    チーム案浦は相変わらず、テキサス州ヒューストンへの引っ越す方々のお手伝いで忙しい2週間となりました！稔とスーザンは、北海道大学からの新しい教授がケイティにお引越しするお手伝いをしました。取引はすべてバーチャルで行われ、彼が選択したお家は、なんと案浦不動産のエージェント、ナンがグランド レイクスに出していた物件でした。ナンと家主とのつながりのおかげで、私たちはすべての書類手続き、光熱費、エアマットレスと寝袋を備えた家の準備まで、すべてを 1 週間以内に完了することができ、家族 4 人全員が、空港から直に新しいお家へ入居することができました！一方、真理子も忙しい2週間となりました。2件目となる1031 Exchangeの成約完了、さらに賃貸物件５件（案浦不動産管理内内で 4 件）契約完了しました。スーザンがヒューストンを離れている間も、クライエントに内覧ツアーを行ったり、市場に出す準備や、スーザンと一緒にオープンハウスを開催したり、９０軒近い案浦不動産管理物件の管理のお手伝いも行なっています！先週の金曜日、スーザンは過去のお客さんの 1 人が購入した郵便番号77024 内の物件成約のお手伝いをしました。この日本人家族は長年賃貸生活を続けた後、購入する決断をし、リースバックの条件を決めることができなかったため、最終的には 3 か月間契約してからのクロージングとなりました。多くの難関を超え、AMCAP 住宅ローンのローラ・ヘインズさんは何とか、購入に間に合うようローンの契約を完了させました。更に、スーザンの最新売却物件は月曜日にミドルブルックに市場に出したばかりですが、1週間以内に契約を締結し、オプション期間を無事終えることができました。7月中にゴールラインに到達できることを願っています。最後に、パーランドに3部屋/2浴室の物件が近々市場に出る予定ですので乞うご期待…！

    Team Annoura is on the run! We are helping people move left and right to and from Houston, TX. Mik and Susan helped a new professor from Hokkaido University move to Katy. The entire transaction was done virtually and the home he chose was one that Annoura Realty agent Nan had on the market in Grand Lakes. Thanks to Nan’s close connections with the landlord, we were able to get the whole thing done in less than a week, all paperwork, all utilities, even set up the home with air mattresses and sleeping bags. The new family of 4 was able to go from the airport directly to their new home! Meanwhile, Mariko has been super busy as well with several closings this past two weeks. She completed the second transaction of our client’s 1031 Exchange, and FIVE leases (four inside the Annoura Realty Group portfolio). She is such a hard worker, stepping up to show several homes while Susan was out of town, helping to stage a home in Clear Lake, helping to hold an open house with Susan, and helping all of our landlords keep up with all of their tenants, almost 90 of them! Last Friday, Susan closed on a home in 77024 with one of her past rental clients. After many years of renting, this Japanese family decided it was time to buy. We could not work out terms of the lease back so we ended up pulling the closing out 3 months! After much drama, our lender Laura Haines with AMCAP Mortgage was able to go to her Plan B and C to get the loan to go through and close! Another good news is that the home Susan listed in Middlebrook on Monday went under contract within a week and we just made it through the option period. Hopefully we are full steam ahead and can make it to the finish line in July.  Coming soon to the market will be a home in Pearland, 3BR 2BA, set to hit the market in the coming days!

    前回のニュースレター以来、売主/家主側の事態は激化しています。私たちが管理している住宅の多くは、夏の間は住人の入れ替え時となります。そのため、私たちは各物件を修復し、再び市場に出す準備を整え、市場に上場し、新入居者探しのため大忙しです。更に、市場が人気の内に家の売却を支援してほしいという依頼も多く受けています。新しいカネカ駐在員家族は、最終的にクリアレイクの弊社管理物件を選択し、新しいパナソニック/I-Pro駐在員家族も、パティソン小学校にゾーンされているケイティの管理物件の選択をしました。リーグシティのブルターニュ湖に新しく塗装されたレンタル物件を掲載しました！(www.har.com/15637371)　もう一軒リーグ シティにある賃貸物件を売り出しましたが、すでに複数の申込書をいただきました。そして、クリア レイク高校に隣接する810 Oak Harborも新たに市場に登場（www.har.com/97425690）、ディキンソン近くの賃貸コンドミニアム (www.har.com/8768376) も新入居者募集中です。販売面では、メモリアルの市内中心部にある美しいタウンホームが今週金曜日に成約予定、そしてミドルブルックに一軒売却予定です。また、パーランドで売却予定の物件のお手伝いの準備も進めているところです。更に、スーザンはファーナムパークにある日本政府の邸宅を新たな価格で再上場しました (www.har.com/46801568)。アパート面では、バッファロー・バイユー近くの新しいアパートに三菱商事の新駐在員広木氏をお迎えし、メッドセンター人気のアパートに新任の日本人医師住井先生を迎えました。東京海上の新しい駐在員さんのアパート探しのお手伝い、稔はメッドセンター/ハーマンパークエリアで新任のロシア人医師のお手伝い、真理子は数人の投資家がフリップを購入したり1031エクスチェンジのために忙しく過ごしています。夏は特に案浦不動産の中でも忙しい時期です！物件購入、賃貸、投資、売却のお手伝いを必要としている方をご存知の際は、是非弊社までご連絡ください！全力でお手伝いさせていただきます！

    Since our last newsletter, things have been heating up on the seller/landlord side. Many of the homes we manage have renters who come and go in the summertime. That makes us extremely busy to turn each property around, make it ready for the market again, list it to the market, and review new applications. In addition, several sellers have approached Annoura Realty to help them sell their house while the market is still hot. Our new Kaneka expat ended up taking our listing in Clear Lake. Our new Panasonic/I-Pro expat ended up taking our listing in Katy which is zoned to Pattison Elementary. We listed a new rental in League City’s Brittany Lakes and it is showing well after a nice paint job and deep clean (www.har.com/15637371). We also brought to market a rental property in League City’s Countryside, and it already has multiple applications. Also, new to the market is a rental home at 810 Oak Harbor zoned to Clear Lake High School (www.har.com/97425690). One more rental new to the market is a rental condo near Dickinson (www.har.com/8768376). On the sale front, we have a beautiful townhome in Memorial’s City Centre that will close this coming Friday. We will be bringing a home in Middlebrook to market for sale this week. We are also working on a new listing for sale in Pearland. In other exciting sales listing news, Susan RE-listed the Japanese Government’s mansion on Farnham Park with a fresh new price (www.har.com/46801568).  In the apartment locating space, we welcomed a new Mitsubishi Corporation expat Mr. Hiroki to a brand new apartment near Buffalo Bayou and a new Japanese doctor Dr. Sumii to a popular Med Center apartment. We are also working with a new Tokio Marine expat to find his apartment. Mik is helping a new Russian doctor find an apartment in the Med Center/Hermann Park area and Mariko has been busy helping several investors buy flips and do 1031 Exchanges.     CIPS は、Certified International Property Specialist の略で、国際的な顧客との取引を専門とする不動産業者に対する特別な NAR の称号です。取得するためには、5 日間の全日クラスと特定の経験要件が必要です。先週6月14～16日と今週6月20～21日、ヒューストン不動産協会（HAR）はケラー　ウィリアムズと協力し、ここヒューストンで5日間の研修会を開催しました。過去3年間、この研究所はZoomでのみ提供されており、おそらくコロナ以来、クラスが対面で提供されるのは初めてです。スーザンは今年、CIPS 公式認定講師となり、今回 2 日指導を担当しました。同僚のエド・イーキンと指導者の一人であるリチャード・ミランダと共に、 合計35人のヒューストンの不動産業者を指導し、栄誉ある称号を獲得できるよう支援しました。使命を達成した者は、11月にカリフォルニア州アナハイムで開催される全米不動産業者協会会議の特別式典に出席します。案浦不動産では、スーザンが2009年にCIPSを取得しており、藤田真理子も昨年取得しました。今年、蛭子　稔も取得予定でスーザンの受講生としてクラスに参加しました！

    CIPS stands for Certified International Property Specialist and is a special NAR designation for realtors who specialize in working with international clients. It takes 5 days of FULL day classes + certain experience requirements to obtain. Last week June 14-16 and this week June 20-21, the Houston Association of Realtors (HAR) collaborated with Keller Williams Memorial to offer the 5 day institute here in Houston, in person. For the past three years, this Institute has only been offered via zoom, and this is the first time maybe since Covid that the class was offered live in person. The exciting news is Susan became a certified CIPS instructor this year, and she was hired to be one of the teachers, in charge of teaching two of the days.Together with her colleague, Ed Eakin, and one of her mentors Richard Miranda, the three teachers will be teaching 35 Houston Realtors and helping them to obtain this prestigious designation. Those who accomplish the mission will be pinned at a special ceremony at the next National Association of Realtors conference, taking place in Anaheim, California  in November. At Annoura Realty Group, Susan already has had this CIPS designation since 2009, and Mariko Fujita obtained it last year. We are super excited that Mik Ebisu is taking the class this time, especially since Susan is one of the instructors!

    With inventory still tight, we are finding the market still very competitive. Our saving grace is that we have a portfolio of 90 homes located in popular areas that we have been able to offer our new expats. Our new i-Pro client will get the upcoming Penrice home zoned to Pattison Elementary and our new Kaneka client will most likely get the finally vacated Sun Harbor home in Clear Lake. Meanwhile, we welcomed a new Daikin expat Mr. Hashimoto, who came to Houston to house hunt last week. He is in the electrical design department of Daikin and this will be his first foreign assignment. We are so excited for all the new adventures waiting for him! Susan and Mariko made a drive to visit the new Mayekawa location in West Katy, meeting the HR director and the new CEO, Tomo Hashimoto. We are excited about the possibilty of helping their incoming expats in the future! Our newest Mitsubishi Corporation expat, Mr. Hiroki will come in mid June, but we wrapped up his lease at a brand new apartment near Buffalo Bayou/downtown.  And, on June 1, we had the CEO of Kaneka take possession of his beautiful new home in Clear Lake as well as a new Japanese doctor with Baylor College of Medicine start his lease at a popular apartment in the Med Center. Today, the new CEO of Satake kicks off his new life at one of our favorite apartments in the Galleria area. Coincidentally, he is longtime friends with the Kashiwade family, our guests from Yokohama (see previous article). On the sale front, Susan was re-hired by the Government of Japan to sell their mansion inside Farnham Park. Mariko had two sales, one representing a seller doing a 1031 Exchange and one representing a buyer buying an investment home.   • ボランティアプロジェクト

    先週、案浦不動産はAMCAP Mortgage の Laura Hainesと協力し、ヒューストンのダウンタウンでの街中プロジェクトに取り組みました。 このプロジェクトは有名なアーティスト、ゴンゾよって率いられ、彼はヒューストン中の壁画のアーティストです。 10 代の頃、ゴンゾは、ヒップホップ ミュージック、スケートボードなどに興味があり、また初期のグラフィティ アーティストでもありました。 過去 20 年にわたり、ゴンゾはヒューストンで 50 以上の壁画を描き、 私たちが参加したプロジェクトはプレストンストリートにあります。 古いレンガの壁に新たに色を加えました。稔、真理子、攻、お疲れ様！

    Last week, Annoura Realty Group joined forces with Laura Haines group at AMCAP Mortgage for a community service project in downtown Houston. The project was led by a famous artist known as Gonzo, who is the talented mastermind behind many of the colorful murals throughout Houston. During his teenage years, Gonzo, like many of his peers, was attracted to Hip-Hop music, skateboarding, and informal weekend recreational sports. Gonzo also became an early advocate of graffiti art. Over the past two decades, Gonzo has painted more than 50 murals in Houston. The project we worked on is located on Preston Street.  It adds some vibrant color to an otherwise plain old brick wall.  Way to go, Mik, Mariko, and Koh!
