended both, running around from meeting to meeting. As President of Houston’s Women’s Council of Realtors, Susan participated in the POWER III sessions and the state elections, voting for the next slate of Texas leaders. As Vice Chairman of Texas Realtors Global Committee, Susan helped run the Global Forum and Global Committee Meeting with Madam Chairwoman Socar Chatmon-Thomas of Austin, Liaison Jonathan Lindley of McAllen, and immediate past chairwoman Brenda Taylor of Lewisville. In the evenings, there were many networking happy hours and dinners, dancing at the Stockyards and Billy Bob’s, and special receptions. Texas Realtors welcomed 3 guests from Mexico’s AMPI (Mexico’s national real estate association) who spoke about their respective cities and how to do business in Mexico, and who invited us all to their national convention in October. I think we are all going to go! It was a very successful conference. We all learned a lot of new information, made new friends, and enjoyed bonding with our real estate colleagues from across Texas.

知っている人も多いかと思いますが、攻は日本でプロの競輪選手でした。アメリカに引っ越した後、彼は自転車レースから 10 年間引退し、ある日突然復帰することを決心しました!　過去数年間、米国マスターズ トラック選手権に出場しており、6 月にインディアナポリスで金メダルを守ることに成功し、男子スプリント カテゴリーでいくつかの国内タイトルを獲得しています。彼の次の大きな挑戦は、ロサンゼルスの VELO スポーツ センターで開催される 2022 UCI マスターズ トラック サイクリング世界選手権です。今回、攻は日本代表として500mタイムトライアルと男子スプリントの2部門に出場する予定です。このレースに向けて毎日懸命にトレーニングしてきました。優勝することを願うばかりです!　彼の自転車レース仲間も何人か参加するので、とても楽しみなレースとなりそうです!

Many of you may know that Koh used to be a professional keirin cyclist in Japan. After moving to America, he retired from bike racing for 10 years until he suddenly decided to literally, get back in the saddle! He has been competing in the U.S. Masters Track Championships for the past few years and has won several national titles in the men’s sprint category, including this year where he successfully defended his gold medal in Indianapolis in June.  His next big challenge is coming up in Los Angeles at the VELO Sports Center, the 2022 UCI Masters Track Cycling World Championships. This time, Koh will be racing for Japan in two categories: the 500m Time Trial and the Men’s Sprint. He has been training hard for this race and we wish him good luck! Several of his bike racing colleagues will be coming to Los Angeles to compete as well, so this will be exciting!

クリアレイク付近にローンスター博物館という航空博物館があります。Labor Dayの３連休に攻とスーザンはザックを連れて行きました。Labor Dayということもあり特別に入場料$10 + ホットドッグと子供用ゲーム付きでした！博物館の中には、たくさんの種類の飛行機があり、多くのものは寄付されたものです。中には、個人が所有している飛行機もあり、順番に閲覧できるようになっています。各飛行機にはそれぞれの歴史などが細かく説明されており、私も一つずつ読んで勉強になりました！（歳をとっている証拠でしょうか…苦笑）攻とザックはフライトシミュレーターを体験し、とても楽しんでいました。スーザンは新しいミヌーティコーヒーショップを見に行き、多くのスタッフに会いました。こちらの博物館に是非言って見たいという方は、10月15日にHanger Bashというイベントに参加することを検討してみてはいかがでしょうか？バーベキュー、巷有名なセントアーノルドビール、ライブバンド、サイレントオークションや、博物館だけではないイベントも沢山あります！詳細とチケットについては、以下のウェブサイトからご覧ください。https://lonestarflight.org/hangarbash2022/

There is an impressive Flight Museum near Clear Lake called the Lone Star Flight Museum. Over the Labor Day Weekend, Susan and Koh brought Zach to check it out. The Museum had a $10 entrance fee special with free hot dogs and kids games on Labor Day. Inside the museum was a display of many actual airplanes, many donated to the museum, some owned by private owners and on rotation for viewing. There are excellent signs with explanations to teach us about the airplane’s facts and history. I must be getting old because I actually read them and thought they were pretty interesting! Koh and Zach did the flight simulator and they loved it. Susan went to check out the brand new Minuti Coffee Shop, where she met several of the museum managers who were stepping in to run the busy coffee shop during the Labor Day rush. They will have a cook team on site smoking BBQ and serving local craft Saint Arnold Beer, a live band, silent auction, and full museum access. ヒューストンのダウンタウンをドライブし美しい景色を見たことはありますか？ 高速道路I-45S 、59N や、I-10 など、いろいろな経由でドライブできます。ダウンタウンの各建物には興味深い歴史があり、多くの建物は50年以上前に建築されたものです。 2022 年 9 月 8 日に女性不動産協会とともにヒューストンの歴史を学ぶために、スーザンはイベントを開催しました。約 40 人のメンバーとゲストがMr. McKinneyの主催する歴史を巡るバスツアーに参加しました。ツアー中にはあMr. McKinneyがガイドを勤め、ポスターや、建設の背後にある歴史を説明し、ダウンタウンの有名な建物の多くに関する興味深いトリビアなどで楽しませてくれました。スクールバスがオープンカーとなっている車を使い、自分んお好きな飲み物を持ち込むことも可能です！とても楽しい経験となりました。皆様にも是非お勧めします！このツアーの詳細については、以下のウェブサイトをご覧ください。 www.AboutMisterMcKinney.com 

Have you ever driven towards downtown Houston and marveled at how beautiful our skyline is?  I do it all the time and love every angle, coming towards it from I-45S, going right next to it on 59N, driving right into it on I-10. Each building downtown has an interesting story to it, and many of those buildings were built 50+ years ago. In order to learn some Houston history, Susan organized an event with the Women’s Council of Realtors on Sept 8, 2022.  About 40 members and guests took a ride on the Mister McKinney’s Historic Bus Tour.  On the tour, our guide Mr. McKinney showed posters of before and after, explained the history behind the construction, and shared some interesting trivia about many of the famous buildings downtown. He uses an open air school bus and people can bring on their own drinks. Everyone loved it and we also recommend it to you! 不動産市場の状況をHAR.com は、毎週毎にデータ分析をします。現在、第 35 週目の数値が発表され、2022 年 8 月 30 日から 2022 年 9 月 5 日の週を 1 年前の同じ週と比較しており、ヒューストンの不動産市場が冷え込んでいることを示しています。新規掲載（売りに出されている住宅）の数は13.5%減少しました。保留リスト (現在契約中の住宅) の数は、33% と大幅に減少しました。買い手が見つからなかったために家をあきらめて市場から引き下げた売主は、昨年の同時期と比較して12％増加しました。 2021 年の同じ週の 2,429 軒と比較して、今週中に成約された住宅は 2,070 軒のみでした。

要点: 物件購入を待っていた方達は今がチャンスかもしれません。昨年に比べて競争率は減少しており、価格は依然として非常に高く、2023 年には再び上昇すると予測されています。ほとんどのエコノミストによると8%。これは、Covid以前に3〜5％の上昇率を平均的に見ているヒューストンにとっては大きな変化となります。

HAR.com does a great job at analyzing data on a weekly basis to let us know how the real estate market is doing. The numbers for Week 35 are out and they compare the week of Aug 30,2022 – Sept 5, 2022 to the same week one year before.  The data shows that the Houston real estate market is cooling off.  The number of new listings (new homes on the market for sale) went down by 13.5%.  The number of pending listings (homes that are currently under contract), went down a huge 33%. Sellers giving up and pulling their homes off the market because they couldn’t find a buyer increased 12% compared to the same time last year. The number of closings also fell, nearly 15% with only 2070 homes sold during this week compared to 2429 the same week in 2021.

Takeaway: If you have been on the sidelines waiting to buy, right now you may have a chance. There seem to be less competitors compared to last year, but the prices are still very strong and projected to go up again in 2023. We probably will not see 20% appreciation like we did 2020-2022 but we may see something closer to 5-8% according to most economist.  That’s still big for Houston who traditionally sees 3-5% appreciation rates pre Covid.
