    市場は昨年経験したクレイジーな売り手市場から安定し続けています。市場に出回っている住宅は、金利の上昇により多くの買い手の購買力が低下しているため、売却に時間がかかっています。かつて住宅を購入する準備ができていた購入者の多くでさえ、最近では代わりに賃貸を選択する傾向が見られています。金利が上昇したため、気に入った物件を見つけることができなかったり、同じ価格の住宅の資格を得ることができなかったりしていますが、賃貸市場は現在とても人気となっています。先週、弊社から 2軒の物件を賃貸に出しましたが、どちらも複数の申込書をいただき、 5 日以内に契約完了となりました。真理子は、新しく地元の投資家のための最初の投資物件を購入するお手伝い（ケイティで）をし、8月3日に無事成約しました。スーザンのロビンズは、8 月19日の成約に向けて順調に進んでいます。日本人が売主のため早朝のリモートオンライン公証人成約を計画しています!ベレアに位置する豪邸のシンシアは、オプション期間から無事抜け出し、8月30日の成約に向けて準備を整えている状況です。今月、私たちはローゼンバーグにある教会の契約も完了し、10 月の成約を目標としています。そして、ついに案浦不動産は日本総領事館の旧邸宅を正式に市場へ掲載いたしました。 2017年の洪水以降空家となっており、日本政府は今年、売却することを決定しました。案浦不動産をご利用いただき、大変光栄に思います。物件の詳細は以下よりご覧ください: www.har.com/80289944 .     In Annoura Realty news, the market continues to stabilize from the crazy seller’s market we experienced last year. Homes on the market are taking longer to sell as the rising interest rates are crippling many buyers’ buying power. Even many of our buyers who were once ready to buy a home opted recently to lease instead, unable to find inventory they liked and/or unable to qualify for the same priced home now that the interest rates have risen. That being said, the rental market is now super hot. Last week, we listed two homes for lease, both that were snatched up within 5 days with multiple applications. Mariko helped a new investor buy his first investment property (in Katy), closing on August 3, and Susan’s listing on Robbins is still on track to close on August 19. Coming up on the 15th we have a 5 unit portfolio closing for one of our sellers in Japan. We are planning on an early morning remote online notary closing for him! Our Bellaire beauty on Cynthia made it out of the option period and is cruising towards an August 30 close. This month we also put a church under contract in Rosenberg and recently made it through inspections with an October close date targeted. In exciting news, Annoura Realty officially listed the former residence of the Japanese Consul General. After flooding in 2017, this home has not been lived in since and the Japanese Government finally authorized its sale this year.     ドラムロールをお願いします！ 案浦不動産はこの度、日本政府　総領事館の建物の売却を担当することとなりました。このような物件を売却するために弊社を選んでいただき、とても光栄です！メモリアル郵便番号、77024に位置し、数十年にわたって多くの会議、パーティー、お祝いの会場として多くの人たちから親しみ愛し続けられた建物です。残念ながら、2017年のハリケーン ハービーにより床上浸水の被害に遭う結果となりました。建物内に8フィートの被害を受け、5年間空家となっていました。220万ドルで市場へ出し、写真撮影は明日の予定です。長い道のりとはなりましたが、弊社一同全力で売却するために準備万端です！他のニュースとして、189万ドルの物件が1週間以内に契約され、先週末（スーザンがファーゴの郊外にいた間）にオプション期間が終了しました。さらに、新たに東京海上からの駐在員の方が金曜日にウェストヒューストンへ入居、そしてモントローズとジャージービレッジの賃貸住宅の契約が完了いたしました。スーザンはもう１軒、プール付きの1/3エーカーの敷地に、寝室3部屋、浴室2.5部屋の新しい物件をマイヤーランドエリアに売却中。真理子は、リッチモンドにあるレイクス・オブ・ベラテラ内に寝室4部屋、浴室2.5部屋の新しい物件を売りに出しました。案浦チームはフル活動中です！

    Drumroll, please!  Annoura Realty Group is honored to announce our newest listing!! We have been hired by the Government of Japan to list their Consul General’s residence.  The building is located in Memorial 77024 and has served as the venue for many meetings, parties, and celebrations over several decades. Sadly, it flooded in 2017, when Hurricane Harvey filled it up with 8 feet of water from Buffalo Bayou. The home was gutted and left vacant for 5 years, diligently maintained on the outside, but unlived in on the inside. Susan will be bringing this home to the market for sale at $2.2M with the photo shoot set up for tomorrow. It has been a journey procuring this listing and Annoura Realty Group is ready to roll up our sleeves and get it SOLD! In other exciting news, our $1.89M listing went under contract in less than one week and we made it out of the option period last weekend (while Susan was in the back of that Suburban in Fargo). In addition, our new Tokio Marine tenant moved into his West Houston home on Friday, and we closed out our Montrose and Jersey Village lease homes. Susan brought to market a new listing in the Meyerland area, a 3 bedroom, 2.5 bath home on a 1/3 acre lot with a pool!  Mariko brought to market a new listing in Richmond, a 4 bedrooms, 2.5 bath home inside Lakes of Bella Terra.     案浦チームは6月も忙しく終える結果となりました！フェイスとスーザンは、非常に人気のあるボニーブレイ6プレックス内に賃貸用ユニットを市場へ出しました。 1日以内に6件の閲覧リクエストがあり、フェイスはオープンハウスを開催し（賃貸のために！）、すでに申込書をもらいました。一方、町の反対側ではスーザンとミックはゲート付き住宅内に賃貸用のタウンホームを市場へ出しました。このタウンホームは、ケイティで良い学校へ行くため家を購入した過去のクライアントが所有しています。メモリアルでは、7月1日に非常にトレンディなマッキンリーアパートに新しい日本人駐在員を迎えました。更に7月4日に新しい家族が到着し、ポー小学校とラニエ中学校の組み合わせが大人気の、グリーンブライアーアパートメンツの地区に引っ越します。先週、日本の札幌からレーンズボローアパートに若い歯科医もお迎えしました。彼はUTヘルスで12か月のプリセプターシップを行います。そしてスーザンはセカンドホームを望んでいた過去のクライアントのために、ギャラリアの中心部にある家具付きのとても素敵な2ベッドルームコンドミニアムの成約もしました。ナンはケイティで、販売と賃貸の両方で家を次々とクロージングし続けています。来週、スーザンとマリコは更に6つのコンドミニアムの成約予定です。これは、日本投資家が売主となる国際取引となります。最後になりましたが、新しく案浦不動産に迎えた2人のエージェント、カルメンとソルジオは、ガルベストンの土地をすでに契約を完了させました！こんな忙しい中チームは不動産ソーシャルイベントと、地元のお気に入りのローン会社であるAMCAPMortgageのローラ・ハインズと一緒にTommy’sで集まることもできました！

    Wrapping up June, Team Annoura has been busy! Fayth and Susan listed a unit for lease  inside the very popular Bonnie Brae 6-plex. Within 1 day, we had 6 requests to view. Fayth held an open house (yes, for a lease!) and is already working on an application. Meanwhile across town, Mik and Susan listed a townhome for lease inside the gated Steeplechase complex. This townhome is owned by a past client who bought a house in Katy and will move there because of the good schools. Over in Memorial, we welcomed a new expat into the very trendy McKinley Apartments on July 1. We have a new family arriving on July 4 who will move into the District at Greenbriar Apartments because of the very popular Poe Elementary + Lanier Middle School combination. Last week we welcomed a young dentist from Sapporo, Japan to the Lanesborough Apartments, where he will do a 12 month Preceptorship at UT Health. In the heart of the Galleria, Susan closed on the sale of a super nice 2 bedroom condo, fully furnished, for some past clients who wanted a second home. Nan continues to close house after house, both for sale and lease, in Katy. Coming up next week, Susan and Mariko will be closing on the sale of their next 6 condo units, another international closing with our seller in Japan. Last but not least, our two newest agents, Carmen and Sergio, already have their first deal under contract, a piece of land in Galveston! With everything going on, the team was able to get together twice for some drinks and bonding. One was at the Real Estate Social event and one at Tommy’s with our favorite local lender, Laura Haines of AMCAP Mortgage.

    We are so grateful that they have found Annoura Realty to help them find their housing! One by one our clients are arriving and moving in at places such as Modera Flats, Vantage Med Center, and Lanesborough, as well as District at Greenbriar and Aspire Post Oak. We also FINALLY moved in two CEO’s who had been in hotels waiting for good inventory to pop up. On the sale side, Annoura Realty agent Shantel Looker had a double closing, helping one client sell their home in Friendswood and then turn around and close on their new home purchase one day later! Meanwhile, Mariko helped a new buyer purchase a townhome investment property. And, speaking of investments, Susan and Mariko helped an investor in Japan sell her 6 condo units to a different investor in Houston. Coming up in mid-July, Susan and Mariko will sell their next 6 condos and they also picked up a new listing to sell 5 more!      家を購入し、引っ越し、新しく生まれる赤ちゃんの準備はとても大変ですが、決して不可能ではありません。出産前に新しいお家へのお引越しをお考えの方には必見な、アドバイスを以下からご覧ください。

    1.信頼できるエージェントの使用。経験豊富で、かつ共感できるような不動産エージェントを使用することで、物件探しの過程をどれだけ楽にできるかが決まります。エージェントを選ぶのには、信頼、そしてエージェントがどれだけお手越大をしてくれるかによります。大変な時期でこそ不動エージェントがいることによって、住宅購入体験全体をはるかに簡単にすることが出来ます。

    2.現実的なタイムラインを設定します。まず、出産予定日からさかのぼって計画を立てます。引越し後の荷物の整理に十分な時間が取れるよう、計画を立てましょう。また、妊娠中は予測できないこと多々起きる可能性があるため、計画よりも常に先回りできるように動くと余裕の出来た実効性が見れます。

    3.自分でお部屋の塗装はやめましょう。新しく生まれる子のために完璧にしたいという気持ちから、ついつい自分でお部屋の塗装などを考えがちですが、塗料の中には、発育中の胎児に害を及ぼす可能性のある毒素が含まれています。自分で塗装を実行する場合は、予防策を講じることが非常に重要です。専門家を雇って仕事をすることをオススメします。

    4.子供を中心にお家を探しましょう。特に最初の赤ちゃんである場合、赤ちゃんを中心に考えた新しい家を選びたいと思う茅が多いと思います。急かさず、時間内により良い価格の物件を探す中、将来また子供を授かった時のことを考えて家を探すことも重要です。鉛塗料のような潜在的な問題を指摘する点検をすることを、購入前に必ずご確認ください。

    5.子供にぴったりなご近所を見つけましょう。近所の安全性などを調べるのも重要です。犯罪率に関連する統計を見つけることができるウェブサイトは沢山あります。また、学校のシステムや地元の教育システム、遊び場、レクリエーションセンター、子供向けのコミュニティプログラムなどの近隣の設備についても調査する必要があります。

    Buying a home, moving in, trying to get boxes unpacked, decorating a nursery and then bringing home a newborn in a short period of time is a daunting proposition but not an impossible one. There are definitely some special considerations if you are trying to get into your new home before the stork pays a visit. The end result can be the ultimate “nest” for you and your growing family.

    1.     Have an agent you can trust. Having an experienced real estate professional in your corner who can empathize with buying a home while expecting, will be your greatest asset in the process. You will need to trust them to help guide you through the real estate process and do the extra leg-work for you. Baby brain is a real phenomenon and having a Realtor who will be on top of the issues that you may miss will make the entire home buying experience much easier.

    2.     Set a realistic timeline. First, work backwards from your due date. Make sure that you allow yourself plenty of time for unpacking since this may take a bit longer than if there wasn’t a baby on board as well as for packing on the other end of the move. You will also want to give yourself some wiggle room as babies tend to be notoriously unpredictable and could make an appearance a bit earlier than you have planned. You will want to have all of the paperwork signed and the furniture in before your new little sweetheart comes home.

    3.     Don’t do the painting yourself. With all of the nesting instincts and the desire to get the house squared away and the baby’s room enchanting, you may be tempted to grab a brush and roller and a gallon of paint. Paint and paint fumes contain toxins that could be harmful to a developing fetus. It is extremely important to take additional precautions if you do the painting yourself, or better yet, delegate the task or hire a professional to do the job.

    4.     Choose a home with kids in mind. Especially if this is a first baby, you will want to choose your new home with respect to your little one. While you don’t want to rush the real estate process and just pick any house that is in your price range that you can move into within your timeline, you will want a house with room to grow in that is also safe. Make sure that you have a home inspection that points out potential issues like lead paint.

    5.     Find the right neighborhood for kids. Do your homework and evaluate the safety of neighborhoods. There are numerous websites where you can find important statistics regarding crime rates and related issues. You will also want to investigate the school system and the local educational opportunities as well as neighborhood amenities like playgrounds, recreation centers, and kids’ community programs.
