    どこからご報告すればよいか分からないほど、案浦不動産ではこの2週間、非常に忙しい日々が続いております！真理子は、以前のお客様の複数の一戸建て物件のリスティング準備に奔走中です。また、カネカ様や紅忠様の駐在員の皆様のために、複数の難しい賃貸契約の交渉にも成功いたしました。売買面では、真理子とスーザンが日本にお住まいの売主様を代表し、エメラルドレイクの物件を無事に売却いたしました。リスティングからマーケティング、そして積極的な交渉まで、一貫して対応し、売主様にとって素晴らしい結果となりました。また、丈が帰省していたこともあり、先週末にはロイヤルオークスの新規物件でのオープンハウスを、スーザンと一緒に開催しました。親子で働けることは、母としても大きな喜びです！オープンハウスは大成功で、なんと3件のオファーをいただき、現在は契約中、オプション期間の終了を目指して進行中です。さらに、スーザンのニューヨーク在住のお客様の住宅購入も先週金曜日に無事クロージングを迎えました。最終内覧にはスーザンが立ち会い、数十枚の写真とビデオを撮影して、お客様にご報告しました。お引渡し後は数日間のリースバック期間を経て、実際のご入居は7月を予定されています。その他のニュースとしては、クラレ様の駐在員の方が、職場のすぐ裏にある新居にお引越しされました。また、日本領事館から新たに赴任された駐在員の方の住まい探しも、スーザンが担当させていただきました。書類関係やライフラインの手続きも順調に進んでおり、5日間のスピード引っ越しを目指しています。いつもながら、案浦不動産をご信頼くださっているすべてのお客様に、心より感謝申し上げます。そして、もし以前のお客様で、ヒューストンにお引越し予定のご友人や同僚がいらっしゃいましたら、ぜひご紹介ください！案浦不動産では常に「感謝キャンペーン」を実施しており、ご紹介いただいたお礼として、特別なプレゼントをお送りしております。ご紹介の際は、ぜひご本人様にも「○○様からの紹介です」とお伝えいただけますと幸いです！

    Where to start!? It’s been a very busy past two weeks at Annoura Realty Group. Mariko is busy working for a past client list several of his single family homes. She also successfully negotiated several difficult leases for expats from Kaneka and Benichu. On the sale front, she and Susan successfully closed Emerald Lake, representing the seller in Japan. From start to finish, they listed, marketed, and aggressively negotiated for an amazing outcome for the seller. With Joe home, Susan took him to hold an open house for her new listing in Royal Oaks last weekend. I have to say it makes a mom happy to work with her kids! The open house was a success and ended with three offers on the house! We are now under contract and making our way out of the option period. Susan’s New York buyer successfully closed on her house last Friday. Susan helped the buyer do her final walk through, taking dozens of videos and pictures on her behalf. The buyer will take possession after a short lease back and will actually move to Houston in July. In other news, our Kuraray expat moved into his new home, just behind his workplace in Clear Lake. Susan also helped the newest expat from the Japanese Consulate find their new home. We will hopefully wrap up all their paperwork and utilities for a quick 5 day turnaround move in.

    ここ数週間、案浦不動産はとてもとても忙しい日々を過ごしています！まず、スーザンはPasonaに新たに赴任されるヒロキさんのサポートを担当し、無事に住まい探しを完了しました。稔くんはKDDIの新しい駐在員　田澤さんのご入居をお手伝いしました。また、スーザンはカネカの新CEO・七條様のご案内を行い、Clear Lakeを望む素晴らしい物件をご紹介しました。そして、真理子はカネカの別の駐在員様のために、条件にぴったりの物件を交渉のうえ契約まで導きました。現在スーザンは、クラレの新任駐在員・太田様のために理想的な物件の交渉を進めています。売買の面でも動きがあり、住友の新規のお客様がKatyエリアの美しくリノベーションされた住宅の購入契約を締結。さらに、スーザンと真理子が担当していたEmerald Lakeの売却案件も、59日目で無事に買主と契約成立しました。無事にクロージングできますように！そしてもうすぐ、泰の高校の女子レスリングコーチであるミカエラさんと婚約者ファウスティーノさんが初めてのマイホームを購入予定で、あと2日でクロージングを迎えます！こちらもとても楽しみです。さらに嬉しいニュースとして、東京の企業「Brand Street Tokyo」とのお仕事もスタート。将来的にヒューストンに新店舗を開設する可能性もあり、アメリカ中でもアクセスの良いヒューストンを候補地に検討中です。スーザンはこのユニークな企業の方々と数日間行動を共にし、ライブオークションの世界や商品の背景、ビジネスモデルについて深く学ぶ機会がありました。本当に案浦不動産には、退屈な瞬間が一つもありません！今後も、在ヒューストン日本国総領事館の新任者様やJAXAの新駐在員様など、新たな日本からの赴任者のサポートを予定しております。ヒューストンに移住される方がいらっしゃれば、ぜひご紹介ください。ご紹介いただいた方には、ささやかな感謝のギフトをご用意しております！皆さまのご支援に心より感謝申し上げます。

    The past couple of weeks has been super, super busy at Annoura Realty! Most recently, Susan helped a newcomer, Hiroki, who will start his new job at Pasona. Mik moved in our new KDDI client, Mr. Tazawa. Susan toured the new Kaneka CEO Mr. Shichijo and found a great unit for him overlooking Clear Lake.  Mariko was successful in negotiating a great lease for another Kaneka expat Mr. , and Susan is in the middle of negotiating a perfect home for her new Kuraray expat, Mr. Ota. On the sale front, our new Sumitomo client went under contract for a beautifully updated home in the Katy area and after 59 days, Susan and Mariko got our Emerald Lake sale listing under contract. Fingers crossed for a smooth transaction! Ty’s CLHS girls wrestling coach, Mikayla and her fiance Faustino is scheduled to close on their first home in two days, which is also super exciting! In other cool news, we are working with a company out of Tokyo called Brand Street Tokyo, who will hopefully open up a branch of their shop here in Houston, the perfect central location in the United States. Susan spent a few days with this fascinating duo, learning all about their business model, products, and the world of live auctions. It’s never a dull moment at Annoura Realty Group! On the horizon, we see a newcomer for the Japanese Consulate and a newcomer for JAXA.     Happy Annoura Realty News has Mariko back from Japan! While she was gone, she had several clients move into their new homes. Congratulations to Mr. Nakagawa of Shin Nippon Machinery and thank you to Mr. Kato for the referral! Also, congratulations to Kuraray’s Mr. Ueno, who moved into his new home in Clear Lake, zoned to popular Ward Elementary. One more move in was Mr. Kaneta of Kaneka, who moved into a beautiful townhome inside the Annoura Realty Group portfolio. We will be happy to take care of you over the next several years! On the sale front, Susan listed another one of Shojiro’s  investment homes, after an extensive remodel, new roof, and staging. We were super excited to get an extremely strong offer within 24 hours! Made it through the option period and through the appraisal process last week and now we are just waiting for the buyer’s loan approval. Targeted closing date will be Dec 30, another international remote online notary closing! In other listings news, Susan brought to market a friend’s home in Northfork last Friday. Coming up in the next couple of weeks, a new expat family working for Kao Corporation will be moving to Houston and a new Inpex expat family is also on the way.     • In contrast, states like California experienced significant net migration losses, with a deficit of 18,485 workers—the highest in the nation—followed by Illinois with a loss of 4,598 workers.
    • High-cost states such as California and New York are seeing more people leave, as workers seek affordable living options without compromising career growth opportunities.
    • Economic benefits in states like Texas and Florida, including lower living expenses, competitive wages, fewer regulations, and expanding job markets, make them attractive destinations for job migrants.
    • Texas ranks close to Virginia, with a net influx of 7,036 job migrants in the third quarter of 2023.
    • California serves as the largest origin of outbound workers, accounting for 12 percent of the movers seeking affordability elsewhere, followed by Florida (8 percent), Louisiana (8 percent), and Oklahoma (5 percent).
    • Many major companies have partially or fully relocated to Texas, including Elon Musk’s SpaceX and Apple.
    • In August, Chevron Corporation also announced plans to move from California to Texas, citing policies in California that increase costs, discourage investment, and negatively impact consumers and the state’s economy, according to CEO Mike Wirth in a Wall Street Journal interview.

    Even with Susan in three different countries this past two weeks, Annoura Realty was extremely busy. The day after returning from Mexico, Susan helped Ayumi san close on her first home. It’s always so exciting to have someone buy their first home and I am honored to have been a part of the process! Funny side story- At the final walk through, both of us were too short to close the heavy attic door so we had to call her best friend to borrow her step ladder. Her friend was busy so she sent her husband and all of a sudden we had the head chef of Kata Robata at our walk through helping us shut the attic door! Special thanks to Chef Manabu Horiuchi. On the topic of sales, one of our Japanese investors got lucky this week, getting two of his homes under contract. One is the house on Sun Harbor and one is the house on Castle. Fingers crossed as they all go through their inspection periods. We had a third house also go under contract last week, a referral from a past client, Paul Kajiwara. His co-worker at Landry’s is moving to work at Kemah and together we found the perfect home for him zoned to the Education Village in League City. Super excited for Tim and his family, who will be moving from California in November. In leasing news, Chestnut Springs found a new tenant, so congratulations to owner James!  Additionally, Mariko found a nice home in Bay Glen for our newest Kuraray expat family, The Ueno’s. Our third family in the process of house hunting is the Suwa Family of JAXA… good luck with the hunt! In the past two weeks, we had three new apartment move ins: our first Toray client chose a townhome up in the Woodlands, our newest Mitsui expat chose an apartment closer to the Galleria, and our newest Japanese doctor moved into a Med Center unit after choosing it virtually. We are super excited for these five new families as they start their new life in Houston. Congratulations to the Ishihara family, repeat clients who Mariko helped find a different rental home and to the Kitaoka family, also repeat clients who Susan helped many years ago. As we enter into a new month, we are hopeful the election will result in a favorable swing to the home buying market. And in the meantime, we will continue to help all of the newcomers leasing in Houston. Don’t forget, we appreciate all of your referrals!
