  • 領事舞踏会

    ヒューストン市長は毎年、領事舞踏会を主催します。これは、ヒューストンにオフィスを持つ 90 か国以上の領事館を称える正式なディナー パーティーです。領事舞踏会の伝統は 70 年前にさかのぼります。 1952 年にヒューストン商工会議所によって組織され、現在はヒューストン インターナショナル イニシアチブ (HII) によって組織されています。主な目的は、ヒューストンの国際社会への関与をサポートし、世界におけるヒューストンのグローバルな存在感を高めることです。毎年恒例の領事舞踏会に加えて、HII はヒューストンの姉妹都市イニシアチブの大きな支持者でもあります。日本にとって、ヒューストンの姉妹都市は東京に近い千葉市です。 10月22日から30日まで、地元のビジネス オーナーやリーダー (スーザンを含む) と一緒に市の職員のグループが東京と千葉を訪れ、ビジネスと文化の交流を促進します。ヒューストン・バレエ団が千葉で上演する白鳥の湖は、とても記憶に残るイベントになると期待されています。今年の領事舞踏会は、2022年10 月8日 土曜日、ジョージ R ブラウン コンベンション センターで開催されました。司会はシルベスター・ターナー市長でした。スーザンと攻は日本総領事館のテーブルに招待され、魔法のような夜となりました！

    Every year, the Houston Mayor hosts the Consular Ball, a formal dinner party honoring the 90+ countries’ consulates with offices in Houston. The tradition of the Consular Ball goes back 70 years. It was first organized by the Houston Junior Chamber of Commerce in 1952 and is now organized by Houston International Initiatives (HII), whose core objectives are to support Houston’s international community engagement and to increase Houston’s global presence in the world. In addition to the annual Consular Ball, HII is also a big supporter of the Sister Cities of Houston initiative. For Japan, Houston’s sister city is Chiba, which is near Tokyo. Oct 22-30, a group of city officials together with local business owners and leaders (including Susan!) will visit Tokyo and Chiba to promote business and cultural exchanges. The Houston Ballet is set to perform Swan Lake in Chiba, which should be a very memorable event.  This year’s Consular Ball was held on Saturday Oct 8, 2022 at the George R Brown Convention Center. Mayor Sylvester Turner was the host. Susan and Koh were invited to join the Japanese Consul General’s table and it was indeed a very beautiful and magical evening!

    他には、日本領事館に新しいメンバーを迎えました！朋子さん日本へ帰国予定となり、なつみさんが彼女の後任となります。先日一緒にアパート探しを楽しみ、彼女にぴったりの物件を見つけました!一方、ライス・ミリタリーでは、先週の金曜日にスーザンが新しい売却物件を掲載しました。 www.har.com/36492196 とても美しい3 階建てには（寝室3部屋、浴室3.5 部屋）、珍しく車2代分のドライブウェイがあり、美味しいレストランやカフェが徒歩圏内にあります。賃貸では巷で人気のブルターニュ ベイに１件掲載し、2 日で賃貸完了しました。クリアレイクの一軒家は、クラレの新しい日本人家族に賃貸予定となっています。シュガー ランドで物件契約中の買主は、無事にオプション期間を終え、現在11月7日の成約を目指して融資に取り組んでいます。そして、最も楽しみなニュースとして、スーザンは、テキサス州ケイティに新たにオープン予定の日本アニメショップの契約のお手伝いをしました! メイソンロードのダイソーのすぐ隣に位置しており、11月のオープンを予定としています。正確な日にちが決まり次第、お知らせさせていただきます！

    This is our first newsletter for October and as we head into the final quarter of 2022, we have several exciting listings.  First off, we have five new international listings with our broker partner in Mexico, Happy Coast.     In other Annoura Realty news, we recently welcomed a new member of the Japanese Consulate! Tomoko san will go back and her new replacement is Natsumi san. We enjoyed apartment hunting together and found her the perfect place! Meanwhile, over in Rice Military, just one block of Memorial Dr, Susan picked up a new listing which hit the market last Friday. www.har.com/36492196 . This awesome 3 story, 3 bedroom, 3.5 bath free standing home has a rare double wide driveway and is within walking distance of great restaurants and cafes. In leasing news, Annoura Realty put up a home in popular Brittany Bay, which was snatched up in 2 days, and our lease listing in Clear Lake will be leased by a new expat family from Kuraray. Our buyer in Sugar Land made it past their option period and are now working on their loan, aiming for a Nov 7 closing. And, in very exciting news, Susan signed a new commercial lease for a Japanese ANIME shop coming to Katy, Texas!  It will be located right next to Daiso on Mason Rd. and is targeting a November open date.  We will keep you posted!

  • CIPS 国際不動産スペシャリスト

    不動産業者はみんなが全員同じではありません！特別なクラスを受講し、専門分野に応じて特別な称号を取得する人もいます。たとえば、スーザンは何百時間ものクラスを受講し、CCIM (商業用不動産)、ABR (買主専門)、およびCIPS (国際不動産スペシャリスト) の称号を受けています。 CIPSは、Certified International Property Specialist の略です。最近、真理子も 5 日間のクラスを受講し、全米不動産協会に申請書の提出をしました。すべてが順調に進めば、11 月までに承認され、真理子とスーザンは NAR の年次会議のためにフロリダ州オーランドに旅行します。 10月7日金曜日、HAR.com は現在、および新規の CIPS不動産業者向けの特別イベントを開催しました。多くの有能な不動産業者が参加した素晴らしいイベントで、オースティンやダラスから参加した人もいました。その他の楽しみなニュースとして、HAR.com は、ヒューストンの不動産業者が他国の不動産業者と提携して、新しく 外国の不動産を宣伝および販売するための新しいプラットフォームを開始しました。 案浦不動産は、メキシコのマンサニヨにある Happy Coast と提携し、メキシコにある 5 つの物件を掲載しました。今週、10月12日から 15日まで、スーザンはメキシコの年次会議である AMPI Congreso に出席します。スーザンにとって、国際的なつながりを作るのに最適な場所である会議に参加するのは今年で 4 年目となります。 AnnouraRealty.com のウェブサイトに近々、新しいページが追加されます。このページでは、海外における物件の広告を掲載します。乞うご期待！

    All realtors are not the same! Some take extra classes and earn special designations depending on their specialties. For example, Susan has taken hundreds of hours of classes and has gotten the designations of CCIM (for commercial real estate), ABR (for working with buyers), and CIPS (for working with international clients).  CIPS stands for Certified International Property Specialist. Very recently, Mariko also took the 5 day series of classes and just submitted her application to the National Association of Realtors.  If all goes well, she will be approved by November, when both she and Susan will travel to Orlando, Florida for NAR’s annual national conference. On Friday Oct 7, HAR.com held a special reception for current and new CIPS realtors. It was a great event attended by many talented realtors, some who travelled from Austin and Dallas. In other exciting news, HAR.com will be rolling out a new platform for Houston realtors to partner with realtors in other countries to advertise and market foreign properties on HAR.com’s new Global International Exchange. Annoura Realty has partnered with Happy Coast in Manzanillo, Mexico and just listed our first five Mexican properties. This week, Oct 12-15, Susan will attend the AMPI Congreso, which is Mexico’s annual real estate conference.  This will be Susan’s 4th year to attend the Congreso, a great place to make international connections!   • 世界チャンピオン、案浦　攻！

    前回のニュースレターが発行された時、攻はカリフォルニア州カーソンで開催された UCI マスターズ トラック サイクリング世界選手権で最後のスプリント レースに出場していました。彼の対戦相手は、オーストラリア出身のアラン・タウンゼントという非常に強いレーサーでした。 3 レース中、 2 レース勝った方が優勝となる仕組みになっており、最初のレースはタウンセンドが勝ちました。2レース目は攻が勝ち、最終レースでは素晴らしい動きと力強いスプリント力を持った攻が勝利し見事に世界チャンピオンに輝きました。攻が表彰台に上がったとき、レースのリプレイが流れたり、日本の国歌である君が代が流れたりと、とても思い出に残る経験となりました。合計で、 8 レースに出場した攻は、4 人のレーサーを破り、メンズ 55-59 歳のカテゴリーで金メダルを獲得しました。日本はまた、スプリントレースでそれぞれの年齢カテゴリーで優勝した他の 2 人のレーサーを称えました。男子 50-54 部門で市本 隆二 選手、男子 36-40 部門で伊藤 信 選手が優勝しました。今年の大会に参加した世界中の素晴らしいレーサーの皆さん、おめでとうございます。来年の大会はイギリスのマンチェスターで開催されます！ Koh の最終レース是非、以下のURLからご覧ください: https://youtu.be/xCqOzN8DNbs

    On the day and hour that our last newsletter went out, Koh was just about to start his final Sprint race at the UCI Masters Track Cycling World Championships,held in Carson, California. His opponent was a very strong racer from Australia named Alan Townsend.  It was a best two out of three series and Townsend won the first race.  Koh came back and won the second race.  And, on the third race, Koh did some nice movements and strong sprinting to win!  It was super exciting to watch his race and to hear KIMIGAYO, Japan’s national anthem, when Koh took the podium. In the semi finals, Koh beat Frederick Stanage of the United States in 2 races. Altogether, Koh raced 8 races and beat 4 racers to take home the gold in the Mens 55-59 age category. Japan also celebrated two other racers who also won the Sprint race in their age categories. Ryuji Ichimoto won in the Mens 50-54 category and Shin Itoh won in the Mens 36-40 category.  Congratulations to all the fine racers from all over the world who participated in this year’s competition.   • 坦々麺が好きな人？

    辛いラーメンがお好きな方には必見、 来週末にヒューストンに新しい坦々麺のレストラン、「キラーヌードル」がオープンする予定です！とても辛そうな名前ですね！ 場所は、 1835 N. Shepherd Dr. Houston, TX 77008 と Heightsエリアで、予定されているグランド オープンは 10月15 日です。 Killer Noodle はすでにロサンゼルスで人気のラーメン店であり、カリフォルニア州以外に出店するのはヒューストンが初めてです。 テキサス州ヒューストンへようこそ! こちらの有名ラーメン店は、2016 年に辻田雄大氏によって東京で始まりました。 彼はロサンゼルスとサン ガブリエル バレーに、Tsujita LA Artisan Noodle や Killer Noodle など、いくつかのラーメン店をオープンし、ヒューストンに彼の本格的なラーメン店、激辛麺屋さんが来るなんてワクワクします！ メニューを拝見したい方は是非https://www.killernoodle.com/menu からチェックして見てください。 早く食べに行きたいです！

    Who likes spicy noodle soup?!  There is a new Tan Tan Men restaurant opening in Houston next weekend and it is called “Killer Noodle”.  What a name! The location will be in The Heights area at 1835 N. Shepherd Dr. Houston, TX 77008, and the scheduled grand opening is Oct 15! This is not a new concept. Killer Noodle is already a hit ramen restaurant in Los Angeles and this Houston location will be the first time they open a shop outside of California. Yay for Houston, TX! Killer Noodle started in Tokyo in 2016 by a man named Takehiro Tsujita. He opened several successful noodle shops including Tsujita LA Artisan Noodle and Killer Noodle in L.A. and San Gabriel Valley.
