クリアレイク付近にローンスター博物館という航空博物館があります。Labor Dayの３連休に攻とスーザンはザックを連れて行きました。Labor Dayということもあり特別に入場料$10 + ホットドッグと子供用ゲーム付きでした！博物館の中には、たくさんの種類の飛行機があり、多くのものは寄付されたものです。中には、個人が所有している飛行機もあり、順番に閲覧できるようになっています。各飛行機にはそれぞれの歴史などが細かく説明されており、私も一つずつ読んで勉強になりました！（歳をとっている証拠でしょうか…苦笑）攻とザックはフライトシミュレーターを体験し、とても楽しんでいました。スーザンは新しいミヌーティコーヒーショップを見に行き、多くのスタッフに会いました。こちらの博物館に是非言って見たいという方は、10月15日にHanger Bashというイベントに参加することを検討してみてはいかがでしょうか？バーベキュー、巷有名なセントアーノルドビール、ライブバンド、サイレントオークションや、博物館だけではないイベントも沢山あります！詳細とチケットについては、以下のウェブサイトからご覧ください。https://lonestarflight.org/hangarbash2022/

There is an impressive Flight Museum near Clear Lake called the Lone Star Flight Museum. Over the Labor Day Weekend, Susan and Koh brought Zach to check it out. The Museum had a $10 entrance fee special with free hot dogs and kids games on Labor Day. Inside the museum was a display of many actual airplanes, many donated to the museum, some owned by private owners and on rotation for viewing. There are excellent signs with explanations to teach us about the airplane’s facts and history. I must be getting old because I actually read them and thought they were pretty interesting! Koh and Zach did the flight simulator and they loved it. Susan went to check out the brand new Minuti Coffee Shop, where she met several of the museum managers who were stepping in to run the busy coffee shop during the Labor Day rush. If you are considering a visit, consider going on October 15 for their Hangar Bash event. They will have a cook team on site smoking BBQ and serving local craft Saint Arnold Beer, a live band, silent auction, and full museum access. Have you ever driven towards downtown Houston and marveled at how beautiful our skyline is?  I do it all the time and love every angle, coming towards it from I-45S, going right next to it on 59N, driving right into it on I-10. Each building downtown has an interesting story to it, and many of those buildings were built 50+ years ago. In order to learn some Houston history, Susan organized an event with the Women’s Council of Realtors on Sept 8, 2022.  About 40 members and guests took a ride on the Mister McKinney’s Historic Bus Tour.  On the tour, our guide Mr. McKinney showed posters of before and after, explained the history behind the construction, and shared some interesting trivia about many of the famous buildings downtown. He uses an open air school bus and people can bring on their own drinks. Everyone loved it and we also recommend it to you! 要点: 物件購入を待っていた方達は今がチャンスかもしれません。昨年に比べて競争率は減少しており、価格は依然として非常に高く、2023 年には再び上昇すると予測されています。ほとんどのエコノミストによると8%。これは、Covid以前に3〜5％の上昇率を平均的に見ているヒューストンにとっては大きな変化となります。

HAR.com does a great job at analyzing data on a weekly basis to let us know how the real estate market is doing. The numbers for Week 35 are out and they compare the week of Aug 30,2022 – Sept 5, 2022 to the same week one year before.  The data shows that the Houston real estate market is cooling off.  The number of new listings (new homes on the market for sale) went down by 13.5%.  The number of pending listings (homes that are currently under contract), went down a huge 33%. Sellers giving up and pulling their homes off the market because they couldn’t find a buyer increased 12% compared to the same time last year. The number of closings also fell, nearly 15% with only 2070 homes sold during this week compared to 2429 the same week in 2021.

Takeaway: If you have been on the sidelines waiting to buy, right now you may have a chance. There seem to be less competitors compared to last year, but the prices are still very strong and projected to go up again in 2023. We probably will not see 20% appreciation like we did 2020-2022 but we may see something closer to 5-8% according to most economist.  That’s still big for Houston who traditionally sees 3-5% appreciation rates pre Covid.

Most people in Houston have gone to traditional donut shops such as Shipleys or Dunkin Donuts.  But, Houston offers some non-traditional, very interesting donuts as well! Can you imagine maple sugar with an actual slice of bacon on top?  Or, a donut completely coated in colorful Fruity Pebbles cereal? Some donut shops are extremely creative, offering donuts that have candy, marshmallows, chocolate, cayenne pepper, or jelly beans on top.  Others have all kinds of cereals and cookies and fruit on top.  If you are up to try some interesting donuts, here are a few eclectic donut shop choices in and around Houston:

The Houston real estate market continues to soften.  The lastest data shows us week 32 of 2022, from Aug 9-15. The number of new listings on the market went down 10.7% compared to the same week last year.  This drop marks the third consecutive weekly decline. Not only did the number of new listings to the market decline, but the number of homes that went under contract also declined, by a very large 30%. The number of sellers who tried to sell their home but then pulled the home off the market because they could not sell them increased 13.7% from the same time last year.  The number of closings were down nearly 20%, the number of showings was down 7.4%, and even the number of views on HAR.com went down by 33.8%.  This tells us that the market has slowed way down. People are looking less, sellers are putting their homes on the market less, realtors are showing homes less, and homes are selling less. We think this might be a good chance for buyers to get back in to the market and try again to buy!
