このニュースレターを書いている時点で、私はアナポリスからヒューストンへ戻るための飛行機内です。明日は、真理子がアユミさんの6軒の内覧ツアーの予約を取るのを手伝ってくれ、中村さんは日本から私にWhatsAppで連絡してきて、クリアレイクの投資用住宅を見に行こうと伝えてくれました。月曜日（このニュースレターが配信される日）には2件の取引が予定されているので、皆さんがこれを読んでいる間に、両方とも取引が終わって、ライアンとエレイン、そしてニック（とケイティ）におめでとうと言いたいです。市場に出たのは、私たちのエージェント、シャンテルの大きな土地リストで、クリアレイクの北岸にある2エーカー以上のウォーターフロントです。この区画には公共設備が通っており、1、2、または3軒の家を建てるのに最適です。以前のクライアントであるジェンから、彼女の友人の1人であるコネチカット州のビビアンを紹介してくれました。先週、私たちはビビアンの真新しいペリーの家の条件交渉を手伝い、今週のビルダーオリエンテーションを楽しみにしています。当社の最新の NOEX 駐在員の方は 7 月 1 日に Katy の物件に入居する予定で、更に新しくDaikin社からの駐在員の方も Memorial の高層ビルに本日入居する予定です。真理子も今日 2 件の入居手続きをしているので、7 月 1 日はとても忙しい 1 日になりそうです。本日および今後数日間に、新規物件がいくつか市場に出ます。1 つはベイ グレンにある賃貸物件で、Ward 小学校まで徒歩 2 分です。7 月末までは入居者がいますが、新学期が始まる前には入居可能になります。近日中に売りに出される住宅が 3 軒あり、Sun Harbor、LaCabana、Castle の 3 軒です。入居者が契約期間を終えて退去後すぐに、すべての物件の準備が始まります。35 万ドル以下の売り物件が不足しているため、多くの投資家が売却の好機とみています。先週、数名の入居者が契約を更新し、数名が退去通知を出しました。今後数日から数週間は、案浦不動産にとって非常に忙しい日々となるでしょう。管理内にある多くの住宅を再リースまたは売り出し用に準備が始まるからです。Penrice の庭の改修は成功し、多くの賃貸住宅のエアコンが故障しましたが、ここ数週間で修理されました。余談ですが、案浦不動産は、ヒューストンに新しく渡航した竹本さん、小倉さん、本間さん、八木さん、上田さんを温かく歓迎いたします。 WELCOME TO HOUSTON!

At the time of writing this newsletter, I am flying in the sky heading back to Houston from Annapolis. For tomorrow, Mariko has helped me make 6 appointments for Ayumi san, and Nakamura san just WhatsApp’ed me from Japan to go look at a possible investment home in Clear Lake. We have two closings scheduled for Monday (the day this newsletter goes out) so hopefully while you are reading this, both have closed and we can say congratulations to Ryan & Elaine as well as to Nick (and Katie). Hitting the market was our agent Shantel’s big land listing, over 2 acres of waterfront on the north shore of Clear Lake. This parcel has utilities running to it and will be perfect for 1, 2, or even 3 homes to be built on them. Our past client Jenn T referred one of her friends to us, Vivian from Connecticut. Last week we helped negotiate the terms of Vivian’s brand new Perry home and look forward to the builder orientation this week. Our newest NOEX expat is slated to take our listing in Katy on July 1, our newest Daikin expat is expected to move in to his Memorial highrise today as well. Mariko is working on two move-ins today too, so I would say that July 1 is going to be one super duper busy day! We have several new listings hitting the market today and in the coming days. One is a rental in Bay Glen, a quick 2 minute walk to Ward Elementary. It is tenant occupied until the end of July but will be available before school starts. We have three homes that will coming up for sale soon, one on Sun Harbor, one on LaCabana, and one on Castle. All will begin make ready as soon as the tenants finish up their leases and vacate. With the shortage of homes for sale under $350,000, many of our investors are seeing good opportunities to sell. Several of our tenants renewed their leases last week, while several put in their notice to vacate. The coming days and weeks will be very busy at Annoura Realty as we make ready many of the homes in our portfolio to either re-lease or list for sale. Happy to report that Penrice had a successful yard makeover and several AC units at many of our rentals broke but were repaired over the past couple of weeks.
