    スーザンは東京に滞在中、案浦不動産の投資家の何人かと会うことに成功しました。ヒューストンで物件の管理をしていますが、実際に顔を合わせることは初めてとなります。スーザンの最初の出会いは、ヒューストンで 4 つのユニットを所有している清水氏でした。清水さんは印刷会社（ポケモンカードの印刷会社）を経営しているだけでなく、浅草にあるナベノイズムというミシュラン2つ星のフランス料理店も経営しています。スーザンと少人数の友人グループ (計10 人) はディナーを予約し、ライトアップされた東京スカイツリーを見下ろしながら絶品のフランス料理を楽しみました。NASA の近くに一戸建てを 2 軒所有している中村さんと、リーグシティに一戸建てを所有している山田さんとお会いしました。六本木で人気のグランドハイアットに泊まるのは、六本木ヒルズ内に飲食店が集まっているので便利でした。案浦不動産が管理するクリアレイクに一軒家をお持ちの渡邉さん。待ち合わせ場所として人気のリゴレット バーを選び、間もなくテキサス州プラノに引っ越す友人を連れてきました。二人に会えて本当によかったです。その後、10 月 29 日の土曜日、スーザンは もう1人の投資家と会うことができました。素敵なお寿司屋さんで、彼の所有している物件７件と彼の新しいビジネスの取り組みについてお話ししました。最後に、HIT Partners時代のビジネス パートナーである T. Watanabe 氏と再会。約 6 年前にモントローズで 6 プレックスを購入し、購入以来 40% 価値の値上がりしました。代表団が日本を離れた後、スーザンは草津への短い遠足に連れて行ってもらい、温泉と紅葉を楽しみました。皆様とお会いすることができ、とても多くの素晴らしく多くのことを勉強できました。東京を拠点とする他の投資家の方達と出会う時間がもっと欲しかったです！

    While in Tokyo, Susan found little pockets of time to meet up with some of our Annoura Realty Group investors.  We manage their properties in Houston, but do not get to see them face to face. Susan’s first meeting was with Mr. Shimizu, who owns four units in Houston. Turns out Mr. Shimizu not only owns a printing company (printing Pokemon Cards!), he also owns a 2 star Michelin French restaurant in Asakusa called Nabeno-Ism. After learning this, Susan and a small group of friends (10 of us) booked a dinner and enjoyed some exquisite French food, overlooking the lit up Tokyo Skytree. Next up, Susan met up with Mr. Nakamura, who owns two single family homes near NASA and Mr. Yamada, who owns a single family home in League City.  Staying at the popular Grand Hyatt in Roppongi was convenient because of all the restaurants inside Roppongi Hills.  Mr. S. Watanabe owns a home in Clear Lake that Annoura Realty manages. He chose the popular Rigoletto Bar to meet up at and brought a friend who will be moving to Plano, TX soon. It was nice meeting the both of them. Then on Saturday Oct 29, Susan was able to meet up with Mr. M.S. at a nice sushi restaurant, to talk about his 7 homes and his new business endeavors. Finally, Susan met up with her former HIT Partners business partner, Mr. T. Watanabe, who bought a 6 plex about six years ago in Montrose that has appreciated 40% since purchase. After the delegation left Japan, Mr. Watanabe took Susan on a short excursion to Kusatsu to check out the hot springs and fall foliage. So many wonderful discussions and experiences were had, face to face. I just wish I had had more time to meet the rest of our Tokyo based clients, maybe next time!

    この記事を書いている時点ではまだ旅行は始まっていませんが、これを読んでいる頃にはスーザンは日本にいるはずです！ヒューストン市とグレーター・ヒューストン・パートナーシップ + 日系企業のリーダーグループが東京を訪問中です。目標は、ヒューストンへ支店を開設してビジネスを行うのに最適な場所として紹介することです。ヒューストン市長のシルベスター ターナーと GHP の社長兼 CEO であるボブ ハーベイを含む 37 人の代表団が日本へ訪問します。予定されている場所は、米国大使館、JETRO セミナー、ヒューストンの姉妹都市である千葉への訪問 (姉妹都市関係の 50 周年記念でもあります)、新幹線の乗車 (テキサス州は新幹線の路線を計画しています)、そしていくつかの都市への訪問が含まれます。日本の大手企業（住友、三菱重工、ダイキン）、そしてヒューストン・バレエが特別公演となる白鳥の湖など、スーザンはFacebookのストーリーや Instagramに投稿しますので、SNSから彼女を見つけて、この特別な旅行のハイライトをフォローしてください!

    At the time of writing this article, the trip has not started yet, but by the time you are reading this, Susan should be in Japan! The City of Houston and the Greater Houston Partnership + a group of Japanese related company leaders are currently visiting Tokyo.  The goal is to showcase Houston as a great place to open a branch and do business. A group of 37 delegates include Houston Mayor Sylvester Turner and GHP President and CEO Bob Harvey are traveling together.  A few planned stops include the US Embassy, a JETRO seminar, a visit to Houston’s sister city Chiba (it’s the 50 year anniversary of this sister city relationship), a bullet train ride (Texas is planning a bullet train line), visits to several companies (Sumitomo, Mitsubishi Heavy, Daikin), and a special performance to watch the Houston Ballet perform Swan Lake. Susan will be posting on FB stories and Instagram so find her on social media to follow the highlights of this special trip!

    グレーター・ヒューストン・パートナーシップとヒューストンは、日本貿易振興機構（ジェトロ）、コール・ケミカル、グレン・ゴンドーと協力し、ヒューストンと日本間の貿易・投資・文化交流促進のためのイベントを開催します。 2022 年 10 月 22 日から 10 月 30 日まで、シルベスター・ターナー市長とグレーター ヒューストン パートナーシップの社長兼 CEO であるボブ・ハーベイが、代表団を率いる予定となっています。訪問の主な目的は、ヒューストンをビジネスと投資にとって米国で最高の都市として宣伝し、 ヒューストンにおけるビジネスを海外のパートナーと交流することです。 スーザンは 案浦不動産を代表して訪れます。 新たな潜在的なビジネス パートナーと出会うとても良い機会であり、東京在住のお客様の皆様と再会する絶好の機会です。 日本にいる間、スーザンは米日カウンシル総会にも参加する予定で、ターナー市長がゲストスピーカーの一人となります。

    The Greater Houston Partnership and the City of Houston, in collaboration with the Japan External Trade Organization (JETRO), Cole Chemical, and Glen Gondo will be holding a trade and investment mission to Japan. Mayor Sylvester Turner and Bob Harvey, President and CEO of the Greater Houston Partnership, will lead the delegation from October 22 to October 30, 2022. Key objectives of the visit will be to promote Houston as the best city in the U.S. for business and investment and to connect Houston businesses with partners abroad. Susan will join the entourage, representing Annoura Realty Group. It should be an exciting opportunity to meet new potential business partners and a great chance to visit some of our existing clients in Tokyo. While in Japan, Susan will also join the USJC Conference, where Mayor Turner will be one of the guest speakers.

    We are so grateful that they have found Annoura Realty to help them find their housing! One by one our clients are arriving and moving in at places such as Modera Flats, Vantage Med Center, and Lanesborough, as well as District at Greenbriar and Aspire Post Oak. We also FINALLY moved in two CEO’s who had been in hotels waiting for good inventory to pop up. On the sale side, Annoura Realty agent Shantel Looker had a double closing, helping one client sell their home in Friendswood and then turn around and close on their new home purchase one day later! Meanwhile, Mariko helped a new buyer purchase a townhome investment property. And, speaking of investments, Susan and Mariko helped an investor in Japan sell her 6 condo units to a different investor in Houston. Coming up in mid-July, Susan and Mariko will sell their next 6 condos and they also picked up a new listing to sell 5 more! There are so many transactions going in, we are so blessed!  If you know anyone wanting to buy, sell, lease, or invest, please tell them to contact us!!     前回のニュースレターから2週間しか経っていませんが、相変わらず忙しくお仕事をさせていただいております！まず、真理子は彼女のキャリアにおいて最大となる契約を完了させました！昨年賃貸物件の契約のお手伝いをしたお客様から、賃貸契約終了後に購入物件の依頼をいただきました。カリフォルニア出身のクライエントで大人気な郵便番号77019区域にモダンな一軒家を購入しました。その一方、生方　愛はワシントン・アベニュー近くにタウンホームの契約を成立させました。彼女のお客さんは友人であり、初めての物件購入者でした。 ナン・ フェングは、賃貸と購入両方の契約を成立させました。ナンは投資物件を個人で購入しました、ナンも旦那さんもおめでとうございます。スーザンと真理子は、日本人投資家の所有するコンドミニアム売却を手伝いました。こちらのオーナーは2年間、テナントがコロナの影響を利用し、家賃未払いのまま滞在していました。強制退去のための陪審裁判所がついに再開し、パイアス・ドーソンの力を借りてやっと、退去させることに成功しました。購入希望者をすでに準備していたため、売却をすぐに行いました。そして案浦チームは、数人の日本人医師を医療センターに位置する豪華なアパートへのお引越しをお手伝いしました。最後に、スーザンは物件2件の購入のお手伝いをしました。1件はニューヨークの投資家がクリアレイクにある物件を、日本人駐在員の家族が賃貸するために特別に購入しました。もう1件はルイジアナの投資家がクリアレイクにあるコンドミニアムを購入しました。こちらの投資家はヒューストン大学クリアレイクに通うかもしれない娘さんに貸すことになるかもしれません。弊社は、過去のお客さん、現在のお客さんからの依頼そして紹介をとても感謝しています。案浦不動産を必要とするすべての人のために最善を尽くすよう努めています！ヒューストンに引っ越す予定のある方、また不動産関係全般における助けが必要な方々やそんな人を知っているよという方は是非、弊社までご連絡そして連絡先とウェブサイトをシェアしてください！

    It’s only been 2 weeks since our last newsletter but we have been BUSY!  First of all, Mariko closed on the biggest sale of her career so far!  It was a lease client she helped last year find a house to rent. After their lease ended, they called Mariko and asked her to help them find a house to buy! Coming from California, they were used to much higher prices so they picked a modern SFH in the popular 77019 zip code. Meanwhile, Fayth Lovejoy closed on a townhome near Washington Avenue.  Her buyer was a friend and a first time homebuyer.  Nan Feng was busy closing both leases and sales.  She bought a house and added it to her growing personal portfolio so congratulations to her and her husband! Susan and Mariko helped a Japanese seller FINALLY sell his condo, who for two years had a non paying tenant hiding under the shield of COVID. With jury courts FINALLY open, Pius Dawson was successfully able to evict her. We had a buyer standing by ready to purchase the unit the second the tenant was out. Team Annoura welcomed a couple more doctors to luxury apartments in the medical center, with several more on their way. And finally, Susan closed on two purchases: one was a Clear Lake home for a NY investor that was purchased specifically for a Japanese expat family new to Clear Lake, and one was a Clear Lake condo for a Louisiana investor who will either lease it out or let her daughter live there if she ends up coming to UHCL for school.
