    前回のニュースレター以来、売主/家主側の事態は激化しています。私たちが管理している住宅の多くは、夏の間は住人の入れ替え時となります。そのため、私たちは各物件を修復し、再び市場に出す準備を整え、市場に上場し、新入居者探しのため大忙しです。更に、市場が人気の内に家の売却を支援してほしいという依頼も多く受けています。新しいカネカ駐在員家族は、最終的にクリアレイクの弊社管理物件を選択し、新しいパナソニック/I-Pro駐在員家族も、パティソン小学校にゾーンされているケイティの管理物件の選択をしました。リーグシティのブルターニュ湖に新しく塗装されたレンタル物件を掲載しました！(www.har.com/15637371)　もう一軒リーグ シティにある賃貸物件を売り出しましたが、すでに複数の申込書をいただきました。そして、クリア レイク高校に隣接する810 Oak Harborも新たに市場に登場（www.har.com/97425690）、ディキンソン近くの賃貸コンドミニアム (www.har.com/8768376) も新入居者募集中です。販売面では、メモリアルの市内中心部にある美しいタウンホームが今週金曜日に成約予定、そしてミドルブルックに一軒売却予定です。また、パーランドで売却予定の物件のお手伝いの準備も進めているところです。更に、スーザンはファーナムパークにある日本政府の邸宅を新たな価格で再上場しました (www.har.com/46801568)。アパート面では、バッファロー・バイユー近くの新しいアパートに三菱商事の新駐在員広木氏をお迎えし、メッドセンター人気のアパートに新任の日本人医師住井先生を迎えました。東京海上の新しい駐在員さんのアパート探しのお手伝い、稔はメッドセンター/ハーマンパークエリアで新任のロシア人医師のお手伝い、真理子は数人の投資家がフリップを購入したり1031エクスチェンジのために忙しく過ごしています。夏は特に案浦不動産の中でも忙しい時期です！物件購入、賃貸、投資、売却のお手伝いを必要としている方をご存知の際は、是非弊社までご連絡ください！全力でお手伝いさせていただきます！

    Since our last newsletter, things have been heating up on the seller/landlord side. Many of the homes we manage have renters who come and go in the summertime. That makes us extremely busy to turn each property around, make it ready for the market again, list it to the market, and review new applications. In addition, several sellers have approached Annoura Realty to help them sell their house while the market is still hot. Our new Kaneka expat ended up taking our listing in Clear Lake. Our new Panasonic/I-Pro expat ended up taking our listing in Katy which is zoned to Pattison Elementary. We listed a new rental in League City’s Brittany Lakes and it is showing well after a nice paint job and deep clean (www.har.com/15637371). We also brought to market a rental property in League City’s Countryside, and it already has multiple applications. Also, new to the market is a rental home at 810 Oak Harbor zoned to Clear Lake High School (www.har.com/97425690). One more rental new to the market is a rental condo near Dickinson (www.har.com/8768376). On the sale front, we have a beautiful townhome in Memorial’s City Centre that will close this coming Friday. We will be bringing a home in Middlebrook to market for sale this week. We are also working on a new listing for sale in Pearland. In other exciting sales listing news, Susan RE-listed the Japanese Government’s mansion on Farnham Park with a fresh new price (www.har.com/46801568).  In the apartment locating space, we welcomed a new Mitsubishi Corporation expat Mr. Hiroki to a brand new apartment near Buffalo Bayou and a new Japanese doctor Dr. Sumii to a popular Med Center apartment. We are also working with a new Tokio Marine expat to find his apartment. Mik is helping a new Russian doctor find an apartment in the Med Center/Hermann Park area and Mariko has been busy helping several investors buy flips and do 1031 Exchanges.   • 国際不動産スペシャリスト – ヒューストン

    CIPS は、Certified International Property Specialist の略で、国際的な顧客との取引を専門とする不動産業者に対する特別な NAR の称号です。取得するためには、5 日間の全日クラスと特定の経験要件が必要です。先週6月14～16日と今週6月20～21日、ヒューストン不動産協会（HAR）はケラー　ウィリアムズと協力し、ここヒューストンで5日間の研修会を開催しました。過去3年間、この研究所はZoomでのみ提供されており、おそらくコロナ以来、クラスが対面で提供されるのは初めてです。スーザンは今年、CIPS 公式認定講師となり、今回 2 日指導を担当しました。同僚のエド・イーキンと指導者の一人であるリチャード・ミランダと共に、 合計35人のヒューストンの不動産業者を指導し、栄誉ある称号を獲得できるよう支援しました。使命を達成した者は、11月にカリフォルニア州アナハイムで開催される全米不動産業者協会会議の特別式典に出席します。案浦不動産では、スーザンが2009年にCIPSを取得しており、藤田真理子も昨年取得しました。今年、蛭子　稔も取得予定でスーザンの受講生としてクラスに参加しました！

    CIPS stands for Certified International Property Specialist and is a special NAR designation for realtors who specialize in working with international clients. It takes 5 days of FULL day classes + certain experience requirements to obtain. Last week June 14-16 and this week June 20-21, the Houston Association of Realtors (HAR) collaborated with Keller Williams Memorial to offer the 5 day institute here in Houston, in person. For the past three years, this Institute has only been offered via zoom, and this is the first time maybe since Covid that the class was offered live in person. The exciting news is Susan became a certified CIPS instructor this year, and she was hired to be one of the teachers, in charge of teaching two of the days.Together with her colleague, Ed Eakin, and one of her mentors Richard Miranda, the three teachers will be teaching 35 Houston Realtors and helping them to obtain this prestigious designation. Those who accomplish the mission will be pinned at a special ceremony at the next National Association of Realtors conference, taking place in Anaheim, California  in November. At Annoura Realty Group, Susan already has had this CIPS designation since 2009, and Mariko Fujita obtained it last year. We are super excited that Mik Ebisu is taking the class this time, especially since Susan is one of the instructors!

    毎年、ヒューストン不動産協会 (HAR) は50,000 人の会員を対象にグローバル デーを開催します。国際ビジネスに興味のある不動産関係者集まり、一日セミナーに参加します。外国のお客さんとのお仕事についてや、国際的な物件の広告掲載の仕方、他国の仲介業者との仕事をする際のアドバイスなど、国際的な不動産業者になるためのセミナーです。スーザンを含む数名の元グローバル委員会 委員長がイベントでプレゼンターを務め、ビジネスにおける知識などについてセミナーを行いました。その他のトピックには、認定国際不動産スペシャリスト (CIPS) の説明や全米不動産協会グローバル アンバサダー プログラムの概要などが含まれまisた。スーザンのセッションは専門能力開発に焦点を当て、案浦不動産が当社を国際的な不動産会社としてマーケティングするために実践しているアイデアを共有しました。二か国語の名刺を作成、二か国語のウェブサイトの作成、他国での信頼を築き評判を高めるためにオンラインで評判を高める、地元などのイベントでボランティアをする、国際貿易ミッションや会議に参加、ヒューストン日本商工会などに参加するなど、誰にでもできる簡単なコツを数件提案し、共有しました。 7 時間のセミナー後、アップタウン パークのマコーミック & シュミックスで参加者の皆さんと共にレセプションを楽しみました。

    Every year, the Houston Association of Realtors (HAR) holds a Global Day for its 50,000 members. Interested realtors engaged in international business attend for a full day of education sessions. Whether working with foreign clients or listing international properties or working with brokers in other countries, there are many ways to be an international realtor. Several past Global Committee Chairmen, including Susan, were presenters at the event, sharing their knowledge and best business practices with the audience. Other topics included an explanation of the Certified International Property Specialist (CIPS) designation and an overview of the National Association of Realtors Global Ambassador program. Susan’s session focused on professional development, sharing ideas Annoura Realty implements in branding our company as an international real estate company. She suggested simple things such as printing bilingual business cards, having a bilingual website, getting online reviews to build trust and boost reputation in other countries, getting involved in community events, attending international trade missions and conferences, and becoming involved in their country’s chamber of commerce such as the Japan Business Association of Houston. The 7 hour educational day ended with a fun reception at Uptown Park’s McCormick & Schmick’s.

    When people look for houses to buy or to rent, which website do they usually go to?  The answer is: It depends on which city they are in! For most places, the #1 website to check for inventory is Zillow.com or Realtor.com.  But, did you know in Houston, TX the #1 website for the newest and most up to date inventory is HAR.com?  That is because there are 50,000 realtors in Houston and everyone uses HAR.com to input their listings into. When doing so, they must abide by MLS rules, which require realtors to not only input only true and accurate data, but also to timely update their listings when the status changes. Ultimately, it is a manual process to change the status of a listing (for example, when an active listing goes under contract, a realtor must log into HAR.com and manually change the status to pending). What about Zillow in Houston? HAR.com syndicates their listings to dozens of other websites so the same data may appear on other websites such as Zillow. However, most realtors do not go into Zillow to update their listings so the data becomes old and out of date. The takeaway is when searching for Houston real estate, the most accurate and up to date information is going to be on HAR.com.

    4月も終わり、5月に突入しましたが、案浦不動産から新しくいくつかご報告があります！ まず、日本人が所有するガルベストンにある土地をHARni掲載しました。 攻が自らサインを立てに行きました！HAR.com (www.har.com/79870539) から情報をご覧ください！ これに続いて、北岡家族の物件購入のお手伝いも完了！ David Weekleyチームは、条件を満たす完璧な仕事を見せてくれたため、契約は非常にスムーズに進みました。日本領事館には新たに駐在員を迎え、アパート探しのお手伝いも行いました。 文化課を率いるMasatoさん、ジャパンフェスティバルに間に合うようにヒューストンへ無事到着しました！ その間、私たちはダイキンの駐在員家族のお引越しのお手伝い、ヘイワースからスプリング ブランチ学区内に位置するタウンホームに引っ越しのお手伝いをしました。 さらに、三菱商事から新しいアパートへの引っ越しのお手伝いもしました。また、スーザンと真理子は先週、ウォーラー郡経済開発局長のビンス・ヨアカムとの会議に参加しました。 この会議には、Mayekawa Compressor、ダイキン、テキサス州の代表者と、人材紹介会社を設立するためにテキサスに来ることを検討している日本からの潜在的な中小企業の代表者が同席しました。 選択肢はヒューストンかダラスとなりますが、ヒューストンを選ぶことを願っています! 来週は、東京ガスの新駐在員、カネカの新駐在員さん、アイプロの新駐在員さんをお迎えします。 ヒューストンへお引越しを予定している皆様のお手伝いができたらと思います。ヒューストンでの不動産関係でお手伝いが必要な方、または必要な方をご存知の場合は是非ご連絡ください。

    As we wrapped up April and headed into May since the last newsletter, several new things have happened at Annoura Realty Group! First and foremost, we listed a new piece of land in Galveston for a seller in Japan. Koh went down and put the sign out and the listing is up on HAR.com (www.har.com/79870539). Following this, the super sweet Kitaoka family closed on their brand new home! The team at David Weekley did a fantastic job of following up with all promises and the closing went very smoothly. MOFA welcomed a new Vice Consul to the Japanese Consulate and apartment hunting was a success. Mr. Masato will head up the Cultural Section and arrived just in time for the Japan Festival! Meanwhile, we had a Daikin family change homes, leaving the Hayworth and moving over to a townhome zoned to Spring Branch ISD. We also had our VP of Strategy at Mitsubishi Corporation move in to his new apartment, a quick commute to his downtown office. On an exciting note, Susan and Mariko were able to participate in a meeting with the Waller County Economic Development director, Vince Yoakum last week. Sitting in on the meeting was representatives from Mayekawa Compressor, Daikin, the state of Texas, and a potential small business from Japan who is considering coming to Texas to set up a recruiting company. His choices are Houston or Dallas and we sure hope he chooses Houston! Next week, we welcome a newcomer from Tokyo Gas, a new member of Kaneka, and newcomer from I-Pro.
