    前回のニュースレターから2週間しか経っていませんが、相変わらず忙しくお仕事をさせていただいております！まず、真理子は彼女のキャリアにおいて最大となる契約を完了させました！昨年賃貸物件の契約のお手伝いをしたお客様から、賃貸契約終了後に購入物件の依頼をいただきました。カリフォルニア出身のクライエントで大人気な郵便番号77019区域にモダンな一軒家を購入しました。その一方、生方　愛はワシントン・アベニュー近くにタウンホームの契約を成立させました。彼女のお客さんは友人であり、初めての物件購入者でした。 ナン・ フェングは、賃貸と購入両方の契約を成立させました。ナンは投資物件を個人で購入しました、ナンも旦那さんもおめでとうございます。スーザンと真理子は、日本人投資家の所有するコンドミニアム売却を手伝いました。こちらのオーナーは2年間、テナントがコロナの影響を利用し、家賃未払いのまま滞在していました。強制退去のための陪審裁判所がついに再開し、パイアス・ドーソンの力を借りてやっと、退去させることに成功しました。購入希望者をすでに準備していたため、売却をすぐに行いました。そして案浦チームは、数人の日本人医師を医療センターに位置する豪華なアパートへのお引越しをお手伝いしました。最後に、スーザンは物件2件の購入のお手伝いをしました。1件はニューヨークの投資家がクリアレイクにある物件を、日本人駐在員の家族が賃貸するために特別に購入しました。もう1件はルイジアナの投資家がクリアレイクにあるコンドミニアムを購入しました。こちらの投資家はヒューストン大学クリアレイクに通うかもしれない娘さんに貸すことになるかもしれません。弊社は、過去のお客さん、現在のお客さんからの依頼そして紹介をとても感謝しています。案浦不動産を必要とするすべての人のために最善を尽くすよう努めています！ヒューストンに引っ越す予定のある方、また不動産関係全般における助けが必要な方々やそんな人を知っているよという方は是非、弊社までご連絡そして連絡先とウェブサイトをシェアしてください！

    It’s only been 2 weeks since our last newsletter but we have been BUSY!  First of all, Mariko closed on the biggest sale of her career so far!  It was a lease client she helped last year find a house to rent. After their lease ended, they called Mariko and asked her to help them find a house to buy! Coming from California, they were used to much higher prices so they picked a modern SFH in the popular 77019 zip code. Meanwhile, Fayth Lovejoy closed on a townhome near Washington Avenue.  Her buyer was a friend and a first time homebuyer.  Nan Feng was busy closing both leases and sales.  She bought a house and added it to her growing personal portfolio so congratulations to her and her husband! Susan and Mariko helped a Japanese seller FINALLY sell his condo, who for two years had a non paying tenant hiding under the shield of COVID. With jury courts FINALLY open, Pius Dawson was successfully able to evict her. We had a buyer standing by ready to purchase the unit the second the tenant was out. Team Annoura welcomed a couple more doctors to luxury apartments in the medical center, with several more on their way. And finally, Susan closed on two purchases: one was a Clear Lake home for a NY investor that was purchased specifically for a Japanese expat family new to Clear Lake, and one was a Clear Lake condo for a Louisiana investor who will either lease it out or let her daughter live there if she ends up coming to UHCL for school.     3月は、多くの駐在員の方達が日本に帰ってしまい、また代行の方達が引っ越しされる、大忙しな月となりました。物件管理側では、入居準備が必要な家が4戸同時に空家となる形となり、何でも屋から塗装会社、リフォーム業者、フローリングの人や配管業者の手配まで行う結果となりました。弊社の賃貸物件の3つ（エルクヒル、ワインディングスプリングス、リトルウィローウォーク）は、市場に出た直後に契約完了となりました。エメラルドレイクも25日に新入居者を迎えました。今日は、新しく日本から２人、医療センターのアパートに引っ越す予定なので、案浦チームは恒例のエアマットレスなどの準備に大忙しな１日となりました。セール関係では、真理子が今月の2件目となる物件購入で、今回は友人のお母さんのお手伝いとなりました。スーザンのシュガーバーは4月初旬の売却に向けて順調に進んでおり、スーザン、真理子、フェイスはすべて、4月末に購入が完了する契約の途中となっています。スーザンの契約中物件はクリアレイクにあり、購入後すぐに三菱ケミカルからの新しい駐在員家族に貸す予定す。真理子はアッパーカービーにある2階建て一軒家で、フェイスはリッチモンドにある一軒家の契約中です。チームは毎日フル活動しており、購入、売却、または賃貸の手助けをいつでもできるよう準備が整っています！ご希望のリストをいただければ、すぐにでも飛んでいきます！

    March was a crazy busy month with many expats leaving and many coming. The property management side of things had four homes come up that needed full make readies. We were busy with handymen, painters, remodelers, flooring guys, granite installers, and plumbers. Three of our lease listings (Elk Hill, Winding Springs, Little Willow Walk) were leased out immediately after hitting the market. Emerald Lake also found a new tenant who moved in on the 25th. Today Monday, we have two newcomers moving to apartments in the medical center so the team was out running around setting up their air mattresses. On the sale front, Mariko closed her second home of the month, this time for a friend’s mom in Conroe. Susan’s Sugar Bars is still on track for an early April close, and Susan, Mariko, and Fayth all have homes under contract set for closing towards the end of April.  Susan’s is in Clear Lake and will be rented to a Mitsubishi Chemical family as soon as we close, while Mariko’s is a 2 story home in Upper Kirby, and Fayth’s is a home in Richmond.     There is a brand new luxury highrise that just grand opened in the Galleria area.  It is located on the prestigious corner of Post Oak and San Felipe, right across the street from Whole Foods.  The grand opening ceremony was Feb 23 and Team Annoura scored invites from the general manager, Tommy Ku, who recently moved to Aspire Post Oak from Vantage Med Center.  Aspire Post Oak was developed by The Dinerstein Companies and it was an honor for us to meet Brian Dinerstein at the event (see picture!).  Above the seven floors of parking are 33 residential floors with a total of 383 apartment units.  The amenities are a-m-a-z-i-n-g and include a beautiful outdoor space with pool and hot tub, plenty of indoor and outdoor resident space, a dog park, 24 hour fitness center, virtual golf space, and even massage rooms.     この2週間、ダイキンから新しい駐在員さんをメモリアルエリアの高級マンションへお引越しのお手伝いをしました。 また案浦物件には、同じ通りにクラレからと、サンヨーケミカルの駐在員の方のお引越しのお手伝いをいたしました。 日本からの医師を医療センターに位置する、豪華な高層ビルへのお引っ越しもお手伝いさせていただきました。 上場側では、賃貸用に2戸、販売用に1戸、合計3戸の住宅を市場に出しました。 賃貸住宅はベイグレン（クリアレイク）にあり、売り家はフレンズウッドオンシュガーバーにあります。  2つの賃貸住宅は入居者募集中ですが（家賃2000ドルと2250ドル）、売却物件は金曜日に市場に出し、3日間合計で31回物件ツアーの予約があり、火曜日（4日後）に契約を結ぶ結果となりました。さらに今週には、ブリタニーレイクスで賃貸物件を市場に出す予定です。 また、売りに出される可能性が高いベイグレンの家の準備も行っています。 乞うご期待！ セール面では、真理子は今週ビーチシティの家の購入が完了します！ 賃貸可能な2つの家を確認するには、www.har.com/46993877とwww.har.com/60586644をチェックしてください。

    This past two weeks we welcomed a new expat from Daikin to a luxury apartment in the Memorial Area. We also had two move-ins on the same street, one expat from Kuraray and another from Sanyo Chemical. Finally, we welcomed a doctor from Japan to a luxury highrise in the medical center.  On the listing side, we brought three homes to market, two for lease and one for sale.  The lease homes are both in Bay Glen (Clear Lake) and the home for sale is in Friendswood on Sugar Bars. While the two lease homes are still available (one for $2000 and one for $2250), the home on Sugar Bars went on the market on Friday, had 31 showings in three days, and went under contract on Tuesday (four days later).  We’ll be listing one more for lease this week, in Brittany Lakes.  We are also doing make ready on a house in Bay Glen that will most likely be for sale.  Stay tuned!     新年を迎えるにあたり、案浦チームはさらに力強いチームとして活動をしていきたいと思います！またニュースレターを通して、過去のお客様や友人の皆様と再度つながれることを期待して、こちらも継続していく予定ですので末長くよろしくお願いいたします。弊社は新しく不動産についてお手伝いが必要、でもどこから始めていいのかわからないという方のために、周辺地域にハガキを配送しました。そして春が近づく中、新しい日本人駐在員のお引越しのお手伝いをする時期が近づいてきました！海外への引っ越しは不安なものですが、弊社はお家探しの間に少しでも楽しみが増えるようにお役に立てることを心がけております。今月は、コベルコの岩崎さんのために、フェイス・ラブジョイが新築高層マンションへのお引越しのお手伝いをしました。ジャネット・フォルティンは、クリアレイクでの初めてのリースを完了する過程にあり、藤田真理子は、同じ小学校地区内(パティソン小学校)で引越しを考えていた家族の再引越し先を発見いたしました。（簡単な仕事ではありません！）。 蛭子 稔はスーザンと協力して、パールランドの家をソフトボールチームメイトの1人に今週の金曜日に購入するお手伝いをしました！週末までにはブルックフォレストに位置するフィクサーアッパーの家を売りに出す予定です。ヒューストンに引っ越し、購入、販売、または賃貸物件をお探しの方、弊社一同全力でお手伝いいたしますので是非ご連絡ください！

    As we roll into the new year, Team Annoura is ramping up our efforts! We plan to continue our newsletter in hopes of connecting and re-connecting with you, are past clients and friends. We are also dropping postcards to our surrounding neighborhoods to solicit new listings. A new wave of expats are coming this spring and have reached out to let us know they are on their way!  It is so exciting to be able to help our newcomers find housing and settle down in Houston. This month we welcome several new families including Mr. Iwasaki with Kobelco. Fayth Lovejoy took the lead and helped him find a beautiful new luxury highrise. Janet Foltyn is in the process of closing her first lease down in Clear Lake. Mariko Fujita helped a Japanese family change houses but still remain zoned to Pattison (not an easy task!). Mik Ebisu teamed up with Susan to sell a Pearland home to one of our softball teammates, closing this Friday.  We’ll be bringing a house to market for sale, a fixer upper, in Brook Forest by the end of the week.  If you know anyone moving to Houston, wanting to buy, sell, or lease, we are ready to help!
