    ここ数週間、案浦不動産はとてもとても忙しい日々を過ごしています！まず、スーザンはPasonaに新たに赴任されるヒロキさんのサポートを担当し、無事に住まい探しを完了しました。稔くんはKDDIの新しい駐在員　田澤さんのご入居をお手伝いしました。また、スーザンはカネカの新CEO・七條様のご案内を行い、Clear Lakeを望む素晴らしい物件をご紹介しました。そして、真理子はカネカの別の駐在員様のために、条件にぴったりの物件を交渉のうえ契約まで導きました。現在スーザンは、クラレの新任駐在員・太田様のために理想的な物件の交渉を進めています。売買の面でも動きがあり、住友の新規のお客様がKatyエリアの美しくリノベーションされた住宅の購入契約を締結。さらに、スーザンと真理子が担当していたEmerald Lakeの売却案件も、59日目で無事に買主と契約成立しました。無事にクロージングできますように！そしてもうすぐ、泰の高校の女子レスリングコーチであるミカエラさんと婚約者ファウスティーノさんが初めてのマイホームを購入予定で、あと2日でクロージングを迎えます！こちらもとても楽しみです。さらに嬉しいニュースとして、東京の企業「Brand Street Tokyo」とのお仕事もスタート。将来的にヒューストンに新店舗を開設する可能性もあり、アメリカ中でもアクセスの良いヒューストンを候補地に検討中です。スーザンはこのユニークな企業の方々と数日間行動を共にし、ライブオークションの世界や商品の背景、ビジネスモデルについて深く学ぶ機会がありました。本当に案浦不動産には、退屈な瞬間が一つもありません！今後も、在ヒューストン日本国総領事館の新任者様やJAXAの新駐在員様など、新たな日本からの赴任者のサポートを予定しております。ヒューストンに移住される方がいらっしゃれば、ぜひご紹介ください。ご紹介いただいた方には、ささやかな感謝のギフトをご用意しております！皆さまのご支援に心より感謝申し上げます。

    The past couple of weeks has been super, super busy at Annoura Realty! Most recently, Susan helped a newcomer, Hiroki, who will start his new job at Pasona. Mik moved in our new KDDI client, Mr. Tazawa. Susan toured the new Kaneka CEO Mr. Shichijo and found a great unit for him overlooking Clear Lake.  Mariko was successful in negotiating a great lease for another Kaneka expat Mr. , and Susan is in the middle of negotiating a perfect home for her new Kuraray expat, Mr. Ota. On the sale front, our new Sumitomo client went under contract for a beautifully updated home in the Katy area and after 59 days, Susan and Mariko got our Emerald Lake sale listing under contract. Fingers crossed for a smooth transaction! Ty’s CLHS girls wrestling coach, Mikayla and her fiance Faustino is scheduled to close on their first home in two days, which is also super exciting! In other cool news, we are working with a company out of Tokyo called Brand Street Tokyo, who will hopefully open up a branch of their shop here in Houston, the perfect central location in the United States. Susan spent a few days with this fascinating duo, learning all about their business model, products, and the world of live auctions. It’s never a dull moment at Annoura Realty Group! On the horizon, we see a newcomer for the Japanese Consulate and a newcomer for JAXA.     この度、三菱重工コンプレッサーの新CEOである豊田様と奥様を歓迎いたします！お住まい探しの際、少し時間が空いたのでロデオに足を運びました。馬術アリーナ、フードコート、ワインガーデン、NRGセンター内の動物たち、そしてもちろんインターナショナルラウンジをご案内し、とても楽しいひとときを過ごしました。その数日後、豊田様と再度お住まい探しを行い、お二人のお気に入りのお住まいを見つけることができました。また、スーザンと真理子の商業リスティングは先週市場に出ました。現在、CommGateやLoopnetで物件をマーケティング中で、専用のウェブサイトもございます。https://media.tkimages.com/1717-Tidwell-Rd　さらに、攻はClear Lakeで、最新のNAIND在米駐在員である中田様に住宅をご案内し、一方、真理子は日本領事館で勤務される新たな方にアパートをご紹介しました。また、鹿児島や大阪から、ヒューストンでウナギ屋を開く可能性についてお話を伺う方もいらっしゃいました。本当に実現すれば、非常にエキサイティングな展開となるでしょう！販売面では、Laughing Gullのリスティングにおいて、購入者がローンの締切に間に合わなかったため、クロージングが1週間延期となりました。現在、La MarqueやRoyal Oaksでの新たなリスティングも検討中ですので、進捗があり次第お知らせいたします。そして、今後はダイキンやKDDIからの新規のお客様とのお取引を心待ちにしております！

    In Annoura Realty news, we welcome the new CEO of Mitsubishi Heavy Industries Compressor, Mr. Toyota and his wife. While house hunting with Mrs. Toyota, we found a small window of time and went to the rodeo! It was so fun showing her the horse arena, food court, wine garden, the animals inside NRG Center, and of course the international lounge. We continued the house hunting with Mr. Toyota a few days later and picked out their favorite home! Susan and Mariko’s commercial listing hit the market last week and we are marketing the property on CommGate and Loopnet. The property also has its own website: https://media.tkimages.com/1717-Tidwell-Rd.  Koh showed homes to our newest NAIND expat, Mr. Nakata, in Clear Lake while Mariko showed apartments to our newest expat who will be working at the Japanese Consulate. We also had a couple of people from Kagoshima and Osaka come to talk to us about possibly open an eel shop in Houston! Will be exciting if they really come! On the sale front, we hit a delay on our Laughing Gull listing when the buyer couldn’t make the deadline for getting their loan. That closing will delay one week. We are working on possible listings in La Marque and Royal Oaks and will keep you posted! On the forefront we look forward to working with newcomers from Daikin and KDDI!

    We’ve had a good two weeks of sales and listings at Annoura Realty Group.  One sale we represented a Japanese investor out of California who sold his Texas Medical Center condo to a cash buyer. The second sale we represented a Japanese investor in Japan, who sold one of his single family homes. This investor bought this home 5 years ago for the appreciated depreciation tax benefits, but also did extremely well by leasing the home the entire time he held it. On the exit, he made a sizeable gain, making this a win-win-win situation for him! Annoura Realty was pleased to represent him on the purchase, on all the leases, for the property management side of things, and then on the sale. Thank you for your trust, Mr. Watarai, and congratulations! On the listing side of things, we picked up a lease listing in Bay Knoll with the owner being the owner of the day care that our boys used to attend 15 years ago! We also finally finished the remodel of a beautiful home in Bay Pointe and was able to stage it and bring it to market last week. On the expat relocation side of things, we helped our new expat with the Japanese Consulate move into his Upper Kirby apartment. We also helped our new JAPEX/JOGMEC clients get settled into their place. Mik helped one of our past Daikin clients change homes, while Susan helped one of our past Daikin client negotiate their current lease and stay at their existing home. On the horizon, we have two more Daikin employees to help, a new Kuraray expat, and one Japanese researcher coming to work at Houston Methodist hospital. This is our busy season, as most Japan starts their fiscal years April 1. As always, we thank you all for your referrals and we know that you are out there telling newcomers about us.     天皇陛下、65歳のお誕生日おめでとうございます！

    昨日、日本の天皇陛下・徳仁陛下が東京で65歳のお誕生日を迎え、皇居のバルコニーから大勢の人々に向けてご挨拶されました。陛下は、第二次世界大戦の悲劇を若い世代に伝え続けることの重要性について強調されました。今年は戦後80年の節目の年。戦争を直接経験された方々の多くが高齢となり、またはすでに亡くなられているため、若い世代がその経験を直接聞く機会が減ってきています。陛下は、この歴史を後世に伝え続けることの大切さを改めて訴えられました。天皇陛下のお誕生日には、皇后雅子さま、愛子さま、そして弟宮である秋篠宮さまご一家の一部がご一緒されました。

    また、日本国内だけでなく、世界中の日本大使館や総領事館でも天皇陛下のお誕生日が祝われました！ ここヒューストンでは、長沼善太郎総領事がリバーオークスの公邸で美しいレセプションを開催し、日本人コミュニティの皆様や関係者を招待されました。その中には、案浦不動産からはスーザンと真理子も出席しました！総領事館のスタッフ（私たちの大切な友人でありクライアントの皆様）とも再会でき、さらにUSJCの仲間であるドナ・コールさん、キャシー＆ロバート・ゴンドウさん、斉藤明美さん、スティーブ・サカニシさんとも楽しいひとときを過ごしました。素晴らしい時間でした！

    The Emperor of Japan, Naruhito, marked his 65th birthday in Tokyo yesterday, addressing a large crowd from the balcony of the Imperial Palace. He stressed the importance of telling the tragedy of World War II to younger generations before the stories fade away from memory. This year marks the 80th anniversary of the war’s end, and many of the people involved directly in the war have grown older or have passed away, making it difficult for the younger generation to hear their firsthand stories. Naruhito was accompanied by his wife, Empress Masako, their daughter Princess Aiko and some of his younger brother’s family.

    Around the world, Japanese Consulates and Embassies also celebrated the Emperor’s birthday. Here in Houston, Consul General Zentaro Naganuma held a beautiful reception at his official residence in River Oaks, inviting friends and members of the Japanese community, including Annoura Realty Group’s Susan and Mariko! It ws so nice to see the staff of the Consulate (our friends and clients) as well as colleagues and USJC friends like Donna Cole, Kathy and Robert Gondo, Akemi Saitoh, and Steve Sakanishi. Good times!

    Top news for Annoura Realty Group is a new commercial listing! Thanks to a referral from a Houston lawyer, we are bringing to market a property near the northeast corner of the Hardy Toll Rd and Tidwell. In total the property has one large newer warehouse with multiple overhead cranes, an older warehouse (also with overhead cranes), and an office building with several office and conference rooms. We will be dedicating some extra time, effort, and resources into marketing this $5.1M listing in the coming days and weeks. While on the topic of commercial real estate, Mariko took a meeting with Tsuji Sangyou while Susan took a meeting with Daiwa House last week. We were also approached by another large Japanese real estate company based in Japan for some possible projects with short term housing in Houston. Exciting! On the residential side of things, we are leading into the peak transition time for expats, where many go home and many newcomers arrive. Our board is filling up with new companies such as JAPEX, JOGMEC, and RENOVA as well as our favorites from DAIKIN, MOFA, and Baylor College of Medicine. On the sale front, one of our all star investors in Japan sold his fifth rental home last week. He’s down to one more, that Annoura Realty will help get ready for the market as soon as the tenant’s lease ends in March. We have two closings coming up on March 4 and a new listing coming soon in Clear Lake for sale. It is a 3 bedroom home, fully remodeled home that one of our Japanese investors is selling. Speaking of upcoming listings, we have a lease listing coming up in Bay Knoll and a beautifully remodeled home in Royal Oaks coming soon.
