    We have entered the last month of the year and we are trying to end the year strong!  Mariko just moved in a new expat family with Yamato to a luxury apartment in Katy, while Mik worked with a new expat family with Daikin and helped them find a perfect single family home in Katy. Susan picked up a new listing in Sugar Land, a lease home inside popular Riverstone subdivision, zoned to popular First Colony Middle School. Down at Ponderosa Forest, the third of three condos is about to go under contract, but one of our investors in Japan just signed their listing agreement for us to sell 5 of his units.     The Houston Association of Realtors (HAR) has exceeded 50,000 members this year! In order for the association to run smoothly, HAR has a board of directors who listens to the advice of many advisory groups. There are several advisory group that are made up of selected member volunteers who apply every year to serve. In total, there are 13 advisory groups covering major specialties including global, professional development, risk management, MLS, technology, communications, etc.  Each advisory group has a chairman, a vice chair, and a full committee of volunteer members who meet throughout the year to discuss important issues that affect our realtor members. For example, Susan has served on the global advisory group every year since 2009. She was the chairman of the global group in 2018, and remains active as an honorary member in this group. The global advisory group makes realtors aware of things like FIRPTA when representing foreign sellers and creating forms such as the International Co-Marketing Agreement that Houston realtors can use when marketing international listings on HAR.com on behalf of foreign sellers represented by foreign realtors in a foreign country. Dec 1 was the annual Advisory Group luncheon where all volunteers from all groups came together to celebrate the year’s achievements. It was a great time to see many of Houston’s top realtors who work hard for both their clients and their association.

    In the most recent Annoura Realty Group news, the team has been very busy hustling all over town. The day before we left for Orlando, we were literally everywhere from Dickinson to Cypress to Rosenberg. We toured new Japanese expats in Katy, The Heights, and Memorial and closed them all last! On the sale front, Jennifer and Tony closed and funded on their new home with a pool in Sugar Land, and Matt and Shenglan closed and funded on the sale of their home in Rice Military. In exciting news, Susan sold a church listing she has been working on since 2018! This one closed the day after she returned from Orlando after we finally got approval from the NY Attorney General and signatures from people in 3 different cities. On the listing front, Houston Ballet principal dancer Charles Yoshiyama has announced his intentions of leaving Houston and joining the ballet troop in Portland. He hired Annoura Realty to list his townhouse in EaDo (East Downtown) so it is now on the market for sale and/or for lease (www.har.com/36796102 and www.har.com/52264533).  Also new to the market, we have a new pair of investment condos for sale in Dickinson, both listed for $89,000 each, a condo in Dickinson for lease (www.har.com/54509712), several properties in Manzanillo Mexico (https://annourarealty.com/international-listings/), and new to the market last week, we also listed a large 2 bedroom condo for lease in the Texas Medical Center (www.har.com/56484143).

    All realtors are not the same! Some take extra classes and earn special designations depending on their specialties. For example, Susan has taken hundreds of hours of classes and has gotten the designations of CCIM (for commercial real estate), ABR (for working with buyers), and CIPS (for working with international clients).  CIPS stands for Certified International Property Specialist. Very recently, Mariko also took the 5 day series of classes and just submitted her application to the National Association of Realtors.  If all goes well, she will be approved by November, when both she and Susan will travel to Orlando, Florida for NAR’s annual national conference. On Friday Oct 7, HAR.com held a special reception for current and new CIPS realtors. It was a great event attended by many talented realtors, some who travelled from Austin and Dallas. In other exciting news, HAR.com will be rolling out a new platform for Houston realtors to partner with realtors in other countries to advertise and market foreign properties on HAR.com’s new Global International Exchange. Annoura Realty has partnered with Happy Coast in Manzanillo, Mexico and just listed our first five Mexican properties. This week, Oct 12-15, Susan will attend the AMPI Congreso, which is Mexico’s annual real estate conference.  This will be Susan’s 4th year to attend the Congreso, a great place to make international connections!     It’s the last week of August already! As the sales market cools down, the leasing market heats up! Our listing on Dryden changed from being for sale to being for lease. In one day, we had 5 showings and 3 applications. The location was perfect for the tenants we chose, close to Rice University and Roberts Elementary.  They move in September 1 and we will close it out on HAR.com and add it to our property management portfolio. Our listing at 5507 W Bellfort (www.har.com/ 95051110) went through a large $30,000 price reduction last week, as we try to see if we can attract a buyer before the owner decides to give up and also lease.  Mariko just reduced her home $20,000 for sale in Lakes of Bella Terra (www.har.com/4841743) and Nan Feng has a strong listing for sale in popular Grand Lakes in Katy listed for $659,000 (www.har.com/56007051). As for closings since our last newsletter, our listing on Robbins did close and fund successfully on Aug 22 and we are just thrilled that the owners put the home on the market when they did. They barely caught the tail end of the seller’s market. A big thank you to Riverway Title, by the way, for the professional handling of that big transaction!  Our 5 unit package of condos in southwest Houston also successfully closed since our last newsletter. We were delayed a few days for various reasons but we got it done, and the entire transaction was handled off market. Special thanks to Fidelity National Title for coordinating this international closing, with our seller signing with a remote online notary in Japan. Coming up this week is Susan’s closing on Cynthia, a beautiful home in Bellaire, and we will also welcome a new Japanese doctor who will be working at Baylor College of Medicine.
