    案浦不動産最新情報！先週金曜日にリバー オークス地区に新しく、三井駐在員さんをお迎えしました。 真理子は内覧ツアーをし、とても素敵な建物で、とてもお買い得なアパートを見つけてくれました。 頑張れ、Mさん！ スーザンとミックは現在、オリンピックフォレストのオファーについて交渉中です。 今後数日以内に合意できることを願っています。 デーモンへの上場に関しては、再度提案があり、その条件についても検討中です。 今後、いくつかのリストが登場する予定です。 まず第一に、私たちのお気に入りのエアコンベンダーであるアフォーダブルコンフォートのオーナーであるマリオが所有している、クリアレイクのウォーターフロントのコンドミニアムを賃貸に出すために案浦不動産と契約を結びました。 写真撮影は今週予定されており、その後すぐに市場に出す予定です。 また、ベイ グレンには一戸建て住宅があり、基礎工事を行った後に販売される予定です。 私たちの日本人投資家オーナーには加速償却が 1 ～ 2 年残っているため、その後の売却のお手伝いも手掛けています。弊社の日本人投資家の 1 人が 5 年目を迎えました。これは、日本の特別税法のおかげで、改善分をすべて減価償却することに成功したことを意味します。  近々、リーグシティに1軒、クリアレイクに1軒売却に出す予定です。 このプロジェクトは、スーザンと彼女のビジネスパートナーが数十軒の家を購入し、日本の投資家に譲渡し、賃貸し、管理し、現在は販売を手伝っているHITパートナーズの時代からのものです。 ヒューストンでの購入、売却、賃貸、投資を希望している人をご存知の場合は、ぜひご連絡ください！

    In Annoura Realty news, we welcomed a new Mitsui expat to the River Oaks area last Friday. Mariko did a fantastic job touring him and finding him a great room for a great deal in a very nice building. Good job, M! Susan and Mik are currently negotiating an offer for Olympic Forest.  Hopefully we can come to terms in the next few days.  As for our listing in Damon, we have an offer back on the table and we are working through terms on that one as well. On the horizon, we have several listings coming up! First of all, our favorite AC vendor, Affordable Comfort owner, Mario has hired Annoura Realty to list his waterfront condo in Clear lake for lease. His professional photo shoot is scheduled this week and it will hit the market soon after. We also have a single family home in Bay Glen that will be hitting the market after it undergoes some foundation work. Our Japanese investor owner has a year or two left of accelerated depreciation so we will lease it for one more cycle before helping him with the disposition. On the sale front, one of our Japanese investors has hit year 5, meaning he has successfully depreciated his entire improvement thanks to a special Japanese tax law. He has instructed us to go ahead and put them on the market to sell! Coming soon will be one home for sale in League City and one home in Clear Lake. So exciting to see this project come full circle from the days of HIT Partners, when Susan and her business partners bought dozens of homes, flipped them to Japanese investors, leased them, managed them, and are now helping to sell them.     With interest rates double what they were last year, the market is quite cautious these days. Buyers are hesitant to pull the trigger and lock into 30 years of 8% while sellers are hesitant to sell their 3% mortgaged house and buy something else at more than double. Inventory is lower as sellers re-think selling, and buyers are fewer as buyers slowly shift to renting for a little while first. That being said, we were super excited to see two of our sale listings close recently: the townhouse in the medical center closed last Friday and the single family home in Clear Lake sold today! The flooded mansion on Farnham Park made it through the option period and will face its next challenge of the buyer’s financing getting approved. The home on Olympic Forest (www.har.com/38788420) is still looking for a qualified buyer and our listing in Damon (www.har.com/89982771) is also riding out the market to see what might happen. On the leasing front, our newest expat with the Japanese Government moved in over the weekend to his new home. We were super excited to be able to get his application and administration fees waived PLUS negotiate one full month free for him. Our newest Kuraray expat moved into his Clear Lake house over the weekend, and our newest MD Anderson researcher chose an apartment in the Medical Center. The past two weeks has been very productive! On the horizon is a new Mitsui expat and a possible new Panasonic expat. We are hopeful for more action on the sale front with the interest rate hike on pause. Fingers crossed!     案浦不動産では、スーザンはヒューストン不動産協会で 50 人近くの不動産業者に CIPS を 3 日間かけて教えました (対面授業 + Zoom の聴衆!)。各クラスは 8 時間かかるため、全て終了する頃には声が出なくなっていました。 CIPSは、海外の顧客との取引に特化したい不動産業者のための特別な資格です。 Certified International Property Specialistの略です。今年、スーザンは世界中でこのクラスを教える資格を取得しました。売買取引の面では、MurworthとCypress Pondの両社は契約を締結しており、この記事が公開されるまでにオプション期間が終了していることを期待しています。 Country Green には交渉中のオファーがあります。東京では、ファーナムパーク17番地のオファーに、私たちの提案についてついに決定を下そうとしています！リース面では、NAI からの駐在員はクリア レイクにある家具完備の新しいアパートへスムーズに引っ越し、ダイキンから平田氏はメモリアル エリアの美しい高層ビルの鍵をスムーズに入手しました。真理子は先週、Mayekawaからの新しい駐在員である諸岡さんに会い、彼のオフィス近くのウエスト・ケイティにあるニーズを満たす美しいアパートを一緒に見つけました。私たちはまだ、Inpex の駐在員 2 人の承認に取り組んでいます。また、新たに Daikin の駐在員 1 人が自宅を選んだが、入居まであと少しあります。今週、クラレの新しい駐在員が到着し、クリアレイクで家探しを始める予定です。また、ベイ グレンでは 2 軒の賃貸物件が、販売面では 1 軒ノース ヒューストン (テキサス州ポーター) 市場に出る予定です。

    In Annoura Realty News, Susan spent three days teaching CIPS at the Houston Association of Realtors to nearly 50 realtors (full class in person + a zoom audience!). Each class is 8 hours long so by the end of 3 days, she had lost her voice! The CIPS designation is a special certificate for realtors who want to specialize in working with international clients. It stands for Certified International Property Specialist. This year, Susan became certified to teach the class worldwide. On the sales transaction front, both Mulworth and Cypress Pond went under contract and will hopefully be out of option period by the time this article comes out. Country Green has an offer that is being negotiated. Tokyo is about to make a decision (hopefully!) on an offer we have for 17 Farnham Park. On the leasing transaction front, NAI’s Mr. Kusakabe smoothly moved into his new fully furnished apartment in Clear Lake and Daikin’s Mr. Hirata smoothly got his keys for a beautiful highrise in the Memorial area. Mariko met our newest expat from Mayekawa, Mr. Morooka, last week and together found a beautiful apartment that meets his needs in West Katy near his office. We are still working on approval for two of our Inpex expats and have one new Daikin expat who picked his home but won’t be coming for a couple more weeks. On the horizon we have a new Kuraray expat arriving this week to start his house hunting in Clear Lake. We also have two rentals that will hit the market in Bay Glen and a home for sale in North Houston (Porter, TX) that will the market this week!

    HAR.com helps us track the latest rental data in Houston. The most recent numbers for August have been released and show that the average lease price of a single family home is now $2344, which represents a 1.5% increase over last August 2022. While interest rates and lack of inventory have sidelined many potential buyers, the result has been a significant increase in renting. The number of leased homes in August 2023 was 4,096 homes.  This represents a 12% increase over last August 2022. Looking at townhome/condos, the average rental price is now $1,969, representing a 2.2% increase over last year. This is about the same number of units that leased last August 2022.

    If you work for a company HR determining the budget for your expats, please note that rental prices climb and climb year over year and to adjust the budget for your expats accordingly so that they can have a chance at getting a good home!

    Annoura Realty had a busy month with Mariko closing a big 12 home portfolio on Friday. The same investor had a warehouse in Baytown, who Mariko also helped lease out. Glenshannon’s rental found a tenant after a lengthy search. On the listing side of things, our cute red barn house in Damon made it out of option and is headed for the next hurdle, the appraisal. Fingers crossed for smooth sailing in the next couple of weeks. The tenant in Cypress Pond vacated at the end of August and our investor in California decided to put it on the market for sale. That listing will hit the market this week. Meanwhile, thank you to Jim Brackeen for referring Sharon and Tom to us. Mike and Michelle are doing some easy make ready before we bring that lovely one story in Northfork to market, hopefully later this week.  We have one more listing coming up in the Texas Medical Center, a two story townhome in a gated complex. Stay tuned for details on that one! Over on the apartment leasing front, Mariko found a nice unit for a friend’s mom at Charleston at Fannin Station while Mik and Susan found a perfect apartment in the Memorial area for a new Daikin expat. On the horizon are two new expats from the Government of Japan and a new doctor from Oita looking for apartment space in the Med Center. Thank you all for your referrals!
