    ヒューストン不動産協会ヤング プロフェッショナル ネットワーク (YPN) は、2023 年4月12日にアッパー カービーで毎年開催される「ホット トピックス」イベントを主催しました。当日チケットは完売となり、ChatGPT、売主の開示書、不動産への投資、リーダーシップの向上、高級住宅市場への参入方法などのトピックについて、業界の専門家のお話を聞くイベントでした。案浦不動産エージェントである藤田真理子はHARのYPN委員会の一員であり、スーザンと稔は彼女のサポートと新たなテクニックを学ぶためにイベントへ参加しました。個人的にお気に入りのトピックは、オンデマンドで素晴らしいスクリプトを作成できる新しいAIソフトウェア、ChatGPTでした。私はまだ試したことはありませんが、使用した方からは絶賛の意見ばかりでした。キーワードやフレーズを入れて短い段落を書くだけで、完璧に文章を作成する機能を持っています!「面白くして」、「10歳でも理解できるように」、または「短文で」など細かく指示を出すと、すぐに人工知能チャットボットが指示に従った文章を作成します。不動産業界では、物件の説明や詳細を書く際にこのテクノロジーを使用する人が増加しています。 Chat GPT は、Chat Generative Pre-Trained Transformer の略です。早く試してみたいです！

    The Houston Association of Realtors Young Professional Network (YPN) hosted their annual “Hot Topics” event on April 12, 2023 in Upper Kirby. The sold out realtor crowd heard from industry experts on topics such as ChatGPT, the Seller’s Disclosure, investing in real estate ourselves, moving up in leadership, and how to enter the luxury home market. Annoura Realty’s Mariko Fujita is a member of HAR’s YPN committee so Susan and Mik Ebisu went to support and learn. My favorite topic was ChatGPT, a new AI software that can create amazing scripts on demand. I have not tried it yet, but those who use it think it is incredible. You can put in key words and phrases and ask it to write a short paragraph for you and it will do it perfectly! Or, you can tell it to ‘make it funny’ or ‘make it so a 10 year understands it’ or ‘make it shorter’ and immediately, the artificial intelligence chatbot will create a new modification instantly! More and more people in the real estate industry are using this technology when writing listing descriptions or biographies. Chat GPT stands for Chat Generative Pre-Trained Transformer. Can’t wait to try it!

  • HAR議会 昼食会

    2023年4月11日、テキサス州の多くの政治家がヒューストン カントリー クラブに訪れ、ヒューストン不動産協会が開催した特別昼食会に出席しました。不動産業界のさまざまな問題について話し、HAR PAC (政治活動委員会)が抱えるいくつかの不安や質問などについて話し合いました。不動産を売買することお手伝いするのは不動産業者の主な仕事の 1つですが、不動産業界に影響を与える問題を理解、政策に投票する政治家や議員を知ることも非常に重要な仕事です。スーザンは HAR議会昼食会に初めて出席し、それぞれの意見や仕法などに感銘を受けました。当日のイベントの動画はこちらからご覧ください: https://youtu.be/abRaSnz510I.

    April 11, 2023 many Texas politicians came to the Houston Country Club to attend a special luncheon put on by the Houston Association of Realtors. They spoke about the various issues in the housing industry and addressed several of the concerns our HAR PAC (political action committee) raised. While helping sellers buy and sell property is one of the main jobs of realtors, understanding issues that affect our industry and knowing the politicians and legislators who vote on policy is also very important. It was Susan’s first time to attend the HAR Congressional Luncheon and she was very impressed with the passion of our elected officials.   • TREPACの夕食会 – 日本について

    TREPAC とは、Texas Real Estate Political Action Committee の頭文字から名された委員会です。これは住宅所有を促進し、不動産の権利を保護することを中心に活動しています。 主に同じ考え方を持つ候補者や政治家を支援するための募金活動を行います。ヒューストン不動産協会の TREPAC委員会は、グローバル委員会と協力し TREPAC グローバル ディナー シリーズを企画しました。 スーザンの過去のお客さん兼Nobu’sの総料理長であるEijiさんの協力の元、素敵なおまかせメニューの作成、計36人におもてなししました。（チケットはなんと２４時間以内に完売でした！）ヒューストン不動産協会からも大好評であり、より多くの人体験できるよう、2回目のディナーを開催することが決定しました。 おまかせメニューには有名な黒タラの味噌和え、白身の薄造り、天ぷら、ブリの刺身、にぎりと巻きの盛り合わせ、その他いくつかのユニークな料理がもてなされました。 弊社 案浦不動産がいつもお世話になっている、AMCAP モーゲージの Laura Haines (外国人向けの優れたローン会社)、Independence Title (国際的なクロージングに優れたタイトル会社)、DAIKIN (ヒューストンで人気の日本企業であり、世界最大の HVAC メーカー) の方々がスポンサーとなってくれました。 ディナー#2 は4月12日水曜日に開催される予定です！

    TREPAC is an acronym that stands for Texas Real Estate Political Action Committee. The mission of the committee is to promote home ownership and to protect real property rights. They do this by raising money and backing candidates and politicians who also have the same mindset. The Houston Association of Realtors TREPAC committee joined with the HAR Global Committee to put together a TREPAC Global Dinner Series and the first one was a Focus on Japan! Because Susan’s past client is the executive chef at Nobu’s, Susan and Eiji put together a super nice OMAKASE menu and 36 people signed up for the dinner on March 29. It sold out in 24 hours! HAR was so pleased that they decided to hold a second dinner at Nobu’s so that more people could come experience a Japanese Omakase dinner. On the menu was the famous Black Cod with Miso, Shiromi Usuzukuri, Tempura, Yellowtail Sashimi, Assorted Nigiri and Maki, and several other unique dishes. Sponsors included all of Annoura Realty Group’s important Houston partners: Laura Haines with AMCAP Mortgage (excellent lender for expats), Independence Title (excellent for international closings), and DAIKIN (Houston’s favorite Japanese company and the world’s largest HVAC manufacturer). Dinner #2 will take place on Wednesday April 12.

  • 州議会議事堂 – リアルターデー

    March 22, 2023 was Realtor Day at the Capitol. This is a day when realtors all over Texas come together at the state Capitol in Austin, TX to meet our legislators face to face, to discuss laws that affect private property rights and the real estate industry as a whole. The Houston Association of Realtors is very active in this event and encourages all its members to attend, offering free bus rides from various locations in Houston to Austin. Susan and Mariko were invited by a personal friend, Jennifer Knesek, to go up a day early. Jennifer is a staff member of Senator Joan Huffman, and she knows everything about where to stay, where to park, who to meet! It was such a special trip to hang out with Jennifer, who introduced us to many of her political friends, taught us some tips about parking at the Capitol, and let us actually stay with her in downtown Austin! Thank you, Jennifer! The first evening, we got to attend an event with leaders and members of Texas Realtors and HAR as well as the leadership team of the National Association of Realtors. It was an honor to meet the NAR President Kenny Parcell. Then, on Realtor Day, thousands of realtors from all over Texas were divided into groups to meet their own personal representatives. For Susan, she got to meet Dennis Paul, District 129 state representative as well as a few politicians Jennifer introduced us to! It is always good to be involved with your lawmakers because they are the ones who control the legislation that affect your job and the laws that affect your clients. Protecting private property rights is very important!

    We are officially into February and getting into one of our busiest seasons! Most Japanese companies start their fiscal year April 1, so expats move to Houston around that time.  Before then, they reach out for information and to schedule tours and many come one time to visit and search around this time. Susan helped a newcomer from Kobelco last week and Joe Annoura helped one of Susan’s past clients find a unit in Montrose. We have four Daikin expats that Susan, Mariko, and Mik are helping, one Nippon Chemical expat coming in March, a new Mitsubishi Corporation expat, and a newcomer from a company we are happy to start helping called Daiichi Jitsugyo. Coming in March and searching 100% virtually now, is a new doctor who will be working at MD Anderson. With the availability constantly changing, we are updating him frequently of which rooms are still left. If you know someone moving to Houston from Japan, please refer them to us so we can help! We specialize in finding apartments and houses for expats, helping them apply and get approved, then help with their contract, setting up utilities, paying deposits, and getting their keys!  We are always ready to help people lease. On the sale side of things, Mik Ebisu teamed up with Susan to co-list two houses in north Houston. Both are investment properties with tenants inside and both hit the market on Feb 11: www.har.com/10829449 and www.har.com/95697391. The owner is in California and says, SELL! Down in Clear Lake, we have a beautifully remodeled home that we brought to market last week that also has a tenant inside: www.har.com/34470549 . The owner is in Japan and it is a house that we manage and carry inside our portfolio. Coming up as early as next week, we will have a home coming to the market inside 77024, zoned to Bunker Hill Elementary.
