10年前、グッと！地球便！という日本のテレビ番組が、案浦 攻の生活を撮影するためにヒューストンまできました。この番組では、日本を離れて海外に住む日本人を特集し、家族と一緒に海外で何をしているのかを紹介します。カメラスタッフは、アメリカ内や世界中を旅して、日本国外で生活する日本人を探しています。最初のエピソードは、攻は自転車のフレームを作る人として紹介され、子供は2人しかいませんでした（最初の撮影中にZachをまだ妊娠中でした）。また、案浦不動産を開業して2年しか経っていませんでした。プロデューサーは10年後の生活を再び撮影するために攻に電話をし、4月9日にヒューストンへ来ました。現在、家族は5人となり、攻は再び自転車競技に参加し、家は引っ越し、会社には7人の社員がいます。番組は5月中に放送予定です。日本のテレビ番組は案浦家で見ることができないので、ご覧になった方は是非お知らせください！

Ten years ago, a Japanese TV show called Gutto Chikyuubin came to Houston to film the life of Koh Annoura.  The show features Japanese people who have left Japan to live abroad and shows their family back home and their countrymen what that person is doing abroad. The camera crew goes all over the U.S. and all over the world to find interesting Japanese people to show Japan what they are doing outside of Japan. In the original episode, Koh was a bicycle frame builder, we had only two kids (I was very pregnant with Zach during the first shoot), and I had opened Annoura Realty Group for two years. The producers called Koh for a 10 year follow up story and came to Houston again to film Koh and us on April 9th. Now we have 5 people in our family, Koh is racing bikes again, we have changed houses, and our company has now 7 members. The show will air some time in May. We don’t have Japanese TV channels so if you see it, let us know! 

3月は、多くの駐在員の方達が日本に帰ってしまい、また代行の方達が引っ越しされる、大忙しな月となりました。物件管理側では、入居準備が必要な家が4戸同時に空家となる形となり、何でも屋から塗装会社、リフォーム業者、フローリングの人や配管業者の手配まで行う結果となりました。弊社の賃貸物件の3つ（エルクヒル、ワインディングスプリングス、リトルウィローウォーク）は、市場に出た直後に契約完了となりました。エメラルドレイクも25日に新入居者を迎えました。今日は、新しく日本から２人、医療センターのアパートに引っ越す予定なので、案浦チームは恒例のエアマットレスなどの準備に大忙しな１日となりました。セール関係では、真理子が今月の2件目となる物件購入で、今回は友人のお母さんのお手伝いとなりました。スーザンのシュガーバーは4月初旬の売却に向けて順調に進んでおり、スーザン、真理子、フェイスはすべて、4月末に購入が完了する契約の途中となっています。スーザンの契約中物件はクリアレイクにあり、購入後すぐに三菱ケミカルからの新しい駐在員家族に貸す予定す。真理子はアッパーカービーにある2階建て一軒家で、フェイスはリッチモンドにある一軒家の契約中です。チームは毎日フル活動しており、購入、売却、または賃貸の手助けをいつでもできるよう準備が整っています！ご希望のリストをいただければ、すぐにでも飛んでいきます！

March was a crazy busy month with many expats leaving and many coming. The property management side of things had four homes come up that needed full make readies. We were busy with handymen, painters, remodelers, flooring guys, granite installers, and plumbers. Three of our lease listings (Elk Hill, Winding Springs, Little Willow Walk) were leased out immediately after hitting the market. Emerald Lake also found a new tenant who moved in on the 25th. Today Monday, we have two newcomers moving to apartments in the medical center so the team was out running around setting up their air mattresses. On the sale front, Mariko closed her second home of the month, this time for a friend’s mom in Conroe. Susan’s Sugar Bars is still on track for an early April close, and Susan, Mariko, and Fayth all have homes under contract set for closing towards the end of April.  Susan’s is in Clear Lake and will be rented to a Mitsubishi Chemical family as soon as we close, while Mariko’s is a 2 story home in Upper Kirby, and Fayth’s is a home in Richmond. この2週間、ダイキンから新しい駐在員さんをメモリアルエリアの高級マンションへお引越しのお手伝いをしました。 また案浦物件には、同じ通りにクラレからと、サンヨーケミカルの駐在員の方のお引越しのお手伝いをいたしました。 日本からの医師を医療センターに位置する、豪華な高層ビルへのお引っ越しもお手伝いさせていただきました。 上場側では、賃貸用に2戸、販売用に1戸、合計3戸の住宅を市場に出しました。 賃貸住宅はベイグレン（クリアレイク）にあり、売り家はフレンズウッドオンシュガーバーにあります。  2つの賃貸住宅は入居者募集中ですが（家賃2000ドルと2250ドル）、売却物件は金曜日に市場に出し、3日間合計で31回物件ツアーの予約があり、火曜日（4日後）に契約を結ぶ結果となりました。さらに今週には、ブリタニーレイクスで賃貸物件を市場に出す予定です。 また、売りに出される可能性が高いベイグレンの家の準備も行っています。 乞うご期待！ セール面では、真理子は今週ビーチシティの家の購入が完了します！ 賃貸可能な2つの家を確認するには、www.har.com/46993877とwww.har.com/60586644をチェックしてください。

This past two weeks we welcomed a new expat from Daikin to a luxury apartment in the Memorial Area. We also had two move-ins on the same street, one expat from Kuraray and another from Sanyo Chemical. Finally, we welcomed a doctor from Japan to a luxury highrise in the medical center.  On the listing side, we brought three homes to market, two for lease and one for sale.  The lease homes are both in Bay Glen (Clear Lake) and the home for sale is in Friendswood on Sugar Bars. While the two lease homes are still available (one for $2000 and one for $2250), the home on Sugar Bars went on the market on Friday, had 31 showings in three days, and went under contract on Tuesday (four days later).  We’ll be listing one more for lease this week, in Brittany Lakes.  We are also doing make ready on a house in Bay Glen that will most likely be for sale.  Stay tuned! 新年を迎えるにあたり、案浦チームはさらに力強いチームとして活動をしていきたいと思います！またニュースレターを通して、過去のお客様や友人の皆様と再度つながれることを期待して、こちらも継続していく予定ですので末長くよろしくお願いいたします。弊社は新しく不動産についてお手伝いが必要、でもどこから始めていいのかわからないという方のために、周辺地域にハガキを配送しました。そして春が近づく中、新しい日本人駐在員のお引越しのお手伝いをする時期が近づいてきました！海外への引っ越しは不安なものですが、弊社はお家探しの間に少しでも楽しみが増えるようにお役に立てることを心がけております。今月は、コベルコの岩崎さんのために、フェイス・ラブジョイが新築高層マンションへのお引越しのお手伝いをしました。ジャネット・フォルティンは、クリアレイクでの初めてのリースを完了する過程にあり、藤田真理子は、同じ小学校地区内(パティソン小学校)で引越しを考えていた家族の再引越し先を発見いたしました。（簡単な仕事ではありません！）。 蛭子 稔はスーザンと協力して、パールランドの家をソフトボールチームメイトの1人に今週の金曜日に購入するお手伝いをしました！週末までにはブルックフォレストに位置するフィクサーアッパーの家を売りに出す予定です。ヒューストンに引っ越し、購入、販売、または賃貸物件をお探しの方、弊社一同全力でお手伝いいたしますので是非ご連絡ください！

As we roll into the new year, Team Annoura is ramping up our efforts! We plan to continue our newsletter in hopes of connecting and re-connecting with you, are past clients and friends. We are also dropping postcards to our surrounding neighborhoods to solicit new listings. A new wave of expats are coming this spring and have reached out to let us know they are on their way!  It is so exciting to be able to help our newcomers find housing and settle down in Houston. This month we welcome several new families including Mr. Iwasaki with Kobelco. Fayth Lovejoy took the lead and helped him find a beautiful new luxury highrise. Janet Foltyn is in the process of closing her first lease down in Clear Lake. Mariko Fujita helped a Japanese family change houses but still remain zoned to Pattison (not an easy task!). Mik Ebisu teamed up with Susan to sell a Pearland home to one of our softball teammates, closing this Friday.  We’ll be bringing a house to market for sale, a fixer upper, in Brook Forest by the end of the week.  If you know anyone moving to Houston, wanting to buy, sell, or lease, we are ready to help!
