    この2週間、案浦不動産では本当にたくさんの出来事がありました！引き続きスタッフやアシスタントを募集している中、スーザンと真理子は大忙しの日々を過ごしています。スーザンはOrchard Mountainの住宅売却を無事に完了し、ニューヨーク在住のお得意様である投資家の方にも大変喜んでいただきました。また、以前からのお客様であるMarybethさんとKenさんの素敵なウォーターフロント住宅の売却もお手伝いし、なんと売り出しからわずか1日で買主が見つかりました！その後、お二人が購入を希望されていた住宅にもオファーを提出し、順調に進むかと思われた矢先、買主側に人生を大きく左右する出来事が起こり、残念ながら契約解除となってしまいました。現在は一度仕切り直し、今後どのように進めていくかを検討しているところです。一方、以前からお付き合いのある貝原様ご家族のお住まい探しも進んでいました。ご家族にとって理想的な住宅が見つかり、将来的な購入の可能性も含めた長期賃貸契約の条件交渉を行い、無事にご希望の住宅を確保することができました。おめでとうございます！また、新たにヒューストンへ赴任されたクラレのご家族もお気に入りの住宅を決定され、週末には鍵のお引き渡しが完了しました。こちらは案浦不動産が日本在住の投資家様から管理をお任せいただいている物件です。さらに、スーザンは日本国総領事館に新しく赴任された、明るく活動的なお二人の女性のお住まい探しも無事にお手伝いしました。来週には、MD Andersonでのお仕事のためヒューストンへ赴任される的場様ご家族と、いよいよ直接お会いできる予定です。的場様ご家族は住宅探しをすべてオンラインで完了され、案浦不動産では電気・水道などのライフラインの契約手続きを含め、新生活に必要な準備を幅広くサポートさせていただきました。真理子も多くの契約を担当し、PearlandとGalleriaエリアでの住宅賃貸契約に加え、Humbleでは小規模なフレックススペースの賃貸契約を無事にまとめました。また、Clear LakeエリアでのJAXAおよびクラレのお客様のご入居をサポートしてくれた攻にも、心から感謝しています。忙しく大変なことも多い仕事ですが、私たちはこの仕事が大好きです！そして、Colorado Springsへお引っ越しされるChiさんとEricさん、お二人の新生活が素晴らしいものになりますように！お引っ越し前に最後のお食事をご一緒できて、本当にうれしかったです。最後に、いつも案浦不動産をご信頼いただいているすべてのお客様に、心より感謝申し上げます。皆様お一人おひとりが、私たちにとって本当に大切な存在です。不動産に関するサポートを必要とされている方がいらっしゃいましたら、ぜひ案浦不動産をご紹介ください！スタッフ一同、いつでも喜んでお手伝いさせていただきます。

    In Annoura Realty news, a LOT happened over the past two weeks! While we continue to search for extra help and an assistant, Susan and Mariko stayed extremely busy. Susan successfully closed on the sale of the Orchard Mountain house, much to the delight of her favorite investor in New York. She also helped her past clients Marybeth and Ken put their beautiful waterfront home on the market and miraculously found a buyer in one day! We then put in an offer on the house they wanted to buy and right before we got it, our buyer had a life changing event and had to terminate! Back to the drawing board for everything for now, as we re-group and think about how to proceed. Running parallel to this was another repeat client, the Kaihara Family. We found their dream house and negotiated the terms of a long term lease with the possibility of a future purchase. Congratulations to them on securing their favorite home. Our newest Kuraray family also decided on their favorite home and got their keys over the weekend for a home that Annoura Realty manages for an investor in Japan. Meanwhile, Susan closed on two newcomers with the Consulate of Japan, both super and active young ladies. Next week, we will finally meet the Matoba family, when they arrive in Houston for Mr. Matoba’s job at MD Anderson. They completed their house hunting completely virtually, and Annoura Realty helped them with everything including their utilities sign up and all of their necessary life lines. Mariko did a lot of deals as well, closing a lease in Pearland, one in the Galleria, and a small flex space in Humble. Special thanks to Koh for helping with the clients’ move ins in Clear Lake, with JAXA and Kuraray. The work is tough, but we love it! A sweet farewell to Chi and Eric as they move to Colorado Springs. I am so glad I got to have one last meal with ya’ll. As always, thank you to all of our clients.     案浦不動産ニュースでは、今回も大忙しの2週間となりました！スーザンはHAR Strategic Leadership Conferenceのため3日間ガルベストンへ出張し、戻ってからはすぐに物件案内で大忙し。リピーターのお客様MarybethとKenは、より広く、水辺の暮らしを楽しめるお家を探しており、一緒にBayou Vista、Omega Bay、そして現在お住まいのGrand Cay Harbourでも物件を見て回りました。現在は、湾を一望できる素晴らしい景色のお家を検討中です。一方、ChuckとEsther、ご成約おめでとうございます！私たちの大切なお客様Hiroko Kobayashiの義理のお姉様ご夫妻が、金曜日にFirethorne Westのお家を無事にクロージングされました。売主様がとても丁寧に管理されていたお家で、暖炉から階段の手すりまでさまざまなアップグレードが施されていました。さらにスーザンの交渉により、インターネットやYouTubeも楽しめる最新型冷蔵庫、エアホッケー台、フーズボールテーブル、そしてプロジェクター、スクリーン、リクライニング式シアターソファまで揃ったホームシアターなど、たくさんの設備も含めていただくことができました！明日はOrchard Mountainのクロージングを予定しており、同じ日にプロの写真が完成次第、Parkerご夫妻が現在お住まいの運河沿いのお家も売り出す予定です。賃貸では、真理子がClear LakeでJAXAのお客様のご契約を無事に完了し、MemorialではリピーターのInpexのお客様のご契約も完了しました。スーザンは、MD Andersonで勤務予定の新しい日本人医師、そして日本総領事館に新しく赴任される職員の方のお住まい探しをサポート中です。攻とスーザンはそれぞれKurarayの駐在員の方々を担当し、お一人はより広いお家へのお引越し、もう一組は初めてヒューストンへ赴任されるご家族のお住まい探しをお手伝いしています。今後も新たにヒューストンへいらっしゃるお客様が数組控えています！また、Olive Greenの売出物件は新しい屋根を設置するため一旦マーケットから取り下げていますが、Riverviewの物件は引き続き販売中で、先日価格を改定しました。Westchase周辺でお家をお探しの方をご存じでしたら、ぜひこちらの物件もチェックしてみてください: www.har.com/85297820。いつも案浦不動産を信頼し、大切な不動産のお手伝いをお任せいただいている皆様、本当にありがとうございます！

    In Annoura Realty news, things were extremely busy. Susan spent three days in Galveston for her HAR Strategic Leadership Conference, then returned into a whirlwind of showings. Repeat clients Marybeth and Ken are on the hunt for a home with more room and they love being on the water. So, together we checked out homes in Bayou Vista, Omega Bay, and right back to their own street in Grand Cay Harbour. Right now we are considering a home with a spectacular view of the bay. Meanwhile, Chuck and Esther, congratulations to you! The sister in law of our beloved Hiroko Kobayashi closed on their Firethorne West home on Friday. The seller took immaculate care of the home and it was updated with lots of bells and whistles from the fireplace to the stair rails. Susan negotiated lots of extras including a state of the art refrigerator with internet and Youtube, an air hockey table, foosball table, and home theater with projection, screen, and reclining theater sofa seats! Coming up tomorrow we are slated to close on Orchard Mountain, and on the same day, we plan to bring to market the Parkers current canal front home as soon as professional pictures come back. On the leasing side of things, Mariko wrapped up our JAXA client’s lease in Clear Lake as well as a repeat Inpex client in Memorial. Susan is working with a new Japanese doctor who will work at MD Anderson as well as a new admin for the Japanese Consulate. Koh and Susan both worked with Kuraray expats, one sizing up to a bigger home, and one new family coming for the first time. On the horizon, we have several new folks headed our way and while our Olive Green listing was withdrawn from the market to get a new roof put on, our Riverview listing is still available and just reduced in price.     In Annoura Realty news, rentals are strong and sales are still challenging. The real estate market has picked up in Houston, but the interest rates seem to keep creeping up due to the oil price shock and stubborn core inflation. That being said, our expat relocation business is still extremely strong as newcomers contact us almost every single day. On the hozizon, we have several Kaneka expats, several researchers coming for their post doc in the Medical Center, and new comers from Inpex, Idemitsu, and Kuraray. Last week we closed out leases for our newest JAXA family as well as a newcomer from Mitsui. One of our CEOs in the Bay Area changed from an apartment to a room at the Endeavour, Clear Lake’s only highrise condo. On the sale front, we have our Orchard Mountain listing in line to close in a couple of weeks as well as a home purchase in Firethorne West. We are working on a referral looking to buy in Pearland, just waiting for the right house to come along.     案浦不動産のニュースとして、この2週間は非常に忙しい日々となりました。まず、真理子が日立のお客様を担当し、新居へのご入居をサポートさせていただきました。梁瀬様、この度は誠におめでとうございます！また、スーザンが担当していた東京海上のお客様、溝田様も先週ハイライズアパートメントへのご入居が完了されました。おめでとうございます！さらに、新たに大和エナジー＆インフラストラクチャーのお客様である山口様がご家族とともにヒューストンにご到着され、私たちもお迎えできて大変嬉しく思っております。三菱のお客様でリピーターの野瀬様は、アパートから一戸建てへのお引越しを決断され、スーザンもお手伝いできたことを大変喜んでおりました。今回はご夫婦お二人での物件探しとなり、とても楽しい時間でしたが、特に印象的だったのは、内見した裏庭でスカンクに遭遇したことです！最終的にゲーテッドコミュニティ内の理想のお住まいを見つけられ、本当に良かったです。売買の面では、David様とLacey様がBayou Vistaのウォーターフロント物件のご購入を無事に完了されました。スーザンがオースティンへ出張中、ガルベストンのタイトル会社で立ち会ってくれた真理子とLauraに心より感謝いたします。また、先週はLaMarqueの弊社リスティングも無事にクローズしました。Josh様とMeagan様は現金オファーを受け、わずか2週間でご売却が完了しました！現在も複数の新規バイヤー様のお問い合わせをいただいており、その多くが過去のお客様やご友人からのご紹介です。5月も忙しくなることが予想されており、市場の動きもしっかりと捉えております。ここ数ヶ月はやや買い手市場の傾向が続いていましたが、購入希望者が増えてきているため、売主様にとっても競争がプラスに働く可能性があります。

    In Annoura Realty news, we had a very very busy last two weeks. First of all, Mariko handled our Hitachi client, helping him move into his new home so congratulations to Mr. Yanase. Susan’s Tokio Marine client, Yuki, settled into his new highrise apartment last week so congratulations to him! Our newest Daiwa Energy and Infrastructure client, Mr. Yamaguchi arrived in Houston with his family and we were so happy they came. Mitsubishi’s repeat client, Mr. Nose, decided to move from an apartment to a house, so Susan was super happy to be able to help him. It was fun house hunting with both Mr. AND Mrs. Nose this time, and one memorable happening was that we saw a SKUNK in one of the backyards! It was really perfect that they found their favorite house in a gated community. On the sale front, David and Lacey closed on their waterfront home in Bayou Vista. Very thankful to Mariko and Laura for being present at the title company in Galveston while Susan was on a business trip to Austin. We also closed on one of our listings in LaMarque last week. Josh and Meagan got a cash offer and closed on their home in 2 weeks! There are several new buyers on the horizon, most that are referrals from past clients and friends. We are expecting a busy May and have our pulse on the market now. It’s been more of a buyer’s market these past few months but with more buyers coming out to buy, competition may help the sellers.
