    案浦家では、個々に春休みの予定があります。丈はテキサス大学から帰省後、カッパシグマン友愛会の仲間たちとフロリダのデスティンに旅行へ行きました。末っ子のザカリーは5年生の友だちと一緒に、ワシントンDCへ訪問する修学旅行にお出かけしました。クリアレイクの5年生がワシントンDCに行くのは、伝統的行事で、 スーザンは8年生の時、丈は5年生の時に行きました。泰は残念ながら行けませんでした…ごめんね、泰。今週水曜日、泰はイーグルスカウトの審査会に臨みます。 合格して、案浦家にまた一人イーグルスカウトが増えることを願っています。

    Spring break in the U.S. is usually one week long. It is normally in March and where we live in Clear Lake, it is this week!  This is a great time for families to take a road trip together and to check out some of the fun cities around Texas like San Antonio, Austin, Dallas, or even Fredericksurg or South Padre Island. You may get lucky and run into some bluebonnets!

    For the Annoura Family, everyone has different things going on. Joe came back from University of Texas for a couple days, then turned around and went to Destin, Florida with his Kappa Sigman fraternity buddies. Even little Zachary is on a vacation of his own. He went with his 5th grade friends on a special trip to visit Washington DC! It is a tradition for 5th graders in Clear Lake to go on a trip to DC.  Susan actually did it when she was in 8th grade, Joe did it in 5th grade. Somehow Ty didn’t get to do it… sorry Ty. This Wednesday Ty will sit for his Eagle Scout Board of Review.  Hopefully he passes and we add another Eagle Scout to the Annoura Family!

  • ソフトボール　居酒屋　和 チーム

    居酒屋　和 チームは、今年の JBAH (ヒューストン日本商工会) ソフトボール トーナメントに向けて準備を進めています。 1月21日は居酒屋　和でチームメイトと新年会を行いました。新年の挨拶、今年の目標について話したりするのはいつでも楽しいものです。 昨年は3位の結果となりましたが、今年はさらに上を目指して頑張ります！ チーム内の子供達はそれぞれ少しづつ大きくなってきて、技術が上達する中、逆に歳を重ねているベテラン達も何人かいます（私もそのうちの1人です）。今年はどんな活躍をするのか楽しみです！ 居酒屋　和チームは、最近開催されたクリアレイクカップで優勝し、小さい子供たちが大活躍する結果となりました。噂では、今年はイースター以外の日にソフトボール大会を開催すると聞きました。 実は、毎年イースターに開催されるこの大会に参加することで、家族全員が教会での礼拝を欠席することに気が引けていた部分もあります。噂通りに日付の変更が行われることを願っています。案浦不動産は、チームのスポンサーであることを光栄に思います！

    Softball Team Izakaya Wa is gearing up for this year’s JBAH (Japan Business Association of Houston) softball tournament! We had our New Year’s party at of course, Izakaya Wa, on January 21. It is always fun to see our teammates and to talk about our goals for the year. Last year, our team came in 3rd place and this year, we are hoping to do even better! We have several kids that are growing up and getting better, and we have several veterans that are getting older year by year (like me). It will be interesting to see how we do! Team Izakaya Wa won 1st place in the recent Clear Lake Cup and it was our little ones that stole the show. Rumor is for the first time, we may be having our softball tournament on a day other than Easter. I have secretly felt so bad for our family having to miss Easter Sunday service at church every year because of this softball tournament. Will be great if they put it on a different weekend for a change. Annoura Realty Group is happy to be a jersey sponsor for Team Izakaya Wa!

    案浦チームは先週、ヒューストンを襲った寒波で非常に忙しい 1 週間を過ごしました。私たちが管理するすべての家について、住人が対策を行っていることを確認する必要があります。しかし、多くの人たちは祝日に向けてヒューストンを離れていたため、弊社は空家を１軒ずつ回り、防寒対策のお手伝いをしました。家主と住人の皆に対策について数回連絡をしましたが、数件パイプの破損などの被害がありました。物件管理は大変です！ 案浦不動産の別のニュースとしては、バレンシアに新入居者が先週末に入居完了、ヒューストン バレエからのクライエントのお家を無事に賃貸完了、昨日早速新しいテナントが入居しました。週末にはベイグレンで賃貸物件の掲載（マリコ – ここにオークチェイスのリースリストへのリンクを追加してください）、攻とスーザンはクリスマスの直前に１軒を契約を結びました（www.har.com/38292467)。新年を待ちわび、今月から家探しを始める方も多いのではないでしょうか。また、今週は数人の新しい日本人駐在員が到着し、1 月は忙しい月となるでしょう。不動産関連でお手伝いが必要な方、そしてお手伝いが必要な方をご存知の方は、是非弊社までご連絡ください！賃貸、購入、売却、アパート、不動産関連全般お手伝いさせていただきます！

    Team Annoura had an incredibly busy week last week with the arctic freeze that came through Houston. For all the homes we manage we had to make sure our tenants were diligently winterizing their homes- wrapping pipes, turning on their heaters, and dripping their faucets. But, because a lot of our clients were out of town for Christmas, WE had to go into their homes and help them winterize their homes. Even with precautions done, several homes suffered broken pipes and various damage so now we are busy working with water extraction companies, plumbers, and insurance companies to help our landlords get their houses back in shape. Property management is a lot of work! In other Annoura Realty news, our Valencia tenant moved in last weekend and our Houston Ballet client leased his house out successfully with his new tenant moving in yesterday. We brought a new house to market for lease in Bay Glen over the weekend (www.har.com/4547826) and Koh and Susan got a house under contract for Koh’s clients just before Christmas (www.har.com/38292467). A lot of people have been waiting for the new year to start and will begin their house hunting this month. We also have several new Japanese expats arriving this week and a Japanese tech company Susan met on her Tokyo Trade Mission trip coming to visit Houston next week, so we expect January to be a busy month.     2022年、皆様にとって良い年となったことを願っております。新年も皆様にとって良い年になりますように! 1年を振り返ると、案浦不動産には新たに2人のスペイン語を話すエージェントを追加しました。今年は、スーザンの長男の丈が不動産の資格を取得し、オースティンで不動産業を開始します。 昨年度は、賃貸、マンションの賃貸、一軒家の売買、事業用の売買・賃貸を合わせて165件（180戸）の取引実績となりました。 2021年と比較すると、遅いスタートとなる年となりました。 金利が急上昇し、多くの買主が激減する中、反対に賃貸の需要が急増し、物件購入を諦め、賃貸を選択する人が増えました。 2022年は、ヤマト、カネカ、コベルコ、東京海上などの新しい日本企業とお仕事をする機会もありとても感謝しています。 また、日本政府から旧公邸の売却のお手伝いをさせていただいたことに光栄に思います。 新年を迎え、日本コミュニティと協力し、85 戸の物件管理を継続できることを楽しみにしています。 皆様の信頼とご紹介に、心より感謝申し上げます。 案浦チームは、皆様を全力でサポートさせていただくことを約束しますので、新年もどうぞよろしくお願いいたします！

    We hope 2022 was good to you as we enter a new year and start all over! There are so many things to be thankful for and so many things to look forward to. Last year, we added two Spanish speaking agents to Annoura Realty Group and this year, Susan’s oldest son Joe will be getting his real estate license and joining the company from Austin. Last year, we handled 165 transactions (180 units) of leasing, apartment leases, sales and purchases of single family homes, and commercial sales/leases. Compared to 2021 it was a slower year as the market gave us many challenges. Interest rates crept up to sudden highs and the buyer pool slowed down significantly. On the flip side, leasing soared with more people choosing to rent over purchase. On the expat front, we were excited to work with several new Japanese companies like Yamato, Kaneka, Kobelco, and Tokio Marine. We were also honored to be hired by the Government of Japan to sell their former official residence. Going into the new year, we look forward to working with the Japanese community helping everyone move to and from Houston, as well as continuing the property management of our 85 home portfolio.
