    案浦不動産では、スーザンはヒューストン不動産協会で 50 人近くの不動産業者に CIPS を 3 日間かけて教えました (対面授業 + Zoom の聴衆!)。各クラスは 8 時間かかるため、全て終了する頃には声が出なくなっていました。 CIPSは、海外の顧客との取引に特化したい不動産業者のための特別な資格です。 Certified International Property Specialistの略です。今年、スーザンは世界中でこのクラスを教える資格を取得しました。売買取引の面では、MurworthとCypress Pondの両社は契約を締結しており、この記事が公開されるまでにオプション期間が終了していることを期待しています。 Country Green には交渉中のオファーがあります。東京では、ファーナムパーク17番地のオファーに、私たちの提案についてついに決定を下そうとしています！リース面では、NAI からの駐在員はクリア レイクにある家具完備の新しいアパートへスムーズに引っ越し、ダイキンから平田氏はメモリアル エリアの美しい高層ビルの鍵をスムーズに入手しました。真理子は先週、Mayekawaからの新しい駐在員である諸岡さんに会い、彼のオフィス近くのウエスト・ケイティにあるニーズを満たす美しいアパートを一緒に見つけました。私たちはまだ、Inpex の駐在員 2 人の承認に取り組んでいます。また、新たに Daikin の駐在員 1 人が自宅を選んだが、入居まであと少しあります。今週、クラレの新しい駐在員が到着し、クリアレイクで家探しを始める予定です。また、ベイ グレンでは 2 軒の賃貸物件が、販売面では 1 軒ノース ヒューストン (テキサス州ポーター) 市場に出る予定です。

    In Annoura Realty News, Susan spent three days teaching CIPS at the Houston Association of Realtors to nearly 50 realtors (full class in person + a zoom audience!). Each class is 8 hours long so by the end of 3 days, she had lost her voice! The CIPS designation is a special certificate for realtors who want to specialize in working with international clients. It stands for Certified International Property Specialist. This year, Susan became certified to teach the class worldwide. On the sales transaction front, both Mulworth and Cypress Pond went under contract and will hopefully be out of option period by the time this article comes out. Country Green has an offer that is being negotiated. Tokyo is about to make a decision (hopefully!) on an offer we have for 17 Farnham Park. On the leasing transaction front, NAI’s Mr. Kusakabe smoothly moved into his new fully furnished apartment in Clear Lake and Daikin’s Mr. Hirata smoothly got his keys for a beautiful highrise in the Memorial area. Mariko met our newest expat from Mayekawa, Mr. Morooka, last week and together found a beautiful apartment that meets his needs in West Katy near his office. We are still working on approval for two of our Inpex expats and have one new Daikin expat who picked his home but won’t be coming for a couple more weeks. On the horizon we have a new Kuraray expat arriving this week to start his house hunting in Clear Lake. We also have two rentals that will hit the market in Bay Glen and a home for sale in North Houston (Porter, TX) that will the market this week!

    This past couple weeks, Annoura Realty Group has shifted to helping people SELL! Susan brought to market three homes for sale.     Wrapping up July with several new move ins. Welcomed a newcomer for Kaneka to the Clear Lake area.  Mariko helped find a nice rental for him zoned to the popular Ward Elementary. Meanwhile, Susan helped a new Daikin expat move into a very popular new highrise in Memorial and a Tokio Marine expat into a nice apartment convenient to Whole Foods and Trader Joe’s. On the sale front, Susan’s good friends Chris and Mike sold their Clear Lake home for one of the top prices in Middlebrook and if all goes well closed on their new home in Northfork TODAY! Congratulations, Chris! Mik and Susan continue the sale of Isoka san’s house off 521 in Pearland, making it through option period and the appraisal. It’s full steam ahead for that closing. On the horizon, Mariko is working on a 12 home portfolio for one of her investors. We also have two new Daikin expats on the way, a new officer from the Japanese Consulate, and we are super excited to be able to help a newcomer from Mayekawa. Several others who already live here in Houston need help to either renew their lease or end their lease and look for new housing so we are very happy to be helping them.     With inventory still tight, we are finding the market still very competitive. Our saving grace is that we have a portfolio of 90 homes located in popular areas that we have been able to offer our new expats. Our new i-Pro client will get the upcoming Penrice home zoned to Pattison Elementary and our new Kaneka client will most likely get the finally vacated Sun Harbor home in Clear Lake. Meanwhile, we welcomed a new Daikin expat Mr. Hashimoto, who came to Houston to house hunt last week. He is in the electrical design department of Daikin and this will be his first foreign assignment. We are so excited for all the new adventures waiting for him! Susan and Mariko made a drive to visit the new Mayekawa location in West Katy, meeting the HR director and the new CEO, Tomo Hashimoto. We are excited about the possibilty of helping their incoming expats in the future! Our newest Mitsubishi Corporation expat, Mr. Hiroki will come in mid June, but we wrapped up his lease at a brand new apartment near Buffalo Bayou/downtown.  And, on June 1, we had the CEO of Kaneka take possession of his beautiful new home in Clear Lake as well as a new Japanese doctor with Baylor College of Medicine start his lease at a popular apartment in the Med Center. Today, the new CEO of Satake kicks off his new life at one of our favorite apartments in the Galleria area. Coincidentally, he is longtime friends with the Kashiwade family, our guests from Yokohama (see previous article). On the sale front, Susan was re-hired by the Government of Japan to sell their mansion inside Farnham Park. Mariko had two sales, one representing a seller doing a 1031 Exchange and one representing a buyer buying an investment home.     一戸建て住宅の販売件数は前年比18.3%減少し、これは2022年3月と2023年3月を比較した結果です。

    不動産販売総額（一戸建て住宅、コンドミニアム、タウンホーム、土地）は9,589戸が販売され20.9％減少し、それに伴い総額も約20.2％減少して37億ドルとなりました。

    一戸建て住宅の買い手が見つかるまでにかかる日数（市場に出てからの日数とも呼ばれる）は、38日から62日に増加しました。

    価格に関しては、一戸建て世帯の中央価格は 3%下落し、 32万 5,000ドルとなり、一戸建ての平均価格は 40万8,647ドルとかなり低迷しました。

    タウンホーム・マンションの販売戸数は10ヵ月連続で減少しましたが、実際には価格の中央値は 4%上昇し223,500ドル、平均価格は 6%上昇し 270,294ドルとなりました。

    The latest real estate  market news for Houston was published on June 1. It recaps all the data as of March 2023. Here are some of the highlights:

    The number of single family home sales fell 18.3% year over year, meaning March 2023 as compared to March 2022.

    The number of days it takes to find a buyer (also called Days on Market) for a single family home rose to 62 days from 38.

    Total property sales (single family homes, condos and townhomes, land) fell 20.9% with 9589 units sold, with total dollar volume dropping along with it, about 20.2% to $3.7 billion.

    As for prices, the single family median price dropped 3% to $325,000 and the single family average price stayed pretty falt at $408,647. 

    As for townhome/confominium sales, they fell for the 10th straight month, for number of units sold. But, median pricing was actually up 4% to $223,500 and average pricing was up 6% to $270,294.
