  • CIPS 国際不動産スペシャリスト

    不動産業者はみんなが全員同じではありません！特別なクラスを受講し、専門分野に応じて特別な称号を取得する人もいます。たとえば、スーザンは何百時間ものクラスを受講し、CCIM (商業用不動産)、ABR (買主専門)、およびCIPS (国際不動産スペシャリスト) の称号を受けています。 CIPSは、Certified International Property Specialist の略です。最近、真理子も 5 日間のクラスを受講し、全米不動産協会に申請書の提出をしました。すべてが順調に進めば、11 月までに承認され、真理子とスーザンは NAR の年次会議のためにフロリダ州オーランドに旅行します。 10月7日金曜日、HAR.com は現在、および新規の CIPS不動産業者向けの特別イベントを開催しました。多くの有能な不動産業者が参加した素晴らしいイベントで、オースティンやダラスから参加した人もいました。その他の楽しみなニュースとして、HAR.com は、ヒューストンの不動産業者が他国の不動産業者と提携して、新しく 外国の不動産を宣伝および販売するための新しいプラットフォームを開始しました。 案浦不動産は、メキシコのマンサニヨにある Happy Coast と提携し、メキシコにある 5 つの物件を掲載しました。今週、10月12日から 15日まで、スーザンはメキシコの年次会議である AMPI Congreso に出席します。スーザンにとって、国際的なつながりを作るのに最適な場所である会議に参加するのは今年で 4 年目となります。 AnnouraRealty.com のウェブサイトに近々、新しいページが追加されます。このページでは、海外における物件の広告を掲載します。乞うご期待！

    All realtors are not the same! Some take extra classes and earn special designations depending on their specialties. For example, Susan has taken hundreds of hours of classes and has gotten the designations of CCIM (for commercial real estate), ABR (for working with buyers), and CIPS (for working with international clients).  CIPS stands for Certified International Property Specialist. Very recently, Mariko also took the 5 day series of classes and just submitted her application to the National Association of Realtors.  If all goes well, she will be approved by November, when both she and Susan will travel to Orlando, Florida for NAR’s annual national conference. On Friday Oct 7, HAR.com held a special reception for current and new CIPS realtors. It was a great event attended by many talented realtors, some who travelled from Austin and Dallas. In other exciting news, HAR.com will be rolling out a new platform for Houston realtors to partner with realtors in other countries to advertise and market foreign properties on HAR.com’s new Global International Exchange. Annoura Realty has partnered with Happy Coast in Manzanillo, Mexico and just listed our first five Mexican properties. This week, Oct 12-15, Susan will attend the AMPI Congreso, which is Mexico’s annual real estate conference.  This will be Susan’s 4th year to attend the Congreso, a great place to make international connections!   • 世界チャンピオン、案浦　攻！

    前回のニュースレターが発行された時、攻はカリフォルニア州カーソンで開催された UCI マスターズ トラック サイクリング世界選手権で最後のスプリント レースに出場していました。彼の対戦相手は、オーストラリア出身のアラン・タウンゼントという非常に強いレーサーでした。 3 レース中、 2 レース勝った方が優勝となる仕組みになっており、最初のレースはタウンセンドが勝ちました。2レース目は攻が勝ち、最終レースでは素晴らしい動きと力強いスプリント力を持った攻が勝利し見事に世界チャンピオンに輝きました。攻が表彰台に上がったとき、レースのリプレイが流れたり、日本の国歌である君が代が流れたりと、とても思い出に残る経験となりました。合計で、 8 レースに出場した攻は、4 人のレーサーを破り、メンズ 55-59 歳のカテゴリーで金メダルを獲得しました。日本はまた、スプリントレースでそれぞれの年齢カテゴリーで優勝した他の 2 人のレーサーを称えました。男子 50-54 部門で市本 隆二 選手、男子 36-40 部門で伊藤 信 選手が優勝しました。今年の大会に参加した世界中の素晴らしいレーサーの皆さん、おめでとうございます。来年の大会はイギリスのマンチェスターで開催されます！ Koh の最終レース是非、以下のURLからご覧ください: https://youtu.be/xCqOzN8DNbs

    On the day and hour that our last newsletter went out, Koh was just about to start his final Sprint race at the UCI Masters Track Cycling World Championships,held in Carson, California. His opponent was a very strong racer from Australia named Alan Townsend.  It was a best two out of three series and Townsend won the first race.  Koh came back and won the second race.  And, on the third race, Koh did some nice movements and strong sprinting to win!  It was super exciting to watch his race and to hear KIMIGAYO, Japan’s national anthem, when Koh took the podium. In the semi finals, Koh beat Frederick Stanage of the United States in 2 races. Altogether, Koh raced 8 races and beat 4 racers to take home the gold in the Mens 55-59 age category. Japan also celebrated two other racers who also won the Sprint race in their age categories. Ryuji Ichimoto won in the Mens 50-54 category and Shin Itoh won in the Mens 36-40 category.  Congratulations to all the fine racers from all over the world who participated in this year’s competition.     辛いラーメンがお好きな方には必見、 来週末にヒューストンに新しい坦々麺のレストラン、「キラーヌードル」がオープンする予定です！とても辛そうな名前ですね！ 場所は、 1835 N. Shepherd Dr. Houston, TX 77008 と Heightsエリアで、予定されているグランド オープンは 10月15 日です。 Killer Noodle はすでにロサンゼルスで人気のラーメン店であり、カリフォルニア州以外に出店するのはヒューストンが初めてです。 テキサス州ヒューストンへようこそ! こちらの有名ラーメン店は、2016 年に辻田雄大氏によって東京で始まりました。 彼はロサンゼルスとサン ガブリエル バレーに、Tsujita LA Artisan Noodle や Killer Noodle など、いくつかのラーメン店をオープンし、ヒューストンに彼の本格的なラーメン店、激辛麺屋さんが来るなんてワクワクします！ メニューを拝見したい方は是非https://www.killernoodle.com/menu からチェックして見てください。 早く食べに行きたいです！

    Who likes spicy noodle soup?!  There is a new Tan Tan Men restaurant opening in Houston next weekend and it is called “Killer Noodle”.  What a name! The location will be in The Heights area at 1835 N. Shepherd Dr. Houston, TX 77008, and the scheduled grand opening is Oct 15! This is not a new concept. Killer Noodle is already a hit ramen restaurant in Los Angeles and this Houston location will be the first time they open a shop outside of California. Yay for Houston, TX! Killer Noodle started in Tokyo in 2016 by a man named Takehiro Tsujita. He opened several successful noodle shops including Tsujita LA Artisan Noodle and Killer Noodle in L.A. and San Gabriel Valley.     9 月は恐らくこれまででも最も落ち着いた月となりました。真理子のリッチモンドの物件とスーザンの W. ベルフォートの物件は、両方値下げされ、まだ売れ残っており、今年の初めほど市場が熱くない状態です。日本領事館の物件は、安定した問い合わせと内覧を受け取っていますが、まだ受け入れられるオファーはございません。株式市場が非常に不安定で金利が上昇し続けているため、多くの人々が購入を避けている結果となっているかもしれません。一方で、いくつかの新しい物件が市場に出る可能性があります！カリフォルニアからの新しい家族がシュガーランドの物件をの取り争いとなっています。良い物件 (状態が良く、手頃な価格の住宅) は、町の良い場所 (良い学校のある地域) では今だに複数のオファーがあり、希望価格を超える結果となっています。不動産管理の面では、ベイグレンにて新しく賃貸物件が数週間で賃貸可能になる予定で（ワードエレメンタリーにゾーニング）、日本人駐在員の２家族をクリアレイクのお家に引っ越すお手伝いもさせていただきました（クラレとカネカ）。UT Health の日本人医師とご家族のお引っ越しも、医療センター地区内にてお手伝いさせていただきました。先週、オハイオからの紹介と、カリフォルニアからの紹介、そしてシアトルからの新規紹介もいただきました。今週は、 11 月引っ越し予定のダイキンからの新しい日本人駐在員の方のお手伝いも開始する予定です！

    September has been probably the calmest month so far. Coming off a record breaking August for sales, September seems to be just coming and going! Listings are not as hot as they were earlier this year with Mariko’s Richmond listing and Susan’s W. Bellfort listing both going through price reductions and unsold. The Japanese Consulate’s previous residence is still getting steady inquiries and showings but not yet acceptable offers. There may be much uncertainty in the minds of many with the stock market so volatile and interest rates continuing to rise. On the other hand, we do have a couple new listings on the horizon and a new family from California competing for homes in Sugar Land. Good listings (homes in good condition and priced reasonably) are still going for over asking price with multiple offers in good parts of town (areas with good schools). On the property management side of things, we have a new Bay Glen home turning in a couple of weeks (zoned to Ward Elementary) and two recent expats just moved in to their home in Clear Lake (Kuraray and Kaneka). One UT Health Japanese doctor and his wife also just took residence in the medical center area last week. From out of state last week, we had a referral from Ohio and a referral from California as well as a newcomer from Seattle. This week we will also meet a new member of Daikin who will look at houses but not move here until November.

    グレーター・ヒューストン・パートナーシップとヒューストンは、日本貿易振興機構（ジェトロ）、コール・ケミカル、グレン・ゴンドーと協力し、ヒューストンと日本間の貿易・投資・文化交流促進のためのイベントを開催します。 2022 年 10 月 22 日から 10 月 30 日まで、シルベスター・ターナー市長とグレーター ヒューストン パートナーシップの社長兼 CEO であるボブ・ハーベイが、代表団を率いる予定となっています。訪問の主な目的は、ヒューストンをビジネスと投資にとって米国で最高の都市として宣伝し、 ヒューストンにおけるビジネスを海外のパートナーと交流することです。 スーザンは 案浦不動産を代表して訪れます。 新たな潜在的なビジネス パートナーと出会うとても良い機会であり、東京在住のお客様の皆様と再会する絶好の機会です。 日本にいる間、スーザンは米日カウンシル総会にも参加する予定で、ターナー市長がゲストスピーカーの一人となります。

    The Greater Houston Partnership and the City of Houston, in collaboration with the Japan External Trade Organization (JETRO), Cole Chemical, and Glen Gondo will be holding a trade and investment mission to Japan. Mayor Sylvester Turner and Bob Harvey, President and CEO of the Greater Houston Partnership, will lead the delegation from October 22 to October 30, 2022. Key objectives of the visit will be to promote Houston as the best city in the U.S. for business and investment and to connect Houston businesses with partners abroad. Susan will join the entourage, representing Annoura Realty Group. It should be an exciting opportunity to meet new potential business partners and a great chance to visit some of our existing clients in Tokyo. While in Japan, Susan will also join the USJC Conference, where Mayor Turner will be one of the guest speakers.
