現在ヒューストンの不動産市場は軟化し続けています。最新のデータでは、8 月 9 日から 15 日までの 2022 年の第 32 週目を示しています。市場への新規物件の数は、昨年の同じ週と比較して 10.7% 減少しました。この下落は 3 週連続の下落です。市場への新規掲載物件数が減少しただけではなく、契約を結ばれた住宅の数も 30% と、大幅に減少しました。自宅を売却しようとしたが、売却できずに市場から撤退した売り手の数は、昨年の同じ時期に比べて 13.7% 増加しました。成約数は 20% 近く減少し、内観ツアーの数は 7.4% 減少、HAR.com を見る人の数も 33.8% 減少しました。これは、市場が大幅に減速したことを示しています。多くの人々は物件をあまり見なくなり、売り手は自分の家を市場に出すことが少なくなり、不動産業者は家を見せることが少なくなり、家はあまり売れなくなりました。これは、買主の市場に戻る傾向にあるかもしれません！

The Houston real estate market continues to soften.  The lastest data shows us week 32 of 2022, from Aug 9-15. The number of new listings on the market went down 10.7% compared to the same week last year.  This drop marks the third consecutive weekly decline. Not only did the number of new listings to the market decline, but the number of homes that went under contract also declined, by a very large 30%. The number of sellers who tried to sell their home but then pulled the home off the market because they could not sell them increased 13.7% from the same time last year.  The number of closings were down nearly 20%, the number of showings was down 7.4%, and even the number of views on HAR.com went down by 33.8%.  This tells us that the market has slowed way down. People are looking less, sellers are putting their homes on the market less, realtors are showing homes less, and homes are selling less. We think this might be a good chance for buyers to get back in to the market and try again to buy!

先週はスーザンにとってとても忙しい週となりました。 12 月までヒューストン不動産協会の理事として就任することになり、8 月 23 ～ 26 日に辺りガルベストンで開催された会議には、現在、新任、退任すべての理事が集まりました。 HAR は業界の専門家を招いて、多くの不動産の傾向と脅威についてリーダーシップチームに最新情報を提供し、48,000 人のメンバーの最悪のシナリオを想定し、これからに向けての戦略の準備ついての会議となりました。現在、業界に大きな影響を与える可能性のある NAR 訴訟が法廷で行われています。そして、住宅不足と高金利が相まって、ますます多くの人々の物件購入が難しくなってきています。これにより、ますます多くの人々が賃貸物件を探す傾向にありますが、多くのヒューストンの不動産業者は、賃貸のお手伝いをする人が少ないです。特に大手の不動産会社などは売買専門のみのところも少なくありません。 HAR は今後、リースに関するより多くのクラスとトレーニングを提供する必要があるかもしれません。

Last week was a very busy week for Susan. Although she will not be sworn in to her position as a Director for the Houston Association of Realtors until December, all existing, incoming, and exiting Directors met for strategic planning meetings in Galveston from August 23-26. HAR brought in industry experts to update the leadership team on many real estate trends and threats, challenging us to anticipate to plan and prepare for the worst case scenarios for our 48,000 members. There is a NAR lawsuit in the courts right now that may hugely affect the industry, and now with the housing shortage paired with high interest rates, more and more people can not afford to buy. This will result in more and more renters. A lot of Houston realtors only do sales because they can make more money and because leasing is often more work. Some higher end brokerages do not offer leasing services at all. HAR may need to offer more classes and training on leasing.

夏休みが終わるのは早いもので、既に学校が始まる8月となりました。今までとは違い、スーザンの長男・丈がテキサス大学へ入学しました!　午前2時にドームへの引っ越しを予約していたため、みんなとエレベーターの取り合いをする必要はありませんでした。とても疲れて眠かったけど、実際には作戦通りスムーズな引っ越しとなりました！また丈が加入したいと思っていた Sigma Kappa から招待され、無事に8 月 22 日から大学生活が始まりました。次に丈が帰ってくるのは、9 月に開催される次の JBAH ゴルフ トーナメントです。楽しみに待っています！

The summer flew by and we suddenly found ourselves in August with school starting.  The biggest difference is that Susan’s oldest son, Joe, started college at the University of Texas! He booked a 2am move in time so we would not have to compete with everyone for the elevator. We thought that was a great idea except truth be told, it was very exhausting and we were sooooo sleepy.  By the time we set up his bed, put up all his clothes, and unpacked all his stuff, it was 4am! Joe got a bid from the fraternity that he wanted, Sigma Kappa, and he started classes on Aug 22. Susan misses him in the house and has spent the last week wondering how he is doing. We are looking forward to him coming back to Houston to play in the next JBAH golf tournament in September!

私たちのお気に入りであるヒューストンのパティシエ の小林さんが、8月6日に 60 歳の還暦誕生日を迎えました。小林さんは、メモリアルにある本格的な日本のベーカリー「シェズ・コバヤシ」のパティシエです。 14522 Memorial Dr. Houston, TX 77079 にあるこちらのお店は、オープンして 1 年が経ち、日本人コミュニティでますます知名度が高まっています！彼らは自家製でクロワッサンを作り、さまざまなタルトやケーキ、クッキー、フランスのお菓子に、キッシュ、クレープも提供しています！是非皆様も立ち寄ってください！小林さん、還暦おめでとうございます。ブラボー！！！！！

Our favorite patisserie chef in Houston celebrated his 60th birthday on Aug 6!  Mr. Kobayashi is the head patisserie chef at Chez Kobayashi, an authentic Japanese bakery in Memorial. Located at 14522 Memorial Dr. Houston, TX 77079, this French pastries shop has been open now for 1 year and is becoming more and more well known in the Japanese community. They make their croissants in house, and serve a variety of beautiful tarts and cakes, as well as an assortment of cookies, French pastries, quiche, and crepes.  Stop by and check it out!  Happy Birthday, Kobabayashi san.  Brrrrrravo!!!

2022年8月7日、ヒューストンで活躍する日系アメリカ人メンバーと共に、とても日本総領事の歓迎会がSeason’s 52 で開催されました。グレン・ゴンドー、ジョージ・ヒラサキ、メインホステスのドナ・コールを含む旭日章受賞者3名も出席しました。村林弘文総領事とオーロラ夫人は、ヒューストンの米日カウンシルのメンバー、日本人医師やアーティスト、その他多くの日本人コミュニティの活発なメンバーに歓迎されました。 コロナの影響で過去2年間における多くの活動や行事が制限されたため、多くの人とこのように集まるのは久しぶ久しぶりとなりました。その他のニュースとしては、ヒューストン市長のシルベスター・ターナーが、10 月末に東京で開催される新しい USJC で講演をする予定です。私たちのグループ (スーザンも含まれているかもしれません!) は、市長の側近として、日本の他の市職員やビジネス リーダー (経団連) と交流する予定です。ワクワクします！

A very nice party was held on August 7, 2022 at Season’s 52 with many of Houston’s active members of the Japanese American society. Three Order of the Rising Sun award recipients were present including Glen Gondo, George Hirasaki, and Donna Cole, who was the main hostess. Japanese Consul General Hirofumi Murabayashi and his lovely wife Aurora were welcomed by many Houston members of the US-Japan Council, a few local Japanese doctors and artists, and many other active members of the Japanese community. With Covid having shut down many activities over the past two years, it was ‘sashiburi’ (long time no see) for everyone to see each other. In other exciting upcoming news, Houston Mayor Sylvester Turner will be a speaker at the new USJC convention in Tokyo at the end of October. A group of us (Susan maybe included!) will be in the mayor’s entourage to meet other city officials and business leaders (keidanren) in Japan.  Will be exciting!
