    過去 2 週間、スーザンは 1 週間ヒューストンにいて、2 週間目に東京へ出発しました。彼女が家にいた 1 週間は、10 月 21 日月曜日の誕生日を除いて、ほとんど仕事ばかりで遊びはありませんでした。誕生日には攻とスーザンはガルベストンへ行き、冷たいアサヒビールを片手に芝生の椅子に座って波が打ち寄せたり引いたりするのを無意識に眺め、数時間休みました。2 人はまた、誕生日のディナーにガイドズ シーフードへ行きました。翌日、スーザンの親友であるクリスとジャネットが彼女を地元へ連れて行き、お気に入りのハンバーガー店と 2 つの地元のバーへ行き、誕生日を祝いました。その後の数日間、スーザンはあゆみさんのタウンハウスの契約締結を手伝い、新しい賃貸物件のリストを取得し、2 軒の家を契約し、2 人の駐在員の新しいアパート探しを手伝いました。また、テキサス不動産協会のリーダーシップ 会議に出席するため、2 日間オースティンへ行きました。一方、家ではザックがミュージカルのリハーサルが始まりました。彼はミュージカル「アダムス ファミリー」のルーカス役に抜擢されたのです。彼の合唱団は高校のフットボールの試合で国歌を斉唱したこともあったので、とても興奮しました。泰は海軍兵学校で銃を撃ったり戦車のような乗り物に乗ったりしている写真を送ってくれました。彼は初めてレスリングの遠征に参加することはできませんでしたが、次回は選抜されるよう一生懸命努力しています。オースティンで丈は、来年の夏のインターンシップに向けてさまざまな仕事の面接を受けています。今のところ、ウォルマートのコーポレートファイナンス部門で働くというオファーを取り付けています。おめでとう！ 先週の日曜日、スーザンはUSCJの年次会議に出席するため日本へ出発しました。今日帰国し、明日はボストンで開催されるNARの年次会議に出発します。水曜日は彼女にとって大事な日です。彼女のグループがキャップストーンプロジェクトを発表し、うまくいけばNARリーダーシップアカデミーを卒業できます。

    In the past two weeks, Susan was home in Houston for one full week, before leaving to Tokyo for the second week. During her week home, it was almost all work and no play, besides her birthday, which was Monday October 21. Koh took her to Galveston for a couple of hours of R&R, sitting on lawn chairs mindlessly watching the waves roll in and out with a cold Asahi Beer in hand. The two also went to Gaido’s Seafood for her birthday dinner. The next day, Susan’s two best friends Chris and Janet took her out to celebrate her birthday locally, hitting their favorite burger spot and two local bars. In the days to follow, Susan helped Ayumi san close on her townhome, picked up a new lease listing, put two houses under contract, and helped two expats find their new apartment homes. She also went to Austin for two days for a Texas Realtors Leadership Conference! Meanwhile, back at the house, Zach started musical rehearsals. He was cast as Lucas in the musical Adams Family. His choir team also sang the National Anthem at a high school football game, so we were excited to see him do that. Ty sent us some pictures of him at the Naval Academy, shooting a gun and riding in a tank-like vehicle. He did not make the traveling wrestling team for the first tournaments but will continue to try hard to get there. As for Joe in Austin, he is interviewing for various jobs for next summer’s internship. So far, he has secured an offer working for Walmart in their corporate finance department.  Proud of him!  Last Sunday, Susan left for Japan to attend the U.S. Japan Council Annual Conference. She returned today and leaves tomorrow for the NAR’s Annual Conference in Boston. Wednesday is a big day for her, as her group presents their Capstone Projects and hopefully graduates from the NAR Leadership Academy!

    全米不動産協会 は、150 万人のエージェント、ブローカー、鑑定士、不動産管理者、その他の不動産専門家を代表する米国最大の業界団体であることをご存知ですか? 全米不動産協会が果たす最大かつ最も重要な役割の 1 つは、不動産業界にとって重要な問題を擁護することです。 ワシントン DC で 5 月に年次総会が開催されると、不動産業者は国会議事堂を訪れ、選出された役人に会う機会が得られます。 スーザンと真理子はこれらの会議に出席し、ヒューストンの不動産業者のグループとともに下院議員のブライアン・バビンと実際にお会いすることができました。 それとは別に、スーザンは CIPS 諮問グループの会議に出席し、現在の CIPS カリキュラムを変更するためのいくつかの提案を行いました。 このような環境や委員会会議でこそ、新しい変化について議論され、実現されるのです。 勤務時間外には、スーザンはHAR幹部チームと時間を過ごし、短期ツアーでホワイトハウスを訪問し、地元のさまざまなレストランで食事を共にしました。 会議が始まる前に、スーザンは 2 回目の NARLA (NAR Leadership Academy) セッションに出席するため、数日早く到着しました。その週は、アメリカ全土から地域協会を代表する 900 名以上の不動産業者が参加する短い理事会で終了しました。 スーザンが NAR ディレクターとして HAR とテキサス・リアルターズの代表を務めるのは初めてとなりました。 全体として、この一週間は非常に多くの出来事があり、米国全土や他の国から来た新旧の多くの同僚楽しい時間を過ごすことができて嬉しかったです。

    Did you know that The National Association of Realtors is the largest trade association in the United States, representing the interests of 1.5 million agents, brokers, appraisers, property managers, and other real estate professionals? One of the biggest and most important role NAR plays is their advocacy for issues important to the real estate industry. Having the annual May meeting in Washington DC gives realtors the chance to visit the Capitol to meet their elected officials. Susan and Mariko attended these meetings and got to actually meet with their Congressman, Brian Babin, with a group of realtors from Houston! Aside from that, Susan attended the CIPS Advisory Group meeting and made some recommendations to change the current CIPS curriculum. It is in these settings and in these committee meetings that changes like these can be discussed and realized. In the off hours, Susan spent time with her HAR Executive Team, visiting the White House on a short tour and sharing meals at different local restaurants. Before the conference started, Susan arrived a couple days early to attend her second in person NARLA (NAR Leadership Academy) session.The week ended with a short Board of Directors meeting, attended by over 900 realtors representing local associations from all over America. It was Susan’s first time to represent HAR and Texas Realtors as an NAR director! All in all, it was a very eventful week and we were happy to spend time with so many colleagues both new and old from all across the United States and some from other countries.

    In major real estate industry news, NAR (National Association of Realtors) settled a commissions lawsuit last week, shaking up the realtor community and associations across the United States. The problem is that the media has twisted the story and has put out incorrect information which is causing lots of confusion to the public. Because of this, there are several good websites to visit to get correct information.   • NAR Leadership Academy

    全米不動産協会は、特別かつ厳選されたプログラムである NAR Leadership Academy を運営しています。 毎年、全米から 20 ～ 25 の不動産業者がこの 10 か月に及ぶプログラムに選択され、8 つのセッション (対面 4 セッション、バーチャル 4 セッション) で構成されています。 アカデミーは、地方および/または州レベルでリーダーシップの経験があり、まだ国家レベルでは積極的に関与されていない新進のリーダーを特定し、トレーニングをし、未来に貢献することを目的としています。 そして、参加者がさまざまなリーダーシップの側面に触れ、途中で自分のリーダーシップ スタイルを確立することに役立ちます。 プログラム内で、NARのリーダーシップの歴史、構造、内部の仕組みを学び、チームで協力してキャップストーンプロジェクトを完成させ、11月のNAR全国会議で発表します。

    スーザンは今年の NARLA に選択され、先週ワシントン DC で最初のセッションに参加し、 他の 20 人の尊敬される不動産業者と共に、リーダーシップの旅に乗り出しました。

    The National Association of Realtors runs the NAR Leadership Academy, a special and very selective program. Each year, 20-25 realtors across the U.S. are chosen for this 10-month program, involving 8 sessions (4 in person, 4 virtual). The Academy aims to identify, motivate, and guide emerging leaders who have leadership experience at the local and/or state level, but have not yet been actively involved at the national level. The program exposes participants to various leadership aspects, helping them define their own leadership style along the way. Leadership Academy participants will also learn the history, structure, and inner workings of NAR leadership and work in teams to complete and present a Capstone Project at the NAR National Conference in November.

    Susan was selected for NARLA this year and her first session was in Washington DC last week. She met 20 other esteemed realtors and embarked on their leadership journey together!

    Inman News reports the latest statistics on existing homes sales, using data from the National Association of Realtors (NAR). There are two types of homes for sale, brand new construction and existing homes (used homes).  The latest data on existing home sales shows:

    • Existing sales fell 4.1% in October to an annual rate of 3.79 million, which is the lowest level since 2010. Nonetheless, multiple offers are still happening, according to NAR’s Chief Economist Lawrence Yun.
    • The median existing home price for all housing types in October clocked in at $391,800, which is a 3.4% increase from October 2022 when it was $378,800.
    • Total housing inventory registered at the end of the month was 1.15 million units, up 1.8% from September but down 5.7 percent from one year ago.
    • A whopping 66% of homes sold in October were on the market for less than a month, according to NAR data. First-time buyers were responsible for 28 percent of sales in October.
