皆様の支援のおかげでビジネスは依然として好調です。シャンテルは先週フレンズウッドにある家の契約、ナンはケイティに2つの大きな家を契約、真理子はセージモントにあるタウンホームの契約を完了しました。スーザンは、新しい日本人歯科医が医療センターにてアパート賃貸、関西電力の新しい日本人駐在員の高層アパートの賃貸のお手伝いをしました。他にも、スーザンはオースティンからヒューストンに引っ越している友人の友人のさらに友人のためにダウンタウン近くのタウンホームに閉じました（とても奇跡的な紹介です！）、そしてスーザンと真理子のチームは6室のコンドミニアムのパッケージを市場に出し、１週間で契約完了となりました。今後は、クリアレイクで素敵な賃貸物件を見つけるという課題が続きます。今月は数人の駐在員の方々が日本に帰国するため、賃貸物件を市場に戻す準備をするのに忙しくなります。多忙が期待される夏のシーズンに向けて準備を進めている中での、金利上昇、そして住宅の不足が続いているため、クライアントが興味のある住宅を見つけたときにはすぐにでも内観ツアーを予約出来る様に準備をしています。

Company wide, sales and leases are still going strong. Shantel put another home under contract last week in Friendswood, Nan has two big homes in Katy under contract, and Mariko put a townhome in Sagemont under contract. Susan helped a new Japanese dentist choose his apartment in the Medical Center, and she helped a new Japanese expat with Kansai Denryoku choose his amazing highrise. In other action, Susan closed on a townhome near downtown for a friend of a friend of a friend of a friend (wow, that’s a miracle referral!) who is moving to Houston from Austin, and the team of Susan and Mariko put a package of 6 condos under contract as well. Coming up in the next few weeks, the challenge continues for finding nice rentals in Clear Lake, and several expats will go back to Japan this month so we will be busy to get their homes made ready to put back on the market. We are gearing up for a busy summer season and with interest rates rising and the shortage of homes continuing, we are on our toes to jump out and show when clients find homes they are interested in.

学年末になると色々なことが始まります。丈は高校卒業を控えており、テキサス大学に通うことが決定しました。彼の目標は一流として有名なマコームズビジネス学校に転校しファイナンスと国際ビジネスを専攻することです。5月25日が卒業式で、あと数週間となりました。先週の日曜日、丈のイーグルスカウト、そして一緒に達成した仲間と共に小さなセレモニーを開催しお祝いをしました。小学校1年生からの友達と共にイーグルスカウトを達成することが出来たことはとても特別な思い出となりました。ジョナサン・フォルティン、ウィル・マクガリティ、ザック・アップナバジ、本当におめでとう！

As we wind down the school year, we see so many things about to happen.  Joe is about to graduate from high school and has decided to attend the University of Texas. His goal is to transfer into the prestigious McCombs School of Business and major in finance and international business. His high school graduation will be in a couple of weeks on May 25.  Last Sunday, we celebrated his Eagle Scout accomplishment in a small ceremony with his fellow scouts who also achieved the same honor.  These boys have been friends since first grade and it was very special that they all did their Eagle Scout journey together.  Congratulations to Jonathon Foltyn, Will McGarity, and Zach Upanavage.

物件の在庫が少ないことが弊社にとって挑戦となっています。賃貸希望の人たち、物件購入希望者が沢山待っているからです！今月はやっともう1人のお客様のホテル滞在を終了することに成功しました。スーザンが個人で所有するリーグシティにある賃貸物件のリフォームが完了し、＄250/月の値上げで市場に出しました。市場に出てから48時間以内に沢山の内観が行われ、沢山の申込書を受信しました。新しくカネカからの駐在員さんをお迎えし、攻が賃貸物件サーチのお手伝いをしました。また、日本触媒からのお客様のために毎日賃貸物件市場を検索しています。販売の面では、スーザンがダウンタウンにあるタウンホームをオースティンから引っ越す予定のお客さんのためにお手伝いをし、真理子はセラーズファイナンスの物件購入のお手伝いをヒッチコックで、シャンテルはフレンズウッドにあるリモデルされた物件の販売のお手伝い、そして３億となる17,000平方フィートもある工場の購入のお手伝いをしました！！！弊社は皆とても忙しくお仕事をしていますが、このお仕事が大好きです。不動産において手助けが必要な方、そして必要としている人をご存知の方は、是非案浦不動産までご連絡ください！いつでもお手伝いさせていただきます！

The lack of homes for sale and lease is a challenge for us. We have more buyers and renters than we have houses! This month, we were finally able to get one more person out of his hotel and committed to a house.  Susan’s personal rental in League City was remodeled and placed on the market with a +$250/month price.  We had dozens of showings and applications within 48 hours. We welcomed a new Kaneka client and Koh helped him find his home. Susan is still working with a client from NAI and monitors the market everyday for new inventory. On the sales front, Susan will close a townhome in downtown for a client moving here from Austin. Mariko structured a seller financing deal for a buyer in Hitchcock. Shantel has a remodeled home in Friendswood that just hit the market, and in even more exciting news, Shantel has a 17,000 sf fully leased warehouse in 6 acres under contract for just under $3M (YAY!!!). 前回のニュースレターから2週間しか経っていませんが、相変わらず忙しくお仕事をさせていただいております！まず、真理子は彼女のキャリアにおいて最大となる契約を完了させました！昨年賃貸物件の契約のお手伝いをしたお客様から、賃貸契約終了後に購入物件の依頼をいただきました。カリフォルニア出身のクライエントで大人気な郵便番号77019区域にモダンな一軒家を購入しました。その一方、生方　愛はワシントン・アベニュー近くにタウンホームの契約を成立させました。彼女のお客さんは友人であり、初めての物件購入者でした。 ナン・ フェングは、賃貸と購入両方の契約を成立させました。ナンは投資物件を個人で購入しました、ナンも旦那さんもおめでとうございます。スーザンと真理子は、日本人投資家の所有するコンドミニアム売却を手伝いました。こちらのオーナーは2年間、テナントがコロナの影響を利用し、家賃未払いのまま滞在していました。強制退去のための陪審裁判所がついに再開し、パイアス・ドーソンの力を借りてやっと、退去させることに成功しました。購入希望者をすでに準備していたため、売却をすぐに行いました。そして案浦チームは、数人の日本人医師を医療センターに位置する豪華なアパートへのお引越しをお手伝いしました。最後に、スーザンは物件2件の購入のお手伝いをしました。1件はニューヨークの投資家がクリアレイクにある物件を、日本人駐在員の家族が賃貸するために特別に購入しました。もう1件はルイジアナの投資家がクリアレイクにあるコンドミニアムを購入しました。こちらの投資家はヒューストン大学クリアレイクに通うかもしれない娘さんに貸すことになるかもしれません。弊社は、過去のお客さん、現在のお客さんからの依頼そして紹介をとても感謝しています。案浦不動産を必要とするすべての人のために最善を尽くすよう努めています！ヒューストンに引っ越す予定のある方、また不動産関係全般における助けが必要な方々やそんな人を知っているよという方は是非、弊社までご連絡そして連絡先とウェブサイトをシェアしてください！

It’s only been 2 weeks since our last newsletter but we have been BUSY!  First of all, Mariko closed on the biggest sale of her career so far!  It was a lease client she helped last year find a house to rent. After their lease ended, they called Mariko and asked her to help them find a house to buy! Coming from California, they were used to much higher prices so they picked a modern SFH in the popular 77019 zip code. Meanwhile, Fayth Lovejoy closed on a townhome near Washington Avenue.  Her buyer was a friend and a first time homebuyer.  Nan Feng was busy closing both leases and sales.  She bought a house and added it to her growing personal portfolio so congratulations to her and her husband! Susan and Mariko helped a Japanese seller FINALLY sell his condo, who for two years had a non paying tenant hiding under the shield of COVID. With jury courts FINALLY open, Pius Dawson was successfully able to evict her. We had a buyer standing by ready to purchase the unit the second the tenant was out. Team Annoura welcomed a couple more doctors to luxury apartments in the medical center, with several more on their way. And finally, Susan closed on two purchases: one was a Clear Lake home for a NY investor that was purchased specifically for a Japanese expat family new to Clear Lake, and one was a Clear Lake condo for a Louisiana investor who will either lease it out or let her daughter live there if she ends up coming to UHCL for school.
