    2024 年の最初の米国アジア不動産協会イベントは 1 月 25 日に開催されました。スーザンと真理子は、メモリアル シティのシュラスコで開催された経済予測/1031 交換昼食会に出席しました。 たくさんの友人や同僚に会うことができ、投資家が不動産を売却する際の特別な税金の繰り延べ戦略を学びました。 売却時にキャピタルゲインを支払う代わりに、投資家は別の投資不動産を購入し、その売却益を新しい投資に組み込むことができます。 売却が 1031 Exchange の仲介者を通じて正しく行われる限り、投資家は後々までキャピタルゲイン税の支払いを避けることができます。 キャピタルゲイン税は回避されるのではなく、後まで延期されるだけですが、理論的には、投資家がこれを続ければ、キャピタルゲイン税を何度も支払うことを避けることができます。 売却を考えている投資不動産があり、その売却で多額のキャピタルゲインが得られる場合は、1031 エクスチェンジを実行して、売却益を別の投資に転用することを検討することをオススメします。 詳細については是非、お問い合わせください。 繰り返しとなりますが、この戦略は投資用不動産にのみ機能し、実際のお住まいには適応されませんので、予めご了承ください。

    The first Asian Real Estate of America event of 2024 took place on Jan 25.  Susan and Mariko attended an Economic Forecast/ 1031 Exchange luncheon at the Churrasco’s in Memorial City. It was fun to see so many friends and colleagues and to be reminded of a special tax deferral strategy when investors sell their properties. Instead of paying capital gains on the sale, the investor can purchase another investment property and roll the proceeds of the sale into the new investment. As long as the sale is performed correctly and through a 1031 Exchange facilitator, the investor can avoid paying capital gains tax until later down the road. The capital gains tax is not avoided, it is just deferred until later, but theoretically, if the investor keeps doing this, he can avoid paying capital gains tax again and again. If YOU have an investment property that you are thinking about selling, and if that sale will result in a large capital gain, you may want to consider doing a 1031 exchange and rolling the sales proceeds into another investment. Contact us for more information! Again, this strategy only works for investment properties, not for your primary residence.

  • ヒューストンに大寒波!!

    ヒューストンに大寒波が訪れる予定です！!予報では火曜日と水曜日には気温が20度台に下がるとのことで、事前に対策が必要です。弊社管理物件全ての住人に、対策についてリストを送付しました。屋外にあるパイプをカバーし、スプリンクラー システムから水を抜き、シンクの下にあるすべてのキャビネットのドアを開けることです。屋外の植物を覆うと、凍結防止となります。ペットを飼っている人たちは、必ず室内で寝かせること、十分な食料と水を準備してください。

    火曜日の朝の気温は10度台まで下がる可能性があります（ケイティでは17度、シュガーランドでは19度が予想されます）。水曜日の朝にも再び気温が低くなる可能性があります（ホビー空港付近では18度まで下がる可能性があり、ケイティでは14度まで下がる可能性があります）。水曜日の午後までに気温は30度を超えると予想されていますが、気象予報士は来週末に再び寒冷前線が到来することに注目しています。

    Houston, our next big cold front is happening! The forecast is calling for temperatures dropping into the 20’s on Tuesday and Wednesday, which means it is important to plan ahead. For all of the properties we manage, we sent out a list of things to do to winterize your home: wrap exterior pipes, bleed sprinkler systems, open up all cabinet doors underneath sinks. Covering plants outside will help them survive the freeze. People with pets should prepare indoor lodging and enough food and water. 

    Tuesday morning temperatures may get as low as the teens (17 degrees expected in Katy, 19 degrees expected in Sugar Land), while temperatures on Wednesday morning again will be low (Hobby Airport could get as low as 18 degrees, Katy could dip down into 14 degrees). By Wednesday afternoon, we are expected to be out of the 30’s, but weather forecasters have their eye on another cold front next weekend.

  • クレアレイク高校 ホームカミング！

    ホームカミングは、団体を祝うために、卒業生や他の元メンバーを再び歓迎する伝統的なイベントです。 これはアメリカで多くの高校、大学、教会での伝統行事です。 クリアレイク高校は2日前にホームカミングを行いました。 彼らは土曜日にダンス、金曜日にフットボールの試合、そして水曜日に大規模なパレードでお祝いをしました。 パレードはとても楽しかったし、天気も最高でした。 各スポーツやクラブには、メンバーが乗るフロートがあります。 丈はゴルフ チームのフロートによく乗っていましたが、泰はいつもレスリング チームのフロートに乗っています。 事前に多くの保護者が集まり、山車作りを手伝います。 そして、パレードが始まると、高校生たちを乗せたカラフルでお祭り的な山車が観客を喜ばせ、たくさんのキャンディーを投げつけます。 子どもたちはみんな（そして私たちのような親たちもいます！笑）とても楽しんでいます。 泰は今年が高校最後の年で、これが私たちにとってしばらく最後のホームカミングパレードになるので、それを見るために参加できてとてもうれしかったです。 スーザンも通った学校であるクリアレイク高校、皆さんよろしくお願いします！

    Homecoming is the tradition of welcoming back alumni or other former members of an organization to celebrate the organization’s existence. It is a tradition in many high schools, colleges, and churches in the United States. Clear Lake High School had their homecoming two days ago. They celebrated with a dance on Saturday, a football game on Friday, and a big parade on Wednesday. The parade was very fun and the weather was perfect. Each sport or club has a float that the members ride on. Joe used to ride on the Golf Team float and Ty always rides on the Wrestling Team’s float. Beforehand, many parents gather to help build the float. Then, once the parade begins, the spectators are delighted by the colorful and festive floats loaded with high school kids, throwing out handfuls of candy! All the children (and some parents like us, haha!) have so much fun. This is Ty’s last year of high school and this will be our last homecoming parade for a while, so we were super happy to be in town to catch it. All hail to Clear Lake High School, the school that Susan also attended!

    Elon Musk, the guy who started the Tesla car company, is doing some really big things in the state of Texas. He’s building a gigantic factory near Austin called Giga Texas. This factory is so huge that it covers 8 million square feet of land, which is about the size of 139 football fields! It’s going to be where they make some of Tesla’s cool cars like the Model Y and the Cybertruck. They’re planning to hire around 10,000 people to work there.

    But that’s not all. A Tesla subsidiary registered as Gambit Energy Storage LLC has built a 100-megawatt battery energy storage project in Angleton. Huge-scale batteries are needed to store the electricity produced by wind and solar.

    Building these big factories doesn’t just create jobs at Tesla; it also brings in a lot of other jobs and money to the area. In fact, experts predict that because of all this, about 50,000 jobs will be created, and Texas will make over $3.6 billion more money every year. So, it’s not just about making cool cars and batteries; it’s also helping the Texas economy grow.
