    緊急時用グッズ購入のための免税週末

    テキサス州では、緊急時用のグッズを税金なしで購入できる週末があることをご存知ですか？！なんと、その週末は今週末、4月23日深夜24時から25日深夜24時（月曜日いっぱいまで）です。購入できるアイテムの数に制限はなく、例としてはホームデポでお会計をするときなどに特別な対応は必要ありません。グッズをレジに持って行き、支払い時に自動的に免税されます。免税対象の商品とは？ $3000未満の携帯用発電機、緊急用はしご、ハリケーンシャッター、電池!、クーラーやアイスチェスト（アカデミーにて、攻の欲しいYETIクーラーを購入するのに良い時期です！）、救急箱、懐中電灯、ラジオや消火器などです。今週末に免税対象商品（および免税対象外商品）のリストについては、ここをクリックしてください：https://comptroller.texas.gov/taxes/publications/98-1017.php

     Did you know the state of Texas has a weekend during the year where you can buy emergency preparedness supplies TAX FREE?!  Yes, that weekend is this weekend, April 23 midnight -25 midnight (yes they give you all day Monday also). There is no limit on the number of items you can buy and you do not need any special documentation when you check out at Home Depot (for example).  Just bring your items to the register and purchase them tax free.  What kind of items are tax free?  Portable generators under $3000, emergency ladders, hurricane shutters, BATTERIES!, coolers and ice chests (good time to go to Academy and buy that YETI cooler you wanted, Koh!), first aid kits, flashlights, radios, fire extinguishers. For a full list on what you can buy TAX FREE (and what you can’t buy tax free) this weekend, click here: https://comptroller.texas.gov/taxes/publications/98-1017.php

    3月23日は不動産ソーシャルイベントが２回ありました！最初のイベントはウェストハイマーのウェストエンドで開催され、ヒューストンの女性不動産評議会がスポンサーとして参加しました。不動産業界における様々な会社が集まり、クレジットについて勉強し、授業の後はみんなでハッピーアワーを楽しむイベントを開催しました。とても良い天候となり、参加した人たちはローン会社やタイトル会社、住宅保証会社、不動産会社とお話をしながら食事とお酒を楽しみました。2つ目のイベントは、ワシントンアベニューにあるシュガールーム (Sugar Room)という今話題のバーで開催され、案浦チーム一同で参加しました。こちらでもまた業界内の各会社の人たちと出会い、色々なことを学ぶことができました。競争率の高い市場である今だからこそ、成功する取引を行う秘訣は他の会社やエージェントとの関係にあります。多くの場合は適切なローン会社の選択、より安い手数料とより良い利息でお客様のコストダウンをすることが重要視されます。物件の購入・売却を検討している方は、必ず案浦不動産まで連絡することをお忘れずに！

    March 23 we had a DOUBLE real estate social!  The first one was held at The West End on Westheimer and the Women’s Council of Realtors Houston was a sponsor. Industry vendors and realtors came together for a class on credit repair plus a networking happy hour.  The weather was perfect and our guests enjoyed cocktails and food while getting to know lenders, title companies, home warranty companies, and realtors from various different brokerages.  Following this, Team Annoura visited one more real estate social, this one on Washington Avenue at the hot spot known as the Sugar Room. It was fun meeting and learning from others in the industry. Successful transactions are based on relationships, especially in this hot market when knowing the other agent may be the difference between getting the deal or not.  Knowing the right lender is often the difference between making it to closing or not, or saving the client a few dollars with cheaper fees and better rates.     3月は、多くの駐在員の方達が日本に帰ってしまい、また代行の方達が引っ越しされる、大忙しな月となりました。物件管理側では、入居準備が必要な家が4戸同時に空家となる形となり、何でも屋から塗装会社、リフォーム業者、フローリングの人や配管業者の手配まで行う結果となりました。弊社の賃貸物件の3つ（エルクヒル、ワインディングスプリングス、リトルウィローウォーク）は、市場に出た直後に契約完了となりました。エメラルドレイクも25日に新入居者を迎えました。今日は、新しく日本から２人、医療センターのアパートに引っ越す予定なので、案浦チームは恒例のエアマットレスなどの準備に大忙しな１日となりました。セール関係では、真理子が今月の2件目となる物件購入で、今回は友人のお母さんのお手伝いとなりました。スーザンのシュガーバーは4月初旬の売却に向けて順調に進んでおり、スーザン、真理子、フェイスはすべて、4月末に購入が完了する契約の途中となっています。スーザンの契約中物件はクリアレイクにあり、購入後すぐに三菱ケミカルからの新しい駐在員家族に貸す予定す。真理子はアッパーカービーにある2階建て一軒家で、フェイスはリッチモンドにある一軒家の契約中です。チームは毎日フル活動しており、購入、売却、または賃貸の手助けをいつでもできるよう準備が整っています！ご希望のリストをいただければ、すぐにでも飛んでいきます！

    March was a crazy busy month with many expats leaving and many coming. The property management side of things had four homes come up that needed full make readies. We were busy with handymen, painters, remodelers, flooring guys, granite installers, and plumbers. Three of our lease listings (Elk Hill, Winding Springs, Little Willow Walk) were leased out immediately after hitting the market. Emerald Lake also found a new tenant who moved in on the 25th. Today Monday, we have two newcomers moving to apartments in the medical center so the team was out running around setting up their air mattresses. On the sale front, Mariko closed her second home of the month, this time for a friend’s mom in Conroe. Susan’s Sugar Bars is still on track for an early April close, and Susan, Mariko, and Fayth all have homes under contract set for closing towards the end of April.  Susan’s is in Clear Lake and will be rented to a Mitsubishi Chemical family as soon as we close, while Mariko’s is a 2 story home in Upper Kirby, and Fayth’s is a home in Richmond.     ヒューストン女性不動産協会は、1月31日にポストオークのマジアーノズで大きなイベントを主催させていただきました。 100人以上の不動産業者が参加し、講演者はチーフエコノミストでスチュワートタイトル社の副社長であるテッド・ジョーンズ博士でした。ジョーンズ博士はヒューストンの不動産市場の状況を元に、需要と供給が住宅価格の上昇圧力へ影響していることを述べました。売却希望住宅の不足の中、購入を希望する需要がさらに増えてきています。多くの購入希望者が限られた購入可能物件の中からオファーを出すため、住宅価格の上昇が確認されています。さらに、COVIDの影響により人々の働き方が変わりました。多くの人は会社に行かず、自宅で仕事をすることに慣れているため、より大きな家の購入を望んでいることがわかります。さらにお休み中に旅行などに行かなくなり節約をする方達が多くなり、大きな家も買う余裕がある人たちが多くなっています。そのため、昨年販売された50万ドルから100万ドルの住宅の数が大幅に増加したことがわかります。もう1つのポイントとしては、金利の値上がりが予想されることです。ジョーンズ博士は、住宅貸付が大幅に減少し、借り換えが大幅に減少する（ローン会社にとっては良くない）と述べています。ヒューストンの販売価格の平均値は2021年12月から2022年12月にかけて21％上昇しましたが、金利の上昇により来年2023年までに購入が鈍化するため、価格が爆発的に上昇し続ける可能性は低いとみられております。

    The Womens Council of Realtors Houston hosted a big event on January 31 at Maggiano’s on Post Oak.  Over 100 realtors attended and the speaker was Dr. Ted Jones, the Chief Economist and Senior VP for Stewart Title. Dr. Jones reviewed the real estate market situation in Houston, emphasizing that supply and demand is dictating the upward pressure on home prices.  The shortage of housing is killing supply while the number of people in Houston wanting housing is blowing up demand. It turns out that many people have to bid on a limited amount of available homes, causing the prices to go higher and higher. Additionally, COVID has changed the way people work. Because they don’t go into the office and now are used to working from home, they actually want bigger, better, larger homes. They have saved money from not being able to go on vacation so now they can afford larger homes also. So we saw a very large increase in the number of  $500k-$1M homes sold last year. Another takeaway is that interest rates are expected to go up, which Dr. Jones says will result in much less residential lending and much much less refinancing (not good for lenders). Median sales price in Houston has climbed up 21% from Dec 2021 to Dec 2022, but he does not think prices will keep exploding because rising interest rates will slow buying down by next year 2023.

    As we roll into the new year, Team Annoura is ramping up our efforts! We plan to continue our newsletter in hopes of connecting and re-connecting with you, are past clients and friends. We are also dropping postcards to our surrounding neighborhoods to solicit new listings. A new wave of expats are coming this spring and have reached out to let us know they are on their way!  It is so exciting to be able to help our newcomers find housing and settle down in Houston. This month we welcome several new families including Mr. Iwasaki with Kobelco. Fayth Lovejoy took the lead and helped him find a beautiful new luxury highrise. Janet Foltyn is in the process of closing her first lease down in Clear Lake. Mariko Fujita helped a Japanese family change houses but still remain zoned to Pattison (not an easy task!). Mik Ebisu teamed up with Susan to sell a Pearland home to one of our softball teammates, closing this Friday.  We’ll be bringing a house to market for sale, a fixer upper, in Brook Forest by the end of the week.  If you know anyone moving to Houston, wanting to buy, sell, or lease, we are ready to help!
