    As we near the last couple of weeks of December, this will be the last newsletter of 2022! The past two weeks have been another two weeks of heavy leasing. People are moving in and out of their houses and we are busy helping them! First off, we had a new expat from Daikin choose a home in south Katy. After visiting many homes, he picked one of our listings! Thank you Nan for suggesting your client’s home and for accommodating all of our special requests. Next, we leased our listing in the Medical Center, a two bedroom condo at the Valencia. On the apartment leasing side of things, Mariko had two new clients lease units near downtown and near West Houston. On the sale front, we closed on another condo at Ponderosa Forest, ending a three unit close out for one of our investors. We have two units left in the complex and another 5 coming soon. As for new listings, Nan put two listings up for lease, a townhome near the Medical Center (www.har.com/71237408) and a single family home in Richmond (www.har.com/48985408). We are still marketing 17 Farnham Park for sale (www.har.com/48183094), a townhome in East Downtown for sale or lease (www.har.com/36796102), and a very clean home in Riverstone for lease (www.har.com/66647307).     パーティー、パーティー、さらにパーティー！先週はパーティーでとても忙しい週となりました。毎年恒例案浦不動産クリスマスパーティーは、I10沿いの610、ベルトウェイ 8 の間に位置する、地元経営のレストラン、KP’s Kitchenでの開催となりました。オーナーは、ロデオヒューストン国際委員会の2023年委員長であるランディ・ポーリーの兄弟であるケリー・ポーリーです。スーザンと真理子は 12月12日に開催された募金活動でランディとケリーに会い、今年のパーティーはKP’s Kitchenに決定しました。サイプレス、ケイティ、クリアレイクからエージェントを集め、シェフが選んだおまかせメニューをいただきました！シャルキュトリーボード、アーティチョークディップ、チキンフィンガー（私のお気に入り！）など、4〜5種類の前菜から始まり、リブ (お肉がこぼれるぐらい柔らかい!)、ハンバーガー、ホットチキンサンドイッチ、アジアサラダ サーモンのグリル添え、レッドフィッシュ、ローズマリー レモンチキン (とても美味しい！) などのメインコースをいただきました。サイドには、メイン州産のじゃがいもから作った自家製トリュフ フライドポテト (オススメの一品!)、芽キャベツ、カリフラワーと、とても豪華なブランチとなりました。また、デザートには、チーズケーキ、キーライムのタルト、アップルクランブルアラモード（絶品）をいただきました。今年一年を振り返り、来年に向けての目標を共有した後、ロブのオフィスに行き、新しい社員の写真を撮りました。悲しいことに、さまざまな理由で4人のエージェントが不在となりましたが、私たち5人とスーザンの長男である丈(丈、来月不動産免許の取得、頑張って!) は素晴らしい時間を共に過ごしました。皆さん、2023年もどうぞよろしくお願いいたします！


    Parties, parties, and more parties! Last week was such a busy week for parties so we decided to add one more, our Annoura Realty Group company party! This year we had our get together at KP’s Kitchen, a locally owned restaurant off I-10, between 610 and Beltway 8. The owner is Kerry Pauly, the brother of Randy Pauly, the 2023 chairman for the International Committee for Rodeo Houston. Susan and Mariko met Randy and Kerry at a fundraiser on December 12 and decided KP’s Kitchen would be a central location for the Annoura Realty Group agents. Coming from Cypress, Katy, and Clear Lake, we met at this convenient location for a chef chosen set lunch. It was A-M-A-Z-I-N-G! We started off with 4-5 different appetizers such as the charcuterie board, artichoke dip, and chicken fingers (my favorite!). We then moved to multiple main courses to share, including the ribs (wow, excellent!), a burger, hot chicken sandwich, Asian salad with grilled salmon, redfish, rosemary lemon chicken (excellent). The side dishes included homemade truffle fries made from potatos from Maine (loved them!), brussel sprouts, and cauliflower. And, for desserts, we tried the Creme Fraiche Cheesecake, key lime tart, and the apple crumble ala mode (excellent). After we shared our reflections and goals, we went to Rob’s office to take some new company pictures! Sadly, we had four agents out for various reasons but the five of us plus Susan’s oldest son Joe (good luck, Joe, on getting your real estate license next month!), had a great time together. Cheers to 2023, everyone!

    We have entered the last month of the year and we are trying to end the year strong!  Mariko just moved in a new expat family with Yamato to a luxury apartment in Katy, while Mik worked with a new expat family with Daikin and helped them find a perfect single family home in Katy. Susan picked up a new listing in Sugar Land, a lease home inside popular Riverstone subdivision, zoned to popular First Colony Middle School. Down at Ponderosa Forest, the third of three condos is about to go under contract, but one of our investors in Japan just signed their listing agreement for us to sell 5 of his units.     In the most recent Annoura Realty Group news, the team has been very busy hustling all over town. The day before we left for Orlando, we were literally everywhere from Dickinson to Cypress to Rosenberg. We toured new Japanese expats in Katy, The Heights, and Memorial and closed them all last! On the sale front, Jennifer and Tony closed and funded on their new home with a pool in Sugar Land, and Matt and Shenglan closed and funded on the sale of their home in Rice Military. In exciting news, Susan sold a church listing she has been working on since 2018! This one closed the day after she returned from Orlando after we finally got approval from the NY Attorney General and signatures from people in 3 different cities. On the listing front, Houston Ballet principal dancer Charles Yoshiyama has announced his intentions of leaving Houston and joining the ballet troop in Portland. He hired Annoura Realty to list his townhouse in EaDo (East Downtown) so it is now on the market for sale and/or for lease (www.har.com/36796102 and www.har.com/52264533).  Also new to the market, we have a new pair of investment condos for sale in Dickinson, both listed for $89,000 each, a condo in Dickinson for lease (www.har.com/54509712), several properties in Manzanillo Mexico (https://annourarealty.com/international-listings/), and new to the market last week, we also listed a large 2 bedroom condo for lease in the Texas Medical Center (www.har.com/56484143).

    スーザンが日本にいる間、チーム案浦は多くの取引のため多忙の12日間となりました。 ミックは、ダイキンの新しい日本人駐在員へ内観ツアーを行いました。真理子は、ヤマト運輸からの駐在員の内観ツアー、KDDI からの駐在員の引越しの手伝い、新しい研究者がテキサス メディカル センターの彼のアパートに引っ越すのをお手伝いしました。スーザンと真理子はリモートで、プレイノのミツワで新しいヘアスタイリストとして働く予定の日本人は、ノースダラスの新しいアパートに引っ越すのを手伝いました。 Mabry Mill には先週クラレから新しいテナントが入居し、Edinburg と Ponderosa Forest には現在準備中の 2 つのユニットがあります。 真理子は更に、 11 月 1 日に日本の売主と PF で 1 つのユニットを成約するのを手伝い、3 つのユニットのうち 3 つ目のユニットを市場に残しました。この 3 番目のユニットである #256 のキャッシュ オファーが手元にあるので、すぐに売却準備を行う予定です。売買の最前線では、ベニスは 11 月 4 日金曜日に成約完了し、ジェニファーのメドウ ベイは予定どおり 11 月 7 日に成約完了しました。ローゼンバーグ教会は最終的にニューヨーク司法長官から承認を得たため、11 月 9 日に閉会する予定です。注目されているのは、ダイキンからの 2 人の新しい日本人駐在員と、ケイティへ売却物件掲載の可能性です。次回のニュースレターに乞うご期待！

    While Susan was in Japan, Team Annoura was busy handling many deals. Mik toured a new Japanese expat from Daikin. Mariko toured a newcomer from Yamato Transport, closed a newcomer from KDDI, and helped a new researcher move in to his apartment in the Texas Medical Center.  Remotely, both Susan and Mariko helped a newcomer who will work at Mitsuwa in Plano as a new hairstylist, move to his new apartment in North Dallas. Mabry Mill has a new tenant who just moved in from Kuraray last week, while Edinburg and Ponderosa Forest have two units undergoing make ready right now. Remotely, Mariko helped close one unit at PF with our Japanese seller on November 1, leaving his 3rd out of 3 units left on the market. We have a cash offer in hand for #256, this third unit, so will try to get it under contract soon. On the sale front, Venice closed on Friday Nov 4th and Jennifer’s Meadow Bay closed today, Nov 7th as planned. The Rosenberg Church finally got approval from the NY Attorney General so it is on the schedule to close on Nov 9th. On the radar are two new expats from Daikin and a possible listing in Katy.
