    スーザンは先週、テキサス州ラウンドロックで開催された2日間の会議に州協会の地域副会長として出席しました。テキサス不動産協会は毎年、次期および現執行役員、そして協会幹部を対象とした会議を主催しています。素晴らしい講演者が招かれ、私たちの役割と責任について話し合い、重点的に取り組んでいる最重要課題についてリーダーシップチームに最新情報を伝え、参加者にテキサス州中の他のリーダーと会う機会を与えます。ヒューストンでは、トーマス・ムートンが現在の会長であり、来年はシェイ・コッターが会長になります。同氏の就任式は、現理事および理事会メンバー全員とともに12月20日に行われる予定です。ダラス（メトロテックス）、オースティン、サンアントニオなどの他の都市にも新しい指導者が就任します。ダラスはジョニー・モワドを新会長として迎え、オースティンはブランディ・ウェンシュを新しい会長として迎えます。ジョニーは2023年にNARLAを卒業し、スーザンは現在ブランディと一緒にNARLAに参加中の譜友人でもあります。すべてが順調に行けば、11月5日にボストンのNARリーダーシップアカデミーを卒業する予定です。

    Susan attended a two day conference in Round Rock, TX last week, as a Regional Vice President for her state association. Every year, Texas Realtors hosts a powerful conference for incoming and current executive board members and association executives. Amazing speakers are brought in to talk about our roles and responsibilities, to update the leadership team on the top issues we are focusing on, and to give the attendees an opportunity to meet other leaders from across the state of Texas. In Houston, Thomas Mouton is our current Chairman of the Board and next year it will be Shae Cotter. His installation, along with all the current Directors and board members, will be on December 20. Other cities such as Dallas (MetroTex), Austin, and San Antonio also have new leadership coming in. Dallas will welcome Johnny Mowad as their new chairman of the board, and Austin will welcome Brandy Wuensch as their new chairwoman of the board. Susan is personal friends of both because Johnny is a 2023 NARLA graduate and Susan is currently going through NARLA with Brandy. If all goes well, they will graduate from the NAR Leadership Academy in Boston on November 5.

    Politicians who fight for issues that are important to realtors and homeowners are supported by the realtor family. The Texas Real Estate Political Action Committee collects the money through donations and one fun way to do this is through our Global Dinner series. Every few months, donors attend a dinner featuring a particular country, and last Wednesday that country was Germany! The party took place at a German restaurant called Rudi Lechner’s. There was German food, German beers, German music, and even a German fashion show! Everyone had a great time and it was a great way to raise money for a great cause.

    テキサス不動産協会は、テキサス州のすべての不動産業者の協会です。毎年、年次会議が開催されており、今年は現在、テキサス州グレイプバインで開催されています。テキサス全土から不動産業者が集結し、情報の共有、クラスの受講、会議、TREPAC のために資金を集めたり、翌年の新しい会長を任命します。今年は、メキシコ不動産協会 (AMPI) から、全国会長を含む 12 名のゲストが招待されました。毎日、多くのアクティビティ、イベント、会議が行われています。また、今年スーザンは州レベルの地域副会長を務めており、理事会の一員としても参加しています。会議は 8 月 25 日から 28 日まで開催され、来年はヒューストンで開催されます。嬉しいことに、スーザンは 2025 年の会議委員会委員長に任命されました。

    Texas Realtors is the association of for all realtors in Texas. Each year, there is an annual conference and it is going on right now in Grapevine, Texas! Realtors from all over Texas come together to share information, take classes, have committee meetings, raise money for TREPAC, and to install our new chairman for the coming year. This year, we have 12 guests from Mexico visiting from the Mexican real estate association (AMPI), including their national president. Everyday has many activities, events, and meetings. This year, Susan is serving as a Regional Vice President on the state level, which means she is a part of the executive board of directors. The conference this year goes from Aug 25-28 and next year, the conference will be held in Houston. In exciting news, Susan has been appointed to be the Conference Committee Chair for 2025!

    ヒューストン不動産協会は8月12日、新しい幹事/会計係を選出しました。2025年にスーザンの後任となるトロイ・コトラン氏、おめでとうございます！ トロイ氏は12月にRealtor Celebrationでの新職に就き、既存の執行委員会メンバーは全員1つ昇格し、シェイ・コッター氏が2025年に会長に就任する予定です。現会長のトーマス・ムートン氏は、当組織を率いて素晴らしいお仕事をしています。先週のGreat Day Houstonに出演し、NAR訴訟、MLS規則の変更、ヒューストンの不動産市場の全体的な健全性について話し合いました。当社の執行チームに新しいメンバーが加わることは喜ばしいことです。改めて、おめでとうございます、トロイさん！

    The Houston Association of Realtors elected a new Secretary/Treasurer on August 12. Congratulations to Troy Cothran, who will take over Susan’s position in 2025!  Troy will take his new position at Realtor Celebration in December and the existing executive committee members will all move up one spot, with Shae Cotter in line to become our Chairman in 2025. Our current Chairman, Thomas Mouton is doing an amazing job leading our organization. He was on Great Day Houston last week, discussing the NAR lawsuit, the MLS rule changes, and the overall health of the Houston real estate market. It is exciting to add a new member to our executive team, so once again, congratulations, Troy!

    先週、ヒューストン不動産協会は 2 つのイベントを開催し、スーザンと真理子のが出席しました。一つは、真理子がメンバーであるヤングプロフェッショナルネットワーク委員会が主催したラウンドテーブルイベントです。彼らは 10 人の講演者を招待し、特定の専門トピックについて話しました。一人はソーシャルメディアについて、もう一人は地元の協会でリーダーシップをとる方法について、もう一人は建設業者から物件情報を得る方法について話しました。スーザンは、退職後に備えて不動産に投資する方法についてのディスカッションを主導するよう招待されました。このイベントには非常に多くの参加者が、自分の将来のための投資方法に興味を持っていました。不動産業者が顧客の投資を支援することは非常に一般的ですが、実際に自分自身に投資する人はほとんどいません。パフォーマンスが良く、高く評価される適切な物件を選ぶには、規律と貯蓄、そして数字と人口動態に関する十分な知識が必要です。もう 1 つの鍵は、たとえ誘惑に駆られても売らないことです。不動産を所有し、リースを維持し、賃貸人に家賃を支払ってもらうことで、ローンと経費を返済できるようになります。時間が経つにつれて、ローンは賃貸人のお金を使って返済されます。 1年に1軒の家を購入し、ポートフォリオに10軒の家を蓄積するようにしてください。 40 歳未満の若者の場合、60 歳代までに住宅の支払いが完了し、その家賃収入を退職後の資金に充てられるはずで、それが目標です！

    HAR が企画した 2 つ目のイベントは、TREPAC Havana Nights イベントでした。ハリケーン・ベリルの影響で少し延期されていました。 TREPAC は、住宅所有の促進、不動産権の保護、政治的意識の向上を信じる寄付者から資金を集めています。素晴らしいパーティーで、友達みんなに会えて楽しかったです！

    Last week the Houston Association of Realtors had TWO events that both Susan and Mariko attended. One was a round table event put on by the Young Professional Network committee, of which Mariko is a member. They invited 10 speakers to come in and talk on a particular topic of specialtise. One talked about the power of social media, one talked about how to get into leadership at your local association, one talked about how to get listings from builders. Susan was invited to lead a discussion on how to invest in real estate for your retirement. The event was very well attended and many people were interested in how to invest for their future. It is so common that realtors help their clients invest, but very few actually invest for themselves. It takes discipline and save up as well as a good knowledge of numbers and demographics to pick the right properties that will both perform well and appreciate. The other key is not to sell, however tempting it may be. Hold on to the properties, keep them leased, and let the renter pay you rent so that you can turn around and pay your loan and expenses. Over time, the loan will be paid off using the renter’s money. Try to buy one house per year and accumulate 10 houses in your portfolio. For young people under 40,  by the time they are in their 60’s, the houses should be paid off and they can then use their rental income for retirement. That’s the goal!

    A second event HAR put on was their TREPAC Havana Nights event. It had been postponed because of Hurricane Beryl to this new date. TREPAC raises money from donors who believe in promoting home ownership, protecting real property rights, and increasing political awareness. It was a great party and it was fun seeing all our friends!
