    案浦不動産は力強く今年を締めくくります！現在、パイプラインにはさまざまな契約があります。 W Belfort への掲載は、Dryden のルートをたどり、所有者は家を売却する代わりに賃貸することに成功しました。新しいテナントが 11 月 11 日に所有権を取得します。Mabry Mill での賃貸は、新しい日本人駐在員に保留されており、エディンバーグの賃貸は11 月初旬にテナントが入居予定です。ポンデローサ フォレストのユニット 273 は、今週金曜日に現金購入者と取引を終了し、ユニット 256 の潜在的な購入者と交渉中です。日本への投資家の 1 人として、間もなく 6 ユニットが市場に出回る可能性があります。 （日本の特別税法による）彼の減価償却費を利用しており、間もなく終了する可能性があります。 8 月から契約を結んでいるローゼンバーグの教会は、10 月末に成約の可能性があります 。 現在NYの司法書士からの承認を待っています（売主はNYの非営利団体です）。カリフォルニア州の買主は 11 月初旬にシュガー ランドの自宅を購入予定であり、10 月 30 日には新しい日本人医師がテキサス メディカル センターのアパートに引っ越します。また、Friendswood コミュニティの人気の Avalon 内に、Taylor Morrison の新しい物件の建設のお手伝いもさせていただいております。先週、建設マネージャーのグレッグとシートロック前のミーティングを行いました。残念ながら、ベニスの売却物件契約は解約されましたが、新しい買主との契約を結ぶことに成功しました!

    Annoura Realty is trying to end the year strong! Currently, we have a mix of transactions in the pipeline. Our listing on W Belfort took the route of Dryden and instead of selling, the owners were more successful in leasing their home. A new tenant will take possession Nov 11. Our lease listing on Mabry Mill went pending to a new Japanese expat and our Edinburg lease listing will see a tenant in early November. Down south in the Ponderosa Forest complex, unit 273 will be closing to a cash buyer this Friday and we are negotiating with a possible buyer for unit 256. We have a potential 6 units coming to the market soon, as one of our investors in Japan has capitalized on his accelerated depreciation benefit (per a special tax law in Japan) and may be exiting soon. The church in Rosenberg that has been under contract since August, may close at the end of October (fingers crossed).  We are still waiting for approval from the NY Attorney General (seller is a non profit in NY). On the horizon, we have our California buyers still on track to close on their home in Sugar Land in early November and a new doctor arriving on Oct 30 to move into his apartment in the Texas Medical Center. We also have a Taylor Morrison new construction going up inside the popular Avalon at Friendswood community. Last week we had our pre-sheetrock meeting with our construction manager, Greg.  That lakefront home is moving along so nicely! Unfortunately, our listing on Venice bounced back onto the market but we were able to get it back under contract with a new buyer right away!

    ヒューストン市長は毎年、領事舞踏会を主催します。これは、ヒューストンにオフィスを持つ 90 か国以上の領事館を称える正式なディナー パーティーです。領事舞踏会の伝統は 70 年前にさかのぼります。 1952 年にヒューストン商工会議所によって組織され、現在はヒューストン インターナショナル イニシアチブ (HII) によって組織されています。主な目的は、ヒューストンの国際社会への関与をサポートし、世界におけるヒューストンのグローバルな存在感を高めることです。毎年恒例の領事舞踏会に加えて、HII はヒューストンの姉妹都市イニシアチブの大きな支持者でもあります。日本にとって、ヒューストンの姉妹都市は東京に近い千葉市です。 10月22日から30日まで、地元のビジネス オーナーやリーダー (スーザンを含む) と一緒に市の職員のグループが東京と千葉を訪れ、ビジネスと文化の交流を促進します。ヒューストン・バレエ団が千葉で上演する白鳥の湖は、とても記憶に残るイベントになると期待されています。今年の領事舞踏会は、2022年10 月8日 土曜日、ジョージ R ブラウン コンベンション センターで開催されました。司会はシルベスター・ターナー市長でした。スーザンと攻は日本総領事館のテーブルに招待され、魔法のような夜となりました！

    Every year, the Houston Mayor hosts the Consular Ball, a formal dinner party honoring the 90+ countries’ consulates with offices in Houston. The tradition of the Consular Ball goes back 70 years. It was first organized by the Houston Junior Chamber of Commerce in 1952 and is now organized by Houston International Initiatives (HII), whose core objectives are to support Houston’s international community engagement and to increase Houston’s global presence in the world. In addition to the annual Consular Ball, HII is also a big supporter of the Sister Cities of Houston initiative. For Japan, Houston’s sister city is Chiba, which is near Tokyo. Oct 22-30, a group of city officials together with local business owners and leaders (including Susan!) will visit Tokyo and Chiba to promote business and cultural exchanges. The Houston Ballet is set to perform Swan Lake in Chiba, which should be a very memorable event.  This year’s Consular Ball was held on Saturday Oct 8, 2022 at the George R Brown Convention Center. Mayor Sylvester Turner was the host. Susan and Koh were invited to join the Japanese Consul General’s table and it was indeed a very beautiful and magical evening!

  • 世界チャンピオン、案浦　攻！

    前回のニュースレターが発行された時、攻はカリフォルニア州カーソンで開催された UCI マスターズ トラック サイクリング世界選手権で最後のスプリント レースに出場していました。彼の対戦相手は、オーストラリア出身のアラン・タウンゼントという非常に強いレーサーでした。 3 レース中、 2 レース勝った方が優勝となる仕組みになっており、最初のレースはタウンセンドが勝ちました。2レース目は攻が勝ち、最終レースでは素晴らしい動きと力強いスプリント力を持った攻が勝利し見事に世界チャンピオンに輝きました。攻が表彰台に上がったとき、レースのリプレイが流れたり、日本の国歌である君が代が流れたりと、とても思い出に残る経験となりました。合計で、 8 レースに出場した攻は、4 人のレーサーを破り、メンズ 55-59 歳のカテゴリーで金メダルを獲得しました。日本はまた、スプリントレースでそれぞれの年齢カテゴリーで優勝した他の 2 人のレーサーを称えました。男子 50-54 部門で市本 隆二 選手、男子 36-40 部門で伊藤 信 選手が優勝しました。今年の大会に参加した世界中の素晴らしいレーサーの皆さん、おめでとうございます。来年の大会はイギリスのマンチェスターで開催されます！ Koh の最終レース是非、以下のURLからご覧ください: https://youtu.be/xCqOzN8DNbs

    On the day and hour that our last newsletter went out, Koh was just about to start his final Sprint race at the UCI Masters Track Cycling World Championships,held in Carson, California. His opponent was a very strong racer from Australia named Alan Townsend.  It was a best two out of three series and Townsend won the first race.  Koh came back and won the second race.  And, on the third race, Koh did some nice movements and strong sprinting to win!  It was super exciting to watch his race and to hear KIMIGAYO, Japan’s national anthem, when Koh took the podium. In the semi finals, Koh beat Frederick Stanage of the United States in 2 races. Altogether, Koh raced 8 races and beat 4 racers to take home the gold in the Mens 55-59 age category. Japan also celebrated two other racers who also won the Sprint race in their age categories. Ryuji Ichimoto won in the Mens 50-54 category and Shin Itoh won in the Mens 36-40 category.  Congratulations to all the fine racers from all over the world who participated in this year’s competition.     9 月は恐らくこれまででも最も落ち着いた月となりました。真理子のリッチモンドの物件とスーザンの W. ベルフォートの物件は、両方値下げされ、まだ売れ残っており、今年の初めほど市場が熱くない状態です。日本領事館の物件は、安定した問い合わせと内覧を受け取っていますが、まだ受け入れられるオファーはございません。株式市場が非常に不安定で金利が上昇し続けているため、多くの人々が購入を避けている結果となっているかもしれません。一方で、いくつかの新しい物件が市場に出る可能性があります！カリフォルニアからの新しい家族がシュガーランドの物件をの取り争いとなっています。良い物件 (状態が良く、手頃な価格の住宅) は、町の良い場所 (良い学校のある地域) では今だに複数のオファーがあり、希望価格を超える結果となっています。不動産管理の面では、ベイグレンにて新しく賃貸物件が数週間で賃貸可能になる予定で（ワードエレメンタリーにゾーニング）、日本人駐在員の２家族をクリアレイクのお家に引っ越すお手伝いもさせていただきました（クラレとカネカ）。UT Health の日本人医師とご家族のお引っ越しも、医療センター地区内にてお手伝いさせていただきました。先週、オハイオからの紹介と、カリフォルニアからの紹介、そしてシアトルからの新規紹介もいただきました。今週は、 11 月引っ越し予定のダイキンからの新しい日本人駐在員の方のお手伝いも開始する予定です！

    September has been probably the calmest month so far. Coming off a record breaking August for sales, September seems to be just coming and going! Listings are not as hot as they were earlier this year with Mariko’s Richmond listing and Susan’s W. Bellfort listing both going through price reductions and unsold. The Japanese Consulate’s previous residence is still getting steady inquiries and showings but not yet acceptable offers. There may be much uncertainty in the minds of many with the stock market so volatile and interest rates continuing to rise. On the other hand, we do have a couple new listings on the horizon and a new family from California competing for homes in Sugar Land. Good listings (homes in good condition and priced reasonably) are still going for over asking price with multiple offers in good parts of town (areas with good schools). On the property management side of things, we have a new Bay Glen home turning in a couple of weeks (zoned to Ward Elementary) and two recent expats just moved in to their home in Clear Lake (Kuraray and Kaneka). One UT Health Japanese doctor and his wife also just took residence in the medical center area last week. From out of state last week, we had a referral from Ohio and a referral from California as well as a newcomer from Seattle. This week we will also meet a new member of Daikin who will look at houses but not move here until November.

  • 歓迎会 – 日本総領事

    2022年8月7日、ヒューストンで活躍する日系アメリカ人メンバーと共に、とても日本総領事の歓迎会がSeason’s 52 で開催されました。グレン・ゴンドー、ジョージ・ヒラサキ、メインホステスのドナ・コールを含む旭日章受賞者3名も出席しました。村林弘文総領事とオーロラ夫人は、ヒューストンの米日カウンシルのメンバー、日本人医師やアーティスト、その他多くの日本人コミュニティの活発なメンバーに歓迎されました。 コロナの影響で過去2年間における多くの活動や行事が制限されたため、多くの人とこのように集まるのは久しぶ久しぶりとなりました。その他のニュースとしては、ヒューストン市長のシルベスター・ターナーが、10 月末に東京で開催される新しい USJC で講演をする予定です。私たちのグループ (スーザンも含まれているかもしれません!) は、市長の側近として、日本の他の市職員やビジネス リーダー (経団連) と交流する予定です。ワクワクします！

    A very nice party was held on August 7, 2022 at Season’s 52 with many of Houston’s active members of the Japanese American society. Three Order of the Rising Sun award recipients were present including Glen Gondo, George Hirasaki, and Donna Cole, who was the main hostess. Japanese Consul General Hirofumi Murabayashi and his lovely wife Aurora were welcomed by many Houston members of the US-Japan Council, a few local Japanese doctors and artists, and many other active members of the Japanese community. With Covid having shut down many activities over the past two years, it was ‘sashiburi’ (long time no see) for everyone to see each other. In other exciting upcoming news, Houston Mayor Sylvester Turner will be a speaker at the new USJC convention in Tokyo at the end of October. A group of us (Susan maybe included!) will be in the mayor’s entourage to meet other city officials and business leaders (keidanren) in Japan.  Will be exciting!
