    2月も終わりに近づき、案浦不動産は非常に忙しい月となりました！ 3月と4月は賃貸の在庫が少ない中、日本企業にとって最も忙しい転勤の時期のため (会計年度は4月1日から始まります)、多くの駐在員の方の物件探しで大忙しです。多くのお客様は、ライブビデオツアーを行い契約へサインしましたが、その中でもヒューストンへ出張に来られた際に、実際に引越し予定の3月/4月まで仮押さえのできる物件へ申し込む方も多く見られました。お客様の1人では、現在の家に数年間住んでおりましたが、ヒューストン内での新居へ引っ越すお手伝いもさせていただきました。お客様の必要性に合った一物件探しをしております。セール面では、フレンズウッドで湖の景色が見える新築の建設がついに完成に近づいています！ビルダーのテイラー・モリソンは現在、3月末の成約を目処にしています。Sumpterでは、保険会社から無事に屋根の修理の承認が降り、制約に近づいております。また、クリアレイクで物件管理を行なっていた一軒家の売却も順調に進んでおり。現在ローンの査定中です。弊社は、日本に住む投資家である家主をサポートしており、現在住んでいる住人が購入者となりました。ヒューストンは現在、賃貸物件がとても人気であることを以前お話しいたしましたが、セール面も賃貸面も案浦不動産は大忙しです。管理物件内で、近いうちに 5軒の賃貸物件がを市場へ出す予定です。エリーふに1軒（www.har.com/74940555）、モントローズに 1軒（ボニー ブレイアパートの 1 ベッドルーム ユニット）、ベイグレン内に 3軒です（クリアレイク）。セールは、今週末に2軒、1軒目は大人気のハイツエリアにある 3階建ての物件で、大人気のバンカーヒル小学校、メモリアル中学•高校学区内にもう1軒売却予定です。皆様乞うご期待！

    February is coming to an end and boy did Annoura Realty have a busy month! With March and April being the heaviest relocation time for Japanese companies (their fiscal year starts April 1), we had many people trying to start their home search this month because of the tight rental inventory. Many of our clients went ahead and leased virtually after doing live video tours while many came to visit Houston to find something they could apply for and hold until they come back in March/April. One of our expats decided to change houses after living in their current house for a couple of years, so if you happen to not like where you currently live, please reach back out to us!  We will help you find a different house that meets your needs. On the sale side, our new lakeside construction in Friendswood is nearing completion finally!  The builder Taylor Morrison is targeting now an end of March closing. Our sale on Sumpter is going through because the seller’s insurance company approved new roofs on BOTH the home and the garage (yay for our buyers!!). Also, the sale in Clear Lake is out of option and now going through the loan phase. We represent the seller on this one, who is an investor living in Japan. Turns out the tenants who live in the home now will purchase it and become first time homebuyers.  Exciting for everyone involved! On the listing side, Annoura Realty is on fire! We told you about Houston being heavy on renting right now and we feel it on both sides. Hitting the market we have or will have five rentals coming up soon: one in Alief (www.har.com/74940555) just listed, one in Montrose (one bedroom unit inside a 6plex on Bonnie Brae), and three homes inside Bay Glen (Clear Lake). On the sale side, this weekend we will bring to market two awesome listings.  One is a 3 story single family home in the popular Heights area and one is a beautiful home zoned to Bunker Hill Elementary, Memorial Middle, and Middle High.     ヒューストンロデオは、私の地元でお気に入りのイベントの1つです。街全体が一体となる大規模なお祭りのようで、丸 3週間続きます。ロデオに行ったことがないという方は是非、一度は行ってみてください。平日と週末で、ロデオの開始時間が異なりますのでご注意ください。平日のロデオは午後6時45分開始、コンサートは午後8時45分頃開始予定です。 NRGスタジアムゲートは午後6時に開きます。週末のロデオは午後3時45分開始、午後5時45分頃にコンサート開始予定です。NRGスタジアムのゲートは午後3時に開きます。ゲートの開く時間に関わらず、早めの入場は可能なので、早めの到着をお勧めします！敷地内には通常駐車場を使用した巨大なカーニバルがあり、リライアントセンター内 (リライアントスタジアムの隣) にはたくさんのショッピングやさまざまな動物を観たり触ったりすることができます。いくつかのライブステージがあるChampions Wine Gardenもオススメです。私のお気に入りな点は、天気の良い日にワインを1本購入し、友達と座りながらワインと生演奏の音楽を楽しむことです。

    今年のロデオは2月28日に始まり、3月19日まで続きます。今まで行ったことがないという方は是非行ってみてください!!もしロデオに行く際には、スーザンにテキストを送ってください。2月28日から 3月8日まで毎日、NRG センターの 2 階でボランティアをしています。ヒューストンに初めて来て、最近入国されたスタンプが押された外国のパスポートをお持ちの場合は、特別な国際ゲスト バッジを取得できます。このバッジを取得すると、VIP国際ゲスト ラウンジにアクセス可能、無料の食事、飲み物、エンターテイメントを楽しむことができます。 NRGセンターの2階廊下に並んでいる世界各国の国旗を探してください (1階は動物やショッピングセンターとなっています)。国旗がある場所で、登録を行います。パスポートの入国スタンプの確認をこちらで行なってください。ロデオ開始から2週間以内の入国スタンプのみの登録可能となります。皆様にお会いできることを楽しみにしています！

    The Houston Rodeo is one of my favorite events in Houston.  It’s like a huge festival for the whole city and it continues for 3 whole weeks. If you have never been to the rodeo, you must go check it out at least once! Beware that weekday and weekends, the rodeo starts at different times. Weekday rodeos start at 6:45pm. The entertainer takes the stage at approximately 8:45 p.m. NRG Stadium gates open at 6 p.m. Weekend rodeos start at 3:45 p.m. The entertainer takes the stage at approximately 5:45 p.m. NRG Stadium gates open at 3 p.m. But, you can get onto the grounds much earlier and I recommend that you do! On the grounds is a huge carnival where the parking lot normally is, and inside Reliant Center (next to Reliant Stadium) has lots of shopping and many kinds of animals. There is also a Champions Wine Garden with several live music stages. One of my favorite things to do is to buy a bottle of wine on a beautiful day, sit with friends, and listen to the live music! 

    This year, the rodeo will begin on Feb 28 and will go until March 19. If you have never been please go!! If you go, please text Susan. She will be there everyday February 28-March 8) volunteering on the second floor of the NRG Center. If you are a newcomer to Houston and have a foreign passport with a recent Entry stamp, you can get a special international guest badge. This badge will allow you access into a special VIP international guest lounge with free food, drinks, and entertainment. Look for all the flags of the world lining the hallway on the SECOND FLOOR OF THE NRG CENTER (below is where all the animals and shopping are).  Where you see all the world flags is where international registration takes place. They will ask to see your passport and your RECENT entry stamp in the passport.  Recent might mean, within the past 2 weeks! We hope to see you there!

    先週、元祖チーム案浦メンバーの1人である生方　愛が会社を離れることになりました。これからは不動産業界を離れ、日本のスタートアップ企業で働く予定です。 アメリカ中を旅して新しいことを学び、新しい人々と出会い、成長そして活躍していくことを楽しみに見守りたいです。彼女と共に過ごした2年間、多くの素晴らしい思い出を共有してきました – パーティー、イベント、取引、飲み会、不動産管理の仕事と雑用、色々な悩み、喜び、恐怖、そして勝利。 チーム全員 (稔、真理子、スーザン、攻) が彼女と一緒に過ごした時間を忘れることはないでしょう。 他のニュースでは、1月は多くの新しいクライエントで大忙しの月となりました。稔は 3人の新しい三井からの駐在員の物件探しを手伝っており、そのうちの 2人はスーザンと一緒に賃貸契約を完了しました。 今週、新しくダイキン駐在員が2 人出張予定のため、稔と真理子がそれぞれ1人ずつ担当し物件探しのお手伝いをします。 更に嬉しいニュースでは新しく第一実業の駐在員と、三菱商事の新しい駐在員から問い合わせをいただきました。 先週、クラレの新しい駐在員の方の賃貸契約も完了させ、スーザンは、郵便番号77024内で2月に市場に出す予定の売却物件の準備をしています! またスーザンは、1月30日に2023年初のクロージングを行いました。ケイティの岩田博士からの紹介で、久保田夫妻のサイプレスの物件購入のお手伝いをしました。 おめでとうございます！！

    Annoura Realty bid farewell to one of our original Team Annoura members, Fayth Lovejoy, last week. Fayth will leave the real estate industry to work for a Japanese start up company.  We love that she is spreading her wings and will get to travel around the U.S. learning new things and meeting new people. It’s so exciting! Over the 2 years of her being with Team Annoura, we have had shared so many aweseome memories- parties, events, deals, drinks, property management jobs and chores, all different worries, joys, fears, and victories. I treasure the times our team (Mik, Mariko, Susan, Koh) had with her and we do wish her all the best! In other Annoura Realty news, our January was busy with newcomers! Mik has been working with 3 new Mitsui expats, two of which he and Susan have found housing for, one who we are still working on. Two new Daikin expats will be here this coming week, so Mik and Mariko will each help one. We have an exciting new Daiichi Jitsugyo expat on the horizon as well as a very exciting new Mitsubishi Corporation expat who has reached out. We settled a new Kuraray expat last week and Susan picked up a new listing for sale in 77024 that will be hitting the market in February! Susan also had her first closing of 2023 today, a home in Cypress sold to Mr. and Mrs. Kubota, a referral from Dr. Iwata in Katy. Congratulations!!

    海外での不動産投資の可能性について知っておくことは良いことだと考えています。 2020年、私たちは実際にベリーズで小さな物件を購入するところだったのですが、COVIDの影響で観光業が凍結することを恐れて結局買いませんでした。コンベンションに行くと、メキシコのデベロッパーがプラヤ デル カルメンやトゥルムで収益性の高い開拓地を構築しているという話をよく耳にします。私は実際にリビエラマヤエリアに行って自分で目で拝見したいなと思っていました。Isla de Mujeresという場所があり、とても素敵で投資物件を所有するのに適していると聞きました。この4日間、私はホンジュラスのロアタン島にある開拓地をチェックするために招待されました。私はロアタンにもホンジュラスにも行ったことがなく、何を期待したら良いのか少し不安でした。知り合いの投資家の1人を招待し、このプロジェクトの特別税制優遇措置について勉強しました。興味深いことに、施設はすべて建設済みです。ゴルフコース、いくつかのスイミングプール、プライベートビーチ、フィットネスセンター (現在改装中なので、この旅行中にジムに行かなかった私の言い訳です…笑)、さらにはカリブ海を見下ろす 2 つのレストランまであります。このエリアは Pristine Bayと呼ばれ、私たちが泊まった場所はLas Verandas Hotel & Villas 、既に建設済みでとても素敵です。新しいプロジェクトはホテルに隣接し、個人所有のコンドミニアムになります。人々はそれらを購入して借すことも、もちろん購入して住むこともできます。 Pristine Bay の特別な場所により、投資家は売却時にキャピタル ゲイン税を回避できます。また、所有する土地のごく一部にのみ課税されます (上記の土地には固定資産税はありません)。

    どうやら、ロアタン島はスキューバダイバーの楽園であり、そこにいる間、ゴルフコース、カヤック、シュノーケリングを楽しみました。水は美しく、出会った人々は皆とてもフレンドリーでした。 Pristine Bayは、今後数か月にわたって注目するべきプロジェクトです。ホリー・フィッツジェラルドが島にいる間私たちのホステスであり、この開発について学ぶよう招待してくれた同僚のエド・イーキンに感謝します。

    It is always good to know about possible real estate investment opportunities abroad. In 2020, we actually almost bought a small property in Belize, but pulled out when COVID hit, afraid tourism would freeze. When I travel to conventions, I often hear from Mexican developers building lucrative turnkey properties in Playa Del Carmen or Tulum. I have actually been wanting to go to the Riviera Maya area to have a look myself. There is a place called Isla de Mujeres that I heard is really nice and could be a good place to have an investment property. Well, these past 4 days I was invited to go Roatan, Honduras to check out a real estate opportunity on that island. I have never been to Roatan nor Honduras and did not know what to expect. I invited one of my favorite investors to join me so that we could both listen to the special tax incentives of this project. Interestingly, the amenities have all been built already: a golf course, several swimming pools, a private beach, fitness center (now being remodeled, so my excuse for not working out during this trip…haha), even two restaurants overlooking the Carribean Sea. The area is called Pristine Bay and the place we stayed at was called Las Verandas Hotel & Villas, which is completed and very nice. The new project will be next to the hotel and will be individually owned condominiums. People can buy them and rent them or of course they can buy them and live in them. The special location of Pristine Bay allows investors to avoid capital gains tax when they sell, and it also only taxes them on the small fraction of the land they own (there is no property tax on the improvement above).

    Apparently, Roatan is a scuba diver’s paradise and while we were there, we checked out the golf course, kayaking, and snorkeling. The water was beautiful and the people we met were all very friendly. Pristine Bay is a project that I will be watching over the next few months.     2022年、皆様にとって良い年となったことを願っております。新年も皆様にとって良い年になりますように! 1年を振り返ると、案浦不動産には新たに2人のスペイン語を話すエージェントを追加しました。今年は、スーザンの長男の丈が不動産の資格を取得し、オースティンで不動産業を開始します。 昨年度は、賃貸、マンションの賃貸、一軒家の売買、事業用の売買・賃貸を合わせて165件（180戸）の取引実績となりました。 2021年と比較すると、遅いスタートとなる年となりました。 金利が急上昇し、多くの買主が激減する中、反対に賃貸の需要が急増し、物件購入を諦め、賃貸を選択する人が増えました。 2022年は、ヤマト、カネカ、コベルコ、東京海上などの新しい日本企業とお仕事をする機会もありとても感謝しています。 また、日本政府から旧公邸の売却のお手伝いをさせていただいたことに光栄に思います。 新年を迎え、日本コミュニティと協力し、85 戸の物件管理を継続できることを楽しみにしています。 皆様の信頼とご紹介に、心より感謝申し上げます。 案浦チームは、皆様を全力でサポートさせていただくことを約束しますので、新年もどうぞよろしくお願いいたします！

    We hope 2022 was good to you as we enter a new year and start all over! There are so many things to be thankful for and so many things to look forward to. Last year, we added two Spanish speaking agents to Annoura Realty Group and this year, Susan’s oldest son Joe will be getting his real estate license and joining the company from Austin. Last year, we handled 165 transactions (180 units) of leasing, apartment leases, sales and purchases of single family homes, and commercial sales/leases. Compared to 2021 it was a slower year as the market gave us many challenges. Interest rates crept up to sudden highs and the buyer pool slowed down significantly. On the flip side, leasing soared with more people choosing to rent over purchase. On the expat front, we were excited to work with several new Japanese companies like Yamato, Kaneka, Kobelco, and Tokio Marine. We were also honored to be hired by the Government of Japan to sell their former official residence. Going into the new year, we look forward to working with the Japanese community helping everyone move to and from Houston, as well as continuing the property management of our 85 home portfolio.
