    In the most recent Annoura Realty Group news, the team has been very busy hustling all over town. The day before we left for Orlando, we were literally everywhere from Dickinson to Cypress to Rosenberg. We toured new Japanese expats in Katy, The Heights, and Memorial and closed them all last! On the sale front, Jennifer and Tony closed and funded on their new home with a pool in Sugar Land, and Matt and Shenglan closed and funded on the sale of their home in Rice Military. In exciting news, Susan sold a church listing she has been working on since 2018! This one closed the day after she returned from Orlando after we finally got approval from the NY Attorney General and signatures from people in 3 different cities. On the listing front, Houston Ballet principal dancer Charles Yoshiyama has announced his intentions of leaving Houston and joining the ballet troop in Portland. He hired Annoura Realty to list his townhouse in EaDo (East Downtown) so it is now on the market for sale and/or for lease (www.har.com/36796102 and www.har.com/52264533).  Also new to the market, we have a new pair of investment condos for sale in Dickinson, both listed for $89,000 each, a condo in Dickinson for lease (www.har.com/54509712), several properties in Manzanillo Mexico (https://annourarealty.com/international-listings/), and new to the market last week, we also listed a large 2 bedroom condo for lease in the Texas Medical Center (www.har.com/56484143).

    2022年はボランティア活動が充実した年となりました！スーザンはヒューストン女性不動産協会の会長を務め、真理子は秘書を務めました。中間会議のためにワシントン DC 、年次会議のためにフロリダ州オーランドに出席しました。また、フォートワースで開催されたテキサス会議にも出席しました。年間を通じて、資金を調達し、メンバーのためにイベントを計画しました。 1 月の経済予測イベントから始まり、今年最後のイベントである先週のシャルキュトリーの芸術イベントまで沢山の人と関わる機会ができました。 2022年12月5日には2023年会長リサ・ユーレステが就任し、スーザンの管理と責任は終わりを迎えます。女性不動産協会は、女性の不動産業者を支援し、奨励する全国組織です。私の街に貢献できたことを光栄に思います。2022年執行委員会、リサ・ユーレステ、藤田　真理子、メリー・ネッド、ジェーン・バード、ロブ・アーノルドに感謝の意を表したいと思います。皆、本当にありがとう！

    2022 was an abundant year for volunteering! Susan served as the Women’s Council of Realtors Houston President and Mariko served as the First Vice President. They traveled to several conferences including the Washington DC for the mid-year meetings and to Orlando, FL for the annual conference. In between, they also attended the Texas Conference in Fort Worth.  All throughout the year, the executive board raised money and planned events for the members. Starting in January with an Economic Forecast event until last week’s Art of Charcuterie event, which was our final event of the year. Susan’s administration and responsibilities comes to an end, as our President Elect Lisa Eureste takes over and is installed with her new board on December 5, 2022. The Women’s Council of Realtors is a national organization supporting and encouraging women realtors. It has been an honor to serve my city and I would like to say a special thank you to my super hard working executive board: Lisa Eureste, Mariko Fujita, Mary Ned, Jane Byrd, and Rob Arnold. What an experience that was!

  • 女性不動産協会、全米不動産協会　年間会議 – フロリダ州オーランド

    全米不動産協会と全米女性不動産業協会は、11月10日から13日までフロリダ州オーランドで年次会議を開催しました。スーザンと真理子は、ヒューストンの女性不動産協会代表し会議に出席し、同時に進行中の 全米不動産協会会議に参加しました。私たちのヒューストン ネットワークが認定ネットワークを今年も達成したことは、非常に喜ばしい経験となりました。また、真理子が国際不動産スペシャリストの資格を取得し、スーザンに認定のためのピンをされたことも感激的なイベントとなりました。 更に、テキサス州不動産業者が全米不動産協会からグローバル カウンシルのプラチナ ステータスを取得したことは、とても思い出に残り経験となりました。ヒューストン不動産協会は、最高の評価であるダイヤモンド ステータスを維持することが出来、新旧を問わず、沢山の友人との再会もできました。全米不動産はメンバーやゲストへの追加のプラスとして、一晩中ユニバーサル スタジオを貸切にしてくれました。待ち時間が少なく乗り物に乗ることが出来て楽しかったです。Cubra Libra でのアフター パーティーで私たちをおもてなししてくれた Christopher Gill と、ユニバーサル スタジオやその先で私たちと一緒に遊んでくれたオランダからのゲストのみんなに感謝の言葉しか出てきません。日本からの代表団と一緒に時間を過ごすように私を招待してくれたマーク・キタバヤシとヒロコ・ニシカワ・ナウマン、本当にありがとうございました！今年も素晴らしい会議となりました！

    The National Association of Realtors and the Women’s Council of Realtors held their annual conference in Orlando, FL from Nov 10-13.  Susan and Mariko travelled with Houston’s executive board for the Women’s Council of Realtors to attend meetings and to take part in the NAR conference going on at the same time. It was exciting for our Houston network to receive a plaque for achieving Certified Network status. It was also exciting for Mariko to achieve her Certified International Property Specialist designation and to be pinned by Susan. A third exciting achievement was for Texas Realtors to receive Platinum Status for outstanding Global Councils from NAR. Houston Association of Realtors retained their Diamond Status, which is the highest possible recognition to receive. We met so many friends, old and new, and NAR did a fantastic job of organizing meetings and classes, and as an added plus to the members and guests, they rented out Universal Studios for an entire evening for us to ride the roller coasters and experience all kinds of thrills! A quick shout out to Christopher Gill for treating us to an after party at Cubra Libra and to the visitors from the Netherlands NVM who hung out with us at Universal Studios and beyond. Thank you Mark Kitabayashi and Hiroko Nishikawa Naumann for inviting me to spend some time with the delegation from Japan. It was truly a fantastic convention!

    スーザンが日本にいる間、チーム案浦は多くの取引のため多忙の12日間となりました。 ミックは、ダイキンの新しい日本人駐在員へ内観ツアーを行いました。真理子は、ヤマト運輸からの駐在員の内観ツアー、KDDI からの駐在員の引越しの手伝い、新しい研究者がテキサス メディカル センターの彼のアパートに引っ越すのをお手伝いしました。スーザンと真理子はリモートで、プレイノのミツワで新しいヘアスタイリストとして働く予定の日本人は、ノースダラスの新しいアパートに引っ越すのを手伝いました。 Mabry Mill には先週クラレから新しいテナントが入居し、Edinburg と Ponderosa Forest には現在準備中の 2 つのユニットがあります。 真理子は更に、 11 月 1 日に日本の売主と PF で 1 つのユニットを成約するのを手伝い、3 つのユニットのうち 3 つ目のユニットを市場に残しました。この 3 番目のユニットである #256 のキャッシュ オファーが手元にあるので、すぐに売却準備を行う予定です。売買の最前線では、ベニスは 11 月 4 日金曜日に成約完了し、ジェニファーのメドウ ベイは予定どおり 11 月 7 日に成約完了しました。ローゼンバーグ教会は最終的にニューヨーク司法長官から承認を得たため、11 月 9 日に閉会する予定です。注目されているのは、ダイキンからの 2 人の新しい日本人駐在員と、ケイティへ売却物件掲載の可能性です。次回のニュースレターに乞うご期待！

    While Susan was in Japan, Team Annoura was busy handling many deals. Mik toured a new Japanese expat from Daikin. Mariko toured a newcomer from Yamato Transport, closed a newcomer from KDDI, and helped a new researcher move in to his apartment in the Texas Medical Center.  Remotely, both Susan and Mariko helped a newcomer who will work at Mitsuwa in Plano as a new hairstylist, move to his new apartment in North Dallas. Mabry Mill has a new tenant who just moved in from Kuraray last week, while Edinburg and Ponderosa Forest have two units undergoing make ready right now. Remotely, Mariko helped close one unit at PF with our Japanese seller on November 1, leaving his 3rd out of 3 units left on the market. We have a cash offer in hand for #256, this third unit, so will try to get it under contract soon. On the sale front, Venice closed on Friday Nov 4th and Jennifer’s Meadow Bay closed today, Nov 7th as planned. The Rosenberg Church finally got approval from the NY Attorney General so it is on the schedule to close on Nov 9th. On the radar are two new expats from Daikin and a possible listing in Katy. Will keep you all posted!

    スーザンは東京に滞在中、案浦不動産の投資家の何人かと会うことに成功しました。ヒューストンで物件の管理をしていますが、実際に顔を合わせることは初めてとなります。スーザンの最初の出会いは、ヒューストンで 4 つのユニットを所有している清水氏でした。清水さんは印刷会社（ポケモンカードの印刷会社）を経営しているだけでなく、浅草にあるナベノイズムというミシュラン2つ星のフランス料理店も経営しています。スーザンと少人数の友人グループ (計10 人) はディナーを予約し、ライトアップされた東京スカイツリーを見下ろしながら絶品のフランス料理を楽しみました。NASA の近くに一戸建てを 2 軒所有している中村さんと、リーグシティに一戸建てを所有している山田さんとお会いしました。六本木で人気のグランドハイアットに泊まるのは、六本木ヒルズ内に飲食店が集まっているので便利でした。案浦不動産が管理するクリアレイクに一軒家をお持ちの渡邉さん。待ち合わせ場所として人気のリゴレット バーを選び、間もなくテキサス州プラノに引っ越す友人を連れてきました。二人に会えて本当によかったです。その後、10 月 29 日の土曜日、スーザンは もう1人の投資家と会うことができました。素敵なお寿司屋さんで、彼の所有している物件７件と彼の新しいビジネスの取り組みについてお話ししました。最後に、HIT Partners時代のビジネス パートナーである T. Watanabe 氏と再会。約 6 年前にモントローズで 6 プレックスを購入し、購入以来 40% 価値の値上がりしました。代表団が日本を離れた後、スーザンは草津への短い遠足に連れて行ってもらい、温泉と紅葉を楽しみました。皆様とお会いすることができ、とても多くの素晴らしく多くのことを勉強できました。東京を拠点とする他の投資家の方達と出会う時間がもっと欲しかったです！

    While in Tokyo, Susan found little pockets of time to meet up with some of our Annoura Realty Group investors.  We manage their properties in Houston, but do not get to see them face to face. Susan’s first meeting was with Mr. Shimizu, who owns four units in Houston. Turns out Mr. Shimizu not only owns a printing company (printing Pokemon Cards!), he also owns a 2 star Michelin French restaurant in Asakusa called Nabeno-Ism. After learning this, Susan and a small group of friends (10 of us) booked a dinner and enjoyed some exquisite French food, overlooking the lit up Tokyo Skytree. Next up, Susan met up with Mr. Nakamura, who owns two single family homes near NASA and Mr. Yamada, who owns a single family home in League City.  Staying at the popular Grand Hyatt in Roppongi was convenient because of all the restaurants inside Roppongi Hills.  Mr. S. Watanabe owns a home in Clear Lake that Annoura Realty manages. He chose the popular Rigoletto Bar to meet up at and brought a friend who will be moving to Plano, TX soon. It was nice meeting the both of them. Then on Saturday Oct 29, Susan was able to meet up with Mr. M.S. at a nice sushi restaurant, to talk about his 7 homes and his new business endeavors. Finally, Susan met up with her former HIT Partners business partner, Mr. T. Watanabe, who bought a 6 plex about six years ago in Montrose that has appreciated 40% since purchase. After the delegation left Japan, Mr. Watanabe took Susan on a short excursion to Kusatsu to check out the hot springs and fall foliage. So many wonderful discussions and experiences were had, face to face. I just wish I had had more time to meet the rest of our Tokyo based clients, maybe next time!
