Are you wondering how the Houston real estate market is doing these days? Interest rates were cut a couple weeks ago and we were hoping that would help move inventory along. But the data shows the market has drastically slowed compared to this time last year.

The FRESH report is brought to you by HAR.com and it is prepared the first day of the month as a snapshot of the local real estate market conditions to keep the media informed. Today’s report shows an accounting of the single family homes activitiy for the full month of September 2024 compared to September 2023.  All data is captured from the Houston MLS (multiple listing service) which is the most accurate source of real estate data in Houston.

New listings were 11.7% higher, meaning more people put their houses on the market to sell compared to last year.  There could be many reasons for this. My guess is that the market was SO slow the past few months that sellers were waiting for interest rates to go down so that buyer interest would go up, then when the interest rate was finally cut, the sellers decided to finally list.

Active listings were an astonishing 25.7% higher, meaning houses are not selling. When a house gets a contract, the status of the house changes form Active to Pending. But when a house doesn’t sell, then the status stays in Active. The fact that there are 25% MORE houses on the market now means that houses are not being picked up by buyers and are sitting on the market in Active status not moving. This is a bad sign for sellers.

Average list price is almost the same as this time last year. This is a strange statistic. In my opinion, if things are not selling, the sellers should reduce their prices and the average list price should go down. The fact that the average list price is only down 0.1% means that sellers don’t care that their houses are not selling or are unwilling to accept the fact that the market is slow, and are still dreaming to get the same high prices as last year and the years past.

With the data out, sellers may need to adjust their mindsets and understand that they are competing with more listings than ever and that they may need to reduce their prices in order to sell their homes. Staying at the same price when there is so much inventory to compete with will make the home take longer to sell. We are actually seeing and feeling this phenomenon with our own listings now.

Mortgage rates at 3% were an ‘anomaly.’ Here’s what a normal 30-year rate looks like
    Market Watch

    • Mortgage rates have doubled to over 7% since the Fed raised interest rates in 2022.
    • At a rate of 7%, the median monthly mortgage payment for a $392,200 home is roughly $2,800, near a record high, according to a Redfin analysis. At a rate of 3%, that monthly payment would be close to $1,800.
    • This makes buying a home less affordable, with monthly payments for a median-priced home nearly double what they were at 3% rates, according to a Redfin analysis.
    • Historically, 6% mortgage rates are normal, but very low rates during the pandemic spoiled many buyers.
    • Fannie Mae doesn’t expect rates to return to 3% in our lifetimes but predicts a more normal range of 4.5% to 6% in the coming years.

Fannie Mae forecasts rates to fall below 7% as early as the start of next year, with home price growth also slowing down.

Well, I just saw my homeowners insurance renewal come through and it is crazy high! I have read in so many different publications that homeowners insurance is becoming a major problem throughout the country for homeowners. In some places in Florida and California, insurance companies are leaving the market and not offering insurance policies at all anymore. At the same time, the insurance companies who ARE staying in the game have increased their premiums sometimes 2-3 times their previous rates. This is causing trouble for homeowners who can no longer afford insurance, but have to have it because they have a mortgage (loan) and the lender of course requires it. Sometimes this leads to the homeowner having to sell the home. High insurance premiums and high interest rates have created an environment where a lot of people are shifting to renting instead of owning homes. It is an affordability issue that has only worsened because of the lack of affordable homes to buy. A recent news article commented that now in 90% of local market in the U.S. it has actually become cheaper to rent than to own a home! Younger people polled commented that they were happy renting apartments because they did not need to be tied to a long mortgage and because they had the flexibility to move wherever they wanted without having to be tied to a home in the same city for years and years. Wow, maybe the American dream is changing?!

There is a new trend in the real estate market. It is called BTR, Built to Rent. Bascially, home builders will buy and develop an entire subdivision but will not sell each house retail to the general public. Instead, they build with the intent to rent ONLY. Once all the homes are rented, they often sell the entire subdivision to institutional investors or funds. With home prices rising and rising and interest rates also high, buyers are turning into renters. The latest news pertaining to BTRs in Texas was summarized by The Real Deal news source. Dallas Fort Worth is the second best market in the USA.  Here are some other findings:

    • Built-to-rent (BTR) trend is becoming increasingly prominent in real estate, particularly in Texas.
    • Dallas-Fort Worth ranks as the second-largest BTR market in the US, with Houston at third and Austin at sixth.
    • Majority of single-family built-to-rent starts in 2023 were concentrated in the South, with 61 percent of them.
    • D.R. Horton, a major homebuilder, has heavily invested in the BTR market, selling over 4,000 rental homes to Pretium Partners for approximately $1.5 billion.
    • Lennar, another significant player, launched a $4 billion BTR investment platform in 2021.
    • Financially, BTR units make sense due to lower costs compared to mortgages. The monthly rent for single-family BTR units ranges from $2,000 to $2,500, with a significant difference from mortgage payments.

In Annoura Realty News, the market is really heating up for buying and selling. Still a work in progress is the VA loan assumption deal in Firethorne. Though inital closing paperwork was signed last week, the negotiations continue for who pays the escrow shortage and who pays the February mortgage payment. it has been quite the challenge to solve the many peices of the puzzle, but if all goes well, our buyer should walk away with a 3.25% interest rate, excellent loan terms, and a fantastic home. Our investor in California closed on his home in Olympic Forest after agreeing to put on a new roof. Mik and Susan were excited to wrap up the second of two sales for the same investor, Mr. and Mrs. Kurose. Mariko was successful in closing her creative financing deal in Katy, and coming up this Friday we will close on Meadowside, another Japanese investor owned home. The tenant has vacated, the repairs have been done, the house appraised, and right now we are just working on the FIRPTA withholding documents and the remote online notary appointment. Hitting the market for sale is our 5 bedroom pool home on a lake in League City (www.har.com/22068580)! Within 24 hours of going online, we had multiple showings and are hoping this updated beauty sells quickly. Still on the horizon is a beautiful home in Richmond that will be hitting the market later this week and we continue the hunt for several buyers throughout Houston, Katy, and Cypress.

On the expat front, Mariko closed a repeat client as she changed apartments to one in Sugar Land. Susan helped a new doctor choose an apartment virtually and get totally approved. As we wait for the newest wave of expats to arrive, we are actively searching for everyone’s new homes!

As always, a huge thank you to all of our referrals. We have started a fun referral system where we send a special thank you gift to you as long as the new client mentions your name! We grow our business from word of mouth so anytime you send a colleague or friend our way, we want to show you our appreciation!
