    Annoura Realty is trying to end the year strong! Currently, we have a mix of transactions in the pipeline. Our listing on W Belfort took the route of Dryden and instead of selling, the owners were more successful in leasing their home. A new tenant will take possession Nov 11. Our lease listing on Mabry Mill went pending to a new Japanese expat and our Edinburg lease listing will see a tenant in early November. Down south in the Ponderosa Forest complex, unit 273 will be closing to a cash buyer this Friday and we are negotiating with a possible buyer for unit 256. We have a potential 6 units coming to the market soon, as one of our investors in Japan has capitalized on his accelerated depreciation benefit (per a special tax law in Japan) and may be exiting soon. The church in Rosenberg that has been under contract since August, may close at the end of October (fingers crossed).  We are still waiting for approval from the NY Attorney General (seller is a non profit in NY). On the horizon, we have our California buyers still on track to close on their home in Sugar Land in early November and a new doctor arriving on Oct 30 to move into his apartment in the Texas Medical Center. We also have a Taylor Morrison new construction going up inside the popular Avalon at Friendswood community. Last week we had our pre-sheetrock meeting with our construction manager, Greg.  That lakefront home is moving along so nicely! Unfortunately, our listing on Venice bounced back onto the market but we were able to get it back under contract with a new buyer right away!

    In Mexico, people do not have to have a real estate license to practice real estate, so you need to be careful if you are buying property there. It is highly recommended that if you are buying property, that you use an agent who is a member of AMPI. AMPI is a Mexican real estate association for real estate professionals who adhere to best practices and a code of ethics. There are roughly 5000 members of AMPI and each year they have an annual conference called the Congreso.  The Congreso is held in a different city and as of 2018, the Houston Association of Realtors has sent the chairman of the Global Committee to attend. Susan was the chairman in 2018 so attended her first Congreso in Oaxaca, Mexico. The following year, her agent Pius was the chairman so she went with him to the 2019 Congreso in San Luis Potosi. In 2020, the Congreso was canceled because of COVID, and in 2021, Susan went again to the Congreso, this time in Tampico. Over the years, Susan has made some great relationships with realtors all over Mexico as well as some great relationships with other American realtors who also attend the Congreso every year. This year, the Congreso was held October 12-14 in Tijuana.  A group of about 10 Texas realtors flew to San Diego, then crossed the border into Tijuana. Together, they attended many networking events, the expo, and the convention itself. In attendance in the international delegation was the 2021 NAR President Charlie Oppler, who spoke on stage and led a very beneficial international networking event. There were beautiful parties and dinners and a final gala at the end. Through these international conferences, international connections can be made, which can result in new business!     他には、日本領事館に新しいメンバーを迎えました！朋子さん日本へ帰国予定となり、なつみさんが彼女の後任となります。先日一緒にアパート探しを楽しみ、彼女にぴったりの物件を見つけました!一方、ライス・ミリタリーでは、先週の金曜日にスーザンが新しい売却物件を掲載しました。 www.har.com/36492196 とても美しい3 階建てには（寝室3部屋、浴室3.5 部屋）、珍しく車2代分のドライブウェイがあり、美味しいレストランやカフェが徒歩圏内にあります。賃貸では巷で人気のブルターニュ ベイに１件掲載し、2 日で賃貸完了しました。クリアレイクの一軒家は、クラレの新しい日本人家族に賃貸予定となっています。シュガー ランドで物件契約中の買主は、無事にオプション期間を終え、現在11月7日の成約を目指して融資に取り組んでいます。そして、最も楽しみなニュースとして、スーザンは、テキサス州ケイティに新たにオープン予定の日本アニメショップの契約のお手伝いをしました! メイソンロードのダイソーのすぐ隣に位置しており、11月のオープンを予定としています。正確な日にちが決まり次第、お知らせさせていただきます！

    This is our first newsletter for October and as we head into the final quarter of 2022, we have several exciting listings.  First off, we have five new international listings with our broker partner in Mexico, Happy Coast. Listings range from small $120k condos to large single family homes over $1M. With Manzanillo being a coastal town overlooking the Pacific Ocean, almost all of our listings have beautiful ocean views!     In other Annoura Realty news, we recently welcomed a new member of the Japanese Consulate! Tomoko san will go back and her new replacement is Natsumi san. We enjoyed apartment hunting together and found her the perfect place! Meanwhile, over in Rice Military, just one block of Memorial Dr, Susan picked up a new listing which hit the market last Friday. www.har.com/36492196 . This awesome 3 story, 3 bedroom, 3.5 bath free standing home has a rare double wide driveway and is within walking distance of great restaurants and cafes. In leasing news, Annoura Realty put up a home in popular Brittany Bay, which was snatched up in 2 days, and our lease listing in Clear Lake will be leased by a new expat family from Kuraray. Our buyer in Sugar Land made it past their option period and are now working on their loan, aiming for a Nov 7 closing. And, in very exciting news, Susan signed a new commercial lease for a Japanese ANIME shop coming to Katy, Texas!  It will be located right next to Daiso on Mason Rd. and is targeting a November open date.  We will keep you posted!

    All realtors are not the same! Some take extra classes and earn special designations depending on their specialties. For example, Susan has taken hundreds of hours of classes and has gotten the designations of CCIM (for commercial real estate), ABR (for working with buyers), and CIPS (for working with international clients).  CIPS stands for Certified International Property Specialist. Very recently, Mariko also took the 5 day series of classes and just submitted her application to the National Association of Realtors.  If all goes well, she will be approved by November, when both she and Susan will travel to Orlando, Florida for NAR’s annual national conference. On Friday Oct 7, HAR.com held a special reception for current and new CIPS realtors. It was a great event attended by many talented realtors, some who travelled from Austin and Dallas. In other exciting news, HAR.com will be rolling out a new platform for Houston realtors to partner with realtors in other countries to advertise and market foreign properties on HAR.com’s new Global International Exchange. Annoura Realty has partnered with Happy Coast in Manzanillo, Mexico and just listed our first five Mexican properties. This week, Oct 12-15, Susan will attend the AMPI Congreso, which is Mexico’s annual real estate conference.  This will be Susan’s 4th year to attend the Congreso, a great place to make international connections!     9 月は恐らくこれまででも最も落ち着いた月となりました。真理子のリッチモンドの物件とスーザンの W. ベルフォートの物件は、両方値下げされ、まだ売れ残っており、今年の初めほど市場が熱くない状態です。日本領事館の物件は、安定した問い合わせと内覧を受け取っていますが、まだ受け入れられるオファーはございません。株式市場が非常に不安定で金利が上昇し続けているため、多くの人々が購入を避けている結果となっているかもしれません。一方で、いくつかの新しい物件が市場に出る可能性があります！カリフォルニアからの新しい家族がシュガーランドの物件をの取り争いとなっています。良い物件 (状態が良く、手頃な価格の住宅) は、町の良い場所 (良い学校のある地域) では今だに複数のオファーがあり、希望価格を超える結果となっています。不動産管理の面では、ベイグレンにて新しく賃貸物件が数週間で賃貸可能になる予定で（ワードエレメンタリーにゾーニング）、日本人駐在員の２家族をクリアレイクのお家に引っ越すお手伝いもさせていただきました（クラレとカネカ）。UT Health の日本人医師とご家族のお引っ越しも、医療センター地区内にてお手伝いさせていただきました。先週、オハイオからの紹介と、カリフォルニアからの紹介、そしてシアトルからの新規紹介もいただきました。今週は、 11 月引っ越し予定のダイキンからの新しい日本人駐在員の方のお手伝いも開始する予定です！

    September has been probably the calmest month so far. Coming off a record breaking August for sales, September seems to be just coming and going! Listings are not as hot as they were earlier this year with Mariko’s Richmond listing and Susan’s W. Bellfort listing both going through price reductions and unsold. The Japanese Consulate’s previous residence is still getting steady inquiries and showings but not yet acceptable offers. There may be much uncertainty in the minds of many with the stock market so volatile and interest rates continuing to rise. On the other hand, we do have a couple new listings on the horizon and a new family from California competing for homes in Sugar Land. Good listings (homes in good condition and priced reasonably) are still going for over asking price with multiple offers in good parts of town (areas with good schools). On the property management side of things, we have a new Bay Glen home turning in a couple of weeks (zoned to Ward Elementary) and two recent expats just moved in to their home in Clear Lake (Kuraray and Kaneka). One UT Health Japanese doctor and his wife also just took residence in the medical center area last week. From out of state last week, we had a referral from Ohio and a referral from California as well as a newcomer from Seattle. This week we will also meet a new member of Daikin who will look at houses but not move here until November.
