    クリアレイクカップ ソフトボール大会

    毎年4月にヒューストン日本ビジネス協会は恒例のソフトボール大会を開催し、ヒューストン内で沢山の日本大企業が参加しています。スーザンはメンバーであり、案浦不動産は居酒屋　和チームのユニフォームのスポンサーの1人です！この大きな大会の準備として、選手の皆さんは毎週練習しており、2月27日日曜日に開催されたのはクリアレイクカップと呼ばれるベイエリアで、4チーム( JAXA、カネカ、クリアレイクユナイテッド、居酒屋　和) が参加しました。居酒屋　和チームは、優れたピッチングと強力な打撃、そして優れた防御力で3試合すべてに勝利し優勝しました。試合後はスーザンと攻のお家でバーベキューをみんなで楽しみました。 4月に開催されるトーナメントを楽しみにしています！

    Every April, the Japanese Business Association of Houston holds a huge softball tournament where nearly every big Japanese company in Houston participates in some form or fashion. Susan is a member and Annoura Realty is one of the jersey sponsor for Team Izakaya Wa! In preparation for this big tournament, teams have been practicing weekly and Sunday Feb 27 was a 4 team tournament down in the Bay Area called the Clear Lake Cup. Joining was JAXA, Kaneka, Clear Lake United, and Team Izakaya Wa and I am excited to say that Team Izakaya Wa won all 3 games with some excellent pitching, strong hitting, and outstanding defense. Our win was followed up by a BBQ lunch at Susan and Koh’s house. Looking forward to April’s tournament!

    ロデオタイム！

    ヒューストンで最も大きくそして人気なイベントの1つは、ロデオです。本日、2月28日から正式にロデオが開始され、3月20日まで開催されます。ヒューストンライブストックショーアンドロデオ（HLSR）は、ロデオヒューストンとも呼ばれ、世界最大の家畜展示会とされています。 約33,000人のボランティアがイベント運営を支援し、108種類もある異なる委員会で奉仕しています。スーザンはインターナショナル委員会の委員を務め、今年から真理子がチケット販売委員会のボランティアとして参加することが決まりました。HLSRは501(c)(3の)慈善団体であり、毎年2,500万ドルを超える奨学金を学生に授与しています。まだロデオに行ったことがないという方、今年こそ経験してみてください！ NRGセンターで見れる動物たちや、カーニバル、NRGスタジアム内でロデオを拝見し、夜にコンサートを楽しむことができます。年齢を問わず、誰もが楽しめる一日中のイベントです！ロデオに関する情報は以下のリンクからご覧ください: https://www.rodeohouston.com/

    One of the largest and most exciting events of Houston is the RODEO!  Today Feb 28 kicked off the rodeo and it will run until March 20.  The Houston Livestock Show and Rodeo (HLSR), also called RodeoHouston, is the largest livestock exhibition and rodeo in the world. 33,000 volunteers help run the operations and serve on various committees, 108 different committees in fact!  Susan serves on the international committee, while this year Mariko joined as a volunteer on the ticket sales committee. HLSR is a 501(c)(3) charitable organization and awards over $25M in scholarships annually to students.  If you have never been to the rodeo, it is a super fun experience! Visit the animals in NRG Center, ride the ferris wheel at the carnival, catch the rodeo action inside NRG Stadium, and enjoy a concert in the evening.     2月14日、 ハッピーバレンタインデー！日本ではバレンタインデーの祝い方がアメリカとは少し違うことをご存知ですか？日本では、バレンタインデーに女の子だけが男の子にプレゼントし、男の子は女の子に何もプレゼントをしないのです！ 2月14日まで、デパートやモールでは沢山の種類のチョコレートが販売され、多くの日本人女性や子供たちが好きな人に渡すチョコレートを購入します。また仕事上の関係者などにも、チョコレートを購入することも多々あります。これは、義理チョコといいます。そして…1ヶ月後の3月14日には「ホワイトデー」という日があり、バレンタインデーのお返しに男性から女性へチョコレートやギフトなどをプレゼントします！

    It’s February 14 and we want to wish everyone a very Happy Valentine’s Day!! Did you know in Japan, Valentine’s Day is celebrated differently that here in the U.S.? That’s right. In Japan, on Valentine’s Day, only the girls gift the boys and the boys don’t give the girls anything! What?! Yes, that’s very different than here. Leading up to February 14, department stores and malls have all kinds of Valentine’s Day chocolates for sale and swarms of Japanese girls and ladies buy tons of chocolates for the guys they like. They even buy chocolates for guys they don’t romantically like, out of obligation (such as for their bosses or co-workers). These chocolates have a name for them: GIRI CHOKO. THEN… one month later on March 14, there is a day called “White Day”. On this day, all the boys and men who received chocolates from girls on Valentine’s Day must return the favor and present chocolates back to those girls!

    ヒューストン女性不動産協会は、1月31日にポストオークのマジアーノズで大きなイベントを主催させていただきました。 100人以上の不動産業者が参加し、講演者はチーフエコノミストでスチュワートタイトル社の副社長であるテッド・ジョーンズ博士でした。ジョーンズ博士はヒューストンの不動産市場の状況を元に、需要と供給が住宅価格の上昇圧力へ影響していることを述べました。売却希望住宅の不足の中、購入を希望する需要がさらに増えてきています。多くの購入希望者が限られた購入可能物件の中からオファーを出すため、住宅価格の上昇が確認されています。さらに、COVIDの影響により人々の働き方が変わりました。多くの人は会社に行かず、自宅で仕事をすることに慣れているため、より大きな家の購入を望んでいることがわかります。さらにお休み中に旅行などに行かなくなり節約をする方達が多くなり、大きな家も買う余裕がある人たちが多くなっています。そのため、昨年販売された50万ドルから100万ドルの住宅の数が大幅に増加したことがわかります。もう1つのポイントとしては、金利の値上がりが予想されることです。ジョーンズ博士は、住宅貸付が大幅に減少し、借り換えが大幅に減少する（ローン会社にとっては良くない）と述べています。ヒューストンの販売価格の平均値は2021年12月から2022年12月にかけて21％上昇しましたが、金利の上昇により来年2023年までに購入が鈍化するため、価格が爆発的に上昇し続ける可能性は低いとみられております。

    The Womens Council of Realtors Houston hosted a big event on January 31 at Maggiano’s on Post Oak.  Over 100 realtors attended and the speaker was Dr. Ted Jones, the Chief Economist and Senior VP for Stewart Title. Dr. Jones reviewed the real estate market situation in Houston, emphasizing that supply and demand is dictating the upward pressure on home prices.  The shortage of housing is killing supply while the number of people in Houston wanting housing is blowing up demand. It turns out that many people have to bid on a limited amount of available homes, causing the prices to go higher and higher. Additionally, COVID has changed the way people work. Because they don’t go into the office and now are used to working from home, they actually want bigger, better, larger homes. They have saved money from not being able to go on vacation so now they can afford larger homes also. So we saw a very large increase in the number of  $500k-$1M homes sold last year. Another takeaway is that interest rates are expected to go up, which Dr. Jones says will result in much less residential lending and much much less refinancing (not good for lenders). Median sales price in Houston has climbed up 21% from Dec 2021 to Dec 2022, but he does not think prices will keep exploding because rising interest rates will slow buying down by next year 2023.

    新年を迎えるにあたり、案浦チームはさらに力強いチームとして活動をしていきたいと思います！またニュースレターを通して、過去のお客様や友人の皆様と再度つながれることを期待して、こちらも継続していく予定ですので末長くよろしくお願いいたします。弊社は新しく不動産についてお手伝いが必要、でもどこから始めていいのかわからないという方のために、周辺地域にハガキを配送しました。そして春が近づく中、新しい日本人駐在員のお引越しのお手伝いをする時期が近づいてきました！海外への引っ越しは不安なものですが、弊社はお家探しの間に少しでも楽しみが増えるようにお役に立てることを心がけております。今月は、コベルコの岩崎さんのために、フェイス・ラブジョイが新築高層マンションへのお引越しのお手伝いをしました。ジャネット・フォルティンは、クリアレイクでの初めてのリースを完了する過程にあり、藤田真理子は、同じ小学校地区内(パティソン小学校)で引越しを考えていた家族の再引越し先を発見いたしました。（簡単な仕事ではありません！）。 蛭子 稔はスーザンと協力して、パールランドの家をソフトボールチームメイトの1人に今週の金曜日に購入するお手伝いをしました！週末までにはブルックフォレストに位置するフィクサーアッパーの家を売りに出す予定です。ヒューストンに引っ越し、購入、販売、または賃貸物件をお探しの方、弊社一同全力でお手伝いいたしますので是非ご連絡ください！

    As we roll into the new year, Team Annoura is ramping up our efforts! We plan to continue our newsletter in hopes of connecting and re-connecting with you, are past clients and friends. We are also dropping postcards to our surrounding neighborhoods to solicit new listings. A new wave of expats are coming this spring and have reached out to let us know they are on their way!  It is so exciting to be able to help our newcomers find housing and settle down in Houston. This month we welcome several new families including Mr. Iwasaki with Kobelco. Fayth Lovejoy took the lead and helped him find a beautiful new luxury highrise. Janet Foltyn is in the process of closing her first lease down in Clear Lake. Mariko Fujita helped a Japanese family change houses but still remain zoned to Pattison (not an easy task!). Mik Ebisu teamed up with Susan to sell a Pearland home to one of our softball teammates, closing this Friday.  We’ll be bringing a house to market for sale, a fixer upper, in Brook Forest by the end of the week.  If you know anyone moving to Houston, wanting to buy, sell, or lease, we are ready to help!
