    さて… 忙しい3月も終わりました! 前回のニュースレター以降、Friendswoodの新築物件の制約が完了し、保険の問題があったサンプターの家も、ついに家とガレージに新しい屋根が張り替えられ、無事に攻の自転車仲間の方の物件獲得となりました！その 2日後、カリフォルニアに住むKippersの所有者であるお友達の投資家は、制約を成功いたしました。 ちょうどいいタイミングでの成約となり、成約後オランダへ旅行へいきました! Independence Title の Brittany Ramos、ありがとう！ブロークン アローを含め、ダラスからの売主とシンガポールの売主、2件リモート オンライン公証人による成約と、モバイル公証人による成約を無事終えることができました。 これらの販売に加えて、賃貸も忙しかったです！ 竹原医師をテキサス メディカル センターに新たに迎え、ヤツイ氏をケイティの一軒家、そして2人の新しくダイキンからの駐在員さんのアパート探しのお手伝いをしました。更にリピーターのクライアント3 名の引っ越しを手伝い、新規のお客様には伊藤忠商事 + 三菱商事の外国人駐在員さんのお手伝いを控えています。案浦チームは、特に藤田　真理子と蛭子　稔は、多くの駐在員さんの方のヒューストンでの暮らしがより良いものになるよう心がけてお手伝いしています。また、攻と真理子は、85軒以上物件管理を行い、日々投資家の方と住人の方のケアをし、管理面のお手伝いも行なっています。 案浦不動産は、皆様の支援と信頼にとても感謝しています。ヒューストンにお引っ越し、リースまたは物権購入を考えている方、そして家の売却または賃貸のお手伝いが必要な方をご存知の方は是非、案浦不動産までご紹介ください!

    Well…we made it out of March and wow, was it busy! Since the last newsletter, the new build in Friendswood was completed and that sale closed. The home on Sumpter that we battled insurance over finally got its new roof on the house AND garage so we were able to complete that sale and get keys for Koh’s cycling friends. Two days after that, the investment home on Kippers closed for our seller friends in California. They were able to cash out and go on their trip to the Netherlands just in time! All three closings happened days before we closed Broken Arrow, the home in 77024 we helped get to closing with one seller in Dallas and one seller in Singapore.  Many thanks to Independence Title, Brittany Ramos, who made TWO Remote Online Notary closings happen and one mobile notary closing happen. Three out of the four we represented the seller. One out of the four, we represented the buyer. In addition to these sales, we were also busy with leases! We welcomed Dr. Takehara to the Texas Medical Center, Mr. Yatsui to a home in Katy, and found new apartments for two new Daikin expats. Up next will be helping three repeat clients change houses and we will help a newcomer Itochu + a newcomer Mitsubishi Corporation expat in the coming days. Good work to Team Annoura, especially Mariko Fujita and Mik Ebisu who are helping out and making a big difference in many people’s lives. Koh and Mariko are both helping with the property management side of the company so that our investors and tenants of 85+ properties are always taken care of.     3月も既に終わりを迎えようとしています。 蛭子　稔は 3軒目となるの三井の賃貸契約を完了させ、とても活発的な月となりました。 スーザンと稔は、カリフォルニアの日系アメリカ人投資家が所有する家であるキッパーズの成約を控えています。 一方、ダイキンから多く新駐在員の方々が続々と引越し準備を整えています。稔が 1軒契約担当、真理子も更に 1軒、スーザンが残り担当する予定です。他には、三菱商事の藤井氏が今月引っ越しを完了、更に新しく同僚の方が、5 月に赴任予定です。 また本日、MD アンダーソンの新しい研究者が医学センターのアパートに入居し (竹原博士を歓迎します)、真理子は第一実業からの駐在員さんの賃貸契約に完了いたしました。 販売面では、スーザンはダラスとシンガポールの売り手のために 12222 Broken Arroeの成約、W 15th St も制約に近づいています。パナソニックから以前お手伝いしたお客さんが新築物件の購入を決めたことにも興奮しているばかりです！77024で更にもう一軒、トップ日本人歯科医の購入手続き途中となっております。 次のニュースレターに乞うご期待！

    We are coming to the end of March fast and furiously! It was an incredibly productive month with Mik Ebisu wrapping up his 3rd Mitsui lease. Mik and Susan also are about to close on Kippers, a home owned by a Japanese American investor in California. Fingers crossed for a smooth March 30 closing! Meanwhile, Daikin is bringing in many new expats. Mik is handling one, Mariko is handling one, and Susan is handling the rest. Besides Mr. Fujii of Mitsubishi Corporation moving in this month, we have a possible new colleague of Mr. Fujii inquiring for a May move in. Additionally, we helped the new incoming CEO of Nippon Chemical snatch up a brand new waterfront townhome for lease with a private two car garage. Today we had a new MD Anderson researcher move in to an apartment in the Med center (welcome Dr. Takehara) and Mariko successfully signed a lease with a newcomer from Daichi Jitsugyo, a company we are helping for the first time! On the sale front, Susan closed 12222 Broken Arrow for sellers in Dallas and Singapore and survived an appraisal coming on shy for her listing on W 15th St. Excited about a sales contract with David Weekley on a new build with a former lease client from Panasonic. We are targeting an end of April close for his family. And fingers crossed as Susan negotiated a beautiful home in 77024 for one of Houston’s top Japanese dentists.   • 州議会議事堂 – リアルターデー 

    2023 年 3 月 22 日は、国会議事堂での全米不動産協会の日でした。 この日は、テキサス州の不動産業者がテキサス州オースティンの州議会議事堂に集まり、立法者と顔を合わせ、私有財産権と不動産業界全体に影響を与える法律について話し合う日です。 ヒューストン不動産協会はこのイベントに非常に積極的に参加しており、ヒューストンのさまざまな場所からオースティンまでの無料バスを提供して、すべてのメンバーに参加を呼びかけています。 スーザンと真理子は、個人的な友人であるジェニファー・クネセックから一日早く出勤するように誘われました。 ジェニファーはジョアン・ハフマン上院議員のスタッフで、どこに泊まるか、どこに駐車するか、誰と会うかを丁寧に教えてくれました! ジェニファーと一緒に過ごすとても特別な旅となりました。多くの政治家の友人を紹介してくれただけではなく、州議会議事堂での駐車に関するヒントを教えてくれ、実際にオースティンのダウンタウンでの滞在までさせてくれました! ありがとう、ジェニファー！ 最初の夜、私たちはテキサス不動産協会とヒューストン不動産協会のリーダーとメンバー、そして全米不動産協会のリーダーシップ チームと一緒にイベントに参加することができました。全米不動産協会ケニー・パーセル社長にお会いできてとても光栄でした。 次の日には、テキサス州中から何千人もの不動産業者が地区毎のグループに分けられ、それぞれの代表者とセッションを行いました。 スーザンは、第129地区の州代表であるデニス・ポールと、ジェニファーが紹介してくれた数人の政治家に会うことができました。 仕事に影響を与える法律やクライアントに影響を与える法律を管理しているため、機会があるときに議員と関わることは非常に大切なことです。 

    March 22, 2023 was Realtor Day at the Capitol. This is a day when realtors all over Texas come together at the state Capitol in Austin, TX to meet our legislators face to face, to discuss laws that affect private property rights and the real estate industry as a whole. The Houston Association of Realtors is very active in this event and encourages all its members to attend, offering free bus rides from various locations in Houston to Austin. Susan and Mariko were invited by a personal friend, Jennifer Knesek, to go up a day early. Jennifer is a staff member of Senator Joan Huffman, and she knows everything about where to stay, where to park, who to meet! It was such a special trip to hang out with Jennifer, who introduced us to many of her political friends, taught us some tips about parking at the Capitol, and let us actually stay with her in downtown Austin! Thank you, Jennifer! The first evening, we got to attend an event with leaders and members of Texas Realtors and HAR as well as the leadership team of the National Association of Realtors. It was an honor to meet the NAR President Kenny Parcell. Then, on Realtor Day, thousands of realtors from all over Texas were divided into groups to meet their own personal representatives. For Susan, she got to meet Dennis Paul, District 129 state representative as well as a few politicians Jennifer introduced us to! It is always good to be involved with your lawmakers because they are the ones who control the legislation that affect your job and the laws that affect your clients. Protecting private property rights is very important!

    前回のニュースレターから、ロデオと仕事でとても忙しい2週間となりました。  スーザンがロデオの国際委員会でボランティアをしている間、稔と真理子はロデオの別の委員会、カーニバルのチケット販売でボランティアをしていました。私たちは、エージェントがコミュニティでボランティア活動をすることを奨励しており、彼らの自己成長にとっても非常に重要なことだからです。ボランティアに参加する一方で、私たちは仕事もしています。稔は3件目の三井の賃貸契約、ケイティの一戸建てを成約しました。スーザンと一緒に、同じくケイティにあるダイキンのリースも成約寸前です。真理子は、第一実業からの新駐在員さんとダイキンのリピーターさんの同じ学区内に住むというお引越しのお手伝いをしました。Sスーザンは、有名な高層ビル、The McKinleyのダイキンリースと、医療センター内のアパートメントに決めた2人の医師を担当しました。そして三菱商事のリースを担当したのは、当社の新人エージェント、案浦　丈です！彼は、物件探しの条件に合った選択肢を見つけることを担当しました。最も難関条件とされたのは、スーパーマーケットが徒歩圏内であることでした。丈は素晴らしい物件を見つけ、攻は日本のお客さんとフェイスタイムを行い、スーザンがすべての交渉と書類作成を担当しました。丈がエージェントとして担当した初の賃貸契約は、素晴らしいチームワークで無事成約となりました。今後、ダイキン、伊藤忠、名港海運アメリカ、日本ケミカルの駐在員のiお手伝いをする予定です。販売面では、3月3日にスーザンが2軒の家を売り出しました。 1軒はハイツで（現在オファー交渉中）、1軒はバンカーヒル小学校に隣接するメモリアル内にあります（2日で契約済み）。また、日本の売主と契約中のクリアレイクの家は今週中にクローズする予定です。EaDo（イーストダウン）の家は、屋根の張替えが無事に終わり、3月末の成約に向けて全速力で進んでいます。 案浦不動産は、お客様からのご紹介にとても感謝しています。皆様や皆様の知り合いがヒューストンに引っ越したり、ヒューストンから離れたりする場合は、ぜひ私たちにお手伝いさせてくださいとお伝えください。全力でお助けいたします！

    The past two weeks have been totally busy with rodeo and real estate!  While Susan was super busy volunteering in the international committee of the rodeo, Mik and Mariko were also busy volunteering at the rodeo, on a different committee: carnival ticket sales! We encourage our agents to volunteer in the community because it is also very important for their personal growth. While volunteering though, we were also working! Mik wrapped up his third Mitsui lease, a single family home in Katy. He and Susan also are about to wrap up a Daikin lease also in Katy. Mariko worked hard for a Daiichi Jitsugyo lease and a Daikin repeat client who will change homes but stay in the same school district. Susan handled a Daikin lease at her favorite highrise, The McKinley, as well as two doctors who decided on apartments in the medical center. Our newest agent, Joe Annoura, helped Susan on a Mitsubishi Corporation lease. He was in charge of finding all the choices that met their criteria, the hardest one being that the unit had to be within walking distance of a supermarket. Joe found a great one, Koh did a live FaceTime with them in Japan, and then Susan did all the negotiations and paperwork. A great team effort for Joe’s first lease as a licensed agent. On the horizon, we have expats coming in from Daikin, Itochu, Meiko America, and Nippon Chemical all in the coming days. On the sale front, Susan brought to market two house on March 3.  One is in the Heights (now negotiating an offer) and one is in Memorial zoned to Bunker Hill Elementary (went under contract in 2 days). The home in Clear Lake under contract for the seller in Japan is slated to close this week, and the home in EaDo (east downtown) won new roofs for both the home and garage so it is full steam ahead to close at the end of March as well.  We are very grateful to our clients and their referrals!     私ごとですが少し嬉しいニュースがあります！スーザンは全米不動産協会（National Association of Realtors）から国際不動産スペシャリスト（CIPS）の講師として承認されました! CIPSは、国際的なクライアントを専門に扱う不動産業者のための特別な資格です。この講座を受けるには、合計5つ、各クラス8時間が必要です。

    CIPSは世界中の不動産業者に提供されており、私たちが世界各国の不動産業者を紹介する際には、必ずこのCIPSの指定を受けている業者を探します。テキサス州では、これまで2人の公認講師しかいませんでした。スーザンは、親友のピウス・ドーソン（オーストリアとドイツのNARグローバル・アンバサダー）とエド・イーキン（バルバドス、ベリーズ、トリニダード・トバゴのNARグローバル・アンバサダー）と共に申請し、3人とも無事認定されました。ここヒューストンだけでなく、世界のどこでもこのクラスを教えることができるのです。

    余談となりますが、案浦不動産からは昨年、藤田真理子がCIPSを取得しました。おめでとう！

    In somewhat exciting news, Susan was approved to be a Certified International Property Specialist instructor by the National Association of Realtors! The CIPS designation is a special add on designation for realtors who specialize in working with international clients. There are five 8-hour classes that are required to get the designation:

    Asia/Pacific & International Real Estate

    The CIPS designation is offered to all realtors all over the world and when we refer clients to realtors in different countries, we always look for one who has this CIPS designation. In Texas, there has only been two approved instructors. Susan applied with her two best friends Pius Dawson (NAR Global Ambassador to Austria and Germany) and Ed Eakin (NAR Global Ambassador to Barbados, Belize, Trinidad & Tobago), and all three of us were recently accepted! We can team teach these classes here in Houston but also anywhere in the world! 

    On a side note, Annoura Realty is proud of our agent, Mariko Fujita, for getting the CIPS designation last year!
