    ロデオ真っ盛りの中、案浦不動産は超大忙しの2週間となりました！先週の木曜日、スーザンはリーグシティにあるアンディとキムの物件をカリフォルニアからの買主と成約のためテキサスへ車で向かう途中、買主が高血圧のため病院に行かなければならなかったことから、成約が少し遅れる結果となりました。資金はタイトル会社にすでにあるため、エスクローエージェントである、サンディ・トンプソンが病院まで訪れ、買主の署名を完了し、無事成約となりました。他のニュースでは、Cane Islandで豪華な住宅の購入のお手伝いをしました。 20,000 ドル値下げされたばかりの価格から更に15,000 ドルの値下げ交渉をし、さらに洗濯機、乾燥機、冷蔵庫、バーチェアーすべてが含まれていました。一方、ヴァンとチェイスはオプションを外れ、鑑定免除を得たため、3月末に3月末に成約を控えています。忍さんの現在契約中のお住まいも、来週のダラスへの大規模な引っ越しに備えて、成約準備中となっています。新物件情報では、スーザンと真理子は 3 軒の住宅を売りに再上場しました。 2 つはクリア レイク/リーグ シティ (ラ カバナとミスティ メドウズ) に、1 つはノース ヒューストン に位置しています。弊社の管理物件内からは2 軒の住宅が賃貸物件として掲載されました (オーク チェイスとクワイエット グリーン)。近々…パイン ブルックとルックウッドでの新しい賃貸物件の掲載を予定しています。乞うご期待！

    Even with rodeo in full swing, Annoura Realty was super, super busy! Last Thursday, Susan closed on Andy and Kim’s house down in League City. The closing was a little shaky after the buyers had to go to the hospital due to high blood pressure while driving to Texas from California. With the moving van already in the driveway and the funds already at the title company, our escrow agent Sandy Thompson did us all a big favor by going to the hospital to help the buyers sign! In other exciting news, one of our former Panasonic clients pulled the trigger on a gorgeous house in Cane Island. We were able to negotiate $15k off the price, after it had just been lowered $20k, plus get included the washer, dryer, refrigerator, and all the bar stools! Meanwhile, Van and Chase made it out of option and got an appraiser waiver so their Conroe home is now cruising towards the finish line, slated for closing the last week of March. Shinobu’s Richmond home is also still safely under contract as she prepares for her big move to Dallas next week. In listing news, Susan and Mariko re-listed three homes for sale. Two are in Clear Lake/League City (La Cabana and Misty Meadows) and one is in North Houston (Baltic). In addition, two homes in our portfolio were listed for lease (Oak Chase and Quiet Green). Coming up… we are expecting a new lease listing in Pine Brook as well as a new lease listing in Brookwood.  Stay tuned!

    2月16日、案浦チームの3人全員がクロージングを行い、とても興奮しています！ミックは親友のカーティスのためにオースティンに新築の物件購入のお手伝いしました。真理子は投資家の一人が所有するNASA近くのコンドミニアムの売却のお手伝いをし、スーザンさんはクリアレイクにある日本人投資家の物件の売却成約しました。一方、数日前、スーザンはついにウェスト・ケイティにある友人ヴィニーの新居の成約を完了いたしました。 80歳の元軍人である売主からの退役軍人融資の引き受けを乗り越えるまでの取引は、とても難しいことでした。最終的に、買主は 3.25% の金利で、家具と冷蔵庫付きでの購入と、とてもお買い得な取引となりました。 更に、スーザンは22日にメリーベスとケンの売却そして購入のお手伝いをしました。 オメガベイにある、この特別な家は運河沿いに建ち、別の不動産エージェントが何ヶ月もかけて売却を試みましたが、価格を数万ドルまで下げる結果となりました。自宅を市場外で売却することになり、スーザンは売主と協力し、外部エージェントと現金オファーをまとめ、そ成約完了となりました。同時に、新居探しを行い、テキサスシティで条件に合う完璧な物件を発見しました。いくつかの難関を経て、自宅の売却成約日に同時成約を行い、翌日には鍵を受け取ることができました。その他の販売面では、スーザンがリッチモンドの忍さんの家を市場に出し、2 日以内にオファーを得ることができました。そして、アンディとキムのリーグシティの売却は、来週木曜のロデオ中にカリフォルニアのバイヤーとの取引が完了する予定です。

    賃貸面では、弊社が管理する約85軒住宅ポートフォリオの現住人ほとんどが、家引越しではなく、契約更新する傾向にあります。 3月に日本から数人の新しい医師が渡米予定となっており、現在メッドセンターエリアのアパートを探しています。そして、日立から新しく日本人駐在員 2 名から問い合わせをいただきました！これは 案浦不動産にとって新しい日本会社からの問い合わせとなり、とても興奮しています！

    The past 2 weeks have been insanely busy for Annoura Realty Group!

    On February 16, it was so exciting to have all three of Team Annoura have a closing! Mik closed on a brand new home in Austin for his good friend Curtis. Mariko closed on a condo near NASA owned by one of her investors, and Susan closed on Meadowside, one of her Japanese investor’s homes in Clear Lake. Meanwhile, a couple days prior, Susan FINALLY closed on her friend Vinnie’s new home in West Katy. It was a whirlwind of a transaction as they navigated their way through a VA loan assumption from an 80 year old veteran seller. In the end, the buyer got a 3.25% interest rate and a great deal on a Highland Home, with some furniture and a refrigerator! Fast forward to Feb 22, Susan helped Marybeth and Ken with TWO transactions. The first was the off market sale of their home in Omega Bay. This special home sits on the canal and another realtor had tried for months and months to sell it, dropping the price all the way down, tens of thousands of dollars. Together with the sellers, Susan put together a CASH offer with an outside agent and helped make that sale happen. At the same time, Susan and the sellers went house hunting and found an absolutely beautiful home in Texas City, on the water, with a boat slip, and in immaculate condition. After a few hiccups, the signing of this purchase took place on the same day as their Omega Bay closing, and they were able to get their keys the following day. In other sales news, Susan listed Shinobu san’s house in Richmond and was able to get an awesome offer within TWO days! And, as for Andy and Kim’s listing in League City, it is scheduled to close with a California buyer next Thursday during rodeo.

    Switching over to the lease side, most of the renters in our 85 home portfolio all seem to be renewing their leases, instead of changing houses. Coming from Japan, we have several new medical doctors coming in March that we are now looking for Med Center area apartments. And this is exciting: we got an inquiry from two new Hitachi workers! This will be a new company for Annoura Realty Grou and we are excited for the opportunity to do a stellar job!

    駐在員の面では、真理子さんはシュガーランドのアパートに、リピーターのお客さんのお引越しのお手伝いをしました。スーザンは、新任の医師がリモートでアパートを選び、入居までのお手伝いをしました。新しい駐在員の方の到着を待ちながら、弊社一同皆さんの新しい物件検索に積極的に活動しています。

    In Annoura Realty News, the market is really heating up for buying and selling. Still a work in progress is the VA loan assumption deal in Firethorne. Though inital closing paperwork was signed last week, the negotiations continue for who pays the escrow shortage and who pays the February mortgage payment. it has been quite the challenge to solve the many peices of the puzzle, but if all goes well, our buyer should walk away with a 3.25% interest rate, excellent loan terms, and a fantastic home. Our investor in California closed on his home in Olympic Forest after agreeing to put on a new roof. Mik and Susan were excited to wrap up the second of two sales for the same investor, Mr. and Mrs. Kurose. Mariko was successful in closing her creative financing deal in Katy, and coming up this Friday we will close on Meadowside, another Japanese investor owned home. The tenant has vacated, the repairs have been done, the house appraised, and right now we are just working on the FIRPTA withholding documents and the remote online notary appointment. Hitting the market for sale is our 5 bedroom pool home on a lake in League City (www.har.com/22068580)! Within 24 hours of going online, we had multiple showings and are hoping this updated beauty sells quickly. Still on the horizon is a beautiful home in Richmond that will be hitting the market later this week and we continue the hunt for several buyers throughout Houston, Katy, and Cypress. 

    On the expat front, Mariko closed a repeat client as she changed apartments to one in Sugar Land. Susan helped a new doctor choose an apartment virtually and get totally approved. As we wait for the newest wave of expats to arrive, we are actively searching for everyone’s new homes!

    We are almost about to wrap up the first month of 2024 and first of all, let me say thank you to everyone who referred a new client to us! We are so blessed that many of our past clients are coming back around to buy or sell, or refer their friends and colleagues to us. This kept us pretty the past couple of weeks! Now preparing to hit the market this week or next, is a beautiful home in Richmond as well as a home with a pool in League City. Our listing on Meadowside made it through repair negotiations and we are now waiting for the appraisal to come through. Our listing on Olympic Forest is FINALLY about to close. The big project of using insurance to replace the roof took place on Thursday and closing should hopefully happen this week, if not next week. Meanwhile in Katy, the VA loan assumption is in final underwriting stages and if all goes well, we expect to hear the magic words of “clear to close” any day now.  Down in Omega Bay, our clients are now just waiting to close on their off market sale but in exciting news, their purchase offer on a Fannie Mae foreclosure was accepted and today was their inspection! We are expecting a very exciting February as all of these homes hopefully close successfully. 

    In leasing news, Mariko was on a roll, closing home after home after home: one in Montrose, one in the Med Center, and one down in Clear Lake. Mik closed a lease in Katy and is helping a good friend buy a new construction home now in Austin, directly from the builder. Susan welcomed a new doctor, Dr. Kawahigashi to a popular Med Center apartment and is currently working with several other expats who will be arriving in March. Everyone is super busy and loving every minute of our jobs. We thank all of our clients for trusting us to help with their real estate transactions!

    With the year winding down, Christmas cards sent out, and people moving around less, we decided to take some time to show our appreciation to some special VIP clients.  These clients referred new clients to us this year and we wanted to give them an extra special thank you for helping us grow our business.
