    この2週間、案浦不動産はとても忙しい日々を過ごしています。まず、Ponderosa Forestの管理を移行し、売却を希望するオーナー様のみを引き続きサポートする形にしました。その結果、4名のオーナーが残り、7戸を売却用、1戸を賃貸用としてリストアップしました。もし、まとめてコンドミニアムを購入したい投資家の方がいれば、ぜひお知らせください！すべての物件はHAR.comのコンドミニアムカテゴリーに掲載されています。Ponderosa Forest関連の話題として、先週はさらに2戸の賃貸契約が成立し、現在販売中のユニットはすべて満室となりました（ユニット16を除く）。目標は、投資家にまとめて購入してもらうことです。駐在員向けのサポートも順調に進んでいます。真理子はINPEXのクライアントの契約を無事に完了し、ミックもBrooknollの売却を成功させました。Laughing GullとValenciaはオプション期間を終了し、3月3日のクロージングを予定しています。Lumberdaleもオプション期間を終え、最終ローン審査の承認待ちの段階に入りました。Lumberdaleのクロージングは2月14日（バレンタインデー）に予定されています。今後の予定として、スーザンは日本総領事館の新規駐在員2名、ダイキンの駐在員3名、そしてJAPEXの新規クライアント1名のサポートを開始します。また、鹿児島のウナギ会社がヒューストンでウナギ専門店を開業する可能性について相談中とのことで、今後の展開が楽しみです。詳細は今後のアップデートをお待ちください！

    2月1日、アジア系アメリカ人不動産協会（Asian American Real Estate Association）の旧正月パーティーがOceans Palaceで開催されました。何百人もの人々が集まり、新年度の役員就任を祝福しました。今年の会長を務めるのはStayce Nguyen氏。もちろん、案浦チームも参加しました！恭喜发财！(Gong Xi Fa Cai!)

    Annoura Realty has had a pretty busy two weeks! We started moving management of the Ponderosa Forest units out of care and kept all owners who wanted to sell.  Four owners stayed and we listed 7 units for sale and one for lease. Anyone looking for a bulk condo sale, please let us know! All units are listed on HAR.com under the condo category. Speakng of Ponderosa Forest, we did lease out two more units this past week, making all units for sale fully occupied, besides unit 16. Targeting an investor to buy them all in bulk! On the expat front, Mariko successfully closed her INPEX client and Mik successfully closed his Brooknoll sale. Laughing Gull and Valencia moved out of their option period and are both targeting a March 3 close date. Lumberdale moved out of option period and is cruising towards final underwriting approval. We are targeting a Feb 14 Valentine’s Day closing for that deal. On the horizon, Susan will be working with two new expats from the Japanese Consulate, three new Daikin expats, and one new client from JAPEX. She is also in talks with an eel company from Kagoshima who is contemplating opening up an eel restaurant in Houston! Details to follow!

    Feb 1 the Asian American Real Estate Association held their Chinese New Year Party at Oceans Palace. Hundreds of people were there to celebrate the incoming board of directors led by Stayce Nguyen. Team Annoura was on hand as well! Gong Xi Fa Cui!

    明けましておめでとうございます！案浦不動産では、素晴らしい一年のスタートを切ることができました。新年早々、過去のお客様や友人たちに感謝の気持ちを伝えるために、私たちは街中を駆け回っております。Nippon Chemical TexasやJAXA、Nippon Pillar、Clear Lake Dermatologyなど、弊社を新しいお客様にご紹介してくださった皆さまに心より感謝申し上げます。皆さまの口コミや紹介、Googleレビューのおかげで、私たちの会社は成長し続けています。本当にありがとうございます！2025年も引き続き「感謝キャンペーン」を行いますので、ヒューストンへの引越しをお考えの方をご存じでしたら、ぜひお気軽にご連絡ください。さて、1月は新しい物件が続々と登場する予定で、非常にエキサイティングな月となりそうです。Clear Lakeでは家具付きのタウンホームが市場に出ており、新しいエグゼクティブにぴったりの住まいとなっています。Montroseの6ユニットのうち1号室は現在バスルームのリモデリングが進行中で、今月中に市場に出す予定です。League CityのLaughing Gullは、屋根のWPI8（耐風証明書）を取得し、1月10日にリストアップされました。また、Lumberdaleでは、入居者が住んでいた家を購入することを決めたため、先週契約を締結しました。Midfield Glenは1月17日のクロージングを前に最後の週を迎えています。鑑定評価も無事クリアしました。Brooknollはオプション期間を無事に終了しましたが、注文した通りに水道が開通していなかったため、再検査を手配する必要がありました。現在、鑑定評価の結果待ちです。賃貸の面では、先週KAO Corporationの新しい駐在員、田中様をお迎えしました。彼はライス大学で研究を行う予定で、成功をお祈りしています。また、今週はメディカルセンターに赴任される2人の新しいご紹介者の案件に取り組む予定です。さらに、Ponderosa Forestの管理業務が今月で終了するため、投資家オーナーの方々と連携し、物件を売却するか別の管理会社に移行するかを進めています。この中の半数ほどのオーナーが売却を選ぶ見込みで、6件の新しいリスティングが近々加わる予感です。引き続き皆さまに喜んでいただけるよう、スタッフ一同全力で取り組んでまいります。今年もどうぞよろしくお願い申し上げます。

    It’s a happy new year at Annoura Realty! We kicked off the year running around town thanking past clients and friends for their referrals. Whether Nippon Chemical Texas or JAXA or Nippon Pillar or Clear Lake Dermatology, we thank each of our friends for referring new business to our company! It is people like you that help our company grow and with your word of mouth marketing, referrals, and Google reviews. Thank you! We will continue our KANSHA CAMPAIGN in 2025 so if you know anyone moving to Houston, please don’t hesitate to contact us! We have an exciting January filled with new listings. Our furnished townhome in Clear Lake is on the market now and would be a perfect place for a new executive. Unit 1 of our 6 plex in Montrose will be undergoing a bathroom remodel and then will be hitting the market later this month. Laughing Gull in League City finally got its WPI8 windstorm certificate for its roof and hit the market on Jan 10. Meanwhile, one of our tenants decided to buy the home they were living in, so we put Lumberdale under contract last week as well. Midfield Glen is in its last week before closing. The appraisal came in safely and closing is slated for January 17. Brooknoll has its appraisal pending but made it out of the option period after we had to schedule a re-inspect due to the water not being on as ordered. On the leasing front, we welcomed our new KAO Corporation expat Mr. Tanaka last week. He will be doing a study at Rice University and we wish him all the best. We also have a two new referrals coming to the Medical Center that we will be working on this week. As we transition out of management at Ponderosa Forest this month, we are working hard with our investor owners who will either sell their units or move to another management company. I feel another six listings coming to us as half the owners will be electing to sell!

    Happy Annoura Realty News has Mariko back from Japan! While she was gone, she had several clients move into their new homes. Congratulations to Mr. Nakagawa of Shin Nippon Machinery and thank you to Mr. Kato for the referral! Also, congratulations to Kuraray’s Mr. Ueno, who moved into his new home in Clear Lake, zoned to popular Ward Elementary. One more move in was Mr. Kaneta of Kaneka, who moved into a beautiful townhome inside the Annoura Realty Group portfolio. We will be happy to take care of you over the next several years! On the sale front, Susan listed another one of Shojiro’s  investment homes, after an extensive remodel, new roof, and staging. We were super excited to get an extremely strong offer within 24 hours! Made it through the option period and through the appraisal process last week and now we are just waiting for the buyer’s loan approval. Targeted closing date will be Dec 30, another international remote online notary closing! In other listings news, Susan brought to market a friend’s home in Northfork last Friday.     Wrapping up November, we have seen a bit of a slowdown in the market. Home are not moving as quickly, price reductions are more prevalent, and days on market are increasing. November was not a heavy month for expat movement so it was good timing for Mariko to go home to Japan to visit family! With the Japanese tax law changing regarding accelerated depreciation, many of our investors are nearing their full 5 years of ownership and are deciding to sell. On the market now is a condo in the Med Center, walking distance to the Metro Rail: www.har.com/54241061. We also have a great listing in Clear Lake, price just reduced to $265,000: www.har.com/941251. We also have four condos for sale inside the Ponderosa Forest complex in Dickinson. Our newest Kaneka expat decided to lease our sale listing on Golden Thistle and congratulations to Shojiro for selling his home in League City on Castle last Wednesday! Coming on the market this week is a new home for sale in League City, 2122 Emerald Cove and a home for lease also in League City, 6215 Brookdale.     Even with Susan in three different countries this past two weeks, Annoura Realty was extremely busy. The day after returning from Mexico, Susan helped Ayumi san close on her first home. It’s always so exciting to have someone buy their first home and I am honored to have been a part of the process! Funny side story- At the final walk through, both of us were too short to close the heavy attic door so we had to call her best friend to borrow her step ladder. Her friend was busy so she sent her husband and all of a sudden we had the head chef of Kata Robata at our walk through helping us shut the attic door! Special thanks to Chef Manabu Horiuchi. On the topic of sales, one of our Japanese investors got lucky this week, getting two of his homes under contract. One is the house on Sun Harbor and one is the house on Castle. Fingers crossed as they all go through their inspection periods. We had a third house also go under contract last week, a referral from a past client, Paul Kajiwara. His co-worker at Landry’s is moving to work at Kemah and together we found the perfect home for him zoned to the Education Village in League City. Super excited for Tim and his family, who will be moving from California in November. In leasing news, Chestnut Springs found a new tenant, so congratulations to owner James!  Additionally, Mariko found a nice home in Bay Glen for our newest Kuraray expat family, The Ueno’s. Our third family in the process of house hunting is the Suwa Family of JAXA… good luck with the hunt! In the past two weeks, we had three new apartment move ins: our first Toray client chose a townhome up in the Woodlands, our newest Mitsui expat chose an apartment closer to the Galleria, and our newest Japanese doctor moved into a Med Center unit after choosing it virtually. We are super excited for these five new families as they start their new life in Houston. Congratulations to the Ishihara family, repeat clients who Mariko helped find a different rental home and to the Kitaoka family, also repeat clients who Susan helped many years ago. As we enter into a new month, we are hopeful the election will result in a favorable swing to the home buying market. And in the meantime, we will continue to help all of the newcomers leasing in Houston. Don’t forget, we appreciate all of your referrals!
